Please note that the full amount of the reservation is due 30 days before arrival (60 days for peak dates). On the day of your arrival, the property details, including the address and where to collect keys, will be texted/emailed to you.

If the guest booking departure day is a Sunday, an additional cleaning charge of 50% of the standard rate, will be applied to their booking as per government wages penalty rate requirements, which will be collected direct with the agent.
The agent may enter the property at any time, with no prior notice, in the event of an emergency, repairs/maintenance and drop off household items.
If an inspection is required due to the property terms and conditions being breached or compromised, you agree to allow the agent to enter.
In the event of any renovation or building work carried out near the premises, Fuller Holidays cannot accept responsibility. There is no refund or discount on your tariff should noise occur during your stay. Guests cannot be relocated.
If the guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, guest shall be subject to eviction and forfeit the security bond.
All pets require pre-authorization by the agent, the guest must contact Fuller Holidays office to obtain approval. A pet fee of $33/per night is payable. A request can be placed for a maximum of 2 pets. They must not shed hair and not cause a nuisance through barking. Pets must be supervised at all times. An additional pet bond of $1000 is applicable. Unless otherwise advised in writing, pets are not allowed in or on holiday premises and grounds at any time.
If a staff member is called out outside the hours of 9:00am to 5:00pm Mon-Fri, (for example a noise complaint, loss of keys or lockout), a $300 callout fee will be incurred by the Licensee which is payable before the end of the tenancy. Callouts between the hours of 10:00pm and 7:00am will incur a $500 fee.
All schoolies bookings must advise in writing to Fuller Holidays the intention of your stay and the total number of guests. Your property strictly forbids parties and gatherings, please note failure to comply will result in loss of bond and immediate termination. A separate Schoolies Terms and Conditions including all guests ID and parents ID and contact information must be provided to confirm the booking in full. A $3000-$5000 bond is applicable.In the event of an early departure, the property will charge you the full amount for your stay.

- AnnieRad (10/5): Exceptional! Peaceful, beautiful and private, very comfortable as well. - We loved staying at Kiah 8, Belongi. Everything was super comfortable, and I loved sitting up in bed, enjoying the view of the ocean, watching the tree tops in the breeze and the changing light in the sky, listening to the birds and the waves pounding. My husband and I enjoyed walking to the beach for a morning swim, and our granddaughter had hours of happiness in the fabulous swimming pool with her parents and kids from another condo. The living area was also ideal, with two big dining tables for eating inside, as well as outside. Lounge area also comfortable. A perfect place for three generations to enjoy a fabulous holiday. (also walking distance to town, yet super quiet and private). The gas cooker rings are hard to light, and one we could not light. Also the front door key is tricky to use, although we got the hang of it. One of the bedroom's blinds did not work, and although we reported it, they were not fixed. However, the person sleeping there managed fine without them. Having said that, it was still a perfect place to stay.

- Jan (10/5): Exceptional holiday at a luxurious property. - The ocean views from the top floor of the property were wonderful. Bed linen and furnishings were very high quality. Location of the property approx 10 min easy walk to Byron centre and 5 min walk to belongil beach - perfect. Quiet neighbourhood. Property is right next to pool however not at all noisy and privacy from pool not an issue due to garden plantings. 2 car undercover secure parking (+ visitor parking if needed) was a bonus. Fuller staff were always very friendly and helpful. The compendium of restaurants etc was very helpful thank you! The week went far too quickly!
