Mi sento solo di consigliare all'host di modificare l'accensione delle luci nel corridoio di accesso alle camere, magari con un sensore di movimento, perché rimangono sempre accese anche durante la notte e filtrano attraverso i laschi delle porte stesse.

The apartment is modern, youthful, and very well-maintained. The communication was excellent from start to finish. A special highlight was the voucher for the local café, it’s a 10/10 experience with a wonderful atmosphere and delicious food and drinks. The main attractions and Termini station are not within walking distance, but this is just a matter of location preference as the transport links are fine. Everything about the accommodation itself was perfect, and I was completely happy with my choice.

• Herlon (7/5): Atendeu mas não voltaria - Estrutura do apartamento muito boa, tudo novo, limpo e organizado. Não estava liberado o ar-condicionado! Sem controle para ligar! Segundo o anfitrião é por causa de uma regra local, mas isso deveria ser colocado na descrição do imóvel que em tal período não pode ser utilizado o ar-condicionado. Isso ocasionou um desconforto grande para dormir, uma vez que. Abri a janela o barulho externo é alto.

O café da manhã não ficou explícito na hora da Compra que se resumia a um capuccino e um croissant em uma padaria (ótima por sinal), que fica há uns 300 metros do B&B. Outra situação que desagradou foi a questão do ar condicionado, a administração deveria colocar EXPLICITAMENTE que o ar condicionado não pode ser usado até meados de maio. Em vários momentos se rimos muito calor, daí abríamos a porta da varanda mas o barulho la fora incomodava. Estão tivemos que escolher entre o barulho ou o calor. A pessoa explicou que é regra do governo, porem antes de embarcarmos no cruzeiro ficamos 1 semana antes em outro B&B também em Roma e não havia essa regra. Meu irmao que estava em outro canto da cidade também relatou que não havia essa regra. Não estou dizendo que a administração desse B&B nos enganou ou quis economizar, mas essa regra não valeu nos outros B&Bs, na descrição dizer que tem o AC mas chegar lá e não poder usar é frustrante.

• Davide (10/5): Se dovessi tornare a Roma, al 100% tornerei in questa struttura - È stato tutto meraviglioso, dal check in al check out. Colazione meravigliosa in un bar a pochi passi dalla struttura, fornitissimo fino a tarda mattinata. Struttura pulitissima, si poteva camminare per terra con i calzini bianchi e rimanevano limpidi. Doccia comodissima, letto ancora di più. Le persone che lavoravano da remoto alla reception sono stati sempre impeccabili, precisi e sempre disponibili, gentilissimi. Ho amato tutto, ma ho odiato il vostro phon hahahahah, un po scomodo e moscio, ma comunque molto meglio di tantissime altre strutture

• Damir (9/5): - Smještaj je bio sasvim u redu. Imali smo mali nesporazum u komunikaciji u vezi boravišne takse jer sam to prevodio u uputama, ali smo sve riješili pa je i to sasvim u redu. S obzirom da je doručak bio jedan od glavnih razloga za izbor ovog smještaja, moram napomenuti da doručak nije odgovarao očekivanju, odnosno nije bio uobičajen. Mislim da bi bilo dobro u opisu smještaja navesti da se doručkuje u obližnjoj pekari i da izbor nije bogat.

Будівлі дуже широкі і гугл мепс не показує правильний вхід. Навіть фото не допомогли. 2. Довго не могли знайти номер, бо погано описана дорога в під’їзді. Треба йти у дальній кут, де сходову клітку навіть не видно. Нема ніяких А чи Б сходових кліток. Потрібно йти в дальній кут і тоді шукати сходи. Погано все описано. Думаю, пошук номеру займає у всіх дуже багато часу. 3. Коли я не міг довго знайти вірний номер, я писав на what’s app, але мені навіть не відписували. Я не телефонував. Я лише писав як і просили. Тобто допомоги від власника буде 0. Він лише через 24 год написав чи все ок. Це не ок. 4. Номер 2 кімнати (підозрюю що і 1 також) виходить вікнами на дорогу. Там їздять мопеди і машини дуже до пізньої години і сигналять гучно. До 3-4 ранку. О 6:30 приїжджає сміттєвоз і шумить. Ніколи в житті я б 2 раз там не жив. 5. Матраси і ліжка незручні. Подушки гірші, ніж в тюрмі. 6. Ваучери - це не сніданок. Це просто кава і круасан без начинки. Сенсу йти туди нема. Між стінами нема звукоізоляції. Дуже чути сусідів. Навіть попри те, що шуміти після 22:00 не можна. Порада усім. Беріть 3 зірки готель трохи дорожче з кращим розташуванням. Бо прийдеться довго заселятись і дуже довго шукати. А житло не комфортне навіть з урахуванням того, якби за вікном був 2000 рік.
• Dave (8/5): Good value, close to Rome - I've stayed at the Lumas twice with my son recently as my father lives in Tiburtina. The B&B is very conveniently located near the train station, easily accessible to any central spot in Rome in minutes. The metro is frequent, cheap (1.25 to get anywhere in Rome) and easy to navigate. The B&B is extremely clean and has good facilities including a decent coffee machine. The twin beds we had were very comfortable, although the pillows could use updating to something a little softer, but this is just my preference. Despite its alleyway location, the B&B and Tiburtina in general, are safe areas and we felt perfectly comfortable to walk around at night. The B&B is unquestionably good value and the owners were very accommodating to our requests and always pleasant, informative and quick to reply in any communication Only the pillows, which sounds silly, but make a difference (to me, anyway)

Camere pulite, accoglienti e un'accoglienza calorosa ch - La colazione ha soddisfatto pienamente le mie aspettative, la posizione è perfetta per chi vuole prendere i mezzi per visitare Roma perchè è proprio a due passi dalla stazione tiburtina, nel caso qualcuno vuole farsi dei giri intorno ci sono anche i servizi vicini la struttura negozi,supermercati,ristoranti ecc. Un peu surpris au début de devoir prendre le petit déjeuner en dehors, mais c'était très bien, juste en face de l'immeuble, lieu très cosy, accueil sympathique et viennoiseries excellentes, et on peut y dîner. La gare de Tiburtina est proche (5min à pied) très pratique pour le train, le métro ou le bus. Supermarché et restaurant proche de l'établissement. Nous avions notre vol de départ en soirée et bien que nous ayons dû rendre la chambre à 10h, nous avons pû laisser nos bagages sur places pour notre dernier jour balade. Même si nous n'avons pas vu les propriétaires, la communication par message était fluide. Excellent séjour Nous n'avons pas d'avis négatif. Notre séjour était très bien.

As acomodações de muito bom gosto, cama e travesseiros maravilhosos, isso sem falar dos bons produtos de higiene. Também adorei o eficaz abastecimento de toalhas. Vou voltar e recomendar para familiares e amigos. O café da manhã é oferecido numa padaria/cafeteria muito simpática e com bons produtos. Como sugestão, o check-out deveria ser às 12:00. Mas não vou deixar de recomendar por conta disso.

• Felix (3/5): Nicht empfehlenswert. - Soweit alles Sauber Das Zimmer war sehr klein. Waren zu zweit und hatten zwei mittlere Koffer und ein kleinen Rucksack bei uns. Man hatte nirgendwo wirklich Platz, um den Koffer mal vernünftig zu öffnen oder mal etwas auszupacken. Nirgendwo war ersichtlich, dass es sich nur um ein kleines Zimmer handelt, Küche & Flur waren auch nur für die Gemeinschaft (3 weitere Zimmer), das war nirgendwo richtig beschrieben. Küche war soweit gut. Es gab eine Kochfläche, jedoch kaum Ausstattung bzw nicht einmal Töpfe. Am Anreisetag bekam ich eine Nachricht vom Vermieter, dass der Vormieter die Klobrille kaputtgemacht hat und die Reparatur mehrere Tage in Anspruch nehmen würde. Sprich wir hatten während unseres Aufenthalts nur eine Toilette ohne Klobrille zur Verfügung.

The local neighbourhood has lots of cheap restaurants and cafes that are delicious. The included breakfast consist of a croissant and coffee from a local bakery which is delicious. A perfect place to stay outside of the main centre of Rome and easy to get to public transport to do day trips.

So many hangers, hooks and shelves! Loved the modern feel, and cleanliness was clearly a priority. Note there is no laundry facility so if that is important to you it needs to be factored in. Didn't love the suburb but in reality you pay a better price per night BECAUSE you are not in the centre of Rome. Convenience and efficiency of the train system, with Tiburtina Station approx. 10 mins walking distance, almost make up for the lacklustre surroundings.
• Masoumeh (5/5): Passable - The toilet was not clean when we arrived. We were told that a cleaning lady would come the next day to take care of it, but no one showed up. The entrance door to the building could only be opened by calling a specific number they provided, and only from the phone number we had registered with them—not from any other number! One night, our phone battery died, and when we returned, we couldn’t open the door. We were stuck outside for 45 minutes until we borrowed a charger from a nearby bar, charged the phone, made the call, and finally got the door open. It was a very strange and inconvenient system for accessing the building. Overall, I do not recommend this place.
• Zainab (10/5): relaxing and peaceful, convenient location and great staff who helped with everything - the property had a lovely view and a nice balcony. it was in a good location only a short walk from the metro at tiburtina and was very peaceful. it was very clean and had all the facilities we could need on our trip. lovely to come back to after a long day in the city centre. curtain was completely see through

• Adam (10/5): Exceptional - The room was clean, fully darkenable, tidy, and probably furnished with new furniture. The check-in instructions were perfect and clear, and the bus stop is just a 3-minute walk away. In my room, the mattress was a bit worn out and sagged toward the center, but everything else was perfect

• Rafał (3/5): Poor - -Clean place -shared kitchen with free coffe and tea -very uncomfortable bed. The mattress was extreamly soft, when two people lie on it, it takes the shape of letter "U", In addition pillows are too big and high. we were 6 people there and everyone complains about bed. -a very modest breakfast. You get voucher to use in nearby restaurant. You can choose coffe + sweet cornetto or mini pizza(with tomato sauce or potatoes), but if you eat early( before about 7:45) there is only cornetto to choose. One day we wanted to use more vouchers to can eat in other place next day, but they don't allow us, they shouted at us and were very rude. -problem with temperature. In room description there is air conditioning, and there is in fact, but there werent the remotes, so we couldnt use it. Even after turning off the radiator, it was too hot for us, so we needed open the window, but then it was very noisy. -B&B LUMAS has two apartments in a block of flats. Each one is divided into 4 rooms and a common area. Sometimes you can hear other people very loudly, but I'm not sure if they were in the shared area or in their rooms.

• Maria (9/5): Superb - The host was so nice, very diligent, replied super fast to any request or question on whatsapp. Overall the room was neat. Although there was no breakfast available in the accomodation per se, they redirected us to a close coffee/bakery spot that was very good! The cornettos were amazing! It was close indeed to Tiburtina (train) station and had a bus stop at the front so you only had to cross the street. But it was quite far from the centre (30 min drive) so on a tight schedule it could either mean a lot of changes in transport mode or be willing to pay $ for the taxi.

• Cristina (9/5): Nice apartment, as a minus I would say the breakfast food - The apartment was very nice, not noisy, very comfy, but as a minus, the “breakfast included” meant some vouchers at the nearest cafe bar, from which we could have in each morning only one coffee/cappuccino and a croissant (we would have liked a little bit more food in the morning). Also, in future, it would be good to put some disposable slippers, because the floor is a bit cold. Overall, we enjoyed the staying here.
• Megan (6/5): Pleasant - Nice and close location from the train station only walking distance. Not close to any of the sights so still a handy location but you would need to use transport. Good communication with the manager and assistance with accessing the building without having calls available on my international sim. Very easy and replied promptly. It didn't affect us as we were only here a very short time, but we were not able to use the kitchen. There was a small kettle in our room however. Only one thin sheet on the bed there was no blanket or doona/duvet which may not worry some people but I prefer to have the weight and warmth of a blanket. Breakfast voucher included for a bakery nearby but it was not open early. No gluten free options available for breakfast for me despite informing B&B Lumus I was coeliac.
