• MICHEL (5/5): Pas top! - Emplacement pas loin du métro. Quartier. Chambre seulement en étage. Escalier très raide (j'étais blessée) Toilettes communes aux 4 chambres au Rdc. Salle de bains en étage également commune aux 4 chambres. Moisissures dans la baignoire. Wifi existant mais débit insuffisant au vu du nombre d'utilisateurs Cuisine également commune en Rdc que nous n'avons pas utilisée car nous aurions dû manger dans la chambre. Un peu de bruit lié au voisinage interne à la maison.

• Lisa (6/5): Not bad for the money just be aware of the shared bathrooms condition - the room itself wasn't bad the staff were friendly and kitchen was good the rug in the room was stained and filthy, rather it be removed than have it in there at all. shower/bathtub was leaking whenever shower was in use soaking the entire floor. bathroom had mould on the ceiling and grout was severely stained, bathroom not in the best condition. not enough utensils as when we needed forks there were none since the other tenants took the only 2 (not enough considering there are around 4 rooms) the wifi was pretty much useless as our room was upstairs but the wifi only worked downstairs if that even worked at all. the fire alarm seemed to have been taken apart and not in order, which is a giant hazard if you ask me.

• Luna (1/5): Schrecklich - Gar nichts. Es wurde im Internet anders dargestellt als es eigentlich war. Man dachte es sei eine Ferienwohnung/Airbnb jedoch war es wie eine WG. Es gab ein Gemeinschaftsbad, dies war oben an der Decke schon mit Schimmel versehen. Die Türen hatten Spalten, keine Provtashphäre. Allgemein sehr hellhörig. Gegend sehr abschreckend. Wir sind nach einer Nacht abgereist!

• Henry (1/5): Clearly a budget place - you get what you pay for - Location is good, low cost for area Essentially not as advertised from booking.com photos - Felt mildly unsafe, broken window in entry, key access codes likely unchanged - lock on bedroom door essentially didn’t work (severely damaged wooden surround such that lock chuck doesn’t effectively engage) - black mould in bathroom Room was small, bed not particularly comfortable, no plugs accessible from bed and WiFi poor quality within most rooms of the house.

• Karina (5/5): - Location, I like that there’s well equipped kitchen and I was able to cook for myself instead of having to eat out. Bathroom could do with some upgrades as the weird blanket thing under the shower screen doesn’t help stop the water from leaking out. Very thin walls. During my first night I had to listen to a couple have sex, second night quiet and then last night some couple came in late after drinking, they were playing music and drinking and sniffing coc*ine I tried ringing the number given on here but no answer.

• Olutayo (6/5): - Nice, clean place with good amenities. Ideal for a short stay in London. The WiFi didn’t work for much of my stay. Because network coverage is bad inside the house, I was completely without service for almost an entire day. This issue was not rectified by the host.

• Carlos Omar (2/5): Estancia negativa - La ubicación, a pesar de estar a 30 minutos de la City, buenas frecuencias y combinaciones. La cocina Los baños, eran estancias separadas, la ducha, perdía agua por todos lados, el piso se inundaba, no tenía percheros. El váter en otro piso, muy pequeño. La calefacción y el agua caliente imposible de regular.

It wasn't the ritz but for the location we needed, the price we got, and easy entry eventually, it served its purpose perfectly. If you just need to stop and sleep without a shower, its a goer. Can't really complain tbh

• August (6/5): Didn’t get much sleep due paper thin walls. Great location and clean accommodation. - Good location, clean and tidy. Well equipped kitchen. Very thin walls. Guests need to be aware that others may be sleeping and need to be quietly going about morning routines etc. could do with more mirrors in rooms at that guests can get ready in their own space.
• jose (4/5): Mucho que mejorar - La pieza era lo que esperábamos. Baño sucio con hongos. Instalaciones en general no en buen estado (cadena de baño no funciona bien). No pudimos usar la lavadora porque estaba con hongos. No hay control de las personas y perfil de ingreso. Jóvenes entrando y saliendo durante toda la noche. Debe haber horario para asegurar el descanso de todas las habitaciones.

• Håkan (4/5): - Ganska centralt. Bra med köksmöjligheter. Och man kunde låna både adapter och paraply. Det gick knappt att låsa om sig, lätt att bryta sig in. Dåligt wi-fi, helt oanvändbart utom i en liten del av hallen. Att ratta in vettig temperatur på duschen var svårt – det var antingen kallt eller glödhett.

Couldn't initially get access to the accommodation and could get into the bathroom in the morning. The door was jammed and won't open. I tried to call the staff but responded after over 1.5 hrs later after check out. Please improve on your emergency contact for guest facing difficulties.

• Annmarie (1/5): Terrible, worst stay ever. Felt safer camping and on the streets of London in middle of the night - The property is in a very poor state of disrepair and is dirty. It’s in an extremely rough area and landlord clearly does not care.

• Joaquin (3/5): Disappointed 😞 - ... It was a little different from the photos. The bathroom with shower was on the 1st floor but the bathroom with toilet was on the ground floor. The lock on the door of the room was broken as if someone had forced it, which made me very suspicious. In the room there was a piece of furniture and a broken TV that were not in the photos and took up a lot of space in the room. Definitely not a place to go with adults, maybe for students.

• Natasja (2/5): Enda som var bra var läget och köket! - Köket var bra för oss. Fanns mikrovågsugn och kylskåp som vi använde. Upplevde köket rent. Helt okej läge. Bra incheckning och utcheckning. Extremt lyhört! Står ljudisolerade rum i beskrivningen men hade likaväl kunnat ha öppen dörr för ALLT hördes in i rummet. Duschen läckte och vi fick på grund av det in vatten i vårt rum en natt och våra saker blev blöta. Dålig spolning på toaletten. Mycket obekväm säng som lät bara man rörde lite på sig, kudden var mycket tunn. Wifi fungerade inte alls! Kunde inte ens ansluta! Brandvarnaren pep de två första nätterna, till slut tog värden bort brandvarnarna och ersatte dem inte. Beskrivningen av boendet stämmer inte alls med verkligheten, det står tex att det ska finnas säkerhetsvakt, fanns ingen, står att det finns brandsläckare, det hittade vi ingen. Stod när vi bokade att det fanns tv, fanns inte heller. Sedan det här med ljudisolerade rum som absolut inte stämmer och allt hördes verkligen in och gästerna vi delade med var inte direkt tysta så mycket störd nattsömn blev det. Trappan till ovanvåningen har en tjock matta och mycket små trappsteg så höll på att ramla. Stolarna på vårt rum (nr 2) var så rangliga att det kändes osäkert att sitta på dem. Tvättmaskinen i köket var möglig och hade inte blivit rengjord på länge. Andra gäster hittade ”bed bugs” i sin säng och flydde. Tyvärr inget ställe jag rekommenderar till någon, lägg hellre lite mer pengar och få ett bättre boende!
• Melissa (4/5): BEWARE strangers entering your room - The room and bed were comfortable, the window opened up a nice amount. The presentation was nice in the room and they supplied personal towels BEWARE- They send out the door codes very early- well before check in time- on the day of our check out, a random man entered our room as we were sleeping as he attempted to check in early. We had to shout to get him to leave the room. This was a very unpleasant end to our stay here. On contact with the owner, we received a minor apology as he blamed it on "people being stupid" and "not listening to the rules" rather than admitting fault in releasing the codes to the bedrooms too early while they are still occupied. The WiFi worked but kept cutting out frequently, the TV was barely clinging onto the tabletop ready to slip off at any moment. The listing on booking.com is misleading as it summarises the place as a private flat whereas it is shared accommodation which is stated in the description if you look for it but was a shock to us as we booked in a hurry.
• Walter (1/5): discomfort pure - barely nothing - close to public transport the worst stay I have booked with Booking. The door to the room had been tampered with so that the code could be by-passed with a knife to open the door. Could not leave any belongings in the room. Matress so thin springs poked into ribs. Pillow lumpy and unvomfortable. No smoke alarm, no fire door, no fire extinguisher on the premises, no no-smoking signs - a potential death trap. Room so small that not even a chair fitted next to bed. Cupboard fell of hinges. A clock in the room had long stopped working - highly indicative! Walls so thin you can hear neighbours breathe

The bathroom is dangerous and scruffy. The fan is in zone one next to the shower head.Broken trunking and visible cable in the bedroom.

• Macdonald (7/5): Great value for money - Great location close to Shoreditch. The room was larger than I expected and the bed was comfortable. Great WiFi. The price is phenomenal for the location. The owner was really responsive - even checking in with me to see if I had checked in on. Kitchen full of cutlery and crockery. I couldn't get the shower to stay at a reasonable heat - either freezing or scalding, and there was a small amount of mould around the plug area. TV in the room but wasn't functional. I've seen some reviews talk about it's location on a council estate - this did not bother me at all, however if you aren't expecting it and turn up, it may come as a surprise. For me, it wasn't an issue.

• Daniel (7/5): OK - The room was nice enough Absolutely horrible mobile reception at this property. The WiFi was provided by a ZTE router that also uses a SIM card and even that was unable to establish any connection whatsoever. Bear this in mind if you book here for work.

• Emily (5/5): Fine if you don't spend a lot of time in the accomodation. - Apartment room was clean, spacious and bed was comfortable. Lots of noise from other guests can be heard. Shared bathroom was right next to our room and none of the doors in the house were quiet. There was no mirror in the bedroom to make getting ready in privacy easier. WiFi password was handwritten we couldn't get it to work due to this. Window blinds are not blackout blinds so when staying during the brighter months the room is lit up very early and it's difficult to sleep. Water on the shower was either scolding hot or Baltic, it was impossible to get it a nice temperature.

I booked in a different area and they texted me at 1am pm the same day of my booking to tell me that they're fully booked and they changed it. I book to stay in the center and I end up living somewhere else. When I spoke with them about the issue they told me that they have to cancel the booking.

• Pete (7/5): Somewhere safe and clean to rest my head at a sane price; no more and no less! - My only problem was *finding* the property; Google Maps took me to the right part of the Arden Estate, but I had to ask a passer by where the actual address was!
• Alex (1/5): Rubbish location. Threatening entrance. Booking.com needs to validate it's locations on the website - Not much Entry was through a residential area. Had to pass two men smoking weed outside to enter. I decided to book somewhere else as this didn't feel safe place to stay.
• Israel (8/5): Just perfect place to stay in London - Great location, easy to check-in and out, it has all the facilities you looking for when you away from home, the hoster really worry for you to have all you need and support you during the days you stay with them. Honestly, I liked it and i will keep as preferend for future trips The mattress was a little too harsh for me.
• Pierre (9/5): Clean, good access location for central London - Clean & modern albeit a bit of TLC requird in a few areas. Good location for access to Hoxton , Shoreditch & old st. The area is the "rough looking side" of Hoxton but nevertheless safe & convenient walking to more upmarket areas.
