- Kent (9/5): Lovely, comfortable garden flat in a really nice area. - Fantastic location. Close to public transport and tons of restaurants. Very comfortable for three people. Apartment is well stocked in the kitchen. Great communication with hosts. Lovely layout. Could have been a bit cleaner. There was still water left over in the hot pot from previous stay. The kitchen could use a new coat of paint. Also wish the primary bathroom had a shower.

- Robert Tyler (10/5): Great location, great apartment, very comfortable - This is a cute apartment in an excellent location. Plenty of space, great kitchen, easy to work with owners, easy key handoff, great outdoor space, and really everything you would want for a great trip to the city. Not much. Took a bit to understand the washer/dryer combo (doesn't really fully dry things, which is OK once you know), the front steps are a bit small/steep/angled for anyone with bad knees. It's a great spot though and we highly recommend.

La maison est localisee dans un quartier chic er calme, a proximité de divers supermarches ou l.on trouve tout ce qu’il faut a des prix raisonnables, de bonne qualité, permettant de se meler a la vie londonienne car le lieu est leur lieu de vie.
Le metro est a 3 minutes, hydeparc egalement et le traverser a pieds vous ouvre le champs des possibles pour visiter de nombreux autres quartiers tres differents.
C’est un lieu strategique pour visiter les lieux importanrs, les galeries d’art et faire du shooping.
Tim et son equipe song reactifs pour toute information ou necessité concernant la maison.
C’est ici que nous reviendrons.

- Martyn (10/5): Fabulous flat and location - The flat is in a great location for access to grocery shops, many pubs, entry to Hyde Park and a 7 minute walk to 2 train stations, Bayswater and Queensway. The flat has a modern decor and is very clean and tidy. The bathrooms are very modern and clean. The beds and lounges are very comfortable with a spacious lounge/dining room with plenty of room to spread out for a family of 4. Having an internal garden and back garden is a bonus! Central heating for winter and air conditioning for hot summers was also a bonus. The dishwasher and washer/dryer made our stay that much more enjoyable as we were there for a week and all modern and in good working order. Great kitchen with everything needed for a short it long stay. Nice modern matching dinnerware and crockery. It was also very quiet considering the hussle and bussle of the city outside. Very safe and secure. We had everything we needed and the Host was easy to communicate with. We thoroughly enjoyed our stay at this flat and if we come back to London will try and book again. A big thank you to our Host Tim for helping to make our stay comfortable and enjoyable. Nothing to complain about. We loved the flat!
Only a note to those with a car, (which we did not have) there is no onsite parking; must park on the street which may be difficult as it is hard to get a car space. If you have an electric car, there is I nowhere to charge.
- Beverly (6/5): Good access to transportation on a quiet street - The location was great. It was close to the underground and restaurants. Hyde Park is across the street. The backyard was a disaster. Broken steps and rotting wood frame and branches. The ceiling in the dining room leaked with broken windows. Lots of flies. Below apartment with steep tiny stairs. Need to advertise not for the elderly or disabled
- Michaela (9/5): beautiful centrally located accommodation for family holidays - We spent a wonderful week in London (2 adults, 2 children). The apartment is centrally located but still quiet. The subway takes you to the city center very quickly, and there are plenty of small supermarkets and bakeries in the immediate vicinity. The apartment is in the Souterrain but is still nice and bright. It is fully equipped; you just need to bring your own travel adapter. Everything was clean, and we felt very comfortable here. We were able to clarify important things with Tim, the owner, in advance, and Ash also looked after us well on site. Requests, such as an extra blanket were dealt with promptly. Since the next guests arrived later, we were also able to check out later at no extra cost...highly recommended for a relaxing trip to London.

Wunderbar war die Lage der Wohnung. Nur einige Minuten zum Hyde Park oder zur U-Bahn-Station. Fußläufig waren viele Restaurants und Geschäfte erreichbar, trotzdem lag die Wohnung in einer ruhigeren Nebenstraße.
Die Wohnung ist gut ausgestattet, die Bäder sind schön und modern.
Im Wohnzimmer gibt es einen Esstisch und zusätzlich eine gemütliche Sofaecke. Das einzige, was etwas stören könnte sind lautere Abluftgeräusche, der rückwärtigen Gebäude, im Garten.
Je nachdem wie geräuschempfindlich man ist sollte dies gesagt sein. In den Schlafzimmern sind die Geräusche nicht zu hören.

Everything you need and plenty of instructions if you are unfamiliar with any of the appliances. The stairs are tricky but we were warned.

Near many delicious restaurants in Nottinghill. Flat is clean, well-maintained (everything works as it is supposed to), and very comfortable for a family of 4.

This apartment is close to the Tube station and Hyde Park and offers easy shopping. The landlord was very kind and helped me to receive the package and gave me instructions for the use of every device in the apartment. - Elaine (10/5): Beyond expectation! - i couldnt have chosen a better place to stay! The Location is perfect! 2 minutes walking from bayswater station and 5 minutes walking from Queensway station and Hyde Park. The Flat is lovely, very clean and cosy! It has all kitchen utensils, the shower was great and it is provided even with toiletries. There is also a nice little garden, which was a plus! Tim and Ash were amazing and kept in touch with us all the time. There was a manual explaining how to turn on all machines but in case of any doubt Ash was always willing to help. We had a great time … just perfect!
- Helen (10/5): Wish it could be our secret ... - This was a great 'find', just what we needed, clean, comfortable, warm, bright ...an ideal place to stay a week ... beds very comfortable, quiet, even at night ... felt very safe. Super location ... walking distance to several tubes stops, not sure about buses ... easy walk to Hyde Park, Marble Arch, Nottinghill ...tons of restaurants. Tesco, Sainsbury and other supermarkets all nearby. We had a lovely meal at the Malaysian restaurant around the corner. nothing!

- Daniel (10/5): Exceptional - The flat is very comfortable, modern, spacious, and well-equipped. It was very clean and there were no issues upon checking-in. The location is excellent, in an upmarket area with Kensington Gardens and two tube stations within a 5 minute walk, meaning that you can get anywhere in London pretty efficiently. The owner and property manager are both very responsive and helpful, and went out of their way to facilitate an early check-in for us (which was highly appreciated!). Overall the stay was excellent. Nothing negative to say.

Its a lower ground apartment but all rooms have good natural light and there is a sizeable open patio at the back adjoining the living room.
The apartment is very close to Hyde Park, 2 tube stations and Bayswater street - which is full of shops and restaurants. Yet the street on which it is located is tree lined, very quiet and peaceful.
The kitchen appliances are new and high quality
Both the owner and manager are very quick to respond. Minor glitches were ironed out fast. Nothing. We would love to stay again

Highly recommended. - Bright, wonderful basement apartment with a terrace is located in a very convenient neighbourhood close to supermarkets, restaurants, and tube stations. Excellent location for a trip with three to four friends because it is cozy, warm, and spacious. Full facilities include a washing machine, a dryer, a dishwasher, kitchenware, a coffee maker, a water heater, and detergent. Both the owner and the property manager are helpful and efficient. We had a fantastic experience! The traditional London small stairs make it a little difficult for us to carry the big luggage. Fortunately, the property manager assisted us in carrying three large suitcases while he was doing some minor repairs.
- Jan (7/5): Good - The basement flat is located in a very pleasant area near tube stations Bayswater and Queensway. It has a nice terrace at the back. Communication with the host was very swift and pleasant. Getting the key was easy. All in all a comfortable stay. Unfortunately one of the couches was wonky and the big table very wobbly. Tv reception was at times poor and wifi nonexistent in some parts of the house. There was no electric water kettle so making tea was something one had to use the microwave for.
- Danae (10/5): Wonderful garden flat in Bayswater, London. - Beautiful lower-ground floor fat with a lovely garden. Totally refurbished with a modern yet cozy style. Excellent location nearby two tube stations, and close to Kensington gardens. The owner and property manager are very efficient and friendly. We had a wonderful time!! We had hired a taxi via Booking.com to pick us at the airport but due to a long queue at passport control, he did not wait for us. This has nothing to do with the flat owner and manager, who were always available to sort out any situation since our arrival at London.

Big tv and full facilities: washing machine, dishwasher, cooking utentils, tea, coffee maker. Strategic location near underground train, bus stop, and airport train. Stairs, but manage to get help to carry luggage. Slow internet in bedrooms, only good nearby router. Quite slow response for urgent check out.
