Guest Reviews
- Haydn (10/5): - Friendly staff. Clean room and bathroom.
Straightforward communication. No complaints.
- Carl (6/5): clean and secure affordable in convenient location - value and location no hot water in shower
- Kirsteen (8/5): -
- Hannah (1/5): -
- Catalina (3/5): I do not recomment this place as a solo female traveler - Location Dirty, with dead bugs on the floor, dirty bathroom, uncomfortable bed, people got into physical altercations in the shared areas, one of the staff was about to enter my private room while I was sleeping because it had a cupboard where they had cleaning supplies in the room
- Ouendi (7/5): -
- Katsura (8/5): - Good location, just in front of the Tram, and very relaxing and friendly, comfortable place to stay. Shower facility upstairs did not work well, I think the nozzle of hot water needs to be fixed. (and good point is that when I had a chance to speak to the owner and he would check it, hope it's done)
- Guest (4/5): -
- Eliza (10/5): -
- Entwistle (8/5): Location, Location, Location - The location is awesome with the City and some of its most eclectic Burroughs right on your doorstep.
The place is very clean.
The lounge area with big screen TV, pool table, foosball and table tennis.
The outdoor eating area had a nice feel to it. The separation of the guests: for a homestay, I found that it was a bit impersonal, some of the staff were almost robotic, one in particular had mannerisms that would be better suited at a black tie dinner or a 5 star hotel.
I felt like an outcast: If I tried to introduce myself to people I was considered strange or intrusive - but it's a homestay.. The opportunity here is to organise events that bring people together such as dinners, games nights etc.
The showers : certainly kept me on my toes, with the water temperature fluctuations from freezing to burning without any warning.
The kitchen : for the number of rooms the kitchen was too small and the fridge space was inadequate.
- Adéla (2/5): -
- Hugh (2/5): everything else was fine. staff were fine. clean the damn sheets next time. - the sheets were dirty and actually had cum stains on them. it was nasty.

- Tony (10/5): Fitzroy Private Rooms. Home away from home. - The establishment was very clean and tidy.
The staff are helpful and friendly.
The tram stop is opposite.
The Museum and Exhibition Centre are opposite in the park.
They are very kid friendly with games and activities available. The odd ambulance noise.

- Graham (8/5): THE BEST VALUE IN TOWN - As i said above staying at 132 even though it was only for the one night exceeded my expectations. LOCATION, couldn't be any better. CLEANLINESS, VALUE can this be the best in town. Well done to all and a thankyou to Allan who met and saw me off early next morning. I WILL DEFINITLY BE BACK LATER IN THE YEAR. Should I keep this accommodation a secret??// can't name a thing
- Dany (9/5): -
- Paula (10/5): Allen (reception) was accommodating and I would love to stay longer at your establishment. - Locality was exceptional especially with the museum and exhibition building right there and the flower gardens to visit.
For a sporty person like me, a park to take a walk or run or bike around and possibly a round of tennis.
Just a good feeling of old and the new converging right on your doorstep for people who love to explore and sightsee. I had nothing to complain about.

- Thalie (10/5): - Personnel, équipement dans le logement et situation géographique /
- Kirsteen (7/5): -
- Huyen (7/5): Passable - Great location, right opposite to tram station. Few mins by tram to CBD. Noisy due to property right next to main road. Not suitable for people with trouble sleeping.
- Roger (10/5): - Fantastic location, well run by staff and very clean. For a place with private rooms and shared bathrooms/kitchen it's good value and much better than similar places I've stayed in the past. A nice bonus is the central aircon which came in clutch on hot and humid days.
- Ella (9/5): Good value for money - All the staff members are super lovely and helpful ! Just needs some tweaks to the house I.e some broken items fixed to elevate it a bit :)
- Shannen (8/5): Comfortable, clean, friendly, great spot - Comfortable beds, comfortable living rooms, friendly staff, good location The exit door light in our room
- Tanja (9/5): Für mich und meinen Sohn perfekte Unterkunft! - Großer Raum, viel Platz! Alles sauber! Zu wenig wenig Lampen im Raum:)
- Lewis (10/5): -
- Katharine (7/5): Good place for short stay - Very convenient to the city. Basic but is upfront about other residents quiet Was a bit noisy with wooden staircase and front door banging.
- Emiliano (8/5): -
- Angela (10/5): -
- Lyndall (10/5): Would absolutely stay there again if visiting Melbourne. - The location was great, the property was lovely, and the staff were excellent.
- Leslee (10/5): Absolutely recommend! The staff were amazing, the facilities were perfect for what we needed & we couldn’t be happie - Everything! Wonderful staff, awesome common areas & facilities, very enjoyable stay!
- Nancy (8/5): - Very easy check-in. Tram stopped right outside. Close to lots of things. Staff were very friendly . Room was a lot bigger then I thought it would be. The floors in the room were very squeaky but that was expected in an wooden house
- maocong (1/5): Very BADDDDDDDDDDDDDD! - The staff here is pretty nice, and patient for us even if we checked out later than the schedule time. We have a door in our room, we feel very unsafe, and The room is not soundproof at all!!! I heard nearby guys walking around making noise all night. and some guys in other room are parting.... There is no air conditioner holy can you imagine the summer in Melbourne without air conditioner....
- Gostin (10/5): Best value I could find in the area - and was not disappointed! - Highly recommend Nicholson home stay; the staff were friendly and accommodating. There was everything you could hope for in a well-appointed home stay without paying for unnecessary frills like pool or spa. Location was excellent and within walking distance from tram stops, the Melbourne museum, Brunswick street, and a great choice of local cafes, restaurants and bars. Best value I could find in the area and was not disappointed!

- Margot (8/5): - great location, super helpful staff, great spacious room (12), nice common area with couches, tv, table tennis… no hand soap in upstairs bathroom, cleanliness could have been better in the shared bathroom
- Sidra (7/5): -
- Todd (10/5): -
- Craig (9/5): - Fantastic location with friendly helpful host
Rooms are basic but comfortable, very well presented property
Will definitely stay again
- Sarah (5/5): -
- Giles (10/5): -
- Johanna (7/5): -
- James (9/5): Good place to crash for the night - Friendly staff, within walking distance of everything we wanted to go to. We did a 50 minute walk from southern cross station, but there is a tram stop directly in front of the accommodation that can take you to and from southern cross. Overall a great place to stay Nothing in particular
- mees (10/5): - Really clean and nice facilities, kitchen with complimentary food aswell
- Denise (9/5): -
- Lorna (2/5): - No extra blankets absolutely freezing window couldn’t shut and no heating devices whatsoever. Absolutely shocking - not with the price definitely can find much better for the same price. Hustle style and permanent residents leave their toiletries in shared bathroom. Very basic - too basic. Take your pillow doona and heater if you want to sell! I ended up leaving at 3am after putting on all my clothes to try and stay warm.
- alicia (8/5): Great location - Great location It is a but hostal vibes not the worse but expensive for the quality
- G-Star (10/5): - location
- Phillip (1/5): -
- Suhaizie (5/5): -
- Guglielmana (2/5): Terrible - Room with a broken window, which caused cold temperatures throughout the night. Cleanliness was almost nonexistent, and the rooms did not match the pictures shown on Booking. Very disappointing experience.

- sibylle (10/5): -
- Claudia (8/5): -

- Jacqueline (7/5): Comfortable - initially booked for 2 nights but my son had a severe head cold, so extended for a further 3 nights (5 nights total) in order to give him time to recuperate. Organising the extension of dates was easy and supportive through direct liaison with Al (the manager) who showed in my own words, professionalism with a human face, meaning that he was approachable and caring but could be extremely professional when needed to be. (An example being when we returned to the accommodation after going out in Melbourne on 01.01.2026 to return to the police and ambulance being there as a result of an issue with another guest. I was really impressed at how Al was able to reassure me after the event, which meant I was able to reassure my 12 year old son who is travelling with me, after he had seen the other guest in handcuffs on return to the property. We felt safe and comfortable, yes its not the Ritz, but at 131.50AUD a night (averaged out) you can not be expecting the Ritz!!! One last little point, whatever the owner is paying him, the manager is worth a lot more. What a lovely guy, (Boe has a lot to learn from Al!) Showers could be a little better - either too hot or too cold. Also the silver covering of the window above the bed needs sorting (manager aware) alongside a permanent solution to the blue curtain covering the window of the adjoining rooms locked door (manager aware and sorted out a temporary solution as some ladies in the adjoining room looked through the curtain and saw my son undressed which my son did not feel comfortable with.)
- Astara Yoyoe (10/5): Amazing location, clean, helpful stuff, beautiful building - Loved our pink room! What a nice surprise and spacious. Second time we have stayed here. Location is amazing, place is clean.
Rooms have very thin walls but it’s the second time I have stayed here and so I obviously like it enough to just wear plugs when there’s noise. There were some young kids next door who were laughing early morning which was adorable but we were very tired. I’m sure we woke our neighbours up with early uber to red eye flight at the airport the next day so you just have to be aware that you are sharing the space and may have moments like this.
I still highly recommend the place as it’s really beautiful decor and living spaces and a really nice vibe
- Pier (9/5): - Sfeervolle oude woning met ruime faciliteiten zoals woonkamer en keuken.
- Vanessa (7/5): - Beautiful big old house in a fantastic location. The family room was large with a lovely big window, well kept and generous shared living spaces and living room, it was quiet, there are three showers shared between quests but we always managed to get one when we needed. Perfect location. Only thing we really didn’t like was the smoking area right outside the bedroom window. Even with the window shut, the smoke smell seeps in and the room gets stuffy with the window shut.
- Greg (8/5): -
- Najafi (6/5): -
- Melanie (6/5): -
- Rendr (9/5): -
- Maggie (9/5): - It was very clean and well kept. The manager was very friendly and helpful. The location is also very nice with a tram stop right outside and across from a nice park and all the shops/cafes/bars of Fitzroy
- Wil (8/5): Comfortable and affordable, like they say it’s not for Karens - The cost and location to where I needed it to be. Nothing
- Jess (8/5): - The room was tidy and the service was excellent. Thank you Alan.
- Jess (9/5): -
- Cesar Paredes Q. (9/5): Nice place, little pricy but worth it if yoy want to take a break from hostels - The common area and aircon The bed was a little fragile, it sounded a lot
- Oakley (8/5): -
- Ryder (10/5): -
- Blake (9/5): -
- Daniel (8/5): - Alan was great. Very accomodating and helpful. Place was easy to navigate around too Room was right beside hall so was quite noisy and could also hear people in room beside. Appreciate its a somewhat old building though so in some ways to be expected
- Cooke (8/5): Great - Comfy beds and really nice staff
- raffaellocaccia (9/5): - Il responsabile era molto gentile e soddisfaceva le mie richieste.
Locali e ospitalità molto simpatica
- Denise (8/5): My Stress was relieved finding suitable accommodation close to hospital - Staff pleasant helpful
Not too noisy
Clean
Location good for my needs
Food nearby Pad on front door couldn’t read
Bit warm but I was hesitant about opening window
- Raymond (6/5): Fairly good price, staff were friendly. - Location Floor was a bit dirty in the room
- Georgia (10/5): - Beautiful building and the staff are lovely and very welcoming :) the rooms were clean, comfortable and there are very nice communal kitchens, living areas and bathrooms!
The check-in/ out process was also very simple and stress free, we loved staying here!
- Raymond (8/5): - No No
- Naomi (10/5): Easy. Clean. Friendly. Great location. - Clean and easy to find. Loved the rooms and the bathrooms were shared but clean and easy to use. Value for money. At times kinda noisy but that's cause I was around near the kitchen and the garage /outdoor area but after a certain time that all calmed down. Very quiet at night time, I slept very well.
- Nash (10/5): Great place to stay. Staff very helpful and friendly, ensuring a quiet and safe to stay. - Did not have breakfast
Location excellent for me This place delivers as it says it will.
- Louis (5/5): - Great location and room was fine Noisy. Even on a Wednesday night you could hear the front door opening and closing all the way through the night.
- Jasmine (10/5): - The location was perfect with the museum just across the road as well as the stop for a tram and everything was within walking distance.
