• Elnur (1/5): Absolutely terrible - It was supposed to be a 2 week stay but the property was terrible, at least the host agreed to change it to just 1 night so I could get a refund for the rest of the stay. The street where the apartment is located is virtually unreachable, our taxi wasn't able to enter the street as it was so narrow and it was freezing cold and snowing when we stopped 10-15 minutes away during the night and had to walk towards the apartment. The streets would be difficult to walk up and down during pleasent weather but it was virtually impossible to walk during rainy snow with bags in your hands, I fell down and injured my back, the taxi driver at least had the courtesy to exit the car and help us find the way as we did not have internet connection. The lock was old and we barely managed to enter the apartment and that is when the main issues started. First of all, we weren't able to lock the apartment from inside. Second of all, there was no heating, it was freezing cold. The AC worked, but it took 1-2 hours until it warmed up inside. The bathroom was in poor condition, the bed that I asked to be added was unusable and made my back pain even worse. We didn't even try to use the stove as it looked dangerous and we had to put the kettle on the floor to boil up some water as there were no outlets available on the counter. An absolute nightmare start to a family vacation.

• Radar (3/5): Kdyby hostitel neklamal hosty a byla dodržena čistota, konfirtni vytápění,nebyl vybydlený.. - Poskytli nám jiné ubytování, než jsme si zarezervovali a pak nám ho změnili, ale stále jiné. Byla tam zima. Bez ohledu na to, že venku mrzlo, tak topení bylo vždy zapnuté na stejnou výhřevnost. Bylo puštěné na maximální výkon. Jen kotel dodávající teplo do topení dodávalo stejnou energii bez ohledu na venkovní teploty. Několik dní bylo mrznoucí počasí s podajícím sněhem. Pokrývka na posteli byla taková, co se používá během letního počkají. Povlečení mělo nános černých vlasů. Nejspíše nedošlo k výměně k povlečení po předchozích hostech. Na povlečení byly něčí černé vlasy. Strávili jsme tam půl měsíce a i když jsme žádali, aby nám hostitel poskytl alespoň prostředky na úklid, tak se na nás vykašlal. Říkat tomuto místu, že je to hotel, tak je to součást hry, kterou hostitel s hosty hraje. Ručníky nám také nikdo nepokusil za celou dobu vyměnit. Sousedům se nelíbilo, že jsme tam parkovali auto. Následující den obdrželo škrábanec přes obě dveře na straně řidiče.

• Mikita (1/5): I would not recommend this place to anyone who values cleanliness, honesty of listing descriptions, and basic guest care - Nothing Unfortunately, our experience was very disappointing. The actual condition of the property was significantly different from the description and photos on Booking.com. The room and common areas were in poor hygienic and technical condition and did not meet basic accommodation standards. Because of this, we were unable to stay at the property and had to leave immediately. We did not use the accommodation at all. We contacted both the property and Booking.com right away. Booking.com confirmed that they tried to reach the property several times, but the property did not cooperate and did not provide any resolution.

• ALLA (3/5): I don't recommend this place for a long stay :-( - erm...Interesting location : on one side, right in the center of an area where low income locals; on the other side, close to a tourist attraction with a variety of cafes and restaurants. Very close to the embankment which is nice. Good proximity to infrastructure (shops, metro). Pleasant hosts, they helped me several times. Unfortunately, the accommodation itself is of a very poor quality, to put it mildly - it is super old, everything is falling apart, and when it gets cold outside, it is cold inside so one might get ill (when I moved in, the window was also broken), the appliances give electric shocks (!), the sinks are microscopic and it is difficult to wash dishes, and there is incredible humidity - laundry doesn't dry, everything gets damp (my passport got wet and started to curl up!).

• Afaque (10/5): It is a very good value for money option. Surrounded by local families, so everything is authentic. - If you are on a budget travel, go for it. It is awesome 'value-for-money'. Mr. Mustafa (Owner) is very cooperative and speaks very good English. But there are some points to be considered. I would suggest the owner to provide the below information to all guests. 1. There is a local hammam just opposite to this property (Tareekhi hammam). This hammam is available on google maps. Use this location you can easily get to this property. 2. How to reach from Airport to this property (if you want to save money, as cabs is expensive) : Come out of the airport and go down for metro train. Get a Istanbul card ( around 125 Lira). Same card can be used for multiple persons. (Top it up. Around 150 lira per person) . Board the metro going to Gayrettepe. Get of at Gayrettepe. Take another metro (M2 line) going towards Yenikapi. Get off at Haliç. Walk to Haliç tram station. Board the tram going towards Alibeykoy and get off at Ayvansaray. The hotel is 10 minutes of walk from here (uphill). 3. There is a small shop around 20-30 meters away on the same street, run by very polite kids. The charges are genuine there. They keep all necessary stuff. 4. Go down the street until the crossroad and turn right, you have BIM there for groceries and necessary things. (5 minutes walk) 5. Every Tuesday there is a local market there (close to BIM) (5-7 minutes of walk). You may buy fresh fruits, vegetables and other stuff at very economical price. 6. Walk upwards, you have Kariye morque and other historical sites (15-20 minutes of walk). P.S. - After writing this review, I noticed that this hotel is now appearing on google maps. Not negative point as such. But if you have kids or toddlers, prefer to have the ground floor, by talking to the host in advance. As the stair has no guard rail.
• Аллира (10/5): Good for its money. - Perfect location, near a tram station, but far from noisy roads. The apartment is clean, comfy, spacious, and has all the necessary utilities. We were happy with my husband spending time in Istanbul at such a nice and valuable place. Also, it wasn't too hot inside, and the conditioner was working well. The bed is soft, pillows are not too soft or hard, just comfy. Ketllee is boiling fast, and the table has enough space for having a small dinner or breakfast. All was perfect. Nothing bad comes up.

• Nuri Cagatay (1/5): Nicht weiterzuempfehlen - Die Lage ist zentral. In der Gegend, in der sich die Unterkunft befindet, fühlt es sich unsicher an. Die Häuser sind heruntergekommen. In dem Gebäude der Unterkunft befinden sich keine Geländer an den Treppen, sodass man bei Ungleichgewicht ins Loch hereinfallen kann. Das Zimmer war schmutzig. Es gab einige Stellen mit Schimmel. Im Bad hat es sehr unangenehm gerochen. Es gab offene Stellen an der Decke. Die Matratze war zu klein für das Bettgestell. Im Bad hat sich der Putz von der Decke gelöst.

Al entrar, me llevé una gran sorpresa: las instalaciones estaban en muy mal estado. La cocina daba asco de verla; los utensilios, sartenes y todo en general estaban sucios y llenos de polvo. El baño también dejaba mucho que desear: si te quieres duchar, mejor con chanclas, porque da la sensación de que puedes pillar algo. Había muchísima humedad y un olor muy desagradable. Además, hay que tener cuidado al subir las escaleras, ya que no tienen barandilla. Lo único positivo es que la atención del personal fue amable.

• Ryan (10/5): Outstanding host and lovely place to stay! - The owner went out of his way to help us - both when looking for an early check in after a horrible flight and then with another matter. He really is an exceptional host. The beds were comfortable and the shower was very nice and hot. Having a fridge is really helpful. Full curtains would have been nice - but we wake easily with a bit of light in the morning.

• Lina (2/5): Horrible sitio para dormir! - El alojamiento estaba bien, era cerca de Balat, un barrio no tan turístico, pero con una buena oferta de restaurantes y tiendas. Las fotografías del alojamiento no corresponden con el estado en que se encuentra realmente, el sitio ESTA DETERIORADO, ES SUCIO y tiene muchas fallas que se consideran básicos para la seguridad de sus huéspedes como son: - conexiones de electricidad expuestas y electrodomésticos con muestras de fallas eléctricas - olor a humedad y moho negro en las paredes de las habitaciones y baños - falta de señalización de escalones a la salida y riesgo de caída por las escaleras a falta de barandales En total reservamos 2 habitaciones y ambas habitaciones estaban en muy mal estado, una de las camas estaba dañada y se caía el colchón, no habían ganchos para colgar abrigos o ropa. En una de las habitaciones además estaba instalada por una pared muy delgada la lavadora y secadora, así que el ruido en esa habitación era muy alto. La suciedad hizo que no quisiéramos ni preparar un te en el alojamiento, todos los platos y vasos estaban sucios y llenos de polvo.

The room itself it's a budget room but has everything you may need: kitchen, tv, hairdryer, heat, air conditioning.... I loved the position, set in a very traditional part of the city, my neighbours were lovely! Close to metro, bus station, market, amenities. A cat here liked the room so much it always wanted to stay inside...

• Guzha (7/5): Мы сами выбрали этот отель, зная про район по отзывам, поэтому грех на что то жаловатся. - Не могли долго найти отель, пока персонал не пришел за нами. Сотовый телефон отключился и связи не было вообще, хорошо был распечатнный вариант брони отеля. Там нашли номер телефона хозяйна и местные жители позвонили хозяйну на турецком, объяснили где мы находися. Хозяйн прислал за нами Мерием. За это огромное спасибо им. В номере есть балкон, все необходимые принадлежности. По нашей просьбе позднее выселение сделали, недалеко есть магазин Бим, где закупались готовили в номере. Район конечно сначала шокировал, пока ждали сотрудников отеля при нас на прохожих кинули сверху стеклянную бутылку, которая разбилась вдребезги об брусчатку. Потом привыкли, были в основном доброжелательные люди, которые улыбались и здоровались. Сначало заселили в номер, почти как в подвале, сыро и темно. Попросились повыше номер, согласились и дали на 3 этаже с балконом

• Vadym (10/5): - Spacious room with beautiful view from the balcony. Everything was clean. Very hospitalable owners, helped with everything and were very welcoming. The hotel is located in a very authentic area with a vibe of a big village. The area is safe. Grocery shop just round the corner, many cafes and historic Balat nearby. If you have heavy luggage or health issues, be prepared to use the narrow staircase to the 2nd floor. Also, the streets here are up and down, but that is typical for the whole Istanbul.

• Eric (5/5): Read the review to make your own decision - I had the top floor apartment with the partial sea view and balcony. The big window with the view was very good. The absolute minimum of kitchen equipment. One saucepan (with no handle) and no kettle. The "kitchen" sink. It's actually a bathroom sink and extremely small. No WiFi on the first day. This was eventually rectified by switching to another network. The collapsing bed The very narrow and steep stairs with no handrail and sheer open drops. The continuous smell of smoke from the hammam opposite. The black dome in the photos. The extremely loud "call to prayer." You WILL wake up between 4&5. Admittedly, the last few are beyond the owner's control, but you should be made aware.

• Corrado (8/5): - Quartiere autentico di Istanbul, lontano dalla confusione dei turisti mordi e fuggi ma ben collegato al centro da tram e traghetti raggiungibili in 10 minuti a piedi. La mia stanza era all' ultimo piano con un piccolo balconcino con una splendida vista sul quartiere e uno scorcio del Corno d'oro. Ottima comunicazione con lo staff che si è dimostrato molto disponibile. Nei dintorni ci sono molti piccoli market e locali dove mangiare buon cibo a prezzi bassi. In pochi minuti a piedi si può raggiungere il bellissimo quartiere di Balat.

Je n'ai passé qu'une nuit au sein de ce taudis et cela fait maintenant 2 mois que je me bat pour me faire rembourser. Les escrocs qui tiennent cette affaire refusent de faire ce geste. A éviter absolument

We agreed and moved in the same day. The new apartment was much better; however, it had no appliances at all — no table and no washing machine. They brought us a table the next day, but the washing machine remained just a promise.

TV is huge and has many channels and also apps. The location is quite good because of tram stations and ayvansaray harbour. All in all it is a great facility and I highly recommend it.

• Olena (1/5): ужасно, обман - Будьте очень внимательны с этим хозяином! Пользуюясь нашим поздним заездом он поместил нас в совершенно другой номер чем мы бронировали. Номер был по другому адресу чем указано в бронировании. Мебель и оборудование не соответствовали фото на сайте booking. На мою претензию хозяин ответил, что на booking указан адрес и фото его офиса, а не предоставляемых аппартаментов! Сама комната была на 3 этаже в очень не удобном месте, кровати не удобные, шкафа нет, вся мебель очень хрупкая и плохого качества. Окно не закрывалось, было очень шумно. У меня было два бронирования у этого хозяина на разные даты и он пытался обмануть меня и во втрой раз - предлагая опять поселить меня в этом помещении, хотя я заплатила совсем за другие аппартаменты. Только скандалом я получила во втрой раз жилье,которое я бронировала. Категорически не рекомендую!
• Danilo (1/5): Avoid this place at all costs – completely misleading and ruined our trip! - This is not a hotel as advertised – there’s no reception, no staff, nothing. The moment we walked in, we were hit by a horrible smell. The toilet was absolutely disgusting, covered in mould and dirt that clearly hadn’t been cleaned in a long time. The plastic flush broke off the moment I touched it. The tiles looked like they were thrown on randomly with no care. We didn’t even get the room we booked online. We had two 30kg bags and weren’t told we’d be on the third floor with no lift – dragging our luggage up all those stairs was a nightmare. The area itself was hard to reach and felt completely unsafe, especially at night – it honestly looked like the favelas. We wanted to leave and book somewhere else the second we got there, but we didn’t want to spend more money. This place seriously ruined our holiday in Istanbul. Do yourself a favour and stay far away.

Verkehr-ungünstig Slam-Arial (Asoziale hausen hier) Lasst euch nicht von die Bildern des Hosts täuschen. Die Unterkunft war zu Abend schlecht zu finden. Die Umgebung sieht ärmlich aus. Dort wohnen Zigeuner-ähnliche Moslemen. Deren Kinder spielen nach 22 Uhr immer noch auf den Straßen und machen Lärm. Abend sitzen die Familien auf den Straßen und unterhalten. Autos fahren an unserem Schlafzimmer vorbei. Moschee-Geschreie der Muezzin nach 22 Uhr muss man damit rechnen. Der Host kann gut Englisch schreiben. Erst auf Verlangen rückte er Pfannen, Töpfe und Fön raus.

• Martyna (10/5): Great place! - We had a wonderful stay at this apartment! The place itself is lovely, with a beautiful view and a very charming atmosphere. The neighborhood feels very local and authentic, yet it’s just a short walk from the more touristy areas, so you get the best of both worlds. Right next door there’s a cozy, traditional bathhouse – highly recommended for a relaxing experience. On Tuesdays, a small market with fresh vegetables pops up in the nearby streets, which adds to the local charm. The apartment is well-equipped, with air conditioning and a fully stocked kitchen, which made our stay very comfortable. But the real highlight was the host – such a kind and helpful person. Thank you so much for your warm hospitality! I highly recommend this apartment to anyone visiting the area!
• Martyna (10/5): - Great apartment with a lovely view in a charming, local neighborhood – just a short walk from the touristy spots. There’s a cozy bathhouse next door and a fresh veggie market on Tuesdays nearby. The place has AC, a well-equipped kitchen, and most of all – a wonderful, helpful host. We liked it so much, we extended our stay by two more nights. Highly recommended!

• Svitlana (2/5): Підходить тільки переночувати і не залишитись на вулиці. - Нічого. Тільки вдячність за раннє заселення о 6 ранку і трохи пізніше виїхати. Нажаль це все. Місцерозташування- це просто болото. Класичні супер трущоби, з постійним запахом гарі, який дме у вікно. Найгрязніший район Стамбулу, який я бачила. Сміття викидають через вікно. Сама будівля з незручними сходами. Кімната на останньому поверсі, без теплоізоляції. Навіть в не спекотну погоду, кондиціонер не може охолодити. Санвузол дуже незручний. Ліжко постійно розбирається на запчастини. Під ліжком купа сміття. Замість штори ролети, які закривають вікно на 3/4, через що сонце постійно світить. Чайник тече.

• Oleg (7/5): На несколько дней остановиться и погулять по городу - Удобное местоположение. Быстро добраться до туристических объектов. Много магазинов и заведений в пешей доступности. Есть все что нужно для проживания. Чисто в номере, хорошая бытовая техника. Хозяин быстро отвечает и помогает. Есть гантели))) Через дорогу турецкая баня, которая постоянно топиться и может дымить. Горячая вода быстро заканчивается. В вечер перед вылетом отключили воду, не было возможности принять душ перед дорогой, хозяин предложил купить питьевую в магазине и воспользоваться ей.

• Николай Грачев (3/5): - Территорриально хорошее расположение. Близко к транспорту. Не рекомендую. Ужасный район. Аппартаменты требуют ремонта. Плесень и сырость, хотя есть газовое отопление. За день до заезда информация как забрать ключи была одной, а за час до заезда хозяин изменил ее и отправил сообщением. Не имея турецкой мобильной связи и интернета попасть в аппартамент было сложно.
