Andrea nos sirvió de mucha ayuda desde el principio - nos compartió muchas recomendaciones de restaurantes, bares, nos permitió hacer el check-in antes de la hora habitual y dejar las maletas por la tarde el día de salida. La habitación estaba super limpia, las camas nos parecieron muy cómodas, la ubicación es inmejorable - a unos minutos de Termini (4ta planta con un ascensor). Las habitaciones se acceden a través del código insertado en una pantalla - nos gustó mucho el nivel de seguridad
El viaje ha sido un regalo de cumple para mí prometido y Andrea le dejó un detalle de bienvenida - SERVICIO INMEJORABLE!!!
La relación calidad precio estuvo GENIAL.
100% recomendable y con ganas de volver. NADA! El viaje a Roma ha sido demasiado corto!

Brak lodówki, czajnika, żadnych garnków itp. w pokoju była suszarka do włosów natomiast lepiej zabrać swoją bo tym produktem trzeba to robić ok 2 godziny😀 dla mnie za miękki materac.

- Perez (8/5): - Nos gustó la ubicación, la limpieza, la comunicación y la facilidad para el check in y acceso. Se valora mucho el ascensor! Algunas cuestiones a mejorar: se podría agregar un pequeño frigobar, muy necesario sobre todo en verano (tuvimos que tirar comida por falta de refrigeración). El aire acondicionado era automático y estaba seteado en 25 grados en verano, lo que nos hizo pasar un poco de calor. Sugiero bajarlo un par de grados.
- Lommen (8/5): Prima! - Voor aankomst had de eigenaar contact gezocht via Whatsapp. Hierdoor kon alles voor het inchecken al geregeld worden. We hadden dan ook direct de codes om het appartement en de kamer binnen te komen. Dit verliep erg soepel. Verder was de eigenaar behulpzaam rondom het vervoer en de belachelijk ingewikkelde ZTL-zone in Rome. Eenmaal in onze kamer stond er een gezellig, knusse 'space' lamp aan gericht op het plafond. Echt een pluspunt. Deze hebben we dan ook de twee avonden aangehad tijdens het spelen van een spelletje Lost Cities. De kamer was prima (op enkele kleinigheden na). De locatie is op 8 minuten lopen van het station Termini. Dit is het hoofdstation en vanaf daar gaan er vier kanten metro's op. Je bent overal zo. We hebben gebruik gemaakt van een 48h openbaar vervoerkaart. Perfect! De vloer was relatief vies. Het is geen aanrader om met blote voeten in de kamer rond te lopen. Verder was de douche erg klein en vies. Er zat allemaal zwarte smurrie onder in de randen en de zeepplankjes waren gewoon niet schoongemaakt. Verder is er zo weinig ruimte op de wastafel dat er net één lenzenbakje op past.

- Natalia (7/5): Good - The apartment had great localisation,it was really close to get a train or a bus to go anywhere,there is really nice restaurant ,,Andrea" very close and food is really good and not expensive. The apartment was also clean. The owners were very nice as well. It was no fridge, so in hot days we didn't have the possibility to keep some cold drinks or ice inside for ourselves. I had to say that was hard to sleep in the night sometimes, some noises from outside of the room was weird and we had to buy ear plugs to be able to fell asleep.

- Azra (9/5): Superb - The host was easily accessible by Whatsapp and they took the trouble to explain everything about the room via messages since there was no personal interaction. All facilities were provided in the welcome kit and the bathroom and bed linen were very clean. Everything was thoughtfully provided so we were not uncomfortable, even though there was no personal interaction in the guesthouse.

The beds were also very comfortable. The hot water wasn't working for the cup of tea in the morning
- Marygrace (9/5): Great place and will definitely come back, although the noise can be irritating sometimes - The property is near termini so very easy going to get to well everywhere. The communication with the owner was very easy and the self check in (even at late) and description on how to find the accommodation was super convenient. The room was cleaned properly. I’ll may be booking here again when in Rome. Given it is located in a busy area, it was always quite noisy. We weren’t able to proper open the windows to get fresh air without being extremely loud.

However, during my second stay, which was for 5 days, things were very different. Upon check-in, I found someone’s used brush by the bed, the floor was dusty, the bathroom had an unpleasant smell, and the shower water was very difficult go in the sink of the shower. (Otherwise, the bathroom was clean.) I reported these issues to the host right away, and he was very considerate. He offered to change my room, but I declined because I had already unpacked all my suitcases.
Things became complicated during check-out. The day before, I had asked the host to extend my check-out time by two hours, from 10:00 AM to 12:00 PM, but for some reason, my request was denied. (Everywhere else, check-out is usually at 12:00 PM; here, it was at 10:00 AM.) Unfortunately, I overslept and ended up checking out at 12:00 PM anyway.
At the entrance, I was confronted by a cleaning man. He began yelling at me, accusing me of having messaged the host saying the room was ready to be cleaned. Then he started shouting at me in Italian. The situation became so tense that we could barely leave. They were arguing with me about how I dared to check out at 12:00 PM—even though, at that very moment, someone else was checking out of another room at exactly 12:00 PM. I apologized for the late check-out and simply wanted to leave my luggage, but the experience had already ruined my day. In the end, I had to leave nervously, carrying all my suitcases.
This man ruined our entire trip.

Room is impeccably clean. Bed is comfy. Bathroom has heated towel rail. Check-in instructions are very precise. You can store your bag for few hours after checkout. When I return to Rome I will definitely try to stay in P88

- Emilio (6/5): Too quite by half - Not enough space for two people with luggage nor hanging for clothes. The structures look good but inefficient. One bath towel, per person, for the week. When requested towels we were told that house keeping and towels would be done on Wednesday but never happened. The kitchenette area was useless: the electrical hot plate and the hot water dispenser out of order.

- Vicki (4/5): Disappointing - Location. Room was supposed to be cleaned every three days, with fresh towels and linen. THAT NEVER HAPPENED!! The only time I saw a cleaner was either the Monday or the Tuesday after I checked in. She was cleaning room 1 and I asked her for the mop. I washed the floor myself as it felt very dirty and gritty underfoot. No I wouldn't stay again.

- Rebecca (7/5): Basic but handy place to stay. Clean and tidy. I would recommend this guesthouse. - The location as very convenient for the main train terminal in Rome and meant there were lots of connections for the train, metro and buses. Most attractions were anything from 20 minutes walking upto an hour from the location. However the public transport is fairly easy to work out. The area has plenty of cafes and restaurants to eat and drink that are fairly reasonable in price and offer very tasty food. There are local supermarkets as well if you wish. The room itself was basic but clean. This is a no frills place but it wasnt necessary for anything more for my purpose. I would recommend this guesthouse. To be honest there was nothing that was really a negative. I chose to travel basic and the room was exactly what I was expecting. In terms of location be confident in using public transport or enjoy walking.

But the air conditioner worked properly at the first and the last day. I don't why. Despite this minor problem I recommend it if you visit Rome. Nothing. Everything was pretty good

- Asia (1/5): Don't bother - It was close to the train station. The owner was terrible at communicating how to enter the location even though we'd notified them that we would be arriving later (due to train times). The shower did not drain at all, the bed had a very hard mattress. Air conditioning could only be controlled by texting the owner to ask them to change the temperature - we did this the first night and the AC was left on full blast the whole night. The owner said there was a control panel for the AC but it was out of reach even if you tried to stand on a chair (see photo, it's on the top shelf). Owner was rude and only cared about getting the city tax. The owner even let themselves into our room using a different code to the one we'd been given in front of us - this did not make me feel particularly safe.
- Pavel (8/5): Very good - The accommodation is in a very good location, very near Termini station. It's only 25 minutes of fast walk from Forum, I was very satisfied. It was reasonably equipped, the bed was ok, everything was functional, and the wi-fi was perfect. I appreciated the self-check-in and check-out and having a code for entrance. I did not like the pictures hanging on the walls - they are so terribly creepy! I could not get hot water, not even reasonably warm water, from the shower, but that might be just me being unable to operate it properly.

- Harriet (8/5): Perfect for a short stay in Rome - The property was very clean and exactly as advertised. It was in a very convenient location near to the main train station and was easy to find and access. For a short stay in Rome it was the perfect base. It wouldn’t necessarily have been so suitable for a longer stay, but was great for what we needed. The only issue was that the Wi-Fi kept disconnecting from our devices.

This was a really bare bones operation with zero amenities—no refrigerator, coffee or tea, bottled water, toiletries. Not even soap for the shower. A clean room and toilet/ shower and that was all. The shelving system was weirdly constructed so that two of the 4 shelves were completely out of reach, and useless. There was only warm water, never hot. Bed was ok, not particularly comfortable. What you got for your money was the bare essentials.

The bed is very comfortable.The position is great. Close to Termini Station, yet far enough away to guarantee you a peaceful night's sleep. The owner was more than friendly and accommodated our requests every time. Also, I liked that we were able to leave our luggage inside in a separate room on the last day.

The room was very clean. the metallic bed frame squeezes like GrandMa's beds.

The coldness of the room made me sick. Unfortunately, when you write to them, they can activate the air conditioning (A/C) at their discretion. During my four-night stay, I was only able to convince them to turn on the A/C for one hour. This lack of temperature control led me to get sick and cold.
The toilet seat was filthy. There wasn't even any toilet paper available. I had to call them to request some, and they finally provided it.
The room wasn't cleaned at all during my four-night stay. There seems to be no regular housekeeping service.
- Nils (2/5): Cheap but very subpar, avoid - The location close to Termini station is useful when you arrive or leave, but apart from that the area is not particularly nice. It was cheap. I had several serious problems with this accomodation:
1. There is no staff ever there, I had to call them and they remotely opened the main door for me. Then they programmed a personal PIN on the main door and on my room door to be able to enter. Two hours later my PIN would not work on my room door and I had to call them again and explain the situation so that they would remotely open my room door! And their English skills are really bad.
2. The place is just part of one floor in an old building with several "hotels" and the rooms seem to be constructed or renovated very recently. So recently actually that there was an unpleasant smell like a dusty construction site in the room. It did not feel healthy.
For me these issues were prohibitively bad and I decided not stay there at all but instead book another accomodation!
