A unica coisa mais positiva foi a localização nada mais Quarto foi no res do chão, cheirava muito mal ( a esgoto) cheiro que vinha da casa de banho. Cheiro insuportável. Contacto com o proprietário não foi o melhor apesar de ja ter cobrado taxa turistica, voltou a cobrar atraves da empregada limpeza mais 3 euros por pessoa ( somos casal).

Das Fenster lies sich nicht schließen und es war kalt. Der Host wurde unverschämt, als ich das geschrieben habe. Außerdem war kein Toiletten Papier da!!!! Das ist das letzte!!!! Die Nachttisch Lampen sind Attrappen!!!! Abends war Lärm zu hören.

Don’t give the host any money - Never got to stay at it, but since I can only comment here if I rate all the different categories, they are all 1/10 based on the experience I had with booking this property and interactions with the host. See below and please check out the negative reviews from other users. The good location isn’t worth the trouble. The host, and the way this property is run. I booked the property with a much lower score than I usually do (I stick to at least 7 and above, typically 8 and above if they are available). But I had a specific requirement, which was that my flight would be arriving after midnight. I figured that if I search for places with “express check-in” it wouldn’t be a problem, since that usually means some version of “self check-in”. Additionally, the property advertised a 24h desk. I booked it, and after I didn’t get the usual message with instructions, additional questions and details, I messaged the host asking about my situation and what I can do. The reply (full of typos and barely comprehensible) was that after 11:30pm I have to pay 20€ extra for every hour I arrive late past 11:30pm. So in my case, that would cost me 20€ just based on when my plane was landing, and at least 20€ more based on the time it takes to get from the airport to the city (in the end I was in the city around 2:30am, so I guess that would have been 60€ extra). I tried to inquire about this with booking, who reached out to the host. We got a rude message back (linguistically challenged in the same way) saying: No chance (but in a few more words, repeated twice). After that I started getting messages from the host on WhatsApp, where the host was offering a solution with a shuttle service, which would cost me 40€ and save me money in late check-in fees, because it would get me to the property faster. For comparison, the standard airport shuttle, which you can buy tickets for online and waits for 30 min after every flight lands costs only about 10€. And given that my flight was delayed, I don’t trust that the “special shuttle” offered by the host would wait for me. I wouldn’t have been surprised if that would require extra late fees too even though flights being delayed is not something I can control.

• 747YW (8/5): - Second floor room is nice. Shared bath room is inspirational for it's sizing. It actually works just fine. For the price it is good value in Dubrovnik. Neighbor objects rightfully to bicycle parking in the narrow alley. So it's not the best for cyclists parking wise. But few places in Dubrovnik will be. Overall a good value.

Salle d'eau minuscule donnant sur le palier! Dangereux si on ne regarde pas où on marche on peut tomber dans l'escalier! pas d'isolation du bruit ni des voisins. Chambre déjà louée à d'autres personnes qui avaient aussi les clés!! Nous les avons rencontrés le jour de notre départ et elles auraient pu rentrer dans notre chambre pendant que nous dormions. Cet hébergement est une arnaque avec surbooking des chambres et une mauvaise foi du propriétaire quand on le lui en fait part. Une plainte et demande de remboursement est en cours de la part de l'autre personne qui avait aussi loué la chambre sur la même période. C'est inadmissible!

L’hôte nous a demandé des taxes supplémentaires en cash (ne surtout pas payer car elles sont incluses dans le paiement). l’hébergement est insalubre et il ment sur tout les équipements mentionnés. Je vous invite à lire également les avis Google maps. Il a loué la chambre a un autre couple en meme temps que nous donc nous nous sommes retrouvé 2 dans la même chambre. Il n’a pas voulu nous rembourser car c’est un arnaqueur sans pitié qui filme l’intérieur des chambres qui plus est. La.habitación con baño privado, un timo, el baño estaba afuera, no te daban llave y un chico, no alojado, pasó a hacer sus necesidades ya que la puerta de entrada está abierta. La habitación está llena de bichos, mosquitos y a saber qué en las sábanas. No recomiendo en absoluto este alojamiento, y eso que yo viajo en campervan.

When we arrived at the original address, there was already someone else staying there. The apartment did not smell good, the bed had no sheets, the pillows had no pillowcases, and the bathroom was not clean. After going to the original address, we were given only 7 minutes, in a threatening manner, to arrive at another address for a different apartment than the one we had booked. The host was rude, aggressive, and constantly made threats that we would be charged extra, and communication with the host was very difficult.

Purtroppo la pulizia della camera non era all’altezza delle aspettative: non trasmetteva una sensazione di cura e igiene adeguata. Anche il bagno risultava molto piccolo e diverso da come appariva nelle foto, rendendo lo spazio poco funzionale. In generale, la struttura non rispecchia fedelmente le immagini pubblicate, creando aspettative che poi vengono disattese. Peccato, perché con una maggiore attenzione alla pulizia e una rappresentazione più realistica degli ambienti potrebbe offrire un’esperienza decisamente migliore.

L’emplacement est correct, mais c’est la seule chose positive à mentionner. La chambre était complètement différente des photos. Elle n’était pas propre, il y avait de la moisissure sur les murs et j’ai trouvé des punaises de lit sur le lit. De plus, il est extrêmement difficile d’y accéder en voiture : il n’y a pas de parking à proximité et il faut marcher très loin avec les bagages.

Régi épületben, ami számomra nagyon tetszett, mert bele illik a város környezetébe. Parkolási megoldás is volt, a tulajdonos javasolt árban nagyon jó lehetőséget, és elvitt a város faláig autóval, és onnan kedvesen be kisért minket a szállásig. A tulajdonos nagyon kedves ember!

On a mal été renseignées et ensuite l'hôte a été irrespectueux et malhonnête sur WhatsApp. La chambre qu'il disait être pour nous était sale et pas prête, et il n'y avait pas de clés. Les WC privatif ne le sont pas, chasse d'eau cassée (et hôte nous traite de menteuse alors qu'il y a vidéo à l'appui). La fenêtre ne se ferme pas. Publicité et images mensongères. Bref. 6 mois que je voyage et première fois que je met une note pareil ! Ne mérite pas d'être sur Booking !! Autant aller dans une auberge au vue du prix.

La rete si è rotta, la lampada sul comodino finta, il bagno in comune si è no misura due metri quadrati doccia compresa, vecchio e sporco. Abbiamo protestato perché avevamo prenotato una stanza con bagno, il giorno dopo ci hanno spostato al piano terra dove hanno una grande camera con bagno, frigo e aria condizionata. La came6di livello decisamente superiore, la porta del bagno scorrevole rotta che non si chiudeva, ma a quel punto abbiamo rinunciato. Tutti i contatti con il gestore per telefono, decisamente inopportuno. La pulizia della stanza sotto è discreta, di quelle sopra assolutamente no. Il prezzo decisamente alto, in Italia si paga quella cifra per hotel molto molto superiori. La posizione comodissima in centro città, ad un passo da tutto

I checked in the evening - just to find out there were absolutely terrible and appalling conditions- not upto any Western European / European Union Standards and I am terribly disappointed that booking.com clearly does not quality control the accommodation it is managing on its website. The room was extremely dirty, unprepared, the windows were broken and hung half open nailed together, there was sand in and on top of the bed, there was humidity and holes in the walls and there was electric wires hanging out of the sockets. Also this accommodation was advertised as a room with a private bathroom, but there was no private bathroom just one little bathroom outside with a broken shower. Please see pictures attached for your reference.

When we arrived, the owner wasn't there and texted us on WhatsApp very aggressively when we asked for a different room. The one offered to us was tiny, full of humidities on all the walls and the window was broken and hanging. The bathroom was in very poor conditions and it was shared with other rooms. We asked for a different room as that was not what we had booked. The owner invited us to leave the property. Then he charged us the full price and refused to reimburse us, despite we didn't use the room and that Booking repeatedly asked the owner for a reimbursement. Be all aware that you can get scammed as well, so we share our experience hoping to save you from having your stay in Dubrovnik ruined.

• Wunder070 (1/5): Nie wieder BUZA House - Das Zimmer ist ein absolutes Loch. Ein Zimmer mit Bett in einem mehrstöckigem Wohnhaus und massiv überteuert. Keine Klimaanlage wie beschrieben, nur ein Ventilator. Kein Bad und Toilette wie beschrieben, stattdessen eine versiffte Toilette im Hausflur. 24 Stunden Rezeption bedeutet es ist nie jemand vor Ort, kann aber jederzeit anrufen werden. Das allerletzte. Das Buza liegt im Altstadtkern. Man kann nicht mit dem Fahrzeug ran fahren. Ich mußte meine Motorradkoffer 700 Meter über steile Treppen zu Fuß hintragen.

• Antonio (1/5): una camera dormitorio con bagno in comune…. costosissima : una truffa! - unico vantaggio la posizione centrale ma attenzione il parcheggio non era invece disponibile ; abbiamo preso multa perché tutti i parcheggi del centro sono destinati ai residenti e ce ne arriverà un’altra perché tutta la zona è ZTL . Ovviamente nessuno ci ha avvisato. la struttura praticamente è una truffa: il bagno privato non c’è, e’ in comune con altre stanze . il bagno è talmente piccolo che non ci si lava agevolmente. la stanza è veramente misera ma pulita; gli infissi sono rotti e dalla finestra arriva un cattivo odore di wc. E’ veramente grave che Booking non controlli le vere condizioni delle strutture e verifichi le recensioni che con voti alti rispetto a quanto visto, risultano palesemente false. Ovviamente anche la colazione ( inclusa) non c’era! Tutto questo per la modifica cifra di 140,00 Euro. Attenzione le foto della struttura inducono in errore: non fanno capire quale è la tua vera sistemazione: la nostra camera era praticamente un costosissimo ostello! Segnalo a Booking !

• Leah (7/5): Very convenient location. - The location cannot be beat. It's right outside the Old Town but easily reachable by transit/taxi. It's very near the beach and several restaurants. The bed was super comfortable and the air conditioning worked great. This wasn't the place in the photos. The owner asked me to switch on the day of arrival. This turned out okay, but if I had been staying more than one night, I wouldn't have been happy, since I expected to stay inside Old Town.
• Jan Rino (2/5): A lousy stay. - There is no sign inside or outside showing that I have come to the right place. It is only a messy stairway with room numbers and wifi info all over the place. But no reception, no people there. (They did confirm checkin were ok at that time by email.) After several lost calls and a couple of emails, I got a message in booking asking me to use WhatsApp (why?).After being askes to send them pictures (why?), I was told to look for the key in the plant outside the door. I couldnt find it at first and the neighbors were suspicious of me inspecting the plants outside their homes. An hour after i arrived I found the key and opened the door to my designated prison cell for the night. The window was broken but had been fixed with a screw together with the other window. The smallest toilet room i have ever seen were shared with rest of the House, noise all night. Sent a message to them saying I was inside but not happy. Instead of saying sorry for the unpleseant start they blamed me for not communicating properly in WhatsApp. I am happy I didnt bring my kids or wife here.
• Giulya89 (1/5): Schifo indiscusso - Niente, il solo vantaggio è la posizione, in ogni caso comunque in un vicolo un po' degradato. Abbiamo prenotato una camera queen deluxe con bagno privato - che dalle foto sembrava decisamente meglio - e ci siamo ritrovati in un'altra stanza: una bettola indecente con bagno condiviso, sporca, squallida e infestata dalle cimici. Lo schifo assoluto. In più, quando abbiamo scritto al proprietario ci ha ignorato. Abbiamo passato la notte in strada pur di non restare in quella stanza.
