- Michelle (1/5): A disappointing experience marked by an unreturned $300 deposit, a last-minute move to inferior accommodation, and ongoi - We were moved the last minute to an inferior apartment with no compensation. We were required to pay a $300 deposit for this booking on March 7, and to date this amount has still not been returned. We originally booked the Hilton Apartments, however on the day of check-in we were unexpectedly moved to The Circle on Cavill Apartments instead. This replacement accommodation was clearly inferior and did not match what we had originally booked or paid for.
I made numerous attempts to contact the company managing the Hilton Apartments booking, but did not receive any response. I then contacted Booking.com customer service and was advised that I would receive an update within 5 days. That timeframe has now passed, and I have still heard nothing.
This entire experience caused significant inconvenience and disappointment, especially given the last-minute nature of the change and the lack of communication throughout the process. The replacement accommodation did not reflect the standards, quality, or value we expected. Despite multiple follow-ups, the issue remains unresolved, and the communication has been unsatisfactory. I would strongly encourage future guests to confirm all arrangements carefully before booking.

- Imelfort (1/5): - This is a scam, you pay for the Hilton then on the day of your check in they message you and say there is a problem with the room and they have alternative accommodation in a rubbish apartment, and tell you rudley that you take it or they cancel and refund you leaving you with no accommodation on the day of your stay, on top of that they charge you for parking and make you pay a deposit, which you have to chase for two weeks to get it back.

- Vicki (1/5): Very disappointing - Nothing We didn't get to stay there, they made contact a couple of hours before we arrived tell us we couldn't be booked into the apartment due to a water leak from the washing machine apparently. They told us that we had 2 options, a ocean view with a small balcony at an apartment across the road, this apartment wasn't across the road it was 2 blocks back and the apartment was not 2 bedrooms, one 1 bedroom with 2 beds placed in the dinning room. Couch was not clean, balcony had a bed base on it, just not at all what we booked in the first place. We then had to get another hotel room at an extra cost to us, not great as the prices had all gone up because of last minute booking.

- Cara (1/5): Terrible service and communication by the property manager - Was changed to a different location last minute as the Hilton room was “under maintenance” the room we were transferred to at Circle On Cavill was filthy, unclean sheets and bedding, tables were dirty, carpet was disgusting and crumbs on floor. Cleaners came and argued that it was clean and would not tidy up. They ripped the sheets and bedding off the bed and left them on the floor, left and did not return. Did not even end up staying at the property.

- Nasrin (1/5): Misleading “luxury” listing. property was unclean and not functional, and we had to leave within an hour of check-in. - we did not experience any positive aspects as we had to leave shortly after arrival due to serious issues with the property The apartment was not as advertised and did not meet basic cleanliness or functionality standards. Upon arrival we found unwashed and unfinished linens left in the laundry area, multiple televisions not working, mouldy and rotten food in the kitchen cupboard, smelly and dirty curtains, a broken lock on the main bathroom door, and old, smelly, worn linens stored in bedroom cupboards. The condition was inconsistent with a “luxury” listing. We reported the issues immediately, provided photo and video evidence, and were instructed by management to check out within an hour with a promise of a full refund, which has still not been honoured.
- Amanpreet singh (1/5): - Only view . when we arrived there was absolutely no room to keep our clothes in the cupboards cause they were all full of their own linen and bedsheet stuff. the actual bedsheet had stains from previous stays, and were dirty and extremely smelly. there were multiple cockroaches we found in the kitchen and the kitchenware was old and rusty, so we couldn’t cook safely. they were hassling us about the bond refund and didn’t pay it back, until we made a complain to the booking.com website. views were good but that was the only thing that was worth the money we paid, all the other services that were provided in the apartment were extremely dirty and cheap looking. would not recommend staying here.

The management of this business is extremely inefficient. We wasted over an hour before check in due to receiving the wrong key and directions to the parking spot. When we finally reached our apartment, what we found was beyond disgusting. There were stains on the bed, curtains, floors. The walls were bashed up and had little to no attempt of even trying to make it look clean, not to mention the dishwasher having dirty dishes that reeked and leftover food in the fridge. We contacted the property manager and were told that they received a video of the room being clean but would send the cleaners back and "this is not the kind of experience we want you to have", but according to the other reviews this is their standard. We decided to book another hotel for cheaper and get a full refund. This apartment shouldn't even be allowed to rent, and doesn't even deserve to be rated 1 star.

They couldn't find who booked my room then they found them and they had double booked my room. Unsure of how booking.com allows this to happen. My stay was quite disappointing. I had booked a two-bedroom, two-bathroom apartment for me and my friends, but on the day of arrival, I was informed that we had to be relocated to another building with only one bathroom. I was also charged extra for a security bond that wasn’t part of the original agreement. The apartment itself was not in good condition — the doors were weak and barely functioning, and one seemed close to falling off. The sleeping arrangements were also not as described, with only one proper bedroom and the rest made up of two single beds and a sofa bed in the living room. Additionally, there were cockroaches, moths, and the curtains did not work properly. Overall, the experience did not meet my expectations, and I feel I received much less than what I paid for.

Dropping keys back to the lock box was difficult, you exit the car park on a side street and there is nowhere to park. Had to drive almost over to the beach, make a U turn and when I got back to the complex I backed up against the traffic flow and parked in front of Mantra, to walk across and drop key back. It was 6.30am which made it bearable but would have been impossible with traffic at 9am.

When I booked this apartment for a family stay, I encountered a nightmare upon arrival: empty beer bottles, a half-drunk energy drink in the fridge, and dirty linen in the dryer. I immediately reported these issues but received no response.
I also paid a $220 security deposit. After our stay, I attempted to reach out multiple times via texts and calls, but I was met with silence — still no refund.
I strongly advise against booking this apartment. Protect yourself and avoid becoming a victim of their deceitful practices. Please see the attached pics for reference.

The host called the day we were due to check in he advised he would send on the booking details. After the call I was asked to send a $300 bond to the host before he could give the key details. Sent the bond. Got to the property the lock box was nowhere near the property. Finally got to the property and we were greeted with a lovely smell of urine. We had a look around and immediately knew we couldn’t sleep here. The beds were dressed with fleece blankets that have never been washed, pee stained pillows and broken beds. The bathroom had a broken window and the door didn’t lock. The sink was leaking & wouldn’t drain, black mould throughout. There was a mop bucket with dirty water at the door. Messaged the host who just completely ghosted us. We were left with no other choice but to check into a new hotel.

The sheets aren’t washed! All sheets had hair in them! The dishwasher was filled with old dishes.

This property is a scam and should be immediately removed from Booking.com. Our experience was not just disappointing- it was deceitful and deeply concerning.
When we booked, there was no mention of a damages deposit in the listing. However, while we were enroute to collect the keys, the operator called and demanded a $200 deposit via bank transfer, insisting that no credit card facilities were available. They told us we would not be allowed to stay unless we paid immediately, despite already having prepaid $300 for the accommodation.
When I challenged this and pointed out that the listing showed no mention of a deposit, the operator quickly edited the Booking.com page to add a deposit clause (see attached pictures), then, after I transferred the funds, they removed it again (see attached pictures), likely to cover their tracks. This is manipulative and dishonest behaviour.
It’s clear the intent was to withhold the deposit refund, hoping we would give up pursuing it. We did not, and after contacting Booking.com management in Australia, our funds were returned. But based on other reviews, most people aren’t so lucky.
On top of that, the apartment was filthy. It was clearly not properly cleaned, and the sheets smelled like they hadn’t been changed between guests, completely unacceptable.
A further scam we avoided but saw mentioned by others is the bait-and-switch: guests arrive only to be moved into a cheaper, inferior property.
Avoid this listing at all costs. It will ruin your stay. This operator is running a deliberate and ongoing scam, and Booking.com has a responsibility to remove them from the platform.

Was told to wait to 3:45pm to pick up the keys however keys are unavailable due to cleaner still cleaning the Apartment.Cut the story short. Before leaving the apartment we made sure we leave it spotless to make sure bond was returned. Tried calling them up, message them to get my refund back but until now no answer. Windows don’t seal properly so wind was coming though and no noise control due to this we were up till 3am in the morning due to the bars and clubs below. Thai place need a lot of repairs. A private own apartment with no consideration to holiday makers just an over priced apartment. Lack of communication and then onto requesting bond only on day before codes for entry are released . And had to chase bond return!

We thought it was a scam as last minute asked to pay bond which was not mentioned at confirmation email. Limited TV local channel.

Received a phone call 11.42 on the way to GC stating previous guests trashed the room and it would not be available to us. We’re offered another venue which was not very clean. Offered alternative accommodation @Manta Wings - Mould in the showers. Sliding door to Ensuite broken and didn’t close. Toilet roll holder in main bathroom broken. Mould on outside bench seats mouldy.. no complimentary tea/coffee facilities. Dryer was going when we arrived with washing in it. Bifold door to laundry broken.
We left the Mantra Wing clean and tidy, removed all of our rubbish. Was told from the booking manager @mantra Wings that contacted me I would have to send a $200 bond before I could receive the codes, which was not informed to me by the booking manager @Hilton.

- Deborah (1/5): This was a faulty towers "type"experience, unbelievable, which had the appearance of a giant scam! - No breakfast. We liked the steam sauna. We liked the view. once our booking was accepted we were diverted to another hotel nearby Circle on Cavil which was totally unacceptable.
it was a one bdrm unit instead of a two bdrm, with the 2 sgl beds stuck in an alcove by the entry door.
the beds had not been changed and covers just pulled up, also no mattress protectors on any of the beds.
Kitchen electrical sockets not working so appliances were unusable.Also bedroom sockets not working.
No tea, coffee or coffee machine. Dirty surfaces and pots. No dish cloths or brushes. We were lied to about the reason for changing our hotel from the Hilton to Circle on Cavill. The host had no right to suggest we were having a Hilton stay. He was simply using the Hilton name, address and last room available gimmick to hook customers. After arrival at the new address around 6pm, he messaged us that the room was still being cleaned. later upon our enquiry we were advised the cleaner was at the shops buying toilet paper. After a 40 minute wait the cleaner finally arrived with our keys. Before we could obtain the keys the host demanded a $200 bond and photo ID. Now a week later no bond has been returned despite several requests for it.
- Carlos (1/5): Bad - Nothing to be like about this, I book for the Hilton luxury sky and I got a totally different stay, definitely no what I pay for and at the same price, plus my bond that I have to pay to get in to the apartment didn't wanna get refunded and don't know for what reason, plus room totally dirty and no cleand don't know for how long.
Terrible experience I emailed booking.com and sent pictures of proof, and you guys ignore pretty much.
Still waiting on a resolution for this.
No the accommodation that I paid for and ruined a little time that we could spend together with my partner as we work in different states.

- Charl (1/5): Don't book it. Just don't. - Not much because like other reviews we were pushed into a different hotel on the day of arrival. Jono the owner was extremely arrogant in text messages and I feel pretended to be someone else. We, too like others on here, were told the cleaners found a broken door in the room we booked so we couldnt stay at the hilton and were moved to another hotel. This door is obviously used as an excuse to move people to another hotel. Does this man even owner an apartment at the Hilton? Who even knows?! If the door in your apartment has been broken for weeks why keep taking bookings for it??
Asked for $200 bond to be transferred to them privately before arrival, which I found out they actually aren't allowed to ask people to do that. I was also told to "Relax" when I didn't get my bond back for over a week with no communication until I called him after not responding to my text. I went into panic mode after reading reviews thinking I might not get it back.
The room was underwhelming with bottle caps on the floor and with only 1 key for the room you can't go separately anywhere if travelling with a group. It made our stay quite irritating i was stuck in the pool area with the kids area because someone else needed the key.
The blow up bed provided went down after an hour so kids slept on the couch. The photos in a previous review is of our trash under the sink so it obviously wasn't cleaned properly between our stay on the Thursday and theirs on the sat/Sunday.
Circle on Cavil hotel itself is nice. This review is not a reflection of the hotlel itself. The owner/organisation linked to this apartment however is awful and I wouldn't book it if I were you. Nothing seemed to add up. I did end up getting my bond back a week after we stayed but they whole thing was very unpleasant and unprofessional, like they were doing me a favour by returning it.

- Shannon (2/5): Never again - The location was good I booked at the Hilton to stay but on the day of my arrival I received a phone call to inform me that we could not stay there due to housekeeping. I was then offered another apartment in another building. Circle of Cavill. This apartment was not worth the $532 a night I paid. As it was not clean at all still had rubbish in the bins and shampoo and conditioner and body wash still sitting in the bathroom like someone had just walked out in the morning and they forgot to clean. There was also alot of stuff over the carpet. The bathroom situation was not very thought with travelling with two teenagers.
- Fisher (4/5): Very disappointed that I did not get what I paid for. - The location was great. It was not the property that I booked - had to stay at Circle on Cav instead due to a supposed issue with the room booked. The photos that were messaged for the property to look at were not even the same apartment. I booked a two bedroom apartment not a one bedroom with 2 small extra beds pushed into a corner. The towels were disgusting, kitchen equipment was not clean and was not worth the $598 I paid for the night.
It would be great if it was advertised by Booking.com that the accommodation advertised was through a private provider as I would not have booked that room.
