HOUSE RULES & BOOKING POLICES
Age and ID Requirements: Guests must be 25 years or older and provide valid photo IDs upon booking confirmation.
Guest Policy: Extra guest fee: $35 per night per guest after 5 guests. Please provide the correct number of adults, children, and infants at the time of booking. Notify us of any changes. Only registered guests are allowed. No drop-in guests are permitted without prior approval.
Party and Event Restrictions: Boozy parties, loud gatherings, bachelor/bachelorette parties, ticketed events, or open-invite parties are strictly prohibited.
Outdoor and indoor family events may be allowed with prior approval and additional charges. Details of the event, including the number of guests and vehicles, must be shared beforehand.
No Smoking or Drugs: Smoking and drug use are strictly prohibited. Violations will incur a $1,000 charge for extra cleaning and odor removal.
Noise Policy: No loud music or noise pollution. Quiet hours are after 10:00 PM on weekdays and 11:00 PM on weekends.
Pets Policy: Pets are not allowed inside the house.
Check-in & Check-out: Check-in: 4:00 PM. Check-out: 11:00 AM sharp (no early check-ins or late check-outs). A $50 charge will apply for every 15 minutes of late check-out to compensate the cleaning staff.
Video Surveillance; The property is monitored via video surveillance for security purposes. Cameras are installed around entrances and the house exterior. No cameras inside the house.
Garage Parking: Garage is being used for storage, and no garage parking is available. Parking is allowed only on the driveway.
Safety & Security: Do not disable, disconnect, or block smoke detectors, carbon monoxide detectors, cameras, internet routers, or water leak sensors. The house has a water leak protection system. Avoid water spills in dry areas. If triggered, the water supply may shut off automatically. Contact us immediately if this happens.
Washer and dryer: Washer and dryer are available for stays over 7 nights. Guests must bring their own detergent.
General Use Guidelines: Close all doors and windows to avoid insects or animals entering the house. Report any cleaning issues or damages during your stay immediately.
• Turn off all lights, fireplaces, A/C, and electronics before leaving. Lock all doors.
• Wash and dry all dishes, pots, and pans before putting them back. Do not leave the dishwasher running.
• Clean the BBQ, stove, and oven after use, and shut off the BBQ gas valve.
• The firepit is available for use. Guests must extinguish the fire after use and bring their own firewood and igniter.
• Avoid using tape, pins, or adhesives on walls to prevent paint damage.
Food and Garbage: Remove all leftover food from the fridge, oven, and BBQ grill.
Garbage Disposal Guidelines:
• Empty all garbage bins from the kitchen, bathrooms, and bedrooms, and place the trash in the designated outdoor bins.
• Sort garbage correctly into recycling, green bin, or garbage.
• Ensure the green bin is locked properly to prevent animals from scattering the trash.
• Do not leave food or perishable items in the recycling bin or outside of any bin, as raccoons 🦝, skunks 🦨, and other animals may create a mess by scattering garbage.
Bedding and Supplies: Bedding/sleep arrangements: 5 queen beds for up to 10 guests (2 guests per bed). Sofa beds and air mattresses are provided for additional guests beyond 10.
Supplies: Towels: Initial supply includes three bath towels and two hand towels per bathroom. Guests must bring their own towels if more are needed.
Snow Removal: Snow removal is contracted for accumulation over 2 in. Guests must move their cars to allow the service. If blocked, guests are responsible for clearing snow. Shovels and salt are provided.
Service Staff Access: Service staff may access the garage or backyard between 8:00 AM and 7:00 PM for maintenance tasks like grass cutting and garbage handling.This property does not accommodate bachelor(ette) or similar parties.

Lots of space for the kids to play
Ample parking Nothing really. Would love a ramp for access purposes but that is just a personal thing for son. It was great for what we needed. Will be back again next year
