- Colin (8/5): - Parking was an issue. Under hotel amenities parking is listed as self parking available for $30 a night. I was told no more parking was available when I got there. I was sent a link to find my own parking which ended up being 10 minutes from the hotel. I picked this place specifically because parking was available.
- Anamika (2/5): - Check-in was a mission- because of that had to check-in late. Then it also didn't have any toilet paper and since it is independently owned, there was no front desk to get toilet paper from.
- Fred (2/5): - Terrible experience at this property. Did not receive the room that I booked. I had booked a room with a queen bed and was given a double bed. When I arrived there were sheets missing from the bed. I eventually found them hanging in the closet and they were damp. Sadly, I had to use these damp sheets to make the bed . There was dry glue coming from some of the floor panels and the towels and bathmat were stained with the same colour floor glue. The walls in this room were not fully painted and it was very noticeable. The kitchen cabinet pot lights would not turn off. I had to stand on a chair and go into cabinet above stove fan to umplug the cord. In my years of traveling I have never experienced anything like this. This room was in a horrific state and should have never been given to me or anyone to stay in. It was nothing to what the pictures on the site showed. It was if I was staying in a rundown cheap motel, yet paying a hotel price. If you are considering staying at the RS Suites - Eaton Centre you will be making a big mistake. I had talked to three different representatives on the phone during my stay and they kept telling me someone from the finance department would be getting a hold of me to see how I could be compensated. Sadly, no one ever did.
- Jessica (8/5): - Convenient location for short stay, ideal for events at Massey Hall or exploring downtown TO. Secure building. Blackout curtains. Comfortable bed.
- Graham (2/5): - My experience at this property was completely unacceptable. Despite having a confirmed booking, I was assigned three different rooms throughout the night, and none of them had keys available — the keys were missing from the lockboxes. I was left stranded for over two hours late at night, unable to access any room, feeling unsafe and exhausted. Throughout this ordeal, the property staff refused to communicate or assist. It wasn’t until Expedia intervened and offered to move me to another hotel that I finally received a response. The following afternoon, a staff member came to my door to change my room yet again, which I refused, as I had lost all trust in the property’s management. This experience showed a complete lack of organisation, accountability, and basic guest care. I strongly urge Expedia to review this listing carefully, as this property fails to meet even the most basic standards of safety, service, and professionalism. The business refuses to compensate for the lack of room and left up set.
- Neil (8/5): - Its a good deal if you are looking for a basic place to stay. Overall the room was tidy; it was lacking some hygienic things such as a clean bathmat and sponge. Check-in process was complicated and unclear.
- Mark (6/5): - It was alright place needs some up keeping and the day before we left I did a wash and the dryer didn’t work ! Called and no response about it at all no professional at all .
- Amanda (4/5): - The baseboards were broken and a pile of old baseboards beside the washing machine. The paint on the walls was in bad shape. The towels were still wet and in the dryer. Overall disappointed by the overall appearance and cleanliness. Instructions could have been better with the key and fab. I couldn’t get into the hallway this morning to put back the keys.
- Rory (6/5): - No communication between myself and building. Check in was 1 hour late due to housekeeping. No message sent to me. Missed dinner reservation and was late for theater. Dumpster fire in parking lot. Many sirens around block . Apartment was new inside.
- Maria (8/5): - The location was wonderful. Everything is within a short walking distance. The room was very clean can use a fresh coat of paint in the future. The response / communication was the problem. Messages went unanswered. Had to call to obtain check in details. Furthermore upon arrival key was not in lockbox. Had to call back 3 times even though I was told that I would receive a call back in 5 minutes. It actually took one hour from the moment I was told we could check in (after I called) to the moment we got in the room. Again the room was great. The issue with this property is the lack of communication

- Luis (4/5): - First of all, this is not a hotel but a condo building. Not the end of the world. Issues started when I arrived to an unmade bed with linens on the floor and dirty towels in the bathroom. The sink was also pretty gross. It was clear that no one had cleaned the room after the previous guests were there. I spent my first two hours there cleaning (from 12:00am-2:00am). The people running the place were very rude and dismissing. After my stay, I accidentally left some clothing items which the cleaning person sent me pictures of asking if they were mine. I said yes and asked if we could arrange a handoff since I was gonna be back in town a few days later. I got ghosted and they kept my stuff. This clearly would not have happened in a hotel…. Very disappointing experience and definitely do not recommend this place. Also… the area is super sketchy and there are some questionable characters at the very footstep of the building. Did not feel safe at all.

While the room came mostly as advertised, our main concern was that the window in the bedroom was broken and could not closed, and the screen easily removable. This was a giant safety issue for us as our 2 year old was going to sleep in this bedroom, and this room was on the 43rd floor. Couple of minor things like laundry being in the washer and dryer, and prior client old bags left under furniture as well. Overall would not book here again.

- Trudy (4/5): - Clean, but not accessible in the actual suite, no bars in the bathroom, bathtub very high, only light switches at wheelchair level, no table beside bed, no bedside light, several light switches not working, bathroom fan not working. They wanted to do repairs while I was in the suite resting after surgery which is unacceptable, should have been checked and done during housekeeping hours since check out is 11am and check in is 4pm, they should have done this in advance, not safe curb area for disable person to be assisted out of vehicle into the lobby.

Smoke detector wasn't attached, dishes were dirty, bed was smaller than expected, shower and kitchen sink didn't drain well (bottom filled up while in use). Could have had a really nice hotel in the same area for a little bit more.

- valérie (6/5): - Although we had a wonderful view of the city from our suite, the bathroom tub was clogged badly (not touching that) as well as the soap dispenser was caked and there wasn't much body wash or shampoo left for us to use. The rest of the suite was clean enough. We weren't sure how to enter our suite as we hadn't received the information until I called the number provided. Since this is also a private apartment block, the men at the lobby desk were of no help and just told us to call the number. Thankfuly the lady who answered the phone was kind and helpful but it would have been nice to receive the info beforehand or to have someone on site.

- Raman (6/5): - The place wasn't too bad- slightly dirty with dirty walls. Lots of homelessness outside and they provide a number that supposedly replies "24/7" but if you had an inquiry and sent the number a message they would not reply but they replied right away when I was instructed to send a picture of the key when checking out. Pretty unclear with instructions and no direct answer when we inquired about early check in and the security guard was incredibly rude. This was the only place we could find during TIFF but will not be coming back.

- Robyn (4/5): - The apartment itself was beautiful and as advertised. But my experience was a nightmare. I arrived at the apartment in the early evening, and there was no power. I called the help desk and was told it would be fixed within the next 10 minutes. 3 hours and 5 calls to the help desk later the issue was still not resolved and I demanded a refund. At that point, the management company moved me to another suite in an entirely different building in a different part of town. I was finally in a functioning suite at 10pm. What should have been a productive evening preparing for a job interview the next day was made uncomfortable and stressful because management was unable to offer a fix to the problem in a reasonable timeframe.

In addition to the overall wear and tear, the bathroom fan doesn’t work, there was no facecloth, and the sliding glass door didn’t lock.
- Martina (8/5): - Overall we had a great stay at the RS Suites Eaton Centre. The room looked different than what I selected online but it had a bed and a couch so I was fine with it. The place was clean, fresh towels and blankets. The walls showed some wear and tear from suitcases. The balcony was unkept, lots of bird poop. The elevators were busy but quick as we were on the 6th floor. Very quiet I did not hear any other unit noise, just noise from the street! Easy check in and check out. Communicated with host via WhatsApp, could be a problem for people not very good with technology. I liked the location close to the Eaton Centre 5min walk! Some hopeless people and tents around close to the location but this did not affect our stay! For the price in Toronto on a busy weekend it was worth it!

About cleanliness — we tried to do some laundry, but found some apparel left in the washer and dryer, which was not good. Communication was not the best. We received links for payments and document upload only a few hours before check-in, and we didn’t get the check-in instructions or codes until we called their help line. As for parking, they sent a link with nearby parking lots, but there is a better and cheaper option — underground public parking in the building itself, with direct access to the elevators, where you can pay via mobile app or link. Not sure why they didn’t mention this to us. The location is good, close to downtown, and it feels reasonably safe, but there are a lot of homeless people around.
- Ashley (4/5): - Property is in a great location and was very clean. However check in was horrible. Arranged to check in 30 mins early key was not in a lock box and took them 30 mins to bring it down. Communication in regards to that needs to be better.

- Michelle (6/5): - Some others called this property a scam, but I think it’s more of a catfish. This is a serviced apartment not a hotel. Pros: cheaper than most hotels, decent location, had a tv, was quiet, sheets were clean. Cons: seems to get a surface clean, but never has had a deep clean, so it’s quite dusty, including on the roof. The fan in the bathroom was broken, the property is more run down than the pictures, can’t use the pool in the pictures. The woman on the phone was quite rude to me, but the other worker via WhatsApp was polite, the room was smaller than advertised. It was fine, but I wouldn’t stay again. I’d stay again if the property was properly cleaned and the broken things were fixed.

Was on phone forever and the person helping me left the conversation and left me talking to myself and essentially left me stranded in another country. Had to book another hotel asap w Expedia and their agents helped me get out of booking w RS. Will never again deal with off shore property management companies after this!

The apartment was nice, but pedestrian traffic in the building was substantial, and the elevators are noticeably slow (I stayed on one of the higher floors and sometimes had to wait minutes for an elevator to arrive). There didn't seem to be many nice dining options within a 10 minute walk of the apartment building, but there were some within 15-20 minutes.

When the company did get back to me Friday , they told me a supervisor would get back to me , which they never did . I requested to receive a refund could get a refund so that we would be able to purchase another room and even requested a unit transfer . Both were disregarded as well as no response to servicing the AC unit . This forced all guest to spend the remainder of our stay in unstable conditions, resulting in us not being able to accumulate any sleep due to the heat . I personally DO NOT RECOMMEND BOOKING WITH THIS COMPANY AS A WHOLE . TERRIBLE PROFESSIONALISM!! PLEASE REPORT !

- Kevin (4/5): - This was my experience: 1) Upon arriving I had to deal with 3 seperate emails dealing with payment, then deposit, then access. 2) There were 30 lockboxes upon first site. There were at least 10 lockboxes on the row where my box was located, and it was in tight quarters and hard read both the identifying box and combination #'s. 3) There weren't any washcloths. I called them to make them aware of it. They did not send anyone out during my entire 5 day 4 night stay! I had to purchase my own washcloths. Their initial response to my requests for washcloths was "It's up you to do what you want since there isn't anyone to give you a washcloth" I ask myself would I have had the same experience at a hotel.

- Daniel (4/5): - I wanted to say some things about our stay. I appreciated how clean it was and the views were great. Comfy beds and the apartment was well furnished. But we did have some disappointing experiences and you need to know. The a/c never once worked. The room was so so hot and I had to go purchase my own cooling unit (over $120). The ceiling fire alarms had no batteries and I had to replace them on my own (they went off multiple times and kept us up as they continued to beep even after batteries were replaced). This is a major oversight and a true safety concern. No one renting this place should be concerned that the fire alarm isn’t working as it should. Also, The shower head was loose when we got there so the first shower soaked the walls and got my fiancées make up bag wet (it was beside the sink, far from the shower). We paid a lot of money for these simple things to work. They may not seem like a big deal but when they keep you up late, and cost me more money, it doesn’t leave me happy. This trip cost me the cooking unit I had to buy, batteries and my time. I hope you understand how these things can make the experience not worth coming back. I’d like to know what you think regarding all of this

The bed was awful, and the traffic noise made sleep nearly impossible. And the kicker? A hefty security deposit that they hang on to for up to a week after checkout. Would not recommend.

- Adrian (2/5): - Nightmare of a system to get checked in. We asked for early check in and they said the cleaner can take our bags in the room but check in wasn’t until 4:00pm. We could not get ahold of them after 4 until we called expedia and then they sent us the check in instructions at 5:00 which gave us the info for a sketchy lockbox room to get the key. We checked the lockbox and the key was not in there, after calling back they said they would send someone to let us in and it was the cleaner finally finishing at 5:15. The room was okay but very poor communication and had us wondering if we were being scammed the whole time, and we wasted over 2 hours of our day trying to sort it out. Don’t bother.

It was 26° inside and it was like 31° outside and they said they were fixing it, but it was just blowing warm air the whole time and it wasn’t until the next day like when we were getting ready to leave a half an hour before that the AC came on they said they were working on a top priority, but we literally were lucky that we could open the balcony door once it cooled down outside to be able to get some like cool air for the apartment to go down there is five of us and that small condo.

The lady came to clean the room at 6pm and we were left with only one towel and the remainder of the room was dirty including sheets, bathroom and all the towels.. the fact that this place has the audacity to charge that much night with service like that is ridiculous!

Door to tiny patio could not be opened, 43rd floor.
- Judith (8/5): - Le logement était petit mais parfait pour moi et ma fille. Nous étions à 30 minutes de marche de Union Station, à 15 minutes du St.Lawrence market, à 30 minutes du Distillery District, à 10 minutes du Eaton Center et à 5 minutes du Dondas-Yonge Square. Un Métro (épicerie) est à 2 coins de rue. J’ai nettoyé certaines poignées de porte, l’équipement de cuisine était très limité (mini chaudron sans couvercle, pas de passoire pour pâte, pas de spatule, pas d’huile pour la cuisson, et le couvercle de la machine à café était manquant donc se faire un café sans mettre de l’eau partout était un défi.) Les transports en commun étaient faciles mais notre ligne de métro était en réparation. Il y a beaucoup d’itinérants dans le coin, on voit beaucoup de pauvreté et de misère, mais Montréal n’est guère mieux. La communication avec les RS Suites était facile. Bref, je recommande ce logement.

- Simon-Pierre (2/5): Reservation not guaranteed - Comment for RS Suite,despite I did business with another company (Panorama Suites).Same location and same photo of the site. I had booked for 3 nights. (June 24 to June 27). Booked since May. Arrived at the building for the legal check-in time. I had received an e-mail saying to call a phone number to complete the payment process and to receive the keys. He told me that I didn't have any reservations in my name and that he didn't have any rooms available, even though I had booked 1 month in advance. On top of being tired from my trip, he was looking for a place to sleep. Until I got angry and hung up on him. The guy from the keys, finished with a customer and came to see me. The guy saw that I was desperate and told me it wasn't the first time travelers had this problem. After 1h pm, he transferred the line to India, despite a Toronto number. He told me either he wouldn't answer or he'd transfer by voicemail. Scam. I asked if he had any rooms available, and he told me many rooms available. He was very kind, made my reservation, payment and key. He even came to show me the room and I even received a reduced rate, less than the other, equivalent to 1 night. For the room,very nice,clean,nice view 18th floors,air conditioner,it was perfect,lots of towels,etc.Many restaurants in the area, shopping center nearby, subway station, tramway, quiet at night. Enjoyed my stay. Next time, do business with Panorama Suites. You won't regret it.
- Sheila (4/5): - I will never book this place again. The communication was terrible. We got check in messages on Whatsapp and thought is was spam!! They were asking for a large deposit the day of and did not mention that beforehand. Our room was not ready at 530pm when it was supposed to be ready at 4pm. We had to call several times to see when we could get in and they were just starting to clean it at 530. We were supposed to get check-in info 24hours before check-in and we got it at after we called around 530 the day of check in. Parking is outrageous and we had pay every 12 hours for parking. We ended up with a ticket because the parking instructions were not clear. No one at the front desk can help you because it's a third party that rents it out. They had no black out curtains in the room so the light from the hotels next to us lit up the room. We may as well have not had any curtains at all. The bed was a double not queen and had no top sheet on it and lumpy pillows. I never write bad reviews but this really left a bad taste in my mouth. I will not be back.

Clean room and access areas.unfortunayely let down by communication when collecting keys to room with there being no reception as such and stress trying to fing key to room in safe lock amongst hunreds of other locks it was like participating in tv game show. - Paul (6/5): - First off, Its a condo unit, not a hotel room. Check in is odd and on-line only. Their communication was OK. Cramped, not a lot of flat surfaces. One of the few outlets in the bedroom didn't work. The coffee maker had the wrong pot so couldn't be used. Very little TV available, you had to sign into your own paid service. There were sheets and towels in both the washer and dryer, but at least it had those things and they appeared to work. On the edge of an undesirable neighborhood, but relatively convenient depending on what you are doing. Starbucks next door and Tim Hortons across the street. Parking is odd. There is an unmanned lot under the building and one across the street. Can pay for 12 hour shifts, from 6 to 6, but that means you need to be up at 6 am to reload the parking. Can be done by phone app at least, and was a decent price for 24 hours. All in all I doubt I would stay here again. I know my wife would not.
