- Heather (4/5): Great location, poor wifi and so small (don't underestimate how small it is). - The location was ideal with only a few minutes walk to the tube. The internet was not only intermittent, it was running at speeds as slow as 12 mbps to a max of 49 mbps. The host offered other wifi connections that were worse. I could not watch the TV that was in the room (hanging half-broken on the wall), I could not take a work call, I could not download a spreadsheet, I could not load a browser. I bought a portable wifi hotspot just to be able to perform basic computer tasks.
Also, the kitchen was ill-equipped. There were two coffee mugs and 4 plates...that's it. No drinking glasses. I also cannot imagine cooking in this place because it is *so* small and has very poor ventilation.
- Angus (7/5): Great location, clean and pleasant flat, helpful host - but maybe not for everyone - The location is excellent and the flat, while small, was very well presented, tidy, clean and had a surprising amount of stuff packed in to the very limited space. It was secure and I felt quite nicely cocooned away in a part of London where you can sometimes feel a bit exposed, for want of a better term. The bed was comfy and there was no street noise at all.
The host was very responsive - I asked a lot of questions but they were very patient with me and did their best to answer them, and did so very quickly. The instructions to get into the property were the best and most thorough I've ever had for any hotel, flat or other similar booking - absolutely outstanding. While there were some things that I wasn't keen on about this booking I don't think any of them were the fault of the host. The property is directly beside the St Pancras-Farringdon railway line, and the building vibrates a bit every time a train goes past. I'm a light sleeper and found this to be a problem, but for many others I'm sure it will be fine. The frequency of the trains reduces between 1am and 6am but some trains do continue to run throughout the night.
I wasn't prepared for the need to pay either a refundable damage deposit or a non-refundable waiver prior to arrival, and outside Booking.com's systems. I have to give huge credit to the host over this: it was my fault for not noticing this in the small print (though I do think perhaps the listing could be revised to make this aspect more prominent) and, as someone who has never used services like AirBnB where apparently this is more normal, it took me by surprise. The host was friendly, reassuring and incredibly patient, walking me through the process with some super-quick replies even though I asked questions very late at night. But it was still an unexpected additional charge (the waiver is £25) which I had no choice but to pay it because I'd already paid in full, non-refundable, for the booking. It didn't help that the third-party site doesn't list any contact information and shows up on a number of review sites as being about 40-50% likely to be a scam - or that the link to it was sent in a chat window above a note from Booking.com saying to never click on unfamiliar links.
I raised a query with Booking.com over this, asking if they could please verify that the third-party site was legitimate, but their response was pathetic: they didn't reply until after the booking was over and even then they didn't answer the query.
Lessons learned: 1) always read all the small print before making a non-refundable booking 2) maybe I should stick to hotels rather than short-term rental flats 3) use sites other than Booking.com because it's clear they aren't set up to help their users properly.
