At the time of booking, the guest is charged a 50% deposit of total accommodations. This will be charged on your credit card. Nonrefundable crecit card charges apply.

Please inform Fuller Holidays in advance of your expected arrival time. Early check in or late check out is subject to availability and it is not guaranteed.
Please note that the full amount of the reservation is due 30 days before arrival (60 days for peak dates). On the day of your arrival, the property details, including the address and where to collect keys, will be texted/emailed to you.
A security deposit of $1000 - $3000 AU is required to be paid 30 day prior to your stay. This deposit is fully refundable upon check-out and subject to a damage inspection of the
If the guest booking departure day is a Sunday, an additional cleaning charge of 50% of the standard rate, will be applied to their booking as per government wages penalty rate requirements, which will be collected direct with the agent.
The agent may enter the property at any time, with no prior notice, in the event of an emergency, repairs/maintenance and drop off household items.
If an inspection is required due to the property terms and conditions being breached or compromised, you agree to allow the agent to enter.
In the event of any renovation or building work carried out near the premises, Fuller Holidays cannot accept responsibility. There is no refund or discount on your tariff should noise occur during your stay. Guests cannot be relocated.
If the guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, guest shall be subject to eviction and forfeit the security bond.
All pets require pre-authorization by the agent, the guest must contact Fuller Holidays office to obtain approval. A pet fee of $33/per night is payable. A request can be placed for a maximum of 2 pets. They must not shed hair and not cause a nuisance through barking. Pets must be supervised at all times. An additional pet bond of $1000 is applicable. Unless otherwise advised in writing, pets are not allowed in or on holiday premises and grounds at any time.
If a staff member is called out outside the hours of 9:00am to 5:00pm Mon-Fri, (for example a noise complaint, loss of keys or lockout), a $300 callout fee will be incurred by the Licensee which is payable before the end of the tenancy. Callouts between the hours of 10:00pm and 7:00am will incur a $500 fee.
All schoolies bookings must advise in writing to Fuller Holidays the intention of your stay and the total number of guests. Your property strictly forbids parties and gatherings, please note failure to comply will result in loss of bond and immediate termination. A separate Schoolies Terms and Conditions including all guests ID and parents ID and contact information must be provided to confirm the booking in full. A $3000-$5000 bond is applicable.This property does not accommodate bachelor(ette) or similar parties.
In the event of an early departure, the property will charge you the full amount for your stay.
This property is located in a residential area, and guests are asked to refrain from excessive noise.

Spacious and lovely full size bath in master suite with private balcony.
Large balcony with bbq with easy access
from both kitchen and dining room. Plumbing issue which became increasingly worse over the week. Construction next door.
The booking.com description called it a penthouse but it was a standard 1. Floor split level apartment accessed by a shared stairs well for four apartments.
The photos and floor plan did not indicate you had to leave the apartment walk onto the public street and back in through a gated car park to access the pool area.
- Jodie (7/5): Great location - Great location, kitchen very well set up Pool next to construction site, very light in the early mornings and noisy - car traffic in the early morning from about 6am onwards. Described as penthouse but actually just a 3br apartment on the first floor.
- Greg (4/5): dont reccomend and we wouldnt stay here again, quite dissapointed - We didn't realize in the fine print it was pay upfront, we were harassed nonstop for money from the owners.
The property was rundown, we had to go outside into the car park and up the stairs to access the pool, all the fencing was broken and under construction, broken pots by the pool and deck was splintering and damaged. The house had an awful smell and there was no kettle i had to heat water in a saucepan for a cup of tea everyday.
it was loud there were people outside partying and hooning down the street every night as its close to town and backpackers. Beds were hard and pillows unconfutable.

Beds were very comfortable and it was a lovely spacious house to accommodate our party of 4 adults (husband and I & our Mums).
Had everything we needed in the kitchen and was great to have a laundry too. We only ended up using the pool once but it was very nice - a bit colder than the ocean though.
Fuller Holidays were so helpful whenever I needed to contact them - wouldn't hesitate to stay here again! If you are a light sleeper there is a bit of road noise, but nothing some earplugs won't fix.

The parking space was good and easy to access. The facilities around the pool could be improved. There was no shade at all and half of the sun loungers were broken.

- Ella (7/5): Lovely Apartment Close to the Heart of Byron - We really loved how spacious the apartment was, the pool was amazing and such a luxury to have. A perfect location that's only a 5-minute walk to the main street of Byron and 10 minutes to the beach. The master bedroom was very luxe and we loved the 2 balconies the property had. Unfortunately, we encountered lots of issues with the appliances in the apartment. E.g a broken fridge door that continuously kept beeping (super frustrating), a broken switch for one of the fans, which meant we couldn't use it, issues with the blinds, an unpainted part of the kitchen ceiling and a dodgy pool gate lock. When we contacted the hosts to fix the fridge beeping, we were met with quite a hostile response in which we were told just to keep switching the fridge on and off; there was no empathy for the frustration we'd been experiencing. They were also not flexible at all with late/early check-ins and overall the host communication could have been much better.
- Jason (10/5): A memorable stay in Byron Bay that was enhanced by our accommodation at Lot 7. - Apartment was spacious, well laid out with all the required amenities and equipment provided. The beds were very comfortable and all bedrooms being upstairs meant a good separation from the living space. Having 3 toilets was a bonus ! Location was central to everything. Nothing - everything was as stated and explained.
- Ferguson (3/5): Poor - The accommodation was suitable for our needs Fuller communication is not welcoming. It is dictatorial without any warmth. There are rules everywhere which are not clear to ensure we were able to complete what was required e.g. where to place the bins.
