- Kirkwood (9/5): Exceeded expectations. Basic but of quality. Excellent value for money. - Location good. 5 mins walk from Royal Oak underground. Had a single room, the space of which was fine. Spotlessly clean. Modern decor and facilities, including fridge. Booking .com briefing said no towels, but a fresh clean towel was provided. Basic accommodation, but nice bed and plenty of storage space should you wish to stock up for a longer stay.
Warm, comfortable, and excellent value for money for London in May. Provision of a kettle would be handy for anyone who wanted to stock up for a longer stay, but no issue for me.

- Caitlin (6/5): Pleasant for a few nights - you get what you pay for - The location of this property is really fantastic! Very close to the tube station and bus stops. There are shops, food and wine store almost on the door step some open 24hrs. Having a private bathroom at this price is great. We couldn't hear any of the other residents through the walls or ceiling so sleeping is easy. The traffic from the main road is also minimal. The staff here are phenomenal, easy check in and always ready to help, we asked for extra toilet roll and to use the iron, they also helped with an issue with our shower. They always smile and say hello as you pass reception. The shower in our room definitely needs to be fixed, but we found a way to keep it shut off during our stay.
Generally the room looks like a budget room, but that's what you get when you pay less.
Could do with updating and adding a tv.

L'hôtel est situé très proche de la station métro Royal Oak, et du quartier Little Venice ; idéal pour se promener et se déplacer dans Londres. La chambre et la salle de bain étaient très propres et spacieuses, bien lumineuse. La literie n'était pas très confortable mais pour 4 nuits, ça suffisait. La cuisine commune n'était pas hyper équipée ; il y avait bien une bouilloire mais impossible de trouver un mug ou un verre !

- María Inés (8/5): - Me parece que esta bastante bien para su precio. Olía a limpio y lo estaba. De ubicación estaba genial, con el metro a menos de 5 minutos caminando. Se tarda en llegar al centro unos 20 minutos en metro. El personal muy amable. Para entrar al edificio siempre te tienen que abrir ellos la puerta, están 24h allí. Creo que los muebles y el suelo están algo desgastados, y la cama demasiado hundida. Me faltó que la luz del espejo del baño funcionara. Al igual que una toalla para poner en el suelo al salir de la ducha.
De resto todo geniaaal. Me encantó.

The studio apartment was big enough The forniture could be a little more welcoming.
The bed could be better

La douche était très encrassée de calcaire et l'eau ne coulait pas bien, difficile de se rincer. Le lit était très mou mais on a bien dormi quand même.

Comfortable and just what we needed - The staff were incredibly helpful and went above and beyond to find parking for us and give us a trolley for all our things. The room had a kitchen and great facilities. To find a room so close to everything for such good value and with a kitchen and bathroom is pretty amazing! I didn't realise there would be no TV or basic equipment like a toaster. Not a big problem but I should have checked before. I know there was a TV room but I had a race the next day so we just wanted to lie in bed and watch the tele but it was a small issue! just maybe useful to know this before and about the toaster as I think these rooms are for long stays and people probably bring their own.

Now to the minus points:
The floor in the bathroom was extremely sticky and didn’t feel clean at all. There where only two towels for the body in the room, nothing for drying hands or covering the floor after the shower. I found dark hair in the bed and the bed linen was that thin, you could see trough. Seemed quite clean at least tough. Mattress was not a highlight but manageable (like the photos look like). We liked the kitchen, after we collected everything we needed from the stuff.
If you want a cheap, basic stay and you don’t care too much about cleanness, than this is a good place for you. Otherwise I would recommend you to pay a bit extra and look for another place.

- April (8/5): Good value for money - The reception was very good and professional. Very easy to book in. The room was warm and clean. I felt like it was very good value for what I needed. No frills but practical. The walls to the outside were fairly noisy - I could hear the road and cars quite easily but this didn't end up affecting my self. A lighter sleeper should bring ear plugs.

P.S. I stayed in that property for only one night and that was the good thing.

Terrace at the 12th floor with nice view. Study room on the 2nd usefull. Bed was awfull, thin spring mattress on a bed base that is moving as you are, which make a lot of noise. It waked me up several times during the night. Only one pillow and a thin cover, sheets were cheap, very cheap, did not feel good to sleep on it.
The area is very noisy especially if you are hot and want to sleep with open widow ...
A lot of closet but not much in it. Only a saucepan, two frying pans, a bowl, a mug, a fork, a big and a small spoon, a knife that’s it. No plates, sponge, dish soap or kitchen ustensil ! Even if I was able to cook, how to clean after ?
Not appropriated for a short stay, or you’ll need to order or eat out every meal. Or you buy everything you need and leave it behind after, what a waste of money.
Only one towel provided, no bath mat. Shower curtain not long enough, water spills everywhere while you shower, which makes it very slippery. Showerhead not very clean …
I know it is not a hotel but I am not the only one in the comments that was expecting those, therefore maybe it would be good to state it somewhere on your descriptions. As someone who arrived by plane, I was only allowed to bring a small bag with me, so I could not have bring everything that was needed here.

- Sophie (9/5): Great value for money, cool little base camp for a visit to London. - Location was excellent, really easy to get to central London. Facilities were as advertised, nothing super fancy but more than adequate for my needs. Being able to cook a light meal was a great money saver.
I personally found the bed quite comfy and tho the area is a little noisy with traffic and trains nearby I had no trouble sleeping. Wi-fi was super easy to sign in and very reliable.

However, the beds were disgusting, staff didn’t even bother to clean the “mattress” which had tonnes of hair and dirty marks. They simply put sheet over it.

I had to wait 45 minutes for someone to arrive to check me in. my travel was delayed and I arrived 20minutes later than what I had communicated. I tried calling them without any response. This is the worst service I have ever experienced.

- Ai (7/5): 2 nights good value for money room - If it's available for a short stay it's a great location, size and value for money. As expected from the photos and description. I would have reservations about staying longer. It is between two main roads so there will be constant traffic noise but it's relatively unobtrusive. There was a strange smell in the bathroom either from some cleaning products or the pipes that would not go away.

My "studio" wasn't really clean when I checked in, there was no soap, no towel, and the kitchenette was absolutely empty, so there was no way I could use it to anything, not even to boil water.
Besides, the bed wasn't comfy, and because the place is facing a motorway, I found my room noisy even in the middle of the road and with closed windows.
- Dew (4/5): Not a place for a travelling couple - Secure enough. The shower head was in a poor state did not work. Not kettle. There was a towel in the bathroom that smelled like it was there for some time. The bed was uncomfortable, no linens, bed too small and not big enough for two people. Looked liked the place was not cleaned properly. The staff appeared untrained and were indifferent. Looks like a place for student accommodation limited to one person.
- Ledger (1/5): Feels like a detention center - The accommodation is modern and new but the vibe is all wrong Security at front door makes it feel like a detention centre.Security want extra proof of name and address so signing in takes longer than normal.And then they hand you a list rules that makes you feel thatyou are in a boarding school. Then there is charges for a towel and other items that should be free.the room doesn't have a TV.Theres a bathroom and small kitchen but not one item to use. If you stay for a short period of time, you won't be able to use anything. Cleaner is rude and bangs down your door at departure (10am) and rudely asked you to leave with a moody attitude. The room it's self feels like your locked away with no escape and the view is absolutely terrible.its probably the worst type of accommodation I would or have ever stayed in as an overall experience.but it is clean.

Fridge was a little noisy, but luckily I had packed ear plugs. Bathroom smelt a bit drainy, but wasn’t noticeable in the sleeping area. Window wouldn’t shut properly.

Moreover, the staff at the reception is great! Laura communicated well with me before my arrival because I had a package arriving there before my arrival, and she was able to hold it for me. I really appreciate it! All the staff is super helpful! I would totally stay again.
