Die Kommunikation mit dem Vermieter war sehr umständlich ( telefonisch mit schwer verständlichen Ansagen nur in italienischen und englisch) Mehrmals in der Warteschleife...Zum einchecken einen Ausweis hochladen zu müssen ist doch mehr als ungewöhnlich.. Kein persönlicher Ansprechpartner.

• Roselynn (7/5): A nice location for Florence exploration. - The location was perfect. We had problems with getting into the property. Our mobile phones had a significant delay between text messages and the phone wouldn’t allow for calls to be made. Luckily we had friends staying around the corner, we went to their apartment in order to work out our problems on their Wi-Fi. Entry to the property took a little over an hour. We had to have a friend stand at the door as we made calls from their apartment. The property owner only buzzes the door open and that is the only contact you have. A welcome book would be nice, explaining how the apartment works along with local recommendations. Also,an extra chair in the bedroom would be nice. The apartment only has one chair, leaving the second person sitting on the bed, which was very soft and lumpy. We stayed at the apartment for seven days with only one roll of toilet paper provided. The room had basic provisions: tea, coffee, olive oil.

Te cobran por el secador de pelo, te dejan un rollo de papel higiénico para 4 noches, son detalles de bajo costo que cuando llevas muchos dias viajando hacen la diferencia. El colchón y las almohadas necesitan un cambio, muy gastados, nos hicieron doler mucho la cervical y la espalda.

• Yen Chih (10/5): A great little gem in Florence - The location is great, the apartment is very good size for a couple and the staff is very helpful with our late check in. It would be great to provide a drying rack since there's already a washing machine in the bathroom for use.

• Vanessa (8/5): Un alojamiento ideal pero con mejoras en la comunicación para el checkin - Me encantó el diseño y la ubicación en pleno centro. El check in online es un fastidio, demasiado largo, hay que aportar muchísima información y las instrucciones que te mandan para acceder al alojamiento no podíamos abrirlas, lo que nos llevó una hora de demora dar con el alojamiento y poder acceder a él. El somier de la cama está muy viejo o usado y el colchón se inclina hacia un lado.

• Nikol (8/5): - The location is the best The bed was very uncomfortable, in my opinion is very old and used. I woke up with back pain. It was cold the first night, we couldn’t heat the rooms with the air conditioner, because it was blocked. We asked for a warm blanket, but we got something like bedspread. The staff was very friendly and polite, but the facilities are old and used. They need to be upgraded as soon as possible.

• Verified traveler (4/5): Poor service, No WiFi , uncomfortable bed - The property was ok but mattress wasn’t very comfortable. Be mindful you have to climb to second floor with no lift and the stairway was rather narrow. During our stay, the WiFi was down for entire time, we stayed for 2 nights and there was poor reception inside of property like most Italian internal spaces. Hence without WiFi we were not able to access our phones for checking information nor watching smart tv etc….. They promised it should be fixed in the evening or next day and will keep us updated but we were not receiving any response since we flagged the issue.

• Jane (10/5): - It was just off the Palazzo Vecchio which was nice because it was always easy to find the way home as data wasn't always working well in Florence but it was on a side street that I think was overall quieter. It was close of most things in city center and had good food near it. The room was big which was lovely and the bathroom was also spacious. Its not pictured but they also had a washing machine which was so necessary. The AC also worked so well and was a God send during the 95 degree hot days

As is typical for Europe it's a walk up but the place itself was quite clean and muffled street noise well. Importantly, it also stayed cool even though I was there during a 100F week.
• Dylan (1/5): Rating: ★☆☆☆☆ 1/5 Review Title: Worst Stay of Our Europe Trip This was the most disappointing stay of our 2.5-mont - ⭐ 1/5 – Deeply Disappointing and Misleading for the Price Paid We paid €2,200 for 8 nights at the Francis apartment in Florence, and unfortunately, this was by far the worst accommodation experience of our entire 2.5-month trip across Europe. ⸻ 🚫 Access & Location Issues • The apartment is up three steep, narrow flights of stairs — with no elevator. We had to carry luggage up one piece at a time. This was not disclosed in the listing. • It’s located in a restricted traffic zone only accessible by one specific local taxi service. Ubers and private transfers are not allowed to reach the door, which added cost and major inconvenience. ⸻ 🛏️ Comfort & Amenities Failures • The bed was essentially a box spring with a thin 1/4–1/2 inch pad. We could feel the springs and both developed back pain within days. • We were provided with only one towel each for the full 8-night stay. When we asked for laundry detergent to wash them, we were told to buy our own. • The kitchen light fixture was literally held up by construction tape, and it started to peel off mid-stay — unsafe and unprofessional. • The Wi-Fi was described as “very high speed” but in reality was unusable — streaming Netflix or using our phones was impossible due to constant disconnection. • The shower head was visibly dirty and looked like it hadn’t been cleaned in a long time. • There were no blackout curtains, so sunlight came blasting in by 6:30 AM, making it impossible to sleep in. • We could hear upstairs neighbors stomping around day and night due to poor insulation. • The air conditioning unit was loud, making it difficult to sleep with it on. It also wouldn’t go below 20°C, and it emitted a bright, obstructive blue light that stayed on through the night unless the unit was shut off. ⸻ 🚨 Cleanliness & Misleading Listing • The apartment had a recent bed bug infestation, not disclosed in the listing. It was obvious the host rushed a cleanup, but traces remained.
• Judy (9/5): Gods location and facilities - Brat location and facilities. Comfy bed, good aircon and kitchen equipment Quite a workout getting up the stairs but hey, it’s Italy!
• Shannon (9/5): Clean accommodations in the heart of Florence - We really appreciated the washing machine, so we didn't have to pack as many clothes for our 16 day trip across Italy. The bathroom was very clean and quite large compared to our other accommodations. I also liked the large wardrobe in the bedroom. The apartment in general was clean and had nice design touches, and was a great central location right next to the Uffizi. We were able to walk to all of the places we wanted to see in Florence. During our 3 night stay, we nearly ran out of toilet paper, so it would be nice if they had more rolls in the bathroom or even in another cupboard somewhere. The air conditioner didn't seem to be working very well, but as we visited in late April, the weather was nice enough to just leave the windows open. I also prefer a soft bed, so the firmness of this one (and all the Italian ones I had) were not my preference, but this place did have nice pillows.

• Ana (8/5): Good and nice stay in Florance - Very spaceous and modern flat, with all facilities necessary for several days stay (very well equipped kitchen, dishwasher, washing machine etc) and excellent location (Uffici Gallery is just around the corner). Staff gave prompt help when requested. 1. The check in process was a bit confusing, besides precise instructions. Since door of the building needs to be opened remotely by calling a call center on local phone number, that caused international roaming costs. I would advise the hosts to re consider this process since even Whats up or Viber calls are not options - not all tourists use roaming data. 2. Very bad WiFi 3. Night club is near by, so very loud night club guests smoking in front of it on Thursdays. Otherwise quite. Just to have in mind if sofa bed in living room is used for sleeping.

• Thomas (10/5): Great Apartment, but needs better timely customer service. - The property was perfectly in location, very clean and comfortable. It was a very nice place to stay for visiting Florence The checkin process was very frustrating. We had difficulties communicated with the owners. Messages needed to be sent through booking.com with long delays for response. We were not able to find the office in person even though an address was provided. Being able to communicate in real time is very important. If this is not possible, self checkin cannot be initiated because owner needs to buzz you in through the outside door to the building. Fortunately, after almost two hours of trying to get in building, someone (another tenant) exiting the building allowed us in so we could do the self checkin. The owner needs to remotely unlock the door for your entrance. So you can complete the self checkin. Unfortunately, we (like many other visitors) were using What’s App and were not able to call to get the door open. This is why we tried to visit the office to no avail. Eventually, the booking company did reach out by booking.com messaging (hours later after we were let in building) to say it was our fault because we did not inform them we were using What’sApp. This is important for future guests using What’s App. Also, The emergency number initially provided will not work with What’s App either. We were provide an updated What’s App mobile number for emergencies later.

The towels did not smell clean, 3 doors to get in, old and dirty entryway. I called 9 times re check out and noone answered me. I do not recommend staying here.

• David (8/5): Excellent location, modern, comfortable - The apartment is in touching distance of the Uffizi Galleria so couldn’t be better located. Clean, comfortable, modern and functional and good air-con! It was fine for us but only entry is two flights of stairs - maybe difficult for some but this is pretty standard for Florence.

As it is a family apartment, it should have additional stand for keeping luggage and the valve to open gas clearly marked. so that foreign people can understand. The stairs, they are too many.

• Moranda (9/5): Great location, well equipped but the stairs are a negative esp with suitcases. - Location; and its a well equipped unit. 40 steep stone steps up to the apartment - i knew there were steps but didn’t know how many and how steep. There are 3 access keys and the large one in the front door to the apartment foyer was a nightmare - had to get it just right or it could take up to 20 minutes to get in. There was only 1 set of 2 towels for the same 4 days … they need to provide more towels. The bed was okay but too low …
