• Nunn (9/5): We enjoyed our stay here and would definitely book again if we were returning to Venice. I would recommend this apartmen - The location was excellent. The communication was excellent. The apartment was very clean and comfortable and we had everything we needed. It was also very soundproof. An extra pillow would have been nice and the shower needs a little maintenance.

• Carmelo (7/5): Rivedibile l’organizzazione peccato per la struttura - L’appartamento è davvero molto bello: spazioso, ben curato e soprattutto situato in una posizione eccellente. La casa nel complesso ci è piaciuta molto ed è stata sicuramente il punto forte del soggiorno. Nel complesso l’esperienza è stata positiva grazie alla qualità dell’appartamento, ma la gestione dell’assistenza e alcuni servizi potrebbero essere migliorati sensibilmente. Ci sono stati diversi aspetti negativi legati soprattutto all’organizzazione e alla gestione dell’assistenza agli ospiti. Prima dell’arrivo è stato difficile contattare l’host, non essendo presente nessuno fisicamente ma solo una società raggiungibile tramite messaggi WhatsApp. Pigiare il nome del appartamento nel citofono esterno apriva il portone centralizzato e questo non c’è sembrano molto sicuro. Un altro problema importante è stato l’ascensore non funzionante. L’appartamento si trova al secondo piano e, dopo averci chiesto di inviare dei video per verificare il guasto, l’ascensore è rimasto bloccato per tutta la durata del soggiorno, costringendoci a usare sempre le scale. Bisogna cercare di gestire questi problemi in maniera più celere o comunque sarebbe stato carino scusarsi quantomeno. Abbiamo trovato inoltre poco piacevole la richiesta, al momento del check-out, di lavare tutte le stoviglie utilizzate considerando il costo del soggiorno (cosa che abbiamo comunque fatto). Infine, i cuscini erano troppo sottili e poco comodi.

• Melinda (10/5): Mi porterò nel cuore la vista sul canale ❤️ - Siamo stati 4 persone ,2 adulti e due bambini (10 e 15 anni) ci siamo trovati molto bene. La struttura e grande e spaziosa e abbiamo apprezzato molto la privacy durante il soggiorno. Anche se tutta la comunicazione e avvenuta online i gestori sono stati disponibili e l'organizzazione e stata semplice e comoda. Inoltre, la vista sul canale e davvero molto bella e rende il soggiorno ancora più piacevole. Secondo me andrebbe migliorata la pulizia, inoltre avrei gradito la presenza delle chiavi per le camere, che avrebbero dato migliore comodità e tranquillità. Nel complesso però è stata un esperienza positiva.

I’m not that picky but it was just not clean!! The duvets on the beds had only a sheet over the top, not a proper cover and they were stained with all sorts. Probably had been washed but the stains just made me uncomfortable!! The shower hadn’t been cleaned- there was still shampoo blobs in there from previous occupants. Also the coffee cups in the cupboard still had coffee drips on the sides like they had been swilled but not cleaned. Just generally got a riffy feeling about the place. Real shame!

The bathroom was disgusting with urine on and around the toilet - clearly not cleaned before our arrival. This is a basic health and hygiene issue. **Facilities: 1/10** No heating whatsoever. In Venice in winter, this made the accommodation unbearably cold and uninhabitable. **Host Response: 1/10** When we reported these serious problems, there was no meaningful response or attempt to resolve the issues. Only when we told them we will leave they said will bring technician, and only next morning. **Outcome:** We had no choice but to leave and find alternative accommodation. • Katherine (6/5): Location was fine. The apartment was not clean. Very easy communication to book and check in. - The apartment itself was the right size. It was NOT clean, and I sent photos via WhatsApp to you to show the dirt and debris. (1) Cleanliness. It had not been vacuumed properly. Debris was all over the floor- blowing around when I had the fan on. (2) 1 thin pillow for each sleeper. Not very comfortable. (3) bed linens were scratchy.

• Lucy (1/5): Terrible experience - When we arrived we notified the property manager that the heating was not working, the hot water was not working and the wifi was not working. Communication about a solution was very poor and a maintenance man did not come until the following morning. In the meantime we had no heaters in the middle of winter and no showers as only cold water. It was not a pleasant nights sleep. After these issues were fixed on the second day we asked for a refund for the night before. A small credit was given but it was only a fraction of what we had paid for the room and despite our requests they refused a refund. Very disappointing experience that affected our stay in Venice. Would not recommend this property.

Only one pillow per person.. There was a Nespresso machine but no pods, not even one! Staff not very helpful in explaining how to get the washing machine started The check in process was painful - had to enter information twice at least as it did not work with Safari browser on iPhone.
• Bruce (6/5): Needs investment. - Like others have said. This place is amazing for its location (on the corner of two canals) right near the Rialto bridge. It's also a very large apartment, with separate lounge room, two bathrooms and kitchen. Main bedroom also huge. Looked nothing like the photos. Sadly this property has been neglected and there seems to be complacency that it is in the location of is. Like others have mentioned, it wasn't totally clean when we arrived. Floors still dirty. Not broom or dustpan available to clean yourself. The apartment needs maintenance. The bathroom doors don't close properly, the kitchen Flix mixer needs tightening. Both toilets run after flushing. A window hinge is broken and it needs a new coat of paint. All small things that would be easy to fix. There are two TVs. Neither are smart TVs so can only watch the one English channel. The main bedroom tv didn't even have a remote. The beds were so hard and had the texture of straw. The pillows had the same texture and were wafer thin. Good apartment, but all of these minor issues really detracted from our stay. This place needs minor investment and could be great.

Ni para una noche - Única y exclusivamente la ubicación y las vistas -Nos dieron datos erróneos para hacer el autochecking, además de estar probando todas las puertas del edificio, perdiendo el tiempo y que nadie respondiera a los mensajes sin saber que hacer, perdimos el tour que teníamos contratado porque no pudimos dejar las maletas. -Nadie te recibe ni nadie te atiende. No hay número de teléfono. - La calefacción no funciona. Pasamos un frío terrible toda la noche. Los aire acondicionados estaba bloqueados y tampoco pudimos utilizarlos. - La limpieza escasa. La colcha estaba llena de pelos y con manchas. Las camas incómodas y las almohadas del grosor de un folio.

Compuesto por 2 habitaciones dobles (2 camas de matrimonio en total), un salón con un sofá amplio, una cocina y un baño grande. Camas muy cómodas. Vistas muy bonitas desde las habitaciones y el comedor. Ubicación inmejorable, a 2 minutos andando del puente de Rialto y a 5 minutos andando de la plaza San Marcos. Nada.

Spațiul neîngrijit, plin de praf pe tapițeria paturilor. Canapeaua din living extrem de murdară, cu pete de lichid seminal peste tot. Curățenia a lăsat foarte tare de dorit. Nu aș mai reveni în acel loc.

We had no internet. The Wi-Fi didn't work. We asked for it to be fixed, but to no avail. We sent screenshots and evidence, but no one did anything.
• Pietro (10/5): Posizione Strategica. Ambiente molto spazioso - Abbiamo trascorso un soggiorno meraviglioso in questa casa a Venezia! L’alloggio è spazioso, pulito e molto accogliente. Le due camere da letto sono grandi e confortevoli, perfette sia per famiglie che per gruppi di amici. Il salone è ampio e luminoso, ideale per rilassarsi dopo una giornata di visite, e la cucina è completa di tutto il necessario per cucinare come a casa. La posizione è davvero ottima: a pochi passi da Piazza San Marco e vicino al corso principale, pieno di negozi, bar e ristoranti. Nonostante la vicinanza ai punti di interesse, la zona è tranquilla e permette di godersi la vera atmosfera veneziana. Consigliatissimo per chi cerca comfort, spazio e una posizione perfetta per visitare Venezia! Nulla

Si el usuario no es muy hábil con el teléfono duerme en la calle . No contestan a ninguno de los teléfonos No volveré a trabajar con ellos nunca .

Je suis furieuse et ne compte pas en rester là Être obligé de prendre une chambre d’hôtel alors que j’avais déjà payé 4 jours de location. Sans recevoir la moindre assistance ni de booking ni de wonderful italy. Alors qu’il nous avait fourni un mauvais code d’accès. J’ai déjà contacté le service client ainsi que le service réclamation sans avoir reçu la moindre réponse alors que l’incident a eu lieu le jeudi 16 octobre, nous sommes le 19 !
• Benedetta (6/5): Bene ma mi aspettavo molto meglio - La posizione. Materassi comodi. Casa grande. La struttura ha solo un bagno e non due. Non c’era un buon odore all’interno della casa. Tanta polvere, piumoni sporchi e macchiati, tante zanzare e relativi cadaveri sui muri con tracce di sangue ovunque. Sono necessarie zanzariere. Un solo armadio utilizzabile in una stanza, nella seconda stanza l’armadio era pieno di detersivi e cose di casa quindi non utilizzabile dai clienti.

• Marc (9/5): Great value, view, location. Needs some love. Recommend. - View on canal is amazing. Located close to everything important and to public transport. Simple modern flat. Gondola service and trattoria just 10 meters away. AC worked. Washing machine was good to have (we didn’t use). Once you found the flat, access is easy. Located in smaller alley so not much noise from the street. Located next to Casanova House. Host provided PDF on how to find it and how to access it. Very, very noisy from canal side (we needed to sleep with earplugs). Modern flat but needs some love. Could be a bit cleaner. Couch is dead and ripped open at some points. Some furniture should be fixed. We found wet old towels in one cupboard (looked like cleaners tools and storage). TVs don’t have Netflix and YouTube. At first hard to find, but once you found it, then it’s rather easy.

Ruim appartement Appartement heeft een goede onderhoud nodig… plafond bladdert af in de badkamer, wastafel kraan handvat is los… en deuren kon je niet dicht doen… deze moet ingekort worden… laminaat in de badkamer beschadig door lekkage… douche deuren scheef en sluiten niet goed.. de bank was vies en heel gebruikt ook met een grote gat!

The toilet brush was very disgusting There were no cloths/soap for the kitchen. I would never stay here again. The only good thing was the location.

Requested refund - refund apparently refused but received no communication to suggest this. Property hosts ceased communication.

Facilities and cleanliness were borderline unacceptable. 1 of the four pillows we had was covered in mold and unusable. Both air conditions were broken and also full of black mold. No power or capsules for the washing machine or dishwasher. Empty toilet paper rolls left lying around and just generally not very clean. Elevator was broken so carrying heavy bags up 2 flights of stairs with an elderly woman is not ideal.

• Peteris (7/5): Stylish apartment, in a good location, with beautiful views. - The apartment has a very good location, right between the Rialto Bridge and St. Mark's Square. Although the apartment windows face the canals, it can be quite noisy at night due to passing boats, so I would definitely recommend keeping them closed at night. The apartment is ideal for two couples – it has two spacious bedrooms with separate bathrooms, a relatively large living room, and a separate kitchen. The bedrooms and bathrooms were clean, but the sofa in the living room could use a new cover. Otherwise, everything was good overall.

Couch was ripped and had a hole in it, and was very worn. We had one roll of toilet paper for three days. Light bulbs out everywhere.

We received a clean, comfortable and spacious apartment. We lacked nothing to stay in the apartment during the Venice Mask Festival The apartment's advertising page explicitly states that there is a 24/7 reception/response, which is really not the case. All communication is done through messages and the response sometimes takes hours, depending on the availability of the management company.

• Nicky (9/5): Superb location, incredible views!!! A home in Venice! - The views out of the windows are unparalleled...I could hardly go to bed!! Every room had shutters/windows opening out over the canals, sitting at the kitchen bench and looking over the little laneways at breakfast with the window open was a highlight. Just incredible. Absolutely superb location. Could've stayed in this property for a month!! And a very rare find having an elevator in the heart of Venice. Superb. No washing machine soap for laundry. Just one would have been great as we had a lot of laundry to do but didn't want to buy a box of it for our 3 day stay. Didn't love the furniture in the living room. Couch was dirty and the extra stool was unnecessary. Was always in the way and had to keep it moving it around... Needs a toilet roll holder in the bathrooms, and a hook for hand towels.....
• Eliza (9/5): Loved it overall - Amazing location! Views for all rooms over the canal could not be better!!! A little unhelpful with any extra favours like luggage storage before or after checkin, but that makes sense if they don’t have the space I suppose. There are no extras whatsoever here, no extra pillows, 1 per bed, no bed liner under the sheets, no frills whatsoever, no cushions no decor.. very basic, but the location speaks for itself, And it’s warm if you remember to make sure every single door and window are shut :)
