- brijeshkumar (4/5): stay was overall good.however i would not recommend this property to my friends or anyone. - we like the location,right in front of the beach .lots good cafe and restaurant around so each mode for food and transportation. carpet was really bad and smell a lot. bankets and bedsheets did noy give fresh feeling.

Room was very run down!! was very disappointed that during our stay the pool/ hot tubs facilities were undergoing maintenance , extremely disappointed as these facilities were a main reason why we chose to book here. - karen (1/5): NEVER BOOK THIS PLACE - Just Location Upon arrival, the apartment had a very strong and unpleasant smell. Even after using an entire can of air freshener, the odor remained.
The bathroom sink did not drain properly, leaving standing water for several minutes and making basic hygiene uncomfortable.
We then discovered extensive mold in the apartment, including on the floor, inside the wardrobe, and on wooden surfaces. This is a serious health concern and likely the cause of the persistent bad smell.
The air conditioner did not work properly. Despite being set to maximum, it only blew very weak air and provided no cooling. We contacted the locator and followed all instructions given, but the issue was never resolved. He treated us like two children, repeatedly asking if the balcony door was closed, requesting the air conditioning display number, and making us do nonsensical things, like going out onto the balcony and then back inside, which has nothing to do with how the air conditioner works since it's a central air conditioning system.
The reception informed us they could not assist, as only the locator was responsible. As a result, we had no air conditioning for the entire stay.
On the last night, the upstairs neighbor washed their balcony during the night, causing dirty water to be poured onto our balcony. This woke us up, created a strong unpleasant smell, and left the balcony dirty.
Overall, the apartment was poorly maintained, unsanitary, and lacked adequate support. I would not recommend this property.

The room was run down desperately in need of paint, fridge needs de icing, bathroom floor was stained with rust from toilet brush holder, mould around bath, vent had considerable dust on it the wash basin was held up with a pipe cable tied to it, overall poor condition 😢

The location is absolutely amazing. The room had a little bit of a musty smell but we barely spent any time in the room anyway so it didn’t phase us!

- Norris (7/5): - I liked the view, and its location, very central to surfers paradise. The room was a good size and so was the balcony. Plus heaps of storage . The rooms were definitely not as clean as I would have liked it to be and some parts of the room were falling apart.
- Amanda (1/5): - Only good thing was the location. This room was old and in need of some TLC. Fixtures in the bathroom loose, mould around all the trims and basin, cracks in the tiles. Wardrobe door stuck on tracks and the frame is loose. Went to open the bedside table drawer to find the front of it loose and no sides. Light fixtures were missing, crooked or just didn't work. And only access to paid public space parking. Do not recommend for the 300-odd dollars paid.

No communication from owners, state or the room was putrid, broken mirror, metal rod just lying on the floor, mould in bathroom, PowerPoint in bathroom broken, no fresh towels or bin bags for our 3 night stay!! Bathroom sink doesn’t drain properly, major cracks in wall, vent in bathroom full of dust and mould, scratches on main door, “sea view” was mentioned when booking definitely not a sea view,
Last but not least it stated in the booking “daily spa access” when I asked the mantra reception they stated the spas haven’t been on since 1st of July and that it was quite unprofessional and false advertising on the owners for not telling us the spas weren’t working!!

- Jasmin (4/5): Overall disappointing - The location was great, close to a G Link stop, beach, shops and restaurants. The property was not as pictured, the cleanliness was awful. Mould in the shower, marks on the walls, broken furniture and smelly linen. Really upset with the quality of cleanliness we walked into, there was no vacuum to use during our stay to refresh the carpets ourselves over the week. There were dirty plates in the drawer also. A broken chair on the balcony and a broken bed lamp which triggered the power to switch off in the entire room.

Great location with access to transport, shops, restaurants and beach. The host provided only three toilet rolls per room (one with four guests, the other with three) and just enough towels for a day or two, despite our five-night stay. On the second morning, we left used towels on the floor expecting replacements, but were told no extra towels or toilet paper would be supplied. Fortunately, we had spare towels and bought more toilet paper ourselves. Only two small soap pieces were provided for the entire stay. Oddly, there was a “room service” door hanger, even though no servicing was offered during the stay.

- Janene (1/5): STAY AWAY!!! - The photos look nice It was very dirty. VERY LIMITED VIEW OF THE OCEAN through buildings. Construction structures in front of patio. Patio was dirty with OLD caked on dirt, cigarettes and ash. Inside was dirty. Under beds were disgusting to get charger that fell. Mugs were dirty. No cutlery. Mattress horribly stained and torn with stained and dirty mattress protector over. Stained carpets. Dead cockroaches everywhere. Cupboards mouldy and damp damage visible everywhere. Very disappointing experience. WOULD NOT RECOMMEND AT ALL! To start we received the wrong code for key access. Had to ring 3 times to get an answer. Public parking paid $60 Overnight and dodgy AF!

Stains on the sheets. No good for someone with dust allergy we booked for 3 nights we had to leave after the first night and book a different motel that was clean. And they wont refund the remaining 2 nights.
- Mark (3/5): Poor - Location Well where do I start... tv Antena broken where it was joined to TV couldn't watch TV ...which made it a long night as it was so wet outside. Freezer all frosted up wouldn't close properly...bathroom walls moldy...nothing enough towels exposed wires I'm lamp kept shortening out the circuits..guess this is why the power box door is left open...not what was advertised did we receive...could not use Mantra facilities...they didn't want to help either when we told them about the wires...we had a 2yr old stay had to watch she wouldn't go near bed lamp that had the exposed wires...rang owner told him we want a new room or upgrade as we were worried it might shorten out...he ignored us and blocked our calls...my family drove home and didn't stay after paying for room and parking...very angry paying that price for a 2 star room. We would like if this could be reviewed maybe half the money reimbursed could be considered. Apps forgot the doors were hanging of cupboard..the drawers filthy and linen stained so scared to sleep in bed slept on top with our beach towels.. we were so looking forward to a nice stay over...there was other items...but it makes me so upsett

- Victoria (1/5): The most disgusting unliveable and unkept room - The only decent thing about this apartment was the location. Everything. The room looked like it hadn’t been cleaned in months and was absolutely repulsive. The bath/shower was covered in dirt, mould growing in multiple places, dirty walls, pillows were yellow and had no pillow covers on them, the bed had hair and little black specks along with little things that look like scabs and boogers, the vents were covered in dust, the light fixtures next to the beds were dangling off the wall, the bed sheets weren’t clean, found the blankets provided to have some sort of old food crusted to the blanket, the ceiling was covered in dust and overall not clean in the slightest. The owners of the room were at times hard to reach and when you expressed your concerns they brushed it off, Mantra couldn’t do anything about the monstrosity of the room as this room is classed as an AirBnb. I paid $800 for 5 nights to not even stay there and when asked for a partial refund the owners refused and blocked my number. If you take one thing out of this review it would be to NOT book with Mantra on view, you think you’re getting a nice clean room that is owned by Mantra but instead getting a horrible room with hosts that will not clean your room before your stay.

Took us an hour to actually find the place, in absence of any instructions. The posting on Booking.com is misleading. The rooms don't look like what it shows in pictures and owner intentionally hides the fact that there is no free parking. As a matter of fact, I had to pay $60 for an overnight parking due to misleading information provided to me.

The balcony furniture was disgusting. Not all the lighting in room was working. The switch to hair dryer was not working. Would never stay. And I feel was deceived by Booking.com as the pics of the actual room are not posted. I am looking for refund on my or being compensated for my booking. And would like to take it further.

- Nathan (1/5): DO NOT STAY HERE! - My advise would be to never stay here! We didn't, we seen the state and conditions of the room and decided to stay elsewhere.
There was black mould in the wardrobes, the rooms were extremely dirty with chewed up chewing gum stuck to the side of the headboard of the bed 🤢. There were stains to the pillows and the bedding/towels. The balcony hadn't been touched and was caked in months worth of dirt. The crockery and glasses looked as though they hadn't been cleaned, the fridge was dirty with a build up of ice and the unit it was housed in was falling apart.
The photos on the website (bookings.com) were massively out of date and not even relevant. The accommodation is situated within the Mantra hotel however when we spoke their reception team they advised they couldn't help as our rooms were no longer theirs and are privately owned and used as an air BnB.
It is certainly not for families and was more in keeping with a crash pad for a lads holiday and that is pushing it!
We spoke to the facilitator who stated he would send cleaners however they appeared to just flip the bedding over so the stains weren't visible and they didn't even touch our other room. When we asked for a refund they stopped replying to my messages and calls.
Just do yourself a favour and book elsewhere!

The door was not working, due to a short stay it took time away seeing my sick father where we had dinner plans, took 1 hrs to sort out.
Cold water tap in the shower would not work properly and was leaking.
- Peta (1/5): Bad - Location - close to Caville mall and various restaurants. Close to tram lines and beach access points. The rooms were very run down and untidy. Toilet paper holders falling off the wall, cupboard doors that didn't open or close properly, paint peeling off walls and the sheets on the beds smelt bad. The photos used to advertise the room is not an accurate representation of the room we stayed in.
Falsely advertised having access to the pool and gym. When our access cards wouldn't let us onto those floors we asked reception who informed us that because it was not a room owned by Mantra and was being let out as an Air BnB, the usage of the facilities was not included in those rooms.
If you need access to parking, ask reception at Mantra (this is where the room is located). They will charge you $20 a day from noon to noon and will give you a multi-use pin code. Do not book through the actual parking garage website online if you plan to be coming and going with the vehicle. As the access code they give you can only be used once on entry and exit.

The room was booked for 3 people but yet we only received 1 key card (had to change all of our daily plans). The room was outdated compare to the pictures shown on the internet. The door of the wardrobe was broken making it hard to access, no pool towels so unable to use the spa, no coffee in the room even though the description of the room state that there was a coffee machine, rusty teaspoon and ice buildup in the freezer part of the fridge.
- Jaunita (4/5): Major disappointment - The location was good that’s was all There is no where to wash your clothes nearest laundry is 12 min walk away, view was not ocean it was city view and the hotel is outdated and a disappointment the old spas are now called plunge pools as the filters don’t work and water was filthy no gym access, no pool it is not owned by the hotel anymore the club next door owns them, room was outdated very dirty all linen bedsheets, blankets and pillows terrible and stained, cutlery dirty in drawer, roaches running around and dirty marks down walls looks to be spit, hair dryer was not safe made burning smell and someone’s undies were left in drawers 🤮

The place was dirty, mouldy, broken, run down, cockroaches, unsafe, unsanitary, toenails, property manager blocked us after requesting a cleaner. Never got anything cleaned or money returned. We had to go and buy wipes to clean the whole room. Very bad experience and I will not be using booking.com again. Booking.com did not help at all and didn’t reply to my email.

Also we had 2 rolls of toilet paper to last a group of 3 five days would be good if there was some spare in the cupboard
- Karen (4/5): Really cheap if you need a quick stay with a bed only. - Property was very central to everything we needed. The room was disgustingly, very dirty.
There was mold in the bath tub and other people’s clothes in the bottom of the wardrobe.
The spa was so gross full of sand and dirt, looked like it had not been cleaned in a few weeks.

The sheets were stained, but seemingly clean.
Towels were still wet when we arrived - like they tried to wash and dry them the same day?
The front door was split and when I opened it, the door literally came apart.
The bathroom was tidy, with good water pressure, but mould covered the ceilings and under the sink etc.
The whole floor must be privately owned, and they left a garbage bin in the main hall for 2 or 3 days, it stunk like beer. A bit weird, but understandable as they don't clean the rooms during the stay, I guess air BnB style.
For a location like this , at that price it was to be expected, and I wouldn't say it was unpleasant, but buyer beware.
The hotel location is perfect, but the hotel is like going to Asia 20 years ago - completely run down.
The "pool" is non existent, but rather 3 or 4 jet spa's, but who cares - 2 minute walk to the beach, 5 mins to cavill.
Coles, Asian grocers and lots of restaurants within walking distance.
Don't park in the car park adjacent for 40$, but the GC council across the road for $6 a day

The room was a little dirty on arrive but nothing too bad that couldn’t be fixed That we were only given 4 towels for 5 nights
- Christopher (1/5): Very shit - Nothing the whole experience was devastating I liked nothing Host ignored us when we had problems the property was dirty one light was broken and didn’t work air con doesn’t work properly fridge door doesn’t close properly as it had water damage under it so stopped it from closing they provided air mattress with holes so it didn’t stay blowed up my daughter slept on the floor this room should have never been provided to us as we put 3 people and it only sleeps 2. DONT STAY HERE NOT WORTH HOW MUCH IT COST. And they don’t provide clean towels when staying over a week.
- Gemma (3/5): Poor - Location Lack of basic repairs. Needs new mattress as it has stains, needs new toilet seats . The freezer needs defrosting. The bathroom grout needs cleaning as it covered of mould. 2nd keys would have been helpful.

- Cameron (2/5): Disappointed. - The location is good. Walking distance to beach and restaurants The service provided by the private owner of our accommodation was disappointing. They dismissed our concerns about the persistent thudding noise, claiming it was normal and occurred in every room at Mantra, without making any effort to investigate or address the issue. The constant noise from the air conditioning made it impossible to sleep, and the room was not soundproof, allowing us to hear party music and the sound of neighboring doors slamming. It was extremely frustrating.
I do not recommend booking with private owners within a business setting. The room's maintenance was substandard: the carpet was dirty, there was an unpleasant smell, and mould was visible in the sink and bathroom tiles. Overall, the experience was far below expectations.

- Ashiya (7/5): Good, but it could be better - 2 separate beds, convenient location, clean facility Poor communication with host regarding room key collection and returning. A kitchenette would have been essential. Only a hot water kettle and mini fridge were available.
- Kristen (4/5): Disappointing - Nowhere to be seen was that our room through a private owner/person, we would not have booked that room or place if we knew this, the room advertised kitchenette, that was the only reason we also choose that room, we have a family we needed that. No house keeping at all because it was through a private owner that's ridiculous, we thought we locked our key in room called owner atleast 30 times no answer no calls back no nothing, luckily an angel was looking over us, room made me very itchy for two nights I sprayed the hell out of it,they don't reply after they've given you just one lot of extra things we have a family of 4, you can't get anything from the hotel staff as it's thru private owners u have to wait or even get no response or extras at all I find it so wrong, very bad advertising, shouldn't be aloud to have their room on booking.com unless it says private owner!!!!!!!! Make sure you guys ring and see if private owners !!!!

- Carol (1/5): Don't bother - privately managed room - your health is more important. - The location worked. No mattress protector on old stained ripped mattress- bed 1. Red blood stained mattress protector over old stained ripped mattress -bed2. Moldy grout, cracked tiles, moldy basin rim. Fridge cabinet timber wet, smelly and disintegrating so you need to lift fridge door to open each time to get door over the metal cabinet frame. Questionable blobs of white stuff on carpet. Prior guest rubbish under beds, not vacuumed. No TV remote. Only one key when room booked for four adults. I could go on and on. This is not a Mantra managed room, the private owner refused compensation, stating we did not utilise his cleaner to fix concerns, his cleaner dropped off fresh towels after the first night but he did not want to come into the room, he did not have any cleaning gear with him and was not aware he was there to clean anything. As we did not call the owner back he states we must have been happy... Hardly!!! His cleaner should have communicated that back to him. My advice, book somewhere where your health and wellbeing is respected. Complaints officially lodged with booking.com and Queensland health. Photos and video has been provided.
