- Bardhi (5/5): Perfect location but the apartments need to be renovated ant taking care amenitiess should be included - Location is perfect, the staff over the phone is gentle and kind and always ready to help with what they can. There were no doors in the bedrooms so if you are not your family but with colleagues like me is very strange and uncomfortable. no liquid soap or even a soap in the toilets, no iron. No extra pillow or towel in case you will need one. Things that were not specified in the description. The elevator was not working but was already anticipated to us.

Was asked for a €250 euro deposit a few days before we arrived. They also sent instructions to collect the keys from a completely different place.
The code for the door to collect keys did not work, no answer when we called multiple times. We had to stand around and wait until someone left so we could get in to collect. We had the same problem dropping off the keys when we left and was left stood around when we had to leave to catch a flight. Awful customer service.
The lift didn’t work, my friend that has mobility issues had to climb 5 flights of stairs for 2 days. Not acceptable.
Got an email day before stay saying WiFi was broken and they are fixing it. It was never fixed.
Looking at the previous reviews it has obviously never worked. They are liars.
The place itself was dirty, it had blatantly not been cleaned. The bin hadn’t been emptied. Toilets were brown and disgusting. Kitchen tap did not work. They had obviously just made the beds and not bothered to clean anything else. There was damage to bits of the place and dirt on the walls. Cigarette butts on the windowsills. Crumbs on the cabinets.
The “sofa bed” was literally just a sofa. Not comfortable to sleep on.
The apartment was also nothing like the ones pictured. Essentially complete false advertising.
These people are essentially scammers, what you book is not what you get. Would never book with them again.
The apartment itself could be nice if the company looking after it actually cared about their customers.

- Sylvia (5/5): Generally an excellent location but flat needed more attention - The location was very good, bar below but noise didn’t affect sleep. Where to start, no doors on the bedrooms which we thought would have been a must as no privacy. The TV didn’t work and nor did the Wi-Fi, you had about 10 mins of use and the re log in again, very intermittent.
if we hadn’t had data we would have been stuck. No hairdryer even though they said it was available. Just enough mugs but only 3 knives, not a fully equipped kitchen, only a hob, no oven, no toaster. We were On the 3rd floor so was just about manageable but wouldn’t want to carry anything more than a small suitcase any further. Only 1 pillow each and they were small. Flat was clean and beds comfortable but the whole place needed a bit of care and attention, carpets a bit bare in places and dents in walls etc.

- Junior (3/5): The stay is not very good. - When I arrived at the apartment, the elevator didn't work and it was a fourth floor. There was no wifi. The TV had no remote control. And there were few kitchen utensils. There were not even the most necessary things like a board or good knife to chop and lack of pots, pans, etc.

No internet- inspite of calling and messaging several times it did not work.
They should have atleast provided a temporary facility as this wracked a big roaming bill.

The location of the flat is superb.
Bedrooms at the rear were comfortable and very quiet given the central location. The flat needs a bit of TLC. A few stains on the floors and paintwork has seen better days. The TV would not work which had no effect on our stay but would be tricky for a family. Wi-Fi also pretty non existent.

The beds were very cosy. The lift didn´t work (4ht floor of 6). The wifi was not on, when we asked for help, there were many promises, but no change. There were not so many dishes, no kettle to prepare the tea.

From the day of arrival to the day of departure we DID NOT had WIFI, I called to the team a few times, to solve this problem, cause WiFi was essential for some of us work, they promised to contact RELEVANT TEAM (WHICH, I am completely sure they don’t have any), despite the fact that I have asked or argued or yelled to do something about that, NOONE CARED. I am attaching the photos to make everything clear, it was the worst stay of my life. Even one of employ hanged up on me when I called about the dropping water (it was like when you open the tap)from the lighting of the ceiling. The staff is so IRRESPONSIBLE.
- Alexander (4/5): Disappointing - Very comfortable beds. Apartment in fantastic location There was no hot water in the apartment for showers. The plugs and lights in main bathroom didn't work. There was no curtains/blinds in the second bedroom. The carpets were dirty. Check-in and check-out procedure was convoluted and they did not provide the correct information needed to check in causing us to need to make a phone call to a staff member to sort it out.

You see in the photos below where we had to stay and we paid 750€. We also lost our confidence to booking.com because we sent them the photos in an email and explained everything and we are still waiting.
- Tydell (2/5): NOT PLEASANT WHAT SO EVER. - Overall only good thing about the property was that it was a decent distance from the city center. So to start off with communication with the property management was horrible. They cancelled our booking last minute and rebooked us a stay 15-20 min out the way of the city center. Then when we asked for a discount they refused. When we finally got to the property there was mold and mildew on the walls as well as stains on the couch, dirt on the floor, dishes in the sink, and all the towels and sheets smelled odd. It was very comfortable what so ever, tried contacting the management to no avail they answered cause those weren’t hospitable living conditions. The was so privacy in the shower. The neighborhood was sketchy. We overall only stayed for one night because it was late and no where else was open. We continued to try to contact the management to demand a refund, no response what so ever. They knew this booking wasn’t ready to book and still let us book it. Also being that this wasn’t our original booking makes it 10x worse! I honestly do not recommend ever booking with this company. My friend ended up having a rash after sleeping in those sheets.

No lift in the building, rooms do not have doors, broken chairs, room is so high floor not good for family with luggages.

- Marianna (6/5): Hosts located alternative for us which was in an excellent location (Smartflats Capitale) - My original booking was for Grand Place but due to issues with the flat at the last minute, the host moved us to Smartflats Capitale (Rue Gefry) rather than cancelling on us, and this was very much appreciated. New location was excellent - very central with supermarkets and metro/team station within walking distance. Flat has most things that you need and was nice. Overall, flat was nice but dusty in parts (under beds, corner). WIFI did not work for the 5 nights we were there, although we reported this on arrival, which was disappointing. Some parts of the flats needed some looking after (minor repairs) but this can be a function of the flat being in an old building. There was a coffee machine but no kettle, although teabags and sugar was provided. (we boiled water in the pan for the tea, which was fine). Personally, the location of the flat makes up for the negatives.

- Chris (2/5): Why I will never book or stay in a managed flat ever again. - I was switched to a different property on very short notice after holding a booking for 5 months. So this review is for the replacement property which was nothing like the original and was pretty poor. Different property but run by the same management company so
The "double" beds were singles pushed together with a large gap in the middle. Several of the mattresses were wrapped in plastic for reasons we decided were best unanswered.
The shower screen let more water out of the shower than it kept in, although the badly broken shower head didn't help. It worked out though because the water drained so slowly from the tub that having the water leak onto the floor was probably for the benefit of the plumbing.
The view might have been good but clearly no one has ever cleaned the outside of the windows (the kind that tilt in for easy cleaning) and so it was like looking through soil. How light passed through is a question better left to theoretical physicists.
My list of complaints is much longer but I think you get the idea.
The entire property felt like it was a corporately managed property (it is) with all the attention to detail and diligence you expect from companies that take the "customers are cattle" approach to their services.
The senior management of Smartflats should be forced to live in their flats, with their families, for months on end. They can only rely on their own company inspection teams to identify issues proactively before any action is taken. They cannot change flats until everything is repaired.
Very, very poorly managed and maintained property. Terrible value for money and I genuinely feel ripped off. This is my catalyst for ensuring I never, ever book a managed flat ever again. Corporate owned "holiday properties" should be held to much higher standards. Be Adam Smith's invisible hand and book a hotel instead.

Apartment needs some tlc. A €200 security deposit is charged but with so many broken things in apt dont know what we might be charged for (ie no showergel, holder broken from shower, chairs outside partly broken, wires hanging from behind tv, faucets pealing paint and sofa has a weird smell). Nonetheless we had a good stay, apartment just need some attention to small things. Elevator seems to not have worked for years and there is no plan to fix it. Wifi wasnt working our entire stay and there were no priority to fix it, even though staff were very responsive on their online communication portal. Apartment has no AC or fans (luckily we travel with a portable fan and we had some air to sleep). Windows and doors open so there is some good flow of air.

The lounge/kitchen area was absolutely fantastic and the apartment as a whole was very comfortable. Very spacious and good for couples/group of friends. Unfortunately the lift was broken so it was difficult to get cases upstairs - we were warned beforehand though. No doors on the bedrooms which could definitely be improved.

- Robertsgibson (9/5): Well Situated Hotel in the Midst of It All - The location was fantastic. A street car is right in front of the building. It takes 10 minutes to get to the train station. Walking to the old town, the river, and the restaurants was easy. There was a lot of live music across the street, which added a special touch.
We needed to change one of the rooms as we realized it didn't suit our needs when we saw it. We were able to do so, and that was nice.
The penthouse was amazing. A wrap-around balcony on the top floor, large rooms, including the bathroom. It was only lacking a proper kitchenette. I liked the door code and the modern lounge space. The online check-in, no reception, long wait time to talk to someone virtually, lockboxes not working correctly, and no accessible ramp at the entrance.

Also the interior design we loved.
The beds were very comfortable and the bathroom in the main room was lovely.
The main bedroom in 101 was huge and the balcony in 601 was stunning!
We felt safe with the key code for the front door. The cleanliness. The floors were quite dusty and dirty.
The lift was not working and so getting to floor 6 for one of the two apartments was difficult.
There was only one bin bag and could have been more given and no shower gel in main bathroom.

Even though the street outside the living room is very busy, the bedrooms are quiet.

The elevator didn't work during the entire stay. We were on the 5th floor and had to take the stair every time. We also had a stroller to take up and down every time.

- April (7/5): Great location, broken elevator, no AC - The location of these apartments is fantastic! Literally a 2 minute walk to the beautiful Grand Place square. There is a lot of space in the level 5 and level 6 apartments, especially for Europe. In our instructions it said to obtain the apartment keys from a lock box. However, we were able to get the keys from a front desk person upon arrival because it was before 6:00 p.m. The elevator was not working so we had to walk up to the 5th and 6th floor which was a good work out. The apartment could use a deep cleaning, soap containers were empty and there was no AC.

- Jaana (9/5): Spacious apartment in an excellent location - The apartment was very good and with minor corrections it would be excellent (more dishes, iron, full body mirror etc..) , but the location was excellent. the elevator could work. More dishes, iron, full body mirror - small things, but they make living easier. The instructions on how to get the keys were unclear, but the end everything went well.
- Liza (5/5): Our stay was good but the apartment needs more improvement. - The location is in the center of the city. It’s easily to find and there’s a kitchenette to make your meal. The toilet bowl is not that clean, there’s no hair dryer and unfortunately we stayed on the 6th floor but the lift is not working.

- Erich (1/5): Horrible - Location and Size are the only good point to this property as long as you don't mind someone coming in your room while you are sleeping and robbing you I was recently robbed in my Smartflats Apartment in Brussels while sleeping, along with other residents on the same night. I believe it was an inside job, and here’s why Alexandre Szmaj Smartflats is a scam:
Inadequate Locks: The door combo locks are outdated and can only be changed in person. They store multiple codes and seem to not have been updated. If you have stayed recently, someone likely has your door code.
Disabled Beep Sound: The beep sound for button presses was disabled, preventing us from knowing if someone was entering. This was the case in all the apartments robbed that night.
Master Code Access: Disabling the beep and adding codes require the master code, implying internal access and knowledge.
Lack of concern: I spoke to someone that worked there he shrugged it off & giggled a little with another worker
Multiple Access Codes: Customer service provided five different codes when struggling to find the correct one. This is highly concerning.
Safety risk, and this negligence is unacceptable. When I reported this, I was offered only 15% off my next stay.
Be aware if you stay at Smartflats - Grand-Place I or any Smartflats property. Smartflats, you need to take action NOW! #SecurityBreach #InsideJob #ProtectYourGuests

- Nicole (2/5): Great location- everything else was below average - Location Really disappointing response from the team at smart flats -No response at all. We were robbed while we were in the room sleeping. Another person in another room also got robbed on the same night. There is a big problem with security in general, lack of ethics and duty of care to customers. Obviously a common problem as it is mentioned that people get robbed the reviews. Terrible for people to feel unsafe while they sleep. Someone came into our room while we were sleeping and robbed us and we get no support from Smart Flats when we told them. No follow up to change the door codes or see if we needed anything.
Your door codes are obviously known by thieves for this to be happening. Or perhaps it is staff that are in on it. I struggle to see why they have not improved security measures such as a simple chain on the door. Also room safes, security cameras and warnings. It wreaks of a racket. Apartment was run down and dirty. No cutlery, iron, soap, hairdryer.

Comfortable beds
Decoration with potential 1- Bedrooms with NO DOORS
2- This 6 floor property has no working lift. This was told beforehand , but not in which floor your apartment was located. There is a big difference between access to accommodation on the ground floor, 3 rd floor or 6 th floor ! The interesting thing is that there is a lift in the place. Why is it not working?
3- There were some intruders in our apartment while we were for dinner. A couple of things were stolen. The door is accessible via a code. However there is another door at the back not accessible by us that could be, possibly, another access point from the outside,
4- I made several complaints , to a service that is supposedly 24/7, but took a couple of days to get a first answer. All the answers received were unsatisfactory , just saying that the complaint had been redirected to the appropriate department. No answers received from these appropriate departments ,
5- No toiletries in the shower and insufficient rolls of toilet paper,
6- No broom to sweep floor
7- No instructions on how to switch on tv
8- Water damage on wall should have been dealt with
9- the same with burns on carpet
10- So many light switches that to put light on or to switch it off was a hit or miss affair
11- shelves in bedroom not properly installed
12- Overall the apartment needs some tender loving care

- Carrie (1/5): DO NOT RECOMMEND!! - The location to the Grand Place is the only thing this place had that was worth anything. We had an intruder (the first night of our stay) that came in during the night and took all the credit cards out of a wallet that was on the table. They DO NOT change the codes to the door. We filed a police report with the police, literally across the street from this apartment. Still waiting to get our refund. We checked out immediately after filing the police report.
- Mary (6/5): place was great but getting into it took a long time and was very frustrating. - no breakfast The door code was incorrect and took a long time to receive a new one.
Then the apt door code was also wrong and we had to get a new one.
- Melih (4/5): Location is good but it could be better for this price - Location is very close to Grand Palas Elevator didnt work during stay and we need to climb 6th floor. Some stuff broken, sink has some problems, i couldnt find tv remote controller, broken door was staying in terrace. I expected to stay better flat
- Lauren (3/5): Unsafe and unclean. Do not stay here. - Great location, right in the centre. Avoid this apartment for your own safety!! The apartments are accessed via a code to the door that is known by all staff. Whilst we were out one evening, someone accessed our apartment and stole money and designer sunglasses. We made the receptionist aware and were informed that they had no knowledge of other break ins, however on reading reviews when returning it appears this is a regular occurrence. The receptionist did change the code whilst we were there, however we felt very unsafe for the remainder of our trip.
The apartments are also unclean, the furniture had multiple stains on and numerous members of our group returned with bug bites all over. The shower leaked in our apartment. We requested extra towels on day 2 of our stay (as we had to use them to clean the floor of the bathroom following the leak) however these were never brought to us despite being told they would arrange delivery of fresh towels.
Finally, the lift is broken within the apartments even though it is listed on the apartment. We had members of our group with disabilities and it made it extremely difficult for them to climb the stairs to the high apartments without the use of the lift. We were blatantly lied to on the first day of check in when we were informed by reception that the lift would be fixed the following day (it appears this is a stock answer from reception from other reviewers that have complained).

- Michelle (5/5): Great place for a one night stay. check in and check out where super easy, but the amenities were too limited for longer - the apartment was clean and conveniently located. it was also VERY spacious. easy check in and check out. the apartment was not well furnished in terms of BASIC amenities. no hair dryer (despite my additional request for one), no iron, etc.
i was also immensely aggravated that they have the elevator turned off.

- Lisa (5/5): Missing the basic standards of a rental flat. - The location was excellent. The flat was on the third floor and the elevator did not work. It seemed this was normal, as there was no real apology or explanation as to when it would be working again.
There were no doors on the bedrooms! Light, noise and lack of privacy in a two bedroom flat. Doors are an expected standard.
The flat was extremely worn in terms of use.

- Paul (1/5): Our experience here was very bad which is a shame as it's a nice flat in a good location. - It's a nice spacious apartment in a really good location. There was no hair dryer in the flat, despite the advertisement saying there was. There was no hot water for showers. This was reported on our 1st day and was not rectified, and we had to move to a new hotel for our last night so that we could shower properly. There are no doors on the 2 bedrooms, so no privacy and also it means that the daylight from the living room cannot be blocked out. The seating in the living room / kitchen area was dusty and needs a clean. The carpets were in poor condition and it looks like someone has burned them with an iron.
- Katie (7/5): Good - Brilliant location. Check in and checkout was very easy and the lady in reception where you could leave baggage was so friendly. The blinds in the apartment was broken so you could not see out of the windows which is a shame when your in such a lovely location.
Also their was only 2 toilet rolls provided for a family of 4 for 5 nights and when I requested more I was told it wasn't available which meant I had to buy more and the soap bottle was empty.
