Guest Reviews
- Andrew (10/5): -
- Jacqueline (5/5): Feels very outdated. - Close to Main Street, spacious living and bedroom. Bathroom ground floor with bedroom upstairs, making it necessary to navigate an open staircase during the night.
Terrible mattress, our shoulders and hips hurt from the springs.
Very dark living room due to huge dark brick wall: maybe paint white?
No extraction fan in shower/bathroom.
- Amanda (7/5): -
- Clarke (7/5): - Bed was very noisy - any movement made it creak. It needs immediate attention.
Cleanliness was average
Dead cockaroach on floor and cockaroach dust in cupboards.
- Hannah (7/5): -
- Lisa (10/5): - Excellent value for money
- Bruce (8/5): -
- David (7/5): Would book again - Good location nice apartment and pool Tap in bathroom loose
- Melina (5/5): -
- Robert (5/5): - The bed was uncomfortable
- Florenda (6/5): The unit was great old school design, great space for family, furnitures were good , just few bits anf pieces that need - Location was great near the foreshore and shop pillows are stinky ,doors dusty , noise coming from other units, needed to wear earplugs
- Fredrick (7/5): Convenient location but in need of a spruce up - Good location, basic amenities provided The villa is in need of some TLC, which would give it a great score
Carpets are shabby and stained
Curtain in bedroom is torn
The vanity cupboard in the bathroom is rusted and looks disgusting
- Kennewell (8/5): The location is great and we had no issues contacting the manger for anything we needed. - It had everything we needed and was super close to the IGA/ pubs. There could have been a bit more toilet paper as we booked for 10 days. The bathroom smelt a bit strange but nothing unbearable. Other than that, everything was great.
- Barry (10/5): -
- Kang (10/5): -
- Niketa (3/5): Not happy. Property needs maintenance and cleaning - Aircon wasn’t working.
Tap was broken
Couch and bedsheet was too dirty.
No aluminium foil in ktchen to cook.
Utensils tooo old and smelly.
No extea napkins n towels . So had to use same for 4 days. No washing machine to wash.
No staff were seen at premises for 4 long days.
Pool water not clean. Location
- Linda (4/5): - The towels Unfortunately, our experience at this villa was disappointing and did not meet the standard advertised.
On arrival, the villa was not clean. There were cobwebs, dirt, and grime behind doors, on top of ceiling fans, and in the brickwork. The skylight in the bathroom had clearly not been cleaned for some time, and the extractor fan above the stovetop was also heavily soiled.
Prior to arrival, we received a text message stating that the air-conditioning in the bedroom was not working. However, we did not receive any follow-up communication regarding repairs or updates during our stay.
We encountered cockroaches in the kitchen, which was particularly concerning. In addition, the swimming pool was not maintained or cleaned daily, despite this being an expected standard.
Several advertised or expected amenities were missing or inadequate. There was no DVD player, despite this being listed. There was also no smart TV, even though we are aware that another villa on the same property had one. Additionally, there was no information book provided — no details on local amenities, restaurants, grocery store hours, emergency contacts, or nearby attractions.
There were also multiple maintenance and safety issues:
Screen doors do not lock
The screen on the window next to the front door is open, making it very easy for someone to reach through and unlock the door (a serious security concern)
A power point in the kitchen is coming away from the wall
The bathroom tap is broken
Overall, the lack of cleanliness, poor maintenance, missing amenities, and unresolved safety issues significantly impacted our stay. We would not recommend this villa unless substantial improvements are made.
- Debbie (5/5): - N/A The unit is very run down. The mattress on the bed was extremely uncomfortable.
There were no Microwave proof cooking containers.
- Ross (8/5): - Location was perfect Apartment could do with some modernisation but wouldn’t say it’s an issue just something they could look at in the future
- Allan (7/5): A great location walking distance to services - Not applicable The bathroom tap was very loose used two hands to operate.
The security screen doors did not lock
Toilet was not clean and also behind the toilet dirty
- dennis (9/5): on the whole very good - very satisfied lounge was a bit dingy
- Craigos (8/5): -
- David (8/5): Good - Location Mattress was hard
- Bhowmik (10/5): -
- Mullins (10/5): - Big, clean and comfortable
- Susan (7/5): - Great location
Everything you needed for a stay Needs refurbished
No heating downstairs
- Julie (8/5): Enjoyable stay at Kalbarri Reef Villas. Clean and conveniently located. Bring your own blankets though. - Convenient location, clean and affordable. Pool was great. Blanket on the bed was thin and spare blankets were too small.
- Glynda (9/5): -
- Keith (8/5): Great location with everything nearby, very tired looking place. Could do with new drapes/curtains - Location Drapes/curtains privacy
- Darryl (7/5): Would not stay again - Good location The stairs not good for our age group 2 bedroom .
No heat pump down stairs not good.
- Rosina (6/5): -
- Michelle (3/5): Sometimes photos never show exactly what you’re getting. - The location was good. The property was neat enough. There wasn’t enough toilet paper, no facial tissues, no heating for downstairs where the Tv was located. Most evenings and mornings were cold so there should have been a heater. The curtains for privacy weren’t suitable as they didn’t close properly or were torn.
The code to get the keys was wrong so we had to contact the property manager. Hubby and I also noticed that we had bites on us so we think it came from the bed- perhaps bed mites?
- Yvonne (10/5): Excellent place with lots of room. - Lots of room, great location The bed could be more comfortable. Would not suit anyone who is not comfortable with stairs as the bedroom is upstairs
- Louise (4/5): The accommodation was central and a good base - The location was good, just around the corner from the Main Street The apartment was very run down, there was only heating upstairs, which you needed going to bed as the bedding was sparse, so the main living area was freezing at night and early morning. There were a lot of miss matched furniture that had seen better days and were very grubby. The curtains in the bedroom where actually ripped on the edges. Needed lighting in the back entrance, it was very dark coming back at night and there are lots of potholes. The kitchen was well equipped and there is a free washing machine in the laundry block.
- Brianna (8/5): Very good - Lots of space, great communication, staff helpfull and easily contactable, flexible check in Dated decor but you can tell that from pictures and was great value
- Jan (6/5): Pleasant -
- Jack (7/5): Good -
- Hayley (9/5): Superb -
- Patricia (10/5): Exceptional - Convenience to everything in Kalbarri
- Olivia (8/5): Very good - Fab location and facilities were good and easy to use. The location and easy check in
- Colin (7/5): Well equipped, modern - Could have been cleaner. Lots of stains in the upstairs bedroom and cobwebs in the skylight. On a very hot day, the manager could have arranged for the air con to be turned on several hours before we arrived. First impressions and comfort of guests is important.
- Chris (9/5): Superb - Really clean, large space. Pool was really nice to relax in. Fans and aircon came in very useful!
- Janette (8/5): Very good - Quiet, close to amenities and foreshore, well equipped Security door didn't lock
- Andrina (7/5): Good - Nice location, 3 min from the river. Apartment was clean.
- Paul (9/5): Superb - Excellent location, spacious two story unit with a very good kitchen. Owners were helpful and flexible.
Their phone was answered or promptly called us back.
Definitely would stay again suggest it to others.
- Shovon (8/5): Very good -
- Sean (6/5): I was happy enough for the price - Brekkie not offered. Location was good. Pool hours too short.
- Hall (7/5): Good -
- Rhona (8/5): Very good -
- Manon (10/5): Exceptional -
- Sbbrown7 (4/5): We left a day earlier than planned and paid a little more nearby for updated decor and amenities. - The location is fine. Parking is close to unit. Quiet during our stay during off peak season. Managers were responsive. Will suit those seeking low costs. Tired decor and furniture, not a lot of natural light and a couple of cleaning misses, which Managers assured us were unusual and we accept that. Tired decor was reflected in lower accommodation cost.
- Martine (7/5): We had the best 48 hour holiday. Kalbarri is a remarkable place. Should be up there with ‘the place’ - Well located. Amenities basic but included everything we needed. Good sized accommodation. Surface clean good however deeper clean required: skirting boards, bannisters, brickwork, behind doors, skylight.
- Kevin (9/5): Ideal spot for a quiet getaway but close to shops and beach. Perfect base. - Great location close to the main IGA and river. Close to the main part of the town but far enough away to enjoy the quiet. Great villa with nice balcony and access to the swimming pool. Villa was nice and clean and enough space to spread out. Did not find anything to dislike.
- Karen (7/5): Good -
