Welcome to the Royal Arsenal Riverside estate, we want you to feel like a royal, but every castle has its rules. Here are they:
🎟 Stick to your group. We love you all, but can accept only the VIPs on the booking. Please select your group size before booking. No access allowed for additional visitors.
🎶⛔️ Please respect the neighbors, the estate security monitors 24/7 for disturbance and will quickly attend. Strictly forbidden - no parties/no loud gatherings/no loud noise. In the event of such, you will be asked to vacate with immediate booking termination and no refund due. Noise limit of 75db. Smart device monitors noise decibel levels.
👟 Please be sweet and remove the shoes off your feet. Slippers will be left for you, so you feel just like at home.
🕐 We are happy to accommodate late check out as when possible, but it must be agreed at the time of booking. Please check out on time as we need to clean the flat for our next guests. Checking out late without prior arrangement causes delay and disappointment for the next guests and will be charged at £50 for every 30 mins pass the standard check out time.
🚬 No smoking inside or on balcony (prohibited by the estate). Smoking detector present.
🔥BBQs/portable bbqs/inflammable materials are strictly forbidden anywhere on balconies and gardens of the estate.
*Smoking/parties/loud gatherings/inflammables on balcony/gardens cause disturbance and fire risk and thus will result in £500 fine for you.
🔑 Please keep the keys secure as a loss of front door key will incur costs payable by you. The cost for a like for like replacement of the lock is £190.

- Lysandro (10/5): Best place to stay in London - The staff at the flat arranged for my mum to check in early as she was just coming in from an international flight. We found this to be fantastic service as it's now so hard to check in early to anywhere nowadays.
The flat is in a very good location for exploring around London, with the Elizabeth line being only a few steps away. The flat had everything you could think of to help make your stay as comfortable as possible. It even has board games! There's no need to buy or bring any toiletries with you as it is provided for you. Would definitely stay here again!

Amazing host, i loved the personal touches and chocolate , and my name was even written on a board! Wow the hospitality! The flat was so well equipped, it even had eggs, pasta, rice, flour, 8 types of tea and coffee. I would definitely return for a long stay. The flat was spacious, bright and the decour just made it feel at home and summery even on a gloomy day out. The location is perfect, very near to the station and the M&S is so close as well as Sainsburies and Tesco, French bakery, a pub and a restaurant. Lovely area. Overall a great find! Nothing
