Overall, my experience at this apartment was disappointing. The host was not very communicative or polite, which made the stay more stressful than expected.
There was a lack of transparency—important information like the security deposit was not clearly mentioned in the listing, which felt misleading.
Additionally, access to advertised amenities such as the pool and gym was not available during our stay. There were also very strict rules that made it difficult to relax and enjoy the property.
I would recommend the host improve communication and ensure all conditions and restrictions are clearly stated upfront to avoid confusion for future guests. Future guests should carefully read all details and confirm conditions before booking.

The aircon didn’t work, the floors and walls were dirty, we only had one key to share between 4 adults and the manager of the property was EXTREMELY rude. They also take a $600 bond and keep it for an unreasonably long amount of time so they can collect interest on it, something that you don’t find out until after making the booking.
All things considered I would never stay there again, there’s way better value for money around.

- David (3/5): Disappointing and definitely not worth the price - The location was good The place was dirty, there was make-up smears on the floor tiles in ensuite, the walls are filthy as i have read in other reviews and need to be repainted. It took longer than was promised to get the bond back but atleast i got it back in full, and the beds were small and very uncomfortable. The air-conditioning doesn't work properly. I Know how to use air-conditioning but could not get it cold it was too hot we were all sweating and I have also seen many other people complain about this in reviews. Also doesn't help that the window latches need fixing so we couldn't even have the windows open. We know how to use air-conditioning but it needs attention. I wish I read the reviews before I booked, would not recommend this place. The furniture was not like the pictures, was very basic and dirty marks all over the couch.

- Beth (5/5): Great location, extremely rude staff. - Property was in a fantastic spot, so close to Spencer street station and tram stops so easy access to other areas of the CBD. We had originally organised and had approval for an early check in of 1pm (standard check in was 3pm) - we agreed to pay the additional $60 for this 2 weeks in advance. When it came to check in time on the day, we arrived and the cleaner (who was so lovely) was servicing the apartment, she apologised for being there but was told we would be checking in at 3pm (we understood it wasn’t her fault). We had plans and bookings to attend as we were there for my grandmothers 80th birthday (it was a surprise for her). I thought it must have been an honest mistake and wanted to query with the apartment manager if the other apartment that was offered a few days earlier was possibly available and potentially we could shift into that apartment to avoid any issues with our arrangements and with the cleaner present.
I called the phone number connected to the apartment booking and the response I received was awful. The lady who took my phone call was extremely rude, confrontational, abrasive, continuously spoke over the top of me and did not take any accountability regarding her miscommunication of our approved early check in. The issue expressed from her is that she had not received the $60 payment, so never relayed to the cleaners that we would be there early, but we also had never been told how to pay the $60 (we had also been in touch multiple times since this arrangement). Had I known this the week prior, when I was happily bank transferring the $600.00 as a bond, it would have been kind for her to have mentioned that she had not yet received this money, as clearly money was not an issue for me. I reviewed the initial messages regarding the confirmation of early check in approval and not once was I informed of how to pay for this early check in or that I needed to transfer it to a BSB and account number - I had assumed that paying through booking.com, it would automatically be amended to the total price (I also would not have assumed this, had I been informed originally).

I had to sleep in the car overnight as it was past midnight.
Owner told me that keys would be on a letterbox(which should have been unlocked) however letterbox was locked & even the receptionist couldnt open it saying it was locked.
Had to sleep within my car with my 2 kids & elderly parents.
Worst host ever. And she even said I was a liar and was never at the property. What a load of rubbish. Avoid this property & owner.

Beautiful apartment with amazing views. Plenty of beds. Mattresses were hard. Pillows were flat and lumpy. Aircon didn’t seem to reach bedrooms very well.
Was a bit hard to find. Thank goodness for the Ritz concierge who pointed us in the right direction!

Parking - cost $70 extra - then very hard to find parking space in car park. Also asked by host to park in front of someone else - then had to get up and move our car early so those people could leave. Ridiculous.
Carpet sopping wet - host said they had been cleaned that day - left soaked in one bedroom - couldn’t walk in without sinking in water.
Host - responsive when help needed - but abrupt and rude to deal with.
Damage bond of $600! That had to be paid in a private account AFTER we had booked through booking.com - and wasn’t returned for another 7 BUSINESS days! Never have had to pay that when booking through this app before.

Across the road from marvel stadium and only a 15minute walk to near by shopping centres The door handles leading to all bedrooms but one are about to fall off (they are actually only just hanging in there). There’s a drawer top cover in the kitchen that’s completely off the front and been tucked into the drawer by someone (obviously the owners haven’t bothered to even try and fix it). In the main bedrooms bathroom, the toilet door handle isn’t attached to the door and towel rack isn’t even secured, just sitting on the ground. The cupboard draws in the main bedroom are filthy with some sort of cream coloured splatter that’s over it and the walls throughout the apartment need a decent clean as well as there are black marks honestly everywhere. The walls are falling apart (literally it’s been duct taped together to hold it together). No windows physically close as all the mechanisms in all bedrooms are gone. The state of this airbnb is a disgrace and definitely not worth what we paid.
I did try bringing these issues up to the Airbnb host whilst we were staying there, but they didn’t even bother to respond. So clearly dont really care about the state of apartment.
They were also super rude before we even checked in. We simply asked if we could store our luggage at the hotel lobby when we arrive from the airport and they simply just repeated a sentence that could have been taken two completely different ways. We ended up taking our luggage to store at the crown casino because the airbnb host was rude, and i honestly couldn’t be bothered getting them to reiterate which way the message they were trying to say was to actually be perceived.

Sent multiple messages about bond payment, even after bond had been paid. Most places take a credit card as bond nowadays.
Would have been nice to get an extra key. Over the top expense for loss of key!

No instructions for the oven (that turned out to be a microwave as well) and steam oven. No paper towels in the kitchen. The kitchen tap was very loose and it was a struggle to run the water. The temperature is inconsistent in the apartment with the main bedroom quite cold. Main bathroom has one sink not draining properly. Not sure if anyone is reporting these issues but it is basic maintenance that should be kept up.

The owner hung up on me after multiple attempts to contact them. They insisted on a $600 bond be paid directly into their account before they would release the keys. The bathroom had hair all over the floor and in the bath, the fridge had a strong off food odour and the coffee table was not clean. Then in the morning none of the lights were working. Absolutely do not recommend.

It will soon be a month since I checked out, my deposit has not been returned to me yet, when I told them about the broken window handle which made the window never locked which resulted the property to be freezing all the time, they even did not warn us about it. She has been ignoring my messages on booking since then. I had to call booking customer service to report this and they finally got intervened in the process and hopefully it will soon be sorted.
In the first place, I think the host should be more welcoming. I appreciate though she allowed me step in the property to leave my luggage while the property was being cleaned. However, this is the only positive I can mention about the whole experience.
Moreover, the phone shown on the booking does not work, it always takes you to the voicemail, making it impossible to communicate with the host and she replies to your messages via booking whenever she gets a chance.
So, overall I would never recommend this Host, although the location is good.

Not enough blankets provided. Bedding on the beds was insufficient.
Two of the fold out couch beds in the lounge were made up for our children, were incredibly uncomfortable, a hard beam runs across the middle. They were actually not able to be used.
Asked for 2 keys/fobs for the family, only received one.
Asked for parking - rates ridiculously expensive, was cheaper across the road at Spencer st Car park.

If you are wanting a bit of luxury wh - The views at night were stunning, apartment was very clean and tidy not to mention the size. For an apartment in the heart of tMelbourne this was huge, with three good sized rooms and two bathrooms Comfy beds, easy to communicate with owner. Could not fault our trip and highly recommend . n/a
- Ignatiadis (1/5): Underwhelming and tacky - The location was convenient. I was very disappointed with this 3-bedroom apartment. The front door was difficult to close properly, which was inconvenient and concerning from a security point of view. The apartment itself was poorly maintained, with patch marks all over the plaster throughout, giving it a very unfinished feel.
One of the external doors wasn’t sealed, which allowed cold wind to flow through the apartment, making it uncomfortable to relax or sleep. The provided bed linen was not adequate for the number of guests or the colder temperature inside.
The kitchen was equally disappointing — the cutlery and dishes were of poor quality and not what you would expect for the price point. Speaking of price, the overall cost of the stay did not match the quality of the accommodation at all, and the $600 deposit was far too high considering the condition of the apartment.
Overall, this stay fell well below expectations and was not good value for money. I would not recommend it.
