We ended up going to another hotel as it was so cheap we didn’t mind loosing the price of the room to do so .
On pluss side staff were super helpfull and was in a good location,

- Sebastian (8/5): Good value for money. Great location, could be a bit cleaner. - The location is great - very close to all attractions and to trips pick-up spots. It’s pretty dicky to find the door in the maze of tiny streets. There was A LOT of dust under the bed (accumulated for a long time) and no window facing outside in the room (just the corridor).

Small kitchenette is in the room. Air conditioning works well.
Looks like in the photos. The pillow cases were definitely washed, but they have few permanent stains that can't be cleaned.
- Bradley (5/5): Disappointed for a 4 star hotel - Not a bad location, hard to find but fairly quiet and close to many things. While there is no front desk, I did find the hotel was quick to respond when I had issues finding the hotel. If you needed assistance late at night though, there might be issues. This was rated a 4 star hotel. It absolutely was not. If it was a 2 star, I'd rate it much higher. The room is old and wasn't the cleanest. While the pictures technically match the room, they are definitely taken to make it look much nicer than it really is. Overall, I'd probably rate it a 7 or an 8 if it was a 2 star hotel, but as a 4 star, it's a 3 or 4 at best.
Also, I updated to get a queen size bed but was given a king, which was made up of 2 very firm and lumpy XL twin mattresses. It was ok, as long as you weren't sleeping on the crack between them, which defeats the point of a larger mattress.

- Charles (9/5): Calm Oasis centrally located - A quiet oasis down a narrow local alley away from the very noisy Bu Vien bar street (Yes quiet even though only 50 yards away. A spacious well equipped self-contained apartment with a kitchenette. We stayed for 4 days and the neighbours along the alley were so friendly. All local life is here and an interesting insight. A word of caution - No lift and the short staircase are very steep and narrow. Nice concept of a wall projector but not great.
- A (8/5): Very good - The room is decent size and clean. The communication with the management with WhatsApp was clear and quick. When I had an issue with a pillow, they were responsive with getting me a new one the next morning. We didn’t expect the street outside to be the Vietnam walking street with bars and adult clubs. That’s our fault. But the hotel itself is inside an alley and well away from any noise. We did hear the neighbours enjoying their karaoke in the evening but it didn’t go too late.
- Omar (8/5): Very good - Great place to stay, great value for the money. Bam and staff are very helpful they message back right away if you have any questions or needs. The property is down an alley way just off the main street where all the nightlife is yet you can't hear it from the accommodation. You will also meet some very friendly neighbours right next-door who speak English and like to have a chat. I would stay again for sure.

- Karol (8/5): Good - Very clean, comfortable and spacious rooms in VERY local area of touristic street there was no permanent reception so all comunication is through Whatsapp - it may be difficult if you have no constant access to internet. We were informed that there is no space to park your scooter near the hotel safely for free. So called "street view" room is an overstatement; no late check-out for free - we were charged additional money
- Fred (8/5): Excellent value, Comfortable stay in a great location in HCMC - This was a great spot to explore HCMC from. It’s close to great night life but is quiet due to it being down an alley - the alleys can be quite a maze when you first arrive but you get your bearings after a couple of times and there is usually a friendly local there to point you in the right direction (even if you don’t ask). The space itself is simple and neat - perfect for a few nights stay. It was a great space to come back to after a long day of exploring. We especially liked the addition of the projector, we had some trouble connecting to it so went out to get an HDMI cable which cost about £4 and watched it using that.
Overall, a great spot for an excellent price! Would be happy to visit again next time we’re in HCMC!
- Corinna (1/5): Bad - Generally a nice place, good Location, clean and everything in a good condition, Just the mattress is bad BUT when we checked in the Lady took a Picture of our Passport (Like usually) and then demanded to see our Visa. I was very confused as after visiting over 50 different Hotels nobody has asked for it before. She said it is law in Vietnam and they need to make Sure we are Not illegal Here, obviously a lie as she was the first Person after 3 months Vietnam asking for it. We really felt harassed as she persisted on going through our Passport. She treated us as If we were criminals..

- Janice (8/5): Very good value for money and it surpassed my expectation when I desparately need an accommodation. - I suddenly need to book for one night's accommodation as I missed the connecting flight from HCMC to Dalat due to severe delay of the flight from Phu Quoc to HCMC. It was a Sat night and so the prices for all hotels went up. I found Maison Sagon under booking.com and the price is very reasonable. When I took the grab to the apartment, the owner sent whatsapp message to me to provide info. At first, I was a bit scary because it is located inside an alley (local people live there and run little shops) in a super busy street (with loud music and many, many restaurants) but I was terribly impressed with their immediate response. The staff helped me carry the very heavy suitcase to the first floor and my room is located at the end of the corridor. It is very quiet and the room has everything that you need (electric heater, hair dryer, utensils, iron, etc.). You can watch youtube or Netflex via the wall (as the screen). On the next day, the staff was punctual to help me carry the suitcase downstairs. Clean, quiet and spacious room. The staff members are students and the owner speedily answered whatsapp messages. Could not ask for more but the shower and toilet are together and not separated. However, the exhaust fan works very efficiently and the floor dries up quickly.

Good location
Cooking equipment and fridge - was great for quick meals and keeping drinks cold The stairs up to each floor are VERY steep and shallow - there is a handrail but it doesn’t go all way up. They didn’t feel very safe!
Poor sound proofing - this flat is quite close to the bars, restaurants and clubs on walking street so it very loud!
The bed has a wooden divider down the middle of it so it’s not really a double, two singles put together and very uncomfortable to lay on the central pole
Wet room style bathroom was very small so everything got soaked, including the toilet, and drainage wasn’t fantastic

- Klassen (7/5): Comfortable bed but no natural light - The room had a comfortable bed, and the kitchenette also came in handy. AC worked well and the staff were easy to get ahold of through WhatsApp is needed. The location was close to the party street and lots of restaurants but just far enough away that you couldn't hear the music at night. Our room was the first one, which unfortunately didn't have a window. That also meant that everyone else had to walk past our room the get to theirs which was very noisy at times. The hotel is located down some small alleys so unfortunately you have to walk a ways to catch a grab. The shower head was also broken.

If you're really into a night life, then this place is for you. The stairs, so stiff. But don't you worry when you have a heavy luggage, you can ask the staff to assist you up into your room.

We explained the situation to Maison Bùi Viện and they were extremely accommodating, letting us check in really early. It was a lifesaver. Plus Maison Bùi Viện was the same price as the other hotel and was about a hundred times nicer! Great facilities and location too. Would highly recommend. Nothing: it was great.
