- Hanne (10/5): Fantastisk beliggenhet og autentisk opplevelse av Venezia. - Fantastisk beliggenhet og leiligheten var så autentisk og fin. Man føler seg nesten som en lokal. Terrassen var et stort høydepunkt der vi kunne nyte frokost og nydelige pauser mellom all sightseeing. En absolutt perle i hjertet av Venezia. Kan anbefales. Anbefaler å ta med ørepropper, da man kan høre kirkeklokkene og at byen både legger seg og våkner. Å høre kirkeklokkene må likevel sies å være en fin lyd å våkne til, og også det å høre at byen våkner til liv igjen, man føler seg som en del av byen.

- Vivian (8/5): Location and charm - Location and old world style was excellent. Old wood beams, great kitchen, nice washing machine, and bedroom decor were great. Very clean and outdoor seating area was wonderful. It is literally located steps from St. Marks Square To have Luxury in it's name was a stretch. Quality of mattresses were not good, there was no closet or amnoire in one bedroom so no where to hang my closes. No drawers to store clothes also. I stayed for a week and had to live out of my suitcase. There were no other closets or hooks so coats had to be laid on couches. In addition it had no iron or ironing board. I contacted host to ask and she said there wasn't one nor did they offer to bring us one. I stayed for a week and had my good clothes, very odd and I had to buy an iron and still no ironing board. I enjoyed my stay but this wasn't Luxury as these should be available.

Tem dois banheiros, onde um deles é quase impossível tomar banho. Apertadíssimo e confuso o tanto de registros para ligar a água. Acabou que todos usaram o outro banheiro para o banho. Outro ponto que não gostei foi que ao sair, perguntamos ao anfitrião se estava tudo Ok, pois há peças antigas e caríssimas no apartamento, vimos que visualizou a mensagem, mas ignorou. Não nos respondeu!

- Laura (7/5): Beautiful historical apartment in the heart of San Marco! - Anna sent superb directions to find the apartment after getting off the ferry. Great location in San Marco! Comfortable apartment- no real living room seating, which was fine since we were out all day anyway. Bedrooms were comfortable and dark. There are a few things that should be made clear up front that we weren’t told until the day of arriving. Views are pretty awesome! We really enjoyed our stay. We asked for early check in if possible and Anna was happy to accommodate, although our flight was delayed so we didn’t need it. The apartment was historic and beautiful. Having a way to make coffee would’ve been nice. But Cafe Nero, about a 1 min walk makes a wonderful cappuccino and yummy pastry. Very loud and noisy - you can hear people on the street level until about 4am. Thankfully the mini split air conditioner acted as white noise to lessen the constant sleep disruption. We were told check out was 11am the day we checked in, then we told the night before checking out that we had to be out at 10am. It would be helpful to have a set policy on that.

- Sheeran (9/5): - The apartment was beautiful! Prime location of San Marco! Very comfortable, clean and all the historic features of this property were just gorgeous! We loved the big wooden beams and church style windows. Anna was fantastic with check in and even went above and beyond with helping us understand the ferries around Venice. Little touches such as hand soap and shower gel were also very nice. We will definitely visit again! The street is a little noisy at night down below but it is worth it to be in such a beautiful property!

- Lisa (10/5): Magical and very comfortable - Location couldn’t really be equaled being so close to Piazza San Marco. Made it easy to come back for a rest in the air conditioning during the day. Really comfortable 2 bed 2 bath with all facilities and well supplied with bathroom and laundry and kitchen provisions. A cute little patio too with a bit of a view and lovely furnishings and soft comfy quilts on the beds We had a little trouble with hot water in one shower but the host sent instructions which sorted it out quickly

- Graeme (4/5): Frankly disappointing. - Location was great. Hosts were very helpful with directions. Apartment is on a very noisy street so it was difficult to get sleep. We managed only between 2am and 8am when it all started again. In addition, it is close to church bells ringing the hour on the hour all night. The windows were single-glazed I think. In any case they did not keep the noise out. It is a two-bed apartment but you have to cross the second room to enter and exit the master bedroom. The showers were terrible, difficult to maintain a constant temperature. The owner is very proud of the antiques in the apartment but (as a serious collector) they are to be honest just a second-rate collection which are arranged in a higgledy-piggledy fashion. The beds could not be pushed up against the wall owing to lack of proper bedheads and electrical connections behind, so the pillows kept falling off the back of the bed.
We are generally very tolerant travellers, and the owner is very sincere, but you don't want to wake up in the morning with a neck ache like my son and I did. Lastly, we stayed for two nights and only one towel was provided for each of the four of us. There was no ventilation in the bathrooms and the towels remained damp. Two flights of stairs up to the entrance were very steep. They insisted we take out our rubbish in the morning and leave it on the street. Money needs to be spent on basic hotel-style comforts rather than rather dubious "aesthetic" choices.

Gave real sense of living in an historic site, with some modern updates. Shower temps were very difficult to regulate, with alternating cold/hot bursts. Twice, cold showers only. This might be related to plumbing difficulties in historic buildings. Steep stairs to 3rd floor apt. not suitable for anyone with mobility issues or heavier luggage.

- Jane (6/5): A useful central base for our stay but the standard of the apartment overall was not what we had hoped for. - Great location Shower took a very long time to get hot and when it did the temperature was scalding and would have been dangerous if a child was showering. There was no warning about this. Whilst acknowledging that it was an old building with old furniture, the chairs were protected by loose covers and this became annoying. The chairs/sofas were uncomfortable with lumpy filling in the furniture and cushions. On arrival the balcony was covered in old and dirty material, whether to provide shade or protection from birds. We took them down as we did not want to see them. It was unpleasant and visitors should not have to see this. I received a call from the property asking why these had been removed, the reason should have been obvious. Some of the balcony chairs were broken in some way. There appeared to be only one wardrobe available for our clothes, no drawers. One of the toilet flushes was broken, this was not explained when we arrived.
- Ann (9/5): Location location location - Apartment couldn’t be in a better location. Great size for 4. Great character to it. Lovely and clean. A little noisy at night because you’re on a Main Street. This didn’t bother my husband he likes the hustle and bustle.

Even though we didn´t ask, Anna gave us tips regarding travel and parking. She also recommended places to go.
We highly recommend this place. The best asset is the location and terrace. The place is spacious. Great value for your money! Absolutely no negatives.

- Kalyani (8/5): So - Wonderful location and very charming old Venice style of the apartment. Next to San Marco square and the water bus station. Lots of gondolas nearby. And plenty of amazing restaurants to try very close by. 2 flights of stairs to take your luggage up. But if you plan your bags, it’s not an issue.

Perfect spot in the heart of st Marcos square but out of the way of the hustle and bustle. Close to restaurants, bars and all the sites. The entrance square just need a little lighting but really there is nothing to not like about this beautiful little apartment.

It was a fantastic location, just steps away from San Marco plaza and close to multiple excellent restaurants. Anna was pleasant and extremely helpful navigating us from the train station to the apartment. Difficult to manage our bulky luggage up the stairs. Water temperature very hard to regulate.
- Thomas (7/5): Not a luxury experience for the price. - The location is central to the most famous tourist attractions which is great for access but also crowded and noisy. The apartment is spacious and very clean. Our host Anna was excellent- she responded almost immediately with any question we had. The furniture is old and apparently very valuable which is why all the living room couches and chairs are covered up. There is no where to sit comfortably and the dining table has only benches to sit on. The bedrooms have nowhere to hang clothes or a shelf/dresser or table to put daily items on. For a “luxury” apartment there is no luxury when it comes to actual living in this space. The noise at night from the street is an unavoidable hazard of being so close to the tourist area.

- Edubs (10/5): Amazing apartment near San Marco with private canal-viewing terrace! - This apartment is a GEM - just off of Piazza San Marco, it is mere minutes from one of the most beautiful areas in Venice. Easy to find, very close to restaurants and shopping, and a communicative host - what more can one ask??? Well, how about a classically appointed flat with it's own outdoor terrace overlooking the canals, and windows that offer views of bridges? This apartment has a large open living room and kitchen combo - with space to stretch out and relax! There are two bedrooms - however they are adjoining, and you have to pass through one to get to the other. My group is one of close-knit friends, so this did not bother us - but this is something to consider if you are traveling with couples or individuals who prefer a higher sense of privacy. The AC was very refreshing in the summer heat, and sitting out watching the gondoliers float by was a TREAT. Truly this was an amazing stay, and I definitely recommend it!

Wonderful shopping nearby and a handy Spa grocery shop for supplies. The apartment was spacious, air conditioning worked well. Shower soap and washing detergent supplied! Thank you The only issue was using the shower with jets! Some instructions would be useful! Minor problem.

The decor is beautiful, you really feel like you’re in Venice! Two bedrooms and two baths, comfortable beds and excellent AC. The price for all this was incredibly reasonable for Venice. Fantastic stay! No complaints, we really enjoyed our stay.

Two full bathrooms, both with serious space saving area, shower space small Booking instructions for in and out were not the same as those owner states.

- Julie (8/5): We felt a sense of privilege in staying in an apartment so true to the experience of living in Venice. - Historic and characterful apartment in a fantastic location which made us feel we were living as Venetians. The original features of terrazzo tiles, ancient beams and ceiling frescos added to the charm as well as a magnificent parquet floor and unique bed surround. Our host was very responsive and the checkin process went smoothly. Be mindful of the stairs which are unavoidable in a building of this age but they are quite steep. A coffee machine would have been very much appreciated.

- Zuhal (6/5): Never again - Only location and social media photography available view. All the furniture is too old and out of taste. You can reach apartment through awful upright stairs. One can’t be sure about if hygeine is enough or not. Check in time is 15.00 but you should leave at 10.00, not 5 minutes later.

Easy to come to your luggage and easy for the main boats stations to connect to the most interesting places. Well prepared for summer time with air conditioning in all the rooms. Very nice ambient with your own terrace for breakfast or spending some time. Lovely attention by Anna with very useful and nice recommendations about places to eat (not the typical touristic ones) and fastest and cheapest traveling connections. When I come back to Venice I will repeat this apartment. Absolutely thankful as well to Massimo with his flexibility with check-in time as no guests were before the check-in day, we arrived early in the morning and we could established in the apartment some hours before the original check-in time as we contacted him in advance. It could be improved the wi-fi connection in the bedrooms with some amplifier. Signal is good in living room but difficult to connect in the bedrooms. A little bit noisy the bedrooms (during touristic hours) as the windows are looking to some of the most circulated streets of Venice leading to San Marco. Not a challenge with some earplugs if you want to sleep early in the evening or waking up late in the morning
