- Sergio (5/5): Scarsa comunicazione ma ottima posizione - La casa era in una buona posizione, poiché c'è la stazione centrale di polizia davanti e si trova al centro. Il parcheggio per la macchina è a circa 600 metri a pagamento. La nostra esperienza purtroppo non è stata molto positiva. Al nostro arrivo abbiamo avuto diversi problemi con il ritiro delle chiavi: giorni prima ci era arrivata un’e-mail con un indirizzo dove recarci, ma una volta arrivati lì non c’erano le chiavi e una signora ci ha detto di aver avuto la stessa difficoltà. Solo dopo che un amico è riuscito a contattare l’host in francese abbiamo scoperto che quell’e-mail era stata inviata per errore in automatico. Abbiamo quindi dovuto riprendere i bagagli e tornare indietro, aspettando che ci venissero inviati i codici di accesso.
L’ingresso dell’appartamento si condivide con un piccolo negozio gestito da un ragazzo pakistano; inoltre le scale sono molto strette e anche l’ascensore lo è, quindi se si hanno bambini o passeggini diventa complicato salire. La doccia era scivolosa e poco sicura, non era presente un phon. Nella camera da letto entrava molta luce xke nn c era n'è persiana né taparella. .
Un altro aspetto negativo è stata la comunicazione con l’host, che è risultata difficile. La TV non funzionava, non c’era Wi-Fi (mancava proprio un router) e nonostante le nostre segnalazioni nessuno è mai venuto a sistemare la situazione.
In conclusione, l’appartamento non corrispondeva alle nostre aspettative e l’organizzazione da parte dell’host è stata scarsa.
- Mykhalska (7/5): - Location!!! Great view! The view from the window was great, it was hard to see because of the dirt. The window was dirty both inside and outside. There is a coffee machine, but there is not a single cassette for it for the four of us - 2 tea bags... no napkins. These are small things, but they make up the comfort of the stay.
- OSCAR (1/5): - La ubicación Es pésimo,un auténtico desastre, !!El apartamento estaba sin wifi, estaba cortado el cable del wifi, la TV tampoco funciona porque no dispone de cable de antena, el lavavajillas está roto, el apartamento sucio y descuidado.
Pero lo peor es que era para 4 personas y solo tenía 2 sillas , dos personas comimos de pié, tampoco dispone de sartén,lo cual no puedes cocinar..
Fatal no recomiendo para nada, y encima un depósito de 100 euros a devolver en 2 semanas después de la salida del apartamento

Les indicacions pel check in genèriques no es corresponien a l’accés de l’apartament que ens havien assignat i tampoc al chech out, ens van indicar que haviem de passar a buscar les claus, quan l’accés era amb codi de seguretat.. vam haver de trucar perquè ens indiquessin com accedir a l’apartament, Molt caòtic i surrealista. Als armaris hi havia la roba bruta (tovalloles i llençols) suposem que de l’anterior ocupant. Apartament sorollós pels veïns i l’entorn.

- Yolanda (2/5): Un desastre, el acceso un horror y muy sucio y dejado el apartamento - Lo único bueno la ubicación. La experiencia no empezó bien ya que los códigos que enviaron eran erróneos y tuvimos que esperar en la calle. Gracias a que nos encontramos a otros inquilinos y nos explicaron que a ellos les había pasado lo mismo y que les habían enviado a por una llave inexistente, hablando con ellos nos dieron un código que al menos nos permitió entrar en la primera puerta.
De la limpieza mejor ni hablar.

- Simranjit (1/5): Epitome of inhospitality... Worst ever experience.. Fearful. - Central location (BUT opposite to Police station, so be ready to hear sirens all night ans stay awake)... Too many problems with this property/provider:
1. The digital lock code system is a joke.. We had to wait an hour on the road with family to get into the building after number of calls. The check-in email with code had incorrect code. (Many other Guests were through similar issue, saw people outside smart flats fiddling with digital keypads for long.... suppose we are not the only ones)
2. No Wifi & No TV in the room.. They keep blaming service provider and are never able to fix it. Being mis-sold as you need Internet for tickets, calls etc (we had to buy data plans to keep going).
3. Unclean, unprofessional - The shower gel is left in a pouch on bathroom floor for guests to work out how to use it....
4. The lock codes changed mid-stay and us and other guest in the property left to struggle for hours to get in..
5. There is a security issue with doors left open for anyone to come into the building as it's central (and you can see junkies lurking on streets)...
I won't recommend anyone unless no other choice... The 'smart flats' are 'not so smart' infact are 'dumb'; as every time you send a WhatsApp to Guest services; they'd ask you to send a video and you wait for a poor response... and cycle goes on.... (Many other unhappy guests with this digital lock)

- Dayan (5/5): The pictures are deceiving!! Itwas was extremely dirty! The wall in the bathroom had blue toothpaste from a previous gue - Spacious, centrally located. It was dirty and was not at all what the pictures showed in regards to cleanliness
- Treacy (2/5): Do not stay here. - Location was superb. The check in and out was neither convenient nor intuitive (you had to walk 8 minutes but the roads are difficult to navigate with a rolling suitcase; unfortunate that you had to do it to both check in and check out). It smelled dirty and there was mold in the showers, dirt on the walls, dust on the floors, and particles on the mattress. There was no TV or bathtub as described. There was also no hot water and only one small towel provided. There were no curtains in the bedroom so people could see you if you changed in the bedroom or could watch you sleep.
- Lorena (10/5): Best location, super comfortable mattress. I recommend Smartflats and would love to revisit. - The property is in an ideal place in Brussels. It is in the heart 💓 of the city of Brussels. You feel safe, as the location is on the same street with a local police station. Closer to restaurants and many public transport options. Less than 1 minute to the town hall. We got confused as there were so many acces code little electronic lockers, some of them were not the ones destined for the tourists to open. Also many different kinds of codes (building entrance, locker code, key 🔑, apartment code) We panicked because we were for the first time in the city and couldn’t get in the building at the beginning. Problem was solved as l called and the staff was friendly and patient, explained us how to enter.

- Lola (1/5): Do not trust the photos, worst experience I have ever had - The address listed for the flat on Booking was incorrect. There was no Smartflats property at the given location. When I called customer service for assistance twice, the information the agents provided was completely wrong. I was sent a link with the supposed "specific location" of the accommodation. I repeatedly explained that I was standing at the exact location indicated, yet there was no sign of a 'smartflats' there. The agents also sent the "concrete coordinates" of the accommodation, also erroneous. I was left freezing in the cold, standing and looking around the wrong spot for over an hour. Eventually, and after many requests, the second agent gave me the name of a supposedly "nearby hotel", which was 7 minutes away by walk. That was the way in which I was able to find the actual flat at a completely different location. This situation was completely frustrating and unnecessary. Customer help should know where a flat is located, and the links provided should not be wrong. The flat had a broken window, allowing freezing air to pour in (it was snowing outside). Customer service did not provide any solution until the following day. I had to cover the window with curtains to reduce the cold. Moreover, the internet does not work (the signal is so weak that even to see my emails I had to use my mobile data), the walls and sofa were dirty from accumulated dirt, the kitchenette top that should absorb fumes was broken, there was no soap for washing your hands, not even in the bathroom, there was no kitchenware beyond a very old pan,... the most deplorable services I have ever experienced.
- Randy (3/5): Would not recommend staying here until the room is properly cleaned and repaired. - The room was large and the bed was comfy. The room is located in the downtown area which is convenient but very noisy. We would consider the neighbourhood to be 'sketchy'. The room would have been a nice re-model in it's day, but it needs maintenance and proper cleaning. No soap in the shower (dispenser fell off the wall, same with the toilet paper holder). Blinds don't go up nor down in the living area. There are no window coverings in the bedroom which looks across into another window! We walked over to office to tell them that we were leaving and realized that the same cleaners take care of that office. The pictures on the website do not match the room.

We really appreciate how they were able to solve a problem in the face of an unexpected situation.

Nothing offered (coffee machine and clean apartment)as described. - The location of the apartment was great, meaning close to the historical city center and a lot of tourist attractions! Not functioning lights, coffee machine not functioning. We were woken up one mroning by a pouring rain from the upstairs neighbour and no one cleaned and collected the water but us so we should have been paid for cleaning and collecting the water and protecting the apartment and get some refund for these efforts plus the nasty surprise ( imagine waking up by rain pouring on you from top floor while you are on vacation) which we never experienced ! When we askde for help we were always asked to do more and take pictures and /or make a film as if when on vacation one needs to get tasks and has planed to do work for the host! Very unpleasant experience overall!
- Daniel (1/5): Disappointing - Few months ago we planned a work-related travel to Belgium and booked an apartmen close to the meeting center. Smartflats changed the accommodation address just a day before our trip without any form of compensation. Even after we asked for that multiple times, they still completely ignored our messages. They simply informed us that due to "technical issues" it was impossible for us to use the appartment for which we had already paid the full amount of money. The new accomodation address, which Smartflats gave us the day before our trip, turned out to be too far from that meeting center, a significant issue for us. On top of that - the low hygiene standards of the place were another major issue for us. It was a very unpleasant experience.

- Abby (1/5): Very poor. - The location was great. We didn’t get the room we had booked - it was meant to be top floor but this was only first floor.
Applicances in the room poor - the bin was broken, minimal pillows on bed - not like pictures show.
On arrival the blind was completely off the wall meant we weren’t able to use at all. Emailed the company and was just a generic email back. There was then a flashing LED light in the hallway which was flickering 24 hours. The hallway window was adjacent to the bedroom window This meant that because we had no blind this was constant throughout the bedroom and not able to sleep at night time. Contacted the company again asking if the blind cannot be fixed can we have the light bulb removed to which the reply was we were already dealing with it. So disregarding the information completely. Would not recommend staying there if you actually want to be able to sleep.
- Luca (6/5): Pleasant - Excellent position. The apartment was large and comfortable. Door codes are much more practical than keys The apartment was not the one I booked. It was on the 1st floor (instead of last floor), therefore it was very noisy and also pretty dark. All the curtains were damaged. In the bedroom there were no curtains, and people from another apartment had their window less than 5 meters from hours. My wife and I had to change our clothes in the restroom. Curtains in the living room could not be lifted because damaged, as a consequence also during the day we had to use electric lights. The interaction with the guest service is very fast, but they didn't fix the issue (in 5 days). Instructions concerning how to open the door were unclear and misleading. The internet password communicated by email was incorrect
- Cameron (5/5): Nice flat in great location but really let down by inattentive host. - Location was very good and flat is ostensibly comfortable and pleasant inside. The blinds in the bedroom were not installed on the ceiling, and were instead dumped in the corner of the room. The window faced the bed and looked onto a stairwell in the building opposite (about 5 metres) that was brightly lit and regularly used, meaning that without blinds I would have to deal with an audience as I slept. I reported this issue to the host and received acknowledgement, but no effort was made to install the blinds throughout my four nights of stay. The shower gel dispenser was also empty.

- Sören (5/5): Perfectly located but potential for improvement in the facilities - A pretty huge apartment located perfectly in the Center of Bruxelles. Nice sitting area, modern kitchen corner and a comfortable sofa. The check-in information was poor: They just mentioned the address Rue du Charbon 1 & 7-9, we had to find the correct entry by checking every door. The apartment was not cleaned upon arrival, the owners sent the cleaning the next day but we didn’t have the feeling that they were sorry for that mistake. There were mold spots on the roof in the sleeping room, as well the shower was also working poorly.
- Chris (6/5): Nice, but could use some TLC. - The place was nice and clean. We were moved to another property (on Rue du Marché au Charbon) managed by the operator so no reflection on THIS place. The coffee machine was broken, one bedside lamp also broken, the shower pan leaked and flooded the bathroom floor. The internet services didn't work, and that caused the TV not to function either since it requires an active internet connection.

The location is on a clubbing street with loud music - At first sight the apartment looks spacious and cozy but then nothing was functional & the bathroom stank. It’s in the heart of town and a few min walk to most sightseeing but also it’s on a bars street where partying goes till 4 am every night! They changed the apartment that I booked one hour before arrival and after online check-in. The bathroom stank, there were cob webs, the coffee machine wasn’t working, the cooker wasn’t working and there was no hot water for the first 2 days, but then when it worked, the boiler would make a scary sound like a small explosion with pressure. It felt scary. We also hardly got any sleep because of the loud music outside since the apartment is on a bar strip. The worst is customer service ignoring my concerns and my request to change the unit.
- Eric (2/5): No cutlery, no knives, broken shades, and water coming from the bedroom ceiling on the first night was just the beginnin - Great location, nice and spacious. None of the shades worked to start. Then, on Wednesday night, around 11:30pm, the people upstairs returned and one of them took a shower. That’s when water started coming down through a couple of the ceiling light fixtures, and down the wall by window. I put trash cans underneath to catch what water I could. Before long the shade fell from the ceiling. I reported this immediately to Smartflats and they assured me that maintenance would have a look first thing in the morning. Next day, maintenance came, but only to inform me that they were cutting the electric for a moment to check on something. Then the water came again, so I went to look for the man and found him smoking in the stairway. He came in, called someone and sent video. He asked how long I was staying and when I would be out. I told him I’d be in Ghent on Saturday and the water did not come after then. It did leak at least once more on Friday I believe. Expecting someone to come, I left both trash cans where they were, and so had to use shopping bags and take out my garbage frequently. Then on Sunday night, I stepped out to get some photos of the moon over Grand Place and when I returned found that the entry keypad had been dislodged and the wires were hanging out of the bottom. So I could not get back in to the flat. I called Smartflats right away, and Fatima there was very responsive, and sent me the address and code to a different flat about five minutes away. Well it took me about two hours to find it, and when I did, the flat’s door was open, and would not lock from the outside. And the place wasn’t made. All of the linens were used. I slept very little that night. I did call Fatima back and she assured me that she would request compensation for my experience. I haven’t heard back from Smartflats since.
- Alyssa (3/5): Poor - central location they moved us to a different location 2 days before our stay. our sheets were stained and the sofa bed cushions were not secured so they were falling off, making it difficult to set up the bed. coffee machine and tv was broken- I asked the staff if they could come fix it but no answer. furniture very outdated, lots of marks and scratches on the walls. no where to hang towels or put any toiletries in the bathroom. the lights in the hallway also never turned on so it was very dark.
- Melis (7/5): Perfect Location , Poor Cleaning - It was a lovely apartment in the city center. The apartment was literally at the Grand Place. The most amazing part of the property is the location. The apartment had a fantastic kitchen with an oven, microwave, refrigerator, and dishwasher. The bathroom was really clean and we had no problem with hot water. The people in the Smartflats lounge were very lovely and they helped us keep luggage at check-in and check-out. There were giant spiders and spider webs on the ceiling. If you are afraid of spiders like me, it’s like a nightmare. Also, there was a lot of dust, if you have an allergy it won't be a comfortable sleep for you—also, no air conditioner. Summer nights in Brussels are hot and if you want to open the windows, you probably won’t sleep well because of the noise outside. Check-in time was really late, we had to wait until 4 pm.
- Aicha (3/5): It was bad - The kitchen was fully prepared. The beds were comfy It was hard to find the place. We walked quite a lot carrying luggage. They take a large deposit. The place smelled like sewage because there was a sewers right by the window so we couldn’t even open the windows when it was hot. There was no air conditioning. The area is sooo noisy so we weren’t sleeping well. There are two bars right next door. there is no reception and customer service is not even in the same country so if anything went wrong you’re on your own.

- Nodari (4/5): Smart flats design: badly stained mattress - The pla e is spacious, very much downtown, water flow and hot water are very good I paid for top floor unit (was more expensive) and they gave us 1st floor. The mattress of the sofa bed was stained in several spots (like menstrual stains badly washed) and when we were making the bed the kids saw them and never wanted to sleep on such mattress. I communicated with the person in charge: communication wasn't prompt. At the end of the staying I was told client services was going to take care of my dossier but never heard back from them.

Maybe a picture of the location or a note of what is right next to it. There weren't sheets for the pull out couch.
