• Michael (1/5): - The host cancelled my booking last minute as they were overbooked. Did not even show up. Lucky manage to get my money back but very inconvenient.
• sangyun (2/5): - First of all, the place was located in the center of Ho Chi Minh City, so the accessibility was great, and the house was reasonably priced for what it offered. This was the worst accommodation I’ve ever stayed in Ho Chi Minh City! “I would rather sleep on the street than ever come back to this place again.” I first found three dead cockroaches in the house, and even saw a live one crawling around. There was also no explanation at all about how to access the apartment entrance, so without instructions from the manager it was very difficult to locate. What was most inconvenient is that the listing clearly stated that towels were provided, but there wasn’t even a single one. I called the manager and asked for towels, and he told me to wait one minute before hanging up. After waiting for an hour with no response, I called more than five additional times, but he didn’t answer. He didn’t even read my WhatsApp messages. It has now been 24 hours, and he still hasn’t checked the messages or contacted me back. In the end, I had to buy towels myself from a nearby store.

• Kirra (7/5): Perfect for playing poker nearby - Nice two bedroom. Poker room right below so perfect for people travelling for poker. The room was very very hot like the aircon blew hot air back into the property and the fan didn’t work.

The apartment is spacious, clean, and fully equipped with everything you need — kitchen, washing machine, even a desk. The space is neat and feels comfortable, just like home. The location is right in District 3, so it’s super convenient to get around. It’s close to the market and many major attractions. Even though it’s central, the area is still quiet and not noisy. The host is friendly and replies quickly whenever you need something. Check-in was smooth and easy. Overall, if you’re looking for a place that’s convenient, clean, and well-equipped for a longer stay, Casa Par Grand Suites is a solid choice.

• Stephen (1/5): Casa NOT SO GRAND - try using the correct name - Terra Royal, then people know where it is. - Really bad Everything
• Stephen (1/5): Dirty, smelly noisy, uncomfortable and a place to avoid - Nothing. The name of the location was unknown to the taxi company, the hotel next door and even the security guard of the actual apartments. It could be because it is actually called Terra Royal and not Casa Par Grand Suites Check in was a nightmare. No one at the apartments new anything. Eventually we found a lady who phoned the landlord. They sent someone to give us access, but they couldn't take card payment so had to send someone else with a card reader. He wanted cash only, as we didn't have enough we VND we had to pay in USD. The apartment was dirty, the bedding appeared to be unwashed from the previous occupants. There was no microwave, one dirty hob, 3 bowls, and spoons and one saucepan. There was 2 plastic cups, which smelt and tasted of boiled rice. Even on the 8th floor, the street noise and air con compressors was so loud that the only way to sleep was with ear plugs

No where to store our bags before hand and we had to wait 2.5hrs to check in. Not a good place to stay if you arrive early. Also the towels smelt funny and there wasn’t any nice shower or hand soap.

The room is neat, clean and comfortable like at home. The toilet is spacious, with strong water. There is free motorbike parking right downstairs, very convenient for those who travel by motorbike. Will come back if I have the chance!

• Larissa (1/5): The worse experience, dirty and no aircon. Do Not Book - DO NOT BOOK THIS PLACE. IT IS DIRTY and SO HOT WITH NO PROPER AIRCON. The worse place I have ever stayed at. Shame on Bookings.com for allowing such a poor place to be listed on your site. We waited for almost half an hour to check in after a long flight. Check in communication was poor. We barely understood his English. We booked for 8 days as we thought it would be easier to have a base. What a mistake. This was obviously a sublet. We were ushered to the 16th floor of an apartment building, handed the passcode to let in, he took our picture with the credit card, swiftly took our money and took off. For our 8 days we were provided with 2 toilet rolls, no water, 2 towels, some disgusting yellow liquid in a bottle which made to look like dishwashing liquid. The apartment was so run down. The living room had no aircon and it was so hot. The second bedroom had and aircon hidden behind the door which barely cooled the room. The noise from the aircon was unbearable to sleep at night. Surface areas were not cleaned. I am not even sure our sheets and pillow cases were cleaned. It was bad. The balcony window which we tried to take pictures of the view were so dirty. Well because of the location which was local, it was so noisy we couldn’t sleep. All the reviews we read were ok but I wished people were honest or reviewed this place. I have never taken the time to review but in this instance people need to know this. I wished I did. I wished I had taken more photo but I just wanted to not stay in the place for too long. Oh and I wrote to booking.com to only be ignored. Heed the warning and stay away. There’s a million of places to stay in HCMC.
• Joseph (4/5): It was very disappointing. I never expected that type of treatment from the owner - The convenience to shops and restaurants. They double booked me. I booked for 4 nights. Before I arrived the owner kept messaging me through Booking.com saying that my credit card was invalid. I kept updating my details 4 times. When I arrived at the property, the other guest was still in the property. They then lied to me that the water meter burst and there’s no electricity in the property. I almost spent a night sleeping on the street with my bags. They told me to book and pay for a room in a near by hotel. I was desperate I had to do that. Next day the owner messaged me to say the other guest will check out at 1200 midday, I could come and check in. I called Booking.com to report my situation. I was still sitting in the foyer of the apartment when the other guest came down to check out. A worker of the owner came to meet me at the apartment foyer. She took me up to the apartment to check in. The apartment was in a mess. The cleaner was in there starting to clean the apartment. They then tried to charge me for the 4 nights. I said no I’m only paying for 3. I stayed in a cheap hotel for one night at my own expense, I’m not paying 4 nights. The cleaner rushed the cleaning and the apartment was still filthy. Cockroaches in the cupboards. Not even a cleaning cloth to wipe anything. The bath towels were like my cleaning rags at home. The kettle burnt out and not working. Not tea, coffee or sugar. Never again will I book this place. They can’t be trusted. All they want is our money and then try to scam us. No thank you…Goodbye for ever..!!

• Michael (1/5): Scam! Room completely different than advertised and much worse - DO NOT BOOK HERE! The room I got was so much worse than advertised. No decorations, a mismatch of random dishware that’s not even a full set, no soap in the bathroom, stained bedsheets, broken down furniture. This is not a ‘high class’ fully decorated suite as listed. I tried messaging and calling staff multiple times and they did not respond, completely ghosting me after they had taken my money. I tried cancelling my booking and they rejected waiving the cancellation fee. I ended up checking out early and am now trying to get compensated through booking.com Reading through other reviews they must have a few nice suites as shown, and then a few crappy suites that aren’t shown. Up to luck which one you get. A horrid time

It felt like I was being scammed at first but everything worked out .

There were no dustbins in the apartment. We booked to stay for two days but checked out in one! We actually asked for a refund but the owner did not pick up our calls.

• Truong (3/5): not a pleasant stay, need to invest in cleaning after guest is leaving - The Host did not even remember us, different group keep asking us who the Host, we waited for 40 minutes for them to turn up, the bed linen is smelly and need replace urgently, the boiling jug is dirty, someone was cooking food in there and no one is washing it, i can t boil water, everything we use has to be washed, we have to buy drinking water toilet paper, tissue. the host did say that i had a bigger room than the one we booked, i asked if i can get full refund to find onether place, the answer was no, i need to check with the web, in the end we stay and clean , after 9 nights, they rang and said the room is sold so i need to move to another building, and prepare to refund the 2 nights, i am due to flight out and did not to spend time looking for another place, so we decided to move, this new one is cleaner, and again air con is leaking water i asked it to be fixed nothing happen and i asked for a bucket, nothing turn up,
• Daniel (1/5): SCAM - false listing - I booked a 1 bedroom + 1 living apartment and when I got there it was a studio, which had nothing to do with the pictures. It was extremely dirty, all the tables and surfaces were sticky and the bathroom had mold. I told the guy that I can stay only 1 night because it was already dark and the apartment is not what I booked. After checkout they charged my card for a whole week and til this day I didn’t receive my money back. Some of the sockets and light switches had duct tape on them You cannot access the pool.
