• W&S (9/5): - Very traditional spacious flat in centre of Florence. If you want to experience what living like a Florentine local is like for a while, this is a way to do it. Amazing location 5 min walk from the central rail station and max 20 min walk to Duomo, Ufizzi Gallery, Pitti Palace and other things you will visit. There's grocery stores nearby if you want to prepare meals.. The small kitchen has everything needed and the gas cooker works well. For eating out there's plenty of choices nearby. Communication from the hosts was excellent. Some previous guests have mentioned the stairs. It's made pretty clear in the description there are 3 flights, so we were well aware and ready. We travel fairly light and we at our 70's and really, we found them no issue. Just take your time. Some previous reviews also mentioned noise from the street. It's in the very centre of a busy city, and it's an old building so you can't expect silence all hours. Go with the flow and soak in some local colour and atmosphere But good gel earplugs do help if you need to sleep early, and other than Friday and Saturday nights it's fine
• Sunil (4/5): Not a pleasant stay in Florence - The location of this property is reasonable It is quite clean If you can sleep instantly by putting your head down on a pillow this apartment is fine, otherwise you will have problems. Despite being on the third floor you can hear virtually everything from the street, and that includes conversations, drunks and groups of youths singing throughout the night. In addition the building is on a junction and shakes every time a bus or a truck goes by. So we had two terrible nights in this apartment and it spoiled our stay in Florence. The fact that earplugs are provided in both bedrooms tells you everything. In addition plenty of mosquitos to keep you awake and we only found the liquid repellant provided, hidden in a drawer, at the end of the stay. I will not be booking an apartment again on Booking.com because of this experience.

DISCRIMINATORY REMARKS** When we reported problems, host said: - "Don't act smart in Italy" - "If unhappy, come to Italy in summer" - "Even 60-year-olds don't catch cold bathing in cold water" Mocking elderly guests suffering in winter - completely unacceptable. 📋 EVIDENCE: Complete WhatsApp conversation, photos, Booking.com emails, all receipts - everything documented. ✅ EVENTUAL RESOLUTION: After escalation to Korean Consumer Agency and Florence authorities, Booking.com provided fair refund (253.26 EUR). Credit to Booking.com for ultimately resolving this, though initial 10% offer was inadequate. ⚠️ RECOMMENDATIONS: **DO NOT BOOK if:** - Traveling in winter (hot water critical) - Have elderly/vulnerable family members - Need reliable host communication - Expect promises to be honored **IF YOU DO BOOK:** - Document EVERYTHING in writing - Don't leave property based on refund promises - Take photos/videos of any issues - Report to Booking.

Très sécurisé plusieurs portes et grilles pour accéder à l’appartement. Un peu de bruit la nuit mais boules quies à disposition.
• Matthew (7/5): Lovely flat close to city centre and the train station! - It was very close to the city centre (10 mins walk) and very close to the train station and tram stop for the airport. The flat was clean and the beds were comfortable and there was a nice shower too. The flat is close to a busy road so it gets very blush at noisy at night. The host provided ear plugs but they didn’t block out the noise. Also the curtains didn’t block out the sun, so the sun woke me up quite early too

The flat is on a fairly busy street with a little bit of noise, so they provided earplugs in each room which was very considerate. We enjoyed how easy it was to walk around. The apartment itself was spacing and comfortable. I can’t think of anything.

• Aleksic (8/5): All in all our stay was good, and we didn’t have any unpleasent situations neither with the apartment nor the owner. - The apartment is very close to the Firenze Central Station and reasonably close to the historic center of the city. We found ourselves navigating to the apartment very easy. The apartment itself is really spacious and comfortable and has everything you’ll need during your stay. Owner of the apartment is really helpful and nice. For our taste the apartment could be a little bit warmer since we were there during winter in February, although the temperature on the thermostat was 18*C but we are used to a bit warmer. I would only suggest that the matrasses in the bedrooms could be changed, though they are still fairly comfortable.

• Emily (5/5): - Great location Washing machine needs a thorough clean (had to wipe odd rust coloured grime out of the rubber seal before use). Lots of stairs were a struggle, yes it does state this in the description but not easy to read and have to click on “important info” to actually get that info. Can’t use multiple appliances at once which is interesting (eg washing machine and aircon. Hadn’t had that issue anywhere else in Italy).
• Richard (7/5): Excellent location. Good sized apartment but noisy bedrooms. Bedrooms and living area have A/C - This apartment has both pros and cons. It is in an excellent location near the SMN train station. The apartment is large, with good sized bedrooms. There is air conditioning in both bedrooms and in the living-dining area (although we did not use them because it wasn't hot). Even with the cons below we would likely go back because of the location (and that the noise did not bother us). The location, and the size of the apartment and the bedrooms was a countervailing factor. It had many windows which also gave it both morning and afternoon light. In all fairness many of these "cons" were disclosed, so we took the apartment knowing there were some issues. The apartment is on the 3rd floor so there are many steps to go up which could be difficult for some people. The bedrooms face the street and are noisy - if that's an issue for you, this is not the place to stay. For some reason, conversations from the street were picked up loudly in the apartment bedrooms (it wasn't clear why that was happening - all I can think of is better window insulation because the noise seemed to bounce upwards to the apartment OR have ear-plugs etc,). The noise from the street tended to decrease around 1-2 AM until working hours begun around 7 AM. Also, the electricity availability is more limited than we are used to. And the hot water for the shower was VERY inconsistent - sometimes we had some, and at other times there was none - this was a big negative for us. We would also recommend getting a better showerhead (the one we had was dreadful) and it wouldn't cost very much.

And walking distance to all parts of central Florence. Comfortable for 2 couple in the spacious apartment. Air conditioners worked very well in all rooms. Very secure apartment. The multiple flights of stairs may be challenging for those with mobility issues.

Le comentamos a Laura y lo arreglamos pagando un poco más por las dos personas más y la tasa turística (6€ por persona y día). Además, no acercó toallas y sábanas correspondientes a las dos personas más. Puede ser fácilmente el mejor alojamiento turístico en el que hemos estado nunca. Hay que tener en cuenta que las escaleras son muy empinadas y es un tercero. No tiene TV, cosa que puede ser una ventaja.

Host was super clear in instructions for accessing the apartment No duvets only bed sheets, quite noisy from the street, if you are a light sleeper would struggle but ear plugs are provided. Lots of keys and codes to get in, can easy lock yourself out and difficult to manage as a group Having to take the bins out ourselves? none near the apartment so wastes a bit of time trying to sort that the day we were traveling wasn't ideal.

• Brenna (10/5): Charming apartment close restaurants & shops - After a long day of traveling & lost luggage, this place was a relief. It was nice to be able to spread out and go to separate rooms. The Bathroom was amazing, good temperature and water pressure. The beds and blankets were very comfortable, and the windows were good to control the temperature. Laura left us some coffee, which was very nice of her. The instructions for check-in are very helpful, they are step by step pictorial. I wish more hosts,would do this. Yes there are stairs but they aren't that challenging or steep. I'm 60 and in decent shape and I thought they were ok. The location is close to restaurants, shops and sights. We like the fact that the apartment had character.I would definitely stay here again! The street can be noisy just use the provided ear plugs and you will sleep fine.

• Ievgeniia (9/5): one night in Florence - Good location, we picked it because it's close to the central railway station. The apartment is large, well furnished, bathroom is clean, has sufficient number of towels - basically everything was in place. Check-in instructions were precise, we found the apartment easily. To me, Florence is quite an overpriced city, even compared to Rome or Venice which we also visited during this trip, however as for the Florence itself the price was compatible. Overall, the apartment matches to its pictures, it has 2 large bedrooms and a dining room, big comfy beds, kitchen, all in good condition. The host has provided a lot of additional information to help to get around Florence. It's a bit uncommon for booking.com experience to make guests responsible for the garbage, but we figured out rather easily where the trash cans are located on the street. By the way, streets were very noisy in the night, it felt like people were partying right next to your bed :)

The size of the rooms was great. The host was very helpful with all information needed. The air was great The bed in the room facing the front needs a new mattress. The gate on the outside needs a new lock. Shouldn't have to struggle going in and out.

• Christine (8/5): Enjoyed our stay very much everything within walking distance - Lovely flat, two large bedrooms, living room, kitchen and bathroom. it was very clean. It was a challenge getting our large suitcases up the stairs. This apartment would not be suitable for anyone with mobility issues. It would be better with double glazing, the street outside was very noisy. There were men sitting on doorsteps outside, they seem to be drinking and arguing most of the time. Take your ear plugs.
• Mazziotti (1/5): Awful! - Duccio Flat Firenze is a mistake. Run away! The owner of the property, Laura, only gives you the bad news after you pay! At no time does it reveal that the property is on the third floor, with a staircase that is very difficult to climb for a couple of septuagenarians and serious heart patients (like us). When receiving in advance, it prevents cancellation and the user only realizes the trap after paying. The rental price is comparable to a 4-star hotel and, strictly speaking, it is a shack, a slum without comfort, without even the facility to charge a cell phone or take a decent shower. The rule book is a bunch of insults, which will be duly reported to Booking and Airbnb, in addition to the disclosure on the social network about what Duccio Flat de Firenze is really about: it's just a big trap! Take the same money and stay comfortably installed in any 4-star hotel. Which hotel in the world welcomes guests only after 3 pm and forces them to leave at 7 am the next morning? It's nonsense after nonsense! Forcing the guest to dispose of the garbage is another insult. All that remains is to ask the guest to do a good cleaning in the place, which is in need. Although it was requested for the lease, Brazil no longer requires proof of vaccination or passport photo. The measure is a protective measure by the rental company, which offends the honesty of the guest, without compensation.

• Tan (8/5): Very good - spacious room, complete equipment, close to the train station and restaurants there is no elevator, i bring big luggages, and a bit of hassle if you have to leave your luggage when you come early in the property, you have to arrange with the owner , or you have to leave your luggage in the other luggages storage nearby, for me who is used to being in hotels, this is very inconvenient

• Jana (10/5): Great stay near the train station - Laura is a fantastic host, caring yet not intrusive. The flat is at a great location, 4 min from the train station. It is a bit of a walk to the historic center, but if you plan on travelling by train (Pisa, Bologna,..) it is of great covenience. It is comfortably furnished, great for a family. Coffee and tea plus the cooking essentials are a fantastic, caring touch. Tap water is good to drink. We did not mind, but be aware that the stairs are steep and it's 3rd floor, no lift. We did not have a bulky luggage and kids managed just fine, but it's important to know. Also, in Florence mind the mosquitoes - we stayed in March and had a problem, they were already biting. Bring a repellent.
