- Alexandra (10/5): - Good location. Host was very kind and they let us to leave baggage earlier than the check in hour. Clean and had everything we needed. Recomend! It's on the third floor so it's better to not have heavy luggage :)
- Hizar Škrlec (8/5): Apartman blizu centra - Dobro opremljen apartman par minuta pjeske od Ponte vecchia. Kuhinja opremljena. Kapsule za kavu. Dosta neudobni krevet. Zidovi i plocice u kupaonici dosta oronuli i neodrzavani.

- Aida (6/5): The place is fine for a 1-2 night stay - The location was very good. Close to everything you need and top center.
The host was amazing. We were unwillingly late for 2 hrs or more from the agreed time due to the train being late. But she waited and greeted us anyway (keep in mind there’s an additional fee for that) The property itself was not as bad, however there were a lot of minor things that have a very cheap and easy fix. Like old paint on the walls, some cracks or even the lights. Too yellow and a bit depressing for my taste. The pictures look a bit better than in reality but nothing too different.

- Chacon (9/5): Best place! - Location, apartment details, comfort, quietness… Everything was great!
- Kathryn (6/5): Great location with mechanical issues - It was a great location. Easy to visit everything we wanted to see.
The property manager was very kind, even with our check in being quite delayed due to late trains.
It was spacious and clean. The washing machine broke while our clothes were inside. YouTube videos helped us get them out. We reported it to the manager who reported it to the owner but the machine was not repaired in the four nights we stayed and this was a main reason we had booked Ludo’s home.
Also, we visited in a 100 degree F heatwave and the air conditioning went out our third night. We tried sleeping with windows open but neighboring street noises echoed down our street and were quite loud until early morning hours. Thankfully this did get repaired by midday the next day so we got good sleep our last night.
The shower is astonishingly small. There was no shelf to put soap or shampoo and no room to bend over if it was on the floor.
- Helena (8/5): Cozy apartment in the center of Florence - Great location
Clean apartment
Kitchen equipment
Easy and friendly communication with host The bed was not very comfortable
Cost of checking in after 8pm
- Bradley (10/5): Exceptional -
- Andvik (8/5): A nice apartment with an amazing location - Nice little single room apartment with a decent kitchen and an adequate bathroom. We didn't really use the kitchen much, so I can't say anything about the utensils, but it had a good sized refrigerator, a freezer and both a dishwasher and washing machine - perfect if you staying longer. The bed is not a "real" bed, but one of those that comes out of a wardrobe. However, the size was good for two and we both slept quite okey in it. The location is amazing! The apartment is in a historic building (3rd floor, no elevator), a few meters in on narrow street. But when you step out of that street you are basically standing right in front of the majestic Palazzo Pitti. And, Ponte Vecchio is just a bit further down the street. The "check-in" was a disaster. But that was basically our own fault. I thought that email correspondence via booking.com would suffice, which turned out to be a big mistake. I left my personal phone at home and only brought my work phone. The host first tried to contact us via WhatsApp, which is not installed on my work phone, and later via SMS, but using the number to my personal phone as it is the only one registered on booking.com. We also succeeded in showing up on the right time, but on the wrong place. I told my wife the address and she looked it up on Google Maps. However, something got lost in the communication and we ended up on a street with a very similar name were we waited in vain for quite a long time for someone to show up. Fortunately, it was very close to the correct address, were the kind host was waiting patiently. The only other problem we had was with the aircon. It worked hard, but never managed to get the temp down to the lower 20 Celsius that we desired. The shower cabin was also a bit small. If you are an XXL you might be in for a challenge.
- Igne (9/5): Superb - A nice, tidy, well-equipped apartment in a quiet side street minutes from Ponte Vecchio and Palazzo Pitti. There were pods for the coffee maker and some cold water waiting for us in the fridge. The host was very welcoming and nice. The apartment shows some wear and tear, but nothing too serious.
- Dylan (7/5): A nice place to stay for a bargain in Florence. - Full kitchen, nice location. Many stairs, a bit of a cat urine smell, and the bed wasn’t super comfortable.
- Lorena (10/5): Exceptional -
- Lazarov (9/5): Superb -
- Martis (9/5): Superb -
- Georgia (10/5): Exceptional - Excellent location, very cute and practical home. The host was great, very helpful and accommodating.
- Yeltekin (7/5): It was okay for the price, but I would never stay there again. - The location was great. Once, we got locked inside the building because the electricity was gone, and the door only had an automatic lock system, so having a key didn't work. The owner told us to wait 30 minutes, but we already had a reservation for a restaurant, and because of this unfortunate problem, we lost our reservation. Imagine visiting a lovely city for some relaxation and had to deal these kind of issues. The sink drain was broken, so each time, we had to pull the drainage so that the water could be gone. The owner kept texting in Italian even though we didn't know Italian at all.
- Diana (9/5): Superb - Location right in the city center , cosy and clean. Would have preferred a bed not sofa bed
- Gustavo (1/5): I had to book another place and double pay - When I arrived, the room was very cold. There was one radiator and one air conditioning. I noticed the radiator was not working and on the remote of the air conditioning there was a note saying it was "for cold only". I messaged the owner to ask for help. The owner was not responsive, making me wait in cold for hours for a reply, and when he finally replied, he seemed to be elusive, providing some wrong information just to avoid the problem e.g., he first guided me to turn on the air conditioning which blew only cool air, he then assured me that the problem was solved while I was out for dinner but when I was back, the room was still very cold! (Thermometer was showing 17 degrees.) Booking.com did not help with the matter saying I need to wait 24h which meant sleeping in cold that night. Getting no help or compensation, either from the owner nor booking.com, I had to find another hotel last minute. So I ended up by double paying my whole stay.
Wondering how come this place could get a good rating, I checked previous reviews, only then I noticed that both heating problems and problematic communication were already mentioned in previous reviews.
Apart from this, I'd also like to mention that the kitchen doesn't provide enough decent stuff: no boiler for a tea, the pots and pans are completely old covered with burnt oil which look disgusting, etc.
- Syed_niaz (7/5): Good - Location and room size. Confusing checking in, and no elevator!
- Jonathan (9/5): Superb - The appartment is nice and comfortable.
Location is great.
Facilities are basic and the bed could be better.
- Ryan (8/5): (Mostly) happy in via dei Velluti - - Tasteful decor.
- Once problem sorted on Day 1, ease of access.
- Feeling that guests were respected. - Mix-up on day 1:from down the street i tried, as directed, to PHONE for access. No answer from 2 numbers left me feeling - hot & hungry after a daylong journey - that i had perhaps been scammed & paid €570 for accommodation which, perhaps might not even exist. Although after 11 mins I was told door was OPEN, it wasn't a great start! Unnecessary stress & quite some panic!
- Shower not great. Door handle needs urgent attention!
- No kettle.
- Although i DID appreciate the spacious aspect to the room (bigger than my companion had in the upmarket Hotel Centrale) the sole occupant that i was would have liked an armchair.
- Having just now revisited site in order to answer question about photos, suddenly I am less happy and wonder why in December (8-9th) a sole guest is quoted €79 per night, while in November (1st-6th) at €570 for 5 nights, I paid €114. This discrepancy of €€175 leaves a bad taste. Is this dynamic pricing?
Having left you a very comprehensive, 90% positive review, I would LOVE a response to this pricing query.
- Stefano (6/5): Pleasant -
- Pamela (9/5): Superb -
- Vysakh (8/5): Very good -
- Jake (8/5): Fabulous location for sightseeing and shopping - The fridge and freezer are super effective and so is the aircon (just make sure no hanging clothes are blocking the vent - also the aircon remote is redundant you turn it on by putting in the room key and adjust the temp using the wall unit). The blinds are effective and the washing line was very charming. The TV already has apps like Netflix attached. The location is fantastic surrounded by great places to eat and shop - both boutique and vintage. Their booklet guide is very helpful and you can even access some discounts on some retail stores! Palazzo Pitti just opposite is definitely recommended to go check out. There's also a grocery shop quite close by to be able to get supplies for dinner - I HIGHLY recommend trying the stracciatella at the deli counter. The communication for check in was a bit of a mess so we were left waiting outside in the heat for quite a while despite having very open communication of what time we'd be there as per the hosts request. Also there's only one key so if there are more than one of you going out then one will have to let the other in and the buzzer would only open the door directly to the room - not the main door. It's also up 4 flights of stairs so it's a pretty good work out.
- Patricia (6/5): Pleasant - Location was good. Dealing with the owner was difficult. We needed a detailed invoice from him, which he didn’t supply. He charged more than was quoted on the booking.com site.
- Lauraarc (8/5): Very good - The apartment is spacious with a full size kitchen with everything you need. The check in was easy and everything was super clean. The air con doesn't have a remote so we couldn't control it, it got a tad too cold at some point, so we just unplugged it.
The location is also amazing, you're able to do everything by foot.
The price is great for what you get Bed isn't super comfortable, it's a bit hard since it's just a sofa bed. The pillows are also not great
- Juliana (7/5): Good - Great location, walking distance from the city center and easy reachable from the train station. Bars, restaurants, and supermarkets are very close. The kitchen is quite big and well equipped. The bed is not comfortable at all. The shower cabin is very small. There is an iron, but the plug couldn't fit any of the apartment sockets.
- Yijie (8/5): Very good - location good.
price okay. as a few other reviews metioned, the payment is via a link sent by what's app, which is not professional.
Secondly, the bed is not comfortable.
In addition, the sound insulation of the flat is not good, we can clearly hear the noise from the street.
- Maria (9/5): Superb -
- Rafaela (9/5): Superb - The location was fabulous.
Located in the historical centre of Firenze, was near every place by feet. 2min by foot of the Vechio Bridge. The noise of the street is really loud in the apartment.
You can hear the people talking outside, the sound of the motorbikes and the other vehicles.
- Elena (10/5): Great, would come again! - Location was perfect, across the street of Pitti Palace and few hundred yards from Ponte Vecchio. The place was also very clean. Is an old building - you can hear the noise from the neighbours and also from the street.
Also, although is a charming little place, is not suitable for people with mobility issues (is clearly stated in the description, mind you) or carrying a lot of luggage. Bathroom and shower are small.
- Patrick (8/5): Nice apartment in great location - Great location, spacious apartment with reasonably well equiped kitchen Shower was quite small and the doors didn’t close properly
