The apartment was super clean, modern and comfortable with an amazing location close to everything in Brisbane. The owner was friendly and helpful, check-in was easy, and the views were beautiful. The bed was very comfortable and the whole place had such a relaxing vibe. Would definitely stay again. Honestly nothing to fault — everything exceeded expectations.

• Cindy (10/5): Fabulous stay very nice apartment. - Spacious living areas and lovely corner views of the city and entertainment district. Comfy beds. Pool, sauna and spa are amazing. Just the water overflow from the showers onto bathroom floors was difficult to manage. Shower door and door sill would eliminate this issue. Carpark space was a challenge.

• laura (8/5): A weekend to remember - The view was absolutely stunning definitely the highlight! the unit was spacious and lovely. And the beds SO comfortable and soft was like a cloud! And the owner George was amazing prompt with message reply’s very clear instructions for access and check out also helped with any issues ie: parking very quickly made it so much better! The couch was very disappointing and extremely uncomfortable! For the price to stay and having an outdoor couch as the main seating area, was very disappointing! I sat on the couch and hurt myself slightly as I was not expecting the wooden frame! I had to inform other guests, don’t(some say) “flop” on the couch! I leant back on it with my arms to get up and fell through it! as it has no back! The air conditioning was also a bit hard to work out but it was good once it got going!
• Kenneth (9/5): So worth the money - This is a stunning space and our host was gracious and helpful. Three large bedrooms with queens, laundry, a lovely kitchen and a living area that looks out across downtown Brisbane and the setting sun. The neighborhood is a little sketchy but the cool and fun is spreading. Groceries are a 5 minute walk and as they say, everything in Brisbane is 15 minutes away. We had a hiccup with towels that was quickly addressed, check in wasn't seamless and the living room couch could be a little comfier, but that's picking nits. This is an extraordinary find that beautifully enhanced our experience of Brisbane.

There were clear directions on where to collect the keys from and very detailed information on all the facilities available. The apartment is spectacular, great interior with comfortable furnishings, the view amazing and the location fantastic!

Washing was left in the dryer as well as furniture/ plastic tubs in the cupboards, the kitchen tap was broken, the showers flooded during every use and conditioner was not provided.

• Julie (3/5): Average. If you are looking for a luxurious stay in a true penthouse this is not the one to book. Room is on Level 25, v - Walking distance to the valley. Bedding was clean and comfortable enough. The communication before checking in was poor and I did not get a reply to messages I sent to check on a couple of things before we checked in. The bedding configuration was not what we requested. The questions I had were unanswered which was frustrating. The lights in the lounge room did not work. Not enough towels were provided for all guests. The lounge is actually outdoor furniture so it’s probably durable but it’s not luxurious or comfortable. The spare toilet paper provided in the cupboard in the main bathroom had a yellow stain on the bottom of the roll that looked like it had been sat in urine. The showers in both bathrooms leaked water out from underneath even with the shower doors closed to the point that it totally soaked the floors. Make up stains on the sliding door leading out from the ensuite. Balcony floor was wet with pooled water when we arrived. Corridors and lifts are not air conditioned and are hot and uncomfortable. Also the lifts are slow and the fob is a pain to use.

• Kb (10/5): Excellent Brisbane Experience - The apartment was beautiful and the building amenities were excellent. The kitchen was well supplied with everything we needed. George was easy to get in touch with and even agreed to let us check in early. Truly a lovely stay. The neighborhood was a little loud one of the nights we stayed due of an outdoor stage at a nearby bar. Still, the music was over by around 11p and the kids had no trouble falling asleep.

• Bailey (10/5): Exceptional - The location and view was absolutely perfect! It was a 5 minute maximum walk to the centre of fortitude Valley. We caught ubers around the area to save on fuel and due to the great location, the most we paid for any uber to get into the CBD was $18. While being close was excellent for us younger guests, for older guests the valley music around the area could be too loud on certain nights. But is also to be expected staying so close so was not actually an issue for us.

• Casey (6/5): Great location for a short stay. - The amenities were top-notch, making our visit so comfortable and enjoyable. As a family with a baby, we were especially grateful for the baby items provided, like a crib and high chair, which made traveling with a little one much easier. The key collection was super easy. Beds were comfortable. The biggest issue was the noise from the nightclubs, which was incredibly loud well into the early hours of the morning. It made it nearly impossible to get a restful night’s sleep. Additionally, the room didn’t have blackout curtains, so the light from outside kept shining in, further affecting our ability to sleep properly. Another concern was the cleanliness. There was a noticeable amount of hair throughout the property, which made it feel less than clean and uninviting. For the price, I expected much better. Unfortunately, I wouldn’t recommend this stay unless you’re okay with noise all hours and no blackout curtains.

• Peter (8/5): Overall very good but details overlooked would not get a good rating. - Great Location but no reception meaning we couldn’t leave bags as early arrival Beard trimmings in bathroom, curtain in lounge area falling off, no coffee pods for coffee machine ( no problem for long stay but overnight inconvenient), unable to get air-conditioning to work properly and no instructions. Hair dryier in second bathroom could not be plugged in… wrong plug!

• Adi (8/5): Very good - The host was very accessible to answer any questions. The beds were VERY comfy. The location was very handy to restaurants and bars. Lovely views, especially at night with city lights. The lounge was not comfortable. The unit is nice, clean and well maintained but not luxurious like one would expect for a 'penthouse'. There was a bit of street noise and music from the district which is to be expected if staying in heart of valley. (Not property owners fault). Either join the fun, or bring ear plugs!
• Yvonne (7/5): It was good but probably the photos made us expect a bit more. - It was good and spacious, great views, close proximity to James st Didn’t like the couch is was so uncomfortable, bedding probably wasn’t up to standard, main bedroom duvet and pillow cases weren’t ironed all creased, a couple of extremely average pillows. . Towels some were very average, no face cloths. Just think for this standard of penthouse they need to spend a bit more on these items.

We were close to the Fortitude Music Hall which was one of the main purposes for being in that location. We were also close to plenty of eating places and shops. We highly recommend the Osbourne Hotel for awesome meals and live music.

Being in the top floor with 8 other apartments doesn’t mean it is a penthouse

Epic view of the river and city and the unit itself was gorgeous Loved it! The only small negative and it’s so minimal is the main bedroom was locked off with the second bathroom. So we just had the one bathroom. But everything was so clean.
