- Craig (1/5): I damn a refund. - Nothing. We arrived only to walk into a filthy house, beds not made, bra in the bathroom and smelt like smoke.
Tried to explain to the owner that this was unacceptable and the responses were unprofessional.
- Fiona (8/5): Cosy, comfortable stay in the heart of Armidale - We recently had a lovely stay at 'Belltrees' in Armidale. The property was very cosy and comfortable - especially the beds. We enjoyed the quirky history of the place like the barn door to one of the bedrooms. We also appreciated the little touches such as chocolate in the fridge and the aircon on when we arrived after a long drive on a hot day! Our host, Kate, was very responsive and ensured we had a wonderful stay. Many thanks! Whilst the property is a little dated and could benefit from some small updates, it is extremely comfortable and in an excellent location.

- Lauri (2/5): Mould removal and some general maintenance and thorough cleaning, would go a long way! - The beds were comfy and the fireplace kept us warm and cosy The bathroom and laundry had visible black mould that made some of our family members sick. The lounge and kitchen needed a good clean - I wiped out the fridge before putting our stuff in there, cleaned cutlery and pots before use, and found a really disgusting tray in the oven. The mat and couches in the lounge were far from clean. The RC air-conditioner was on when we arrived and the house warm, but the RC Aircon looked like it was long overdue for a clean so we switched it off and left it off for the rest of our stay. The chairs at the table were very rickety - thankfully we aren't big people but others would not be safe using some of them. The exhaust fan in the bathroom really needs replacing as it is loud and only works now and then.

- Alison (9/5): A great place to stay. - A lovely traditional cottage. Lots of space. Comfy beds. Big rooms. The open fireplace was a bonus. The shower cubicle was a little tight for some of the larger people in our group.

Location prefect to get into town
Lovely to see kids playing and people running in the park opposite Bellltrees TV was very glitchy - even got the 20 yr olds to try and work it out to no avail. At least there were board games
Towels in bedroom and bathroom were clean but had stains in them - could do with a commercial clean

- Michael (3/5): Liked Armidale, couldn't wait to get away from Belltrees. - Being a house and not a hotel room, my wife and I had plenty of room to move, and there was a full kitchen and laundry. And a sunroom. Couches that could seat 5, and a dining table that could seat 6. Sleeping was for 7, with 3 queen-size beds and a single bed in a rather cramped room. A whole lot could have been better. When we arrived we found that ants had already moved-in and defeated our efforts to move them out. Also a decent amount of spiders throughout the home. AND we had cleaning ahead of us, some of which we declined to do, electing to do just enough of other people's work to make the stay tolerable. There were also repairs and/or maintenance to be done, but it's the owner's responsibility to inspect, identify, and rectify these. Clearly this property hadn't been clean for a long, long time. The oven perhaps had never been cleaned. The microwave needed cleaning, and the clothes dryer was for sure a fire hazard because the filter was badly clogged. The rugs were all stained, and there were other stains on the worn couches. The radiant light heater in the bathroom also looked pretty clogged and only had one functioning globe out of 4. NOBODY cared enough about this property to leave it in a satisfactory condition. The cleaning my wife and I had to do included most glassware, all the cutlery, a lot of cookware, and crockery: these items variously had lip marks, grease, dried food (I presume it was food), and other general dirt that showed whoever used the place previously had little in the way of cooking cleanliness. The dishwasher worked fine - despite being poorly-installed - so how this happened is a bit of mystery. NOT GOOD ENOUGH IN ANY WAY, SHAPE, OR FORM. This makes the property hideously expensive by any stretch. I took photos, and if the owner or anyone interested wants to see them, you need only ask.
- Emily (7/5): Great cottage in central location :) - Very cute cottage in central location with amazingly warm and comfy beds and bed linen (electric blankets as well). It was great for the five of us! It was FREEZING when we arrived at 1pm and the heating was not on to greet us, and there was no firewood to get us going - we had to go and buy some. It would have been nice to enter the house and feel a little bit warm if the heater had been on in the main room and bathroom (the bathroom was particularly freezing!). And it would have bene great to have a little bit of firewood and kindling to get us going. Once the house was warm, we loved it. It took a few hours though!!!
- Kate (9/5): Loved everything about this place. Will definitely book for next time we visit. - Unfortunately, we picked probably the coldest day to visit Armidale. Loved the electric blanket on the bed, but a few small heaters in bedroom would have been good.
