- Tam (2/5): Terrible - They have a good washing/drying machine On Booking.com, the accommodation was described as a two-bedroom apartment. In reality, it was definitely not that. Essentially, it consisted of two completely separate rooms connected by a narrow corridor, approximately 1 meter wide and 3–4 meters long. This corridor was also where the washing machine was placed.
As a result, there was no shared living space at all, which a normal two-bedroom apartment should have. Although the two bedrooms were separate, they had to share one toilet and one bathroom. In other words, one bedroom only had the toilet, while the other bedroom only had the bathroom. This meant that whenever the parents wanted to use the toilet, they had to enter the children’s private room. And conversely, when the children wanted to take a shower or brush their teeth, they had to enter the parents’ room.
The bathroom was very small and had absolutely no place to dry towels, let alone a proper place to brush your teeth. You had to go to the pantry/kitchen area to brush your teeth.
The rooms were extremely small, and the host had also placed two very large trash bins in the middle of the space. As a result, it was almost impossible to move around, especially if you had two suitcases.
I should also mention that the staircase was narrow and steep. We stayed on the 4th floor and had three heavy suitcases, which we had to carry up and down by ourselves during check-in and check-out. Of course, no one was there to help.
This was truly a terrible experience for our two days in Tokyo, especially considering that the price was not cheap at all — nearly USD 340 for two nights. After the first night, I requested to check out and find another place for the second night, but the host did not agree.

Had an issue with the washer / dryer as we couldn’t get our clothes out . This was resolved though

The place is simple, not as spacious as I thought,but provided the basic things we needed in an accommodation. Excellent for a short stay. Easy to contact people when we needed to ask something, and they were really pleasant every time. Getting inside the room was difficult as not enough walkway once the sofabed was in use. We can hear people from upstairs, talking and pulling luggages.I hope there's at least a small good height table and chair for eating.

The noise from the top apartment was a bit much at times and we eventually contacted the owners who messaged the occupants (young) and asked them to be mindful of the noise. Was very impressed with the quick response by the owners.

The staff are very friendly. Quite challenging to move the big luggage without the lift, especially when we are staying at the 2nd floor and above. The staircase is quite steep.

There were stairs with no lift, meaning we had to lug luggage up four flights of stairs. Buyer beware, I guess. Also, the room was smaller than it seemed, but that's standard for Japanese rooms.

Far enough out of the hustle and bustle that it was quiet enough but a short walk to the train station and a few stops had you in the heart of it. While the apartment was small and compact, it was comfortable and had everything for a family of 5 that we needed. Great that there was a mini kitchen with fridge and microwave, also a washing machine. The very narrow staircase was tricky when taking luggage in and out.

- Lisa (1/5): - Absolutely nothing The photos are very strategically taken to make the apartment look bigger than it is. No way would it have accommodated 2 adults and 2 children. Main room hardly had space with double bed and couch. Bathroom right at end of bed.
Bunk beds insufficient for 2 teenagers. No TV. At least 6km to main Shinjuku.
Room had a terrible odour. Felt claustrophobic so only stayed 30mins and found a hotel within walking distance of Shinjuku centre.

- kevin (10/5): Il nostro soggiorno a Kyoto - L'appartamento stile Ryokan é ben curato e pulito, esteticamente molto bello. Purtroppo non ci sono armadi dove poter posizionare i vestiti. La stessa cosa vale per il bagno, servirebbe un ripiano dove riporre i prodotti per la pulizia personale.
- Lara (8/5): - Great location for getting to the train station, lots of little food places and mini marts around the area. Apartment was nice and clean and had everything we needed. We really liked being able to catch the train out of the city life in the evenings and come back to the quite area. It was lively enough to have a wander and look into some shops that were still open after dinner. Just the size, it is very small but when you are out exploring all day it doesn't really matter as it's a comfy place to sleep. If you can't do steep stairs then I would request the ground floor or level 1 as they are a bit difficult to navigate with big luggage.

- Keith (9/5): Overall the apartment was perfect with all the amenities provided which were of great quality. - Beautiful apartment which was neat and tidy. Very convenient location close to subway station and lots of restaurants and family marts around. I would definitely recommend the place as it’s a perfect size apartment for a small family with younger kids. No lift with steep stairs. Apartment was on top floor so if you have bigger bags then can be challenging taking them upstairs.

- Hossein (1/5): - The apartment had all the basic facilities and was very clean. The apartment was located on the fourth floor with no elevator, and access was only via very steep and narrow stairs. This made it extremely difficult to manage with large luggage. Unfortunately, there was no mention on the property’s homepage about the floor level or the absence of an elevator, which would have been important information to know in advance.
Additionally, the apartment itself was too small to comfortably accommodate more than two people. Due to these issues, we decided to move to another accommodation after the first night, even though no refund was offered for this booking.

- Dana (10/5): A gem of an apartment - What is not to love? It is a great setup. The apartment had everything we needed. It was near several small markets and restaurants where we picked up dinner. It was clean and comfortable. Actually, it was perfect. While the Metro stop is not exactly near all the sites, I enjoyed walking this quiet neighborhood. One day was spent in just this area eating at local restaurants and exploring gardens and visiting the Yayoi museum having a Metro free day.

- Leanne (5/5): Pleasant stay, but very steep internal stairs, no lift. - It was a pleasant stay but for 4 adults it was not ideal as we all had 4 bags and no where to store them. It had 2 rooms but only just as the second room had a double bed and nothing else as such a small confined room that was all that was in it.
It was close to a supermarket and the train and buses were close by. If you stay here ask for level 2 or ground floor maybe. The stairs up into the apartment building were extremely steep and were were on the 3rd floor and lugged our bags up to this floor. No Lift. There were 2 double beds in the "lounge area" main room but no table on a low coffee table. The toilet was in the main room only and next to the kitchenette area. a very strange set up really. There would be NO way you could get 6 people into this place as you would all be on top of each other and they shouldn't be allowed to do this either.

The instructions how to get to the property were very helpful. The iPad enabled access method was simple to use and quite efficient.

The location was close to buses and trains. There was a variety of supermarkets, restaurants etc in very close proximity. Our children really loved the Family Mart 100 metres from the apartment. The apartment was small but when the fold out sofa was away, there was enough room. The location was not really Shinjuku area. We had to catch a bus for 30 minutes to get to Shinjuku itself. Sleeping 6 was very cosy with very limited room around the fold out sofa when it was out.
- Edwin (8/5): Very good - This place is value for money. It is within walking distance to 2 metro stations on different lines. Very convenient. For our family, one of the room is small, and corridor is narrow, but due to good price and location, it is good for those who search for value. The property is clean and adequate facilities.
And lastly, check in process is very convenient. We arrived late at night around 10pm, we can just click on the iPad on the ground floor, and talked to the staff online, everything was settled within a few minutes. Thanks.

The hot water in the shower was non-working continues. When i took the showered, at the beginning, the water was hot but after a few minutes the water changed to cold.
The stairs to the rooms.was very steep and narrow, so it was difficult for us to carry our luggage to the room, especially our roo..was.the top floor (level.4).
- Julie (7/5): Great location, host very responsive, great place if you don't need the sofa bed AND a dining area. - It was a convenient place to stay at, being near to two different train stations (that we know of) and various local bus options. We had 24 hour access to the building and the washing machine with the drying function provided in the unit was a definite bonus that we did not expect. When we could not find what we needed, the host was very responsive to help sort things out, which was greatly appreciated. The unit had two bedrooms but lacked a dining area. Due to dietary restrictions, we had to cook our own meals, and with no dining table or chairs, we had to eat sitting on the floor in the narrow hallway. One bedroom had a small coffee table, but it was unusable as we had to use the sofa bed in the room, leaving no space to eat. Although the photos includes room numbers, we were unaware of which apartment we would be assigned to when booking as that would have influenced our decision. The only reason I did not give a higher rating for facilities and comfort was due to the lack of a dining area for us. If you do not need to use the sofa bed, then this would not be a concern and it's a great place to stay otherwise.
- Micah (8/5): Extremely spacious apartment for being in Tokyo. Nice and clean and an easy check in process. - There is a lot of room in the apartment. It was clean and in a good location. It is technically in Shinjuku, but not what people think of when they think Shinjuku. It's a little more suburban, which is nice for vacation. Check in process is easy, but it helps if you can speak a little Japanese. Toilet is great. Shower has good water pressure and the water gets nice and hot. The main room of the apartment has two beds and a couch, the second room has a bed and also houses the microwave. There's only one mirror and there was some dust along the top of the blinds. The stairs are extremely narrow and a little deep.

- Moi (4/5): Ok but will not recommend to friends and families. - Not recommend for older age groups as need to carry the suitcase up to higher level as there is no lift. Staircase is very steep, not easy to walk up and down and needs to be super careful. We booked for 3 people and have the 2 bedrooms. The second bedroom is actually a kitchen converted and the toilet is not accessible if the ‘second room’ is occupied?🙈 the only plus is it has washing machine and dryer.
Considering the price I guess u get what you paid for especially in Tokyo.
Location - It is actually far from Shinjuku main area but accessible via a few transfers via subway. Also far from Narita Airport, took us nearly 2 hours via Uber to Shinjuku station, then subway to the airport.

Had most things needed for staying 4 days. Step in to house on bottom flat was not safe and need to have hazard tape to show the decline so people do not fall. One of the our guests did fall when trying to access the wardrobe. She wasn’t hurt badly but it needs to be identified to others when on that step to the entrance.
- Vivienne (8/5): Great - we would stay here again. - So close to the station to get anywhere but also in a quiet neighbourhood which was great to come back to after the hustle of the major centres. Beds were really comfortable - size was fine for two adults and two teenagers. We travel light so the stairs were manageable but if you did travel with big suitcases or had mobility issues then you would find the narrow stairs and no elevator a challenge.
- Pragun (4/5): Disappointing - Washrooms were very small and not appropriately located, the rooms were not as spacious as seen in the photos, wouldn't recommend this place for more than 4 people. There was also no housekeeping services till check-out, even when booking for longer stays. There is only 1 mirror in the entire apartment, which is also in the hallway, and none in either of the 2 bedrooms.
Also note the stairs are quite steep for the higher floors, and there are no elevators. Keep in mind if you have a lot of luggage.
- Narayanappa (8/5): Very good - Convenient location, close to subway and some restaurants and stores. Clean but need to take stairs, with huge luggage it is hard , if they had elevator then perfect place to stay.

I loved staying in this property. - It was spacious, the laundry facilities were excellent, the area is full of excellent restaurants, the people in charge of the property are incredibly helpful and answered any questions we had so quickly, the subway station was so close, and the beds were so comfortable and clean. The kitchen, bathroom, and shower facilities were also excellent.

- Jianping (5/5): Passable - The location is not too bad, 10 mins away from taking the subway. Although the internet connection was awful, the staff was very helpful. The bed is comfy. Design of the room is horrible, you have a shower right in front of the bed with no space in between. No bathtub either. If you need to use the bathroom from the main room you will have to walk to through three doors. Trash can is right next to the sofa and no mirror/space to brush your teeth except in the kitchen sink. The place is very narrow.
