• Frédéric (5/5): catastrophique - La situation géographique Mon séjour a été catastrophique, je m'explique : Nous sommes venus à Rome pour nous reposer quelques jours avec notre fils de 4 ans. Or il est apparu que durant cette période était programmée une rénovation des parties communes de l'immeuble, je précise une rénovation importante puisque les murs étaient défoncés à l'aide de différents outils plus bruyants les uns que les autres ! (Cf photo des gravats prise au rez-de-chaussée, l'appartement se trouve au 1er étage). Nous sommes arrivés un dimanche, c'est donc le lundi matin, réveillés "en fanfare", que la situation nous est apparue (pour les cinéphiles français😊, une sorte de remake italien du film "Un éléphant sa trompe énormément"). Le bruit était assourdissant... dès 8h30. J'ai immédiatement informé le propriétaire qui s'est déplacé rapidement, son constat, notamment sur le niveau de décibel, fut identique. Je lui ai alors fait part de mon étonnement d'une mise en location durant des travaux d'une telle ampleur et mon souhait d'obtenir un remboursement pour les nuitées restantes. Le propriétaire m'a indiqué se rapprocher de Booking pour faire le point, puis il m'a précisé que Booking allait m'appeler. J'attends toujours cet appel... Seul j'aurais pris sur moi en essayant tant bien que mal d'aménager mon temps de présence dans le logement en fonction des travaux, mais en famille et particulièrtement avec un enfant en bas âge ce n'était pas envisageable, nous avons dû trouver un autre logement. Malheureusement une très mauvaise expérience, y compris au final dans mes rapports - pourtant anciens - avec Booking. Cordialement

• Judi (10/5): Perfect! Perfect! Perfect! - The host Lucca was phenomenal. He went far beyond his responsibilities as our host. The apt was spotless. The beds were extremely comfortable. The location could not have been more perfect. Highly, highly recommend. I would not stay anywhere else in Rome. Loved everything about this property
• Brindusa-Adriana (2/5): Poor accomodation, the rating is not justified. - Only the location. The apartment is in a central location, but unfortunately the actual condition of the property is very different from what is shown in the photos. The apartment felt old, worn and poorly maintained. It had a strong smell of mold throughout, with visible mold on the bathroom wall, which was especially concerning while traveling with children. Cleanliness was below expectations and the overall condition suggested the property had not been properly maintained for some time. The windows were also particularly unpleasant — fitted with heavy metal bars and facing either an enclosed inner courtyard or directly into nearby walls, which made the apartment feel dark, closed and uncomfortable. Another major issue was that the staircase and hallway leading to the apartment were under renovation, with dust, debris and construction mess. Early in the morning there was significant noise from workers in the building, making it impossible to rest. Overall, the apartment did not match the presentation on Booking and the difference between the listing and reality was significant. Guests, especially families, should be aware that the real condition of the property is far below what is advertised.

• Jose Maria (8/5): Cumplió las expectativas - La ubicación es inmejorable, a dos minutos caminando de Plaza de España y de la Plaza de Popolo. Además está muy cerca de una zona comercial con muchas tiendas, supermercados y restaurantes. Había leído muy buenos comentarios sobre el anfitrión y puedo confirmar que es cierto. Siempre estuvo muy atento a todo y muy rápido y ágil en sus contestaciones. Se duerme muy bien y hay mucha tranquilidad. La limpieza se podría mejorar, especialmente debajo de las camas y armarios. Las vistas no son buenas pero no era el objetivo de la elección del alojamiento y ya lo sabía.

• Valentina (10/5): - This charming 2-bedroom apartment was the perfect home for our weekend in Rome. Cozy, comfortable, and well laid out, it easily accommodated our group of six and offered excellent value for money. Everything was clean and inviting, and the atmosphere truly made us feel at home after long days of exploring the city. The host deserves special mention—exceptionally kind, attentive, and genuinely helpful, making the entire experience smooth and stress-free from start to finish. The location is simply unbeatable and feels like stepping straight into a postcard. The apartment sits right in the middle of Via del Babuino, perfectly positioned between the Spanish Steps and Piazza del Popolo, and directly in front of the Fontana del Babuino. We loved starting our mornings surrounded by history and Roman charm and being able to enjoy some of the most iconic places just steps away—peaceful, uncrowded, and almost magical. From here, most of Rome’s highlights are an easy and enjoyable walk away—Spanish Steps in 3 minutes, Piazza del Popolo in 5, Trevi Fountain and the Pantheon in about 15, Piazza Navona in 20, and even the Colosseum and Vatican in roughly 40 minutes. Via del Corso is just a 3-minute walk away, there is a supermarket nearby and a lot of restaurants and cafés It's a perfect location for a short city breack in Rome and would happily return 👌

Luca and his mother were very helpful and quick to resolve any issues, if any. Fantastic apartment, spacious, clean and convenient. Could not ask for better. Will definitely stay back there when we will return back to Rome. 5 Stars. Nothing to Dislike.

• Caroline (10/5): Tres bonne impression de notre hôte et du logement. - Très bien placé, très propre, avec un hôte très serviable, gentil et attentif à notre bien-être. Il nous a présenté les points d’intérêt de la ville à notre arrivée. Il répond très rapidement lorsque nous avons une demande, et n’a pas hésité à nous trouver une solution pour nos bagages. Il manquait peut être des bols pour le petit déjeuner.

• enrico (10/5): Ottimo soggiorno - La posizione dell'appartamento è eccezionale, vicinissima a Piazza di Spagna (poco meno di 200 mt). La metropolitana è vicinissima e comodissima, ma vi sono anche fermate del bus e del taxi nelle immediate vicinanze. Facilità di check in e di check-out: il proprietario disponibile a tutte le ore, con un pochino di legittimo preavviso. Abitazione pulita e silenziosa e ottima disponibilità di biancheria. Cucina spaziosa e salottino d'ingresso con divano e TV. Le stanze hanno letti comodi. Bagno pulito. Proprietario sempre reperibile e disponibile a dare vari consigli soprattutto su ristoranti fuori dal circuito turistico dove mangiare bene a prezzi in alcuni casi anche inferiori alla media. Disponibile per info di qualsiasi genere. Niente, tutto benissimo.

He was very welcome to accommodate our early arrival and even was waiting for us in front of the building upon our arrival. Very polite and punctual. The room was spacious and clean with high standard. All the necessary facilities were available for our city break for 4 nights. Crockeries and coffee machine for the breakfast, laundry machine which makes our travel light, comfortable beds, AC (it was very hot as heat wave hit Rome during our visit) and many more. There is one episode how nice the host is. My daughter dropped her ring in the sink in one morning, and was very upset. The host came with equipment to disconnect the drain to find it immediately after we contacted with him. He managed to rescue the ring and give it back to her. Of course, she was so delighted. It was a bit difficult to restore the drain after that but he arranged a professional within the day and when we came back form the sightseeing in the evening, it was all fixed. Grazie mille again for the hospitality. This apartment will be our choice if we come back to Rome again. It couldn't have been better.

First we spent a few days into the heart of historical center and then we moved a few more into this lovely apartment and the experience was very different, but also amazing! We got to be close to the Villa Borghese and that was very pleasant for our 4-year old kid. The host was extremely helpful and responsive. Thank you! There's not very much natural light in the apartment and specifically in the living room. Also, other for the dining table, there's not much room for 4 people to hang.

• Lucio (10/5): Exceptional - The property was exactly as in the pictures, spacious and in a superb location. It was clean and it was also straightforward to arrange cleaning during our stay. Although the property is very central and hence in a busy part of Rome, there is no noise at night and hence it is possible to sleep well while being in the centre of the action. Luca looked after us and dealt with any of our requests extremely well, very caring, to ensure we had a very comfortable stay.

• Ashley (9/5): Excellent host, location and cleanliness - The host was exceptional and came by as needed to refresh supplies and help with using appliances. Very responsive and helpful! Everything was very clean and AC worked very well during the heat wave. Safe and accessible location near great shopping and dining, and very close to Borghese and Spanish Steps. It was a bit small for our group of 5 which is to be expected given the listed square footage. There is no window views or outdoor space, which is clear in the listing, but it made the space feel smaller given the larger group sharing the unit. All typical of apartments in this area. Just something to be mindful of. It only mattered because we spent more time in the apartment than expected due to people being tired from travels.

The host is also very responsive, flexible and helpful! The apartment was also clean and well-equipped and spacious enough for 5 people. A clothes line may be helpful for clothes that cannot go in the dryer and the wifi is a bit slower in the smaller bedroom

• Gottesman (10/5): Clean, spacious and modern apartment in a fashionable district - Located in the fashionable district between the Spanish Steps and Piazza Popolo, the apartment is extremely nice with two large bedrooms and a comfortable kitchen and living area. The property was extremely clean and secure and in the middle of a more modern neighborhood on a street lined with high-end retailers. It is easy to walk to most major attractions, including Trevi Fountain, Piazza Navarro, the Pantheon and Campo Fieri. It's a bit of a longer walk to the Colosseum and the Foro Romano, but closer to the Vatican. The host generously allowed us to store our luggage at the apartment prior to check-in and his mother met us to make sure checkout went smoothly. A very positive stay.

• Grant (10/5): Great location and comfortable accommodations make for a great Rome experience - This apartment is located right in the heart of the historic neighborhoods of Rome. The Spanish Steps are literally a couple of minutes away as is Piazza del Popolo. It had everything we needed for a comfortable stay including an elevator. Luca our host was fantastic! Trust his restaurant recommendations! Not really anything we didn’t like.

Loved it! - The apartment was perfect for a family of 4 with two separate bedrooms and spacious full bathroom. The location was great, on a very nice busy shopping street, very close to the Spanish Steps and the Spagna metro stop. There's a cute coffee restaurant directly across the street. It's one street away from Via del Corso which is a main walking and shopping street with tons of restaurants and shops. The apartment was very easy to access and comfortable, with an added bonus of a washer/dryer combo unit. Luca, the host, was incredibly helpful and friendly.
• Kritika (8/5): Comfortable apartment in the heart of the city, close to many attractions, shopping and restaurants! - The location is superb. You are walking distance to countless restaurants and stores in the heart of the city. The metro is less than 5 minutes away which makes traveling to other areas easy as well. We stayed there for 5 nights. The last few nights -- we couldn't use the hot water to shower. The water would just not get hot enough to use. Needed to wash hair in the sink. The host was very apologetic. The internet was extremely slow or did not work. It would allow us to connect but could not browse any websites. The host did promptly respond to try to resolve it when the issue was brought to them.

Good beds. Staff very approachable and responsive, friendly and amenable. Room to improve. A clothes airer would have been welcome. A sharp knife in the kitchen would have been appreciated. Also a kitchen towel or tea towel.

• Richard (9/5): Our stay stay was short. The ambience of the facility added to what appeals to me. - Location is very good. The host was very efficient. He assisted us beyond our expectations. The property is well equipped with all that is needed in a kitchen. The ironing board, large refrigerator and washer dryer machine are a nice and convenient addition. The bathroom was very clean and well equipped. Nothing.
