- Syed (2/5): - This is a scam. They took my money and then never responded. I was stranded in Belgium with my kids, and it almost ruined our holiday. We waited for 3 hours in the rain outside the building, and the people nearby confirmed that other tourists had experienced similar issues, being unable to gain entry because the landlord was fraudulent.
Thankfully, Expedia intervened and tried to find alternative accommodation, although they were unsuccessful. However, they promptly refunded the money. Despite this, the ordeal caused by Smartflat was entirely unnecessary and deeply distressing. I have no idea what kind of people run this operation, but their actions are absolutely reprehensible.

No kitchen dishsoap liquid and scrubber but the sign says if you leave dish unclean fine is €50.
No handwash liquid in bathroom
No kictchen napkins
Even there is no duvet cover on duvets.
No extra toilet rolls.
After complaining also, no one came to solve issues.
For so much money the facilties given are soooo pathetic.
- Loreta (10/5): - I simply loved the appartment - its spaciousness, structure, terrace, location, a very good wifi connection, and everything that the area has to offer. I especially loved the feeling of luxury of space that this appartment offers.
There were some minor issues like absence of soap, shortage of teaspoons, teacups, teapot, etc., also a worn coach in the living room. I also thought that the doors could close quiter - I think the doors are banged because otherwise it is rather difficult to close it quietly due to the nature of the lock. There are only three apartments in this hallway, but I thought this was a nuisance. Nevertheless overall this did not spoil the very positive impression of the place, especially as the bed was very comfortable and it was really clean. If I could, I would definitely come back again!
- Christo (6/5): We had a pleasant stay and would recommend. Just need to resolve issues quicker! - Excellent location. Nice apartments and they were both clean and tidy. It is very quiet area as well so not much noise which is great for a good nights sleep! Overall a please stay. There were a few problems. One of the toilets was unusable as there was no toilet seat. Messaged the team and they said someone would be there next day to fix (Saturday, but they arrived on Monday as we were leaving! Also, one of the apartments didn't have a coffee maker and also there was no coffee for the machine (as the welcome pack suggests on the welcome Email).
The front door to the street was also broken and you could just push the door. So not very secure.
- Verified traveler (4/5): - The location was very walkable and overall the space was large and very ideal. Unfortunately I felt the condition of the property lacked care as there were several things broken (including the front door lock to the building) and there was a certain smell of vomit in the shower which I messaged the host about and they did not return my message about. Unfortunate because the space and location have a lot of potential if the ownership took more care and cleaned the place better.
- Krista (2/5): - This is a 3 unit “hotel” with absolutely no staff on site. The door code for the room they gave me did not work and without roaming on my phone there is no one to ask for the correct code. Since we couldn’t get inside and didn’t want to hope they saw an email in a timely manner we simply left and found somewhere else. I asked Expedia to reach out for a refund since services were not rendered they refused without “video evidence”. If anyone ever checked on the place they’d know that code didn’t work or the equipment was broken. We’re taking it up with the credit card company to refute the charge. I’m not paying for 4 nights somewhere I never even got into the room! On top of that, the lobby smelled like sewage, there were piles of trash bags outside the front door on an otherwise nice street, in the corner between the room door and the elevator there was disgusting sludge, and on top of all that google doesn’t recognize the name to map it. If only the bogus positive reviews had been deleted before I booked! Expedia should delist this hotel, the management is totally not up to par.
- Eleni (2/5): Overall, I would not recommend anyone to book your stay there. The only good thing was the location and that we were clo - It was located at the heart of Ghent. The house was also very nice as a space. It wasn’t cleaned at all, you could find hair dirty stamps on bed linen… I had booked the place for 4 people but they prepared for two. They only gave us 2 set of towels instead of 4 and one of the beds did not have any bed sheets on. Also no blanket, duvet whatsoever was provided. When I asked the owner where I can find some extra sheets for the bed they said I could find them in a storage box in the room but I could only find a curtain there and another dirty duvet.
- Glenn (8/5): Very good - Instructions were clear, got everything through e-mail. The apartment was modern, clean and well equipped. I was a bit skeptical after reading the reviews, but there was no reason to, as everything was more than fine. The smell in the entrance hall, but fortunately that didn't penetrate to the room itself. There was no lock on the bathroom door.

- Maggie (4/5): Unclean but good location - We loved the location. It was central. The cafe next door held our luggage while we toured around until check-in. We got a quick response from the owner when we messaged. It was very unclean even though we met the cleaner coming out of the apartment as we arrived. The only bin in the apartment was in the kitchen, and full of rubbish.Stains on the bed that looked like blood. An old mcflurry ice cream was left in the freezer. The dishwasher was full and turned on when we arrived. The drinking glasses had black dirt on some of them. We opened up the front balcony doors, and the chair outside was full of old dirt and rain mixed up together. The pull out bed we needed was broken. We rang about the bed but very little was done about it. It wasn't replaced or any further action. It's quite disappointing as it has a lot of potential.
- Caroline (8/5): Apartment was spacious clean and great location - Location was brilliant WiFi was good It was a 3 day stay for 5 people we had all one standard size towel and one hand towel, would of expected to have a second set of towels there were two rolls of toilet roll no hand soap in either bathroom both bottles were empty. I think 4 o’clock is very late for a check in would always have been able to check in elsewhere by 2

Here are the list of the complaints:
The sofa bed was broken, 2 of us had to sleep on the floor
The sofa bed was not made when we came even though we asked for 2 beds.
The drain was blacked we couldn’t shower like normal because the water will go outside the bathroom to the bedroom
The air conditioner was not working ,
we had towels for 2 people instead of 4 and
the room was not that clean when we arrived and there is no iron.
This is seriously the worst experience we had with renting apartments. However the location is really good

- Apostolia (5/5): Good but not clean - The apartment itself is perfect for a group of friends or big family but it needs a lot of improvement. When they sent the email for the online check in luckily few days before the arrival it was mentioned that I have to click on the button or copy the link . Unfortunately the link was removed and the button was not working. So I had to contact them to send me the correct one.
No soap anywhere. All the bottles empty. We had to buy our own for one night stay coming just from a different city in Belgium!
The cleanliness could definitely be better.
The floor had to be vacuumed cause it was like nobody cleaned the floor.
And there was a lot of dust behind the beds etc. Unfortunately it's something that everybody noticed (5people)
We found a big package of mayonaise under the sofa which means nobody bothered to grab it.
It was pretty obvious just by sitting across the sofa on the yellow chair.
The smell of the building was just horrible. We don't even know what it was (so not pleasant arrival)
It's pitty to have such a nice apartment but with such a low cleaning service .
- Mary (6/5): B. Y. O - Good situation and really nice apartment No hairdryer or soap despite being listed as provided. Despite asking on more than one occasion, neither was forthcoming. No spare toilet rolls provided,, when requested we were told they couldn't get stock !! The shower was either freezing or scalding , the controls couldn't be regulated. The dishwasher hadn't been emptied and TV controls didn't work. All of the above were mentioned in reviews months ago and hadn't been addressed. We asked for these deficiencies to be remedied but we were asked to be patient !!

- Panagiotis (1/5): Bad - Worst expwrience ever. After our arrival they changed our room because we could not get inside cause to a technical issue. The new room was not very far away but it was dirty and had not basic staff inside (wc paper, shampoo, soaps). After that, we asked to leave us some of these the next day and they informed us that maybe the cleaning staff may forgotten to leave some. As if was not enough they asked us to buy on our one. I had made a lot of journies in my life but i have never met so unprofecional behavior. If this was the last room in the country, i would just change my trip to another one.

I contacted the owner also if she can provide me with the remote control of the TV but nothing. We wanted to clean but there is no proper tools for cleaning. I would recommend to that the owner will leave atleast a vaccuum there so the Guest can do it.

- Chris (3/5): Misrepresented Property / Misaligned Customer Service - It was a great location, easy access to all the sites and transport. We booked the room as a family, as a self contained apartment.
There was no linen provided for the children's bed, and when management were notified, I was advised nothing could be rectified that evening (which we accepted) however it would be addressed the following day. There was no further contact, and we had to persevere for the entirety of our stay.
The property appears to be in the midst of some renovations (half finished walls), great, but probably worth mentioning in the listing. It seems more attention is being spent on smart devices like keyless door entry, then the basics that one would expect for a self contained property. Also offering a paid for service for mid-stay cleaning is simply a joke when the clean between stays is so subpar.
There was very limited cooking equipment / utensils, making it difficult to make use of the kitchen to prepare meals etc. There wasn't even a kettle in the property (despite being listed, and in all the photos). There is a coffee machine, but no supplies provided (which would be fine, had it also not been advertised/ displayed in photos).
Management were so focused on ensuring that the dishes were in the dishwasher, although provided no liquid / tablets. There wasn't even a single cloth or tea towel in the property to wipe benches etc. The cupboards were basically all empty.
This may be accepted if advertised for longer stays with an expectation to provide your own, but clearly advertised to suit for a few days in a self contained environment.
The bathroom smelt offensive, the door had to be closed at all times; and likely revolves around the poorly draining pipes and lack of cleaning.
The property was poorly cleaned in general, visable dirt, dust, stains and mould within the property.
Overall, it could be a great place to stay, unfortunately management have failed to attend to the basics rather than focusing on gadgets.
- Esther (2/5): HORRIBLE - Good location The appartment was not clean, we booked for 5 people and only 3 beds were made with no extra kunnen, the shower was blocked so within seconds the whole bathroom was full of water with running going into the apartment, there was no toilet paper upon arrival or dishwasher tablets! On the last the our lock on the door was out of battery and no one came to open it!

- Maria (7/5): Great location and apartment, but poor customer service and complicated check-in. - We stayed at the duplex apartment. The apartment is spacious and modern. My mom was surprised that we could find such a place for this price. She especially enjoyed the terrace and we had our meals on it.
The location is perfect as well, very central in the historical part, surrounded by magnificent buildings.
There were some roadworks even during the evening time but somehow it wasn't very disturbing. However I could hear the elevator going up and down pretty well. I noticed that there are many reviews complaining about the service. It was problematic in our case too. We have spent 2 hours outside of the building just waiting for the information on how to get in. 4 hours before our arrival I have sent a message asking if we need to inform them on the time of our arrival and in the reply they just mentioned that the check in is after 16. I assumed that it means there was some kind of reception. But on our arrival there was no one waiting for us. I have checked the property information and apparently online check-in is obligatory (I wish they have mentioned it in some kind of welcome message on Booking) so I filled the form and after that there was a message on the screen that I would receive my check-in instructions soon. I also have contacted Smartflats by email as no one was picking my calls and got a reply where they needed my booking information. As all the communication was by email it wasn't very quick. Finally I received a message with check-in information. I come to the conclusion that if in my case online check-in was the main reason for the delay it should be specified on the main page because we were very confused.
I liked the apartment very much, we had good time in it, but the customer service really needs improvement.
There was almost no soap left in one of the toilets and we couldn't find the tablet for the dishwasher (when we arrived there were some plates in the dishwasher already and I'm not sure if they were clean).

- Frans (1/5): Worst customer service - The location was great We stayed at smartflats Ghent for two nights. When we arrived at the apartment we tried to open the box that held the key with the code that we received. However, this code did not work so we tried contacting the help service by phone. No one could help us and some even hung up. They told us that they would call us back, but they never did. They ignored our text messages. Meanwhile, we could not go anywhere with our luggage. Sending someone to open the door for us was not possible and no one had a solution. Eventually, after multiple hours, we managed to enter the apartment, but none of all the employees we spoke to checked on us to make sure we got in at the end. The apartment was nice, and the location is great. Only the hallway was full of flies and smelled heavily of garbage. To conclude, the apartment is absolutely fine, but do not expect any help from the customer service if you have a problem (even a serious problem like not being able to enter the building, which is a waste of your short time on holiday).

We cannot take shower with shower room issue.
We spend our time and money to other hotel just because we need to take shower. And we bought the plumbing cleaner supply to solve shower issue by ourselves.

- Maja (1/5): I forgot my watch at the appartment. Contacted the property many times but they didn't respond!! - I recently had a highly disappointing experience at this apartment, and I feel compelled to share my negative review. There were several issues that made my stay incredibly frustrating.
Firstly, I accidentally left my smartwatch at the apartment, and despite my repeated attempts to contact the property directly, they failed to respond to any of my inquiries. The lack of communication and assistance from the management was extremely disappointing and unprofessional. It is disheartening when a company shows such disregard for its guests' concerns.
Additionally, the apartment was unbearably hot throughout my stay. The air conditioning system was completely non-functional, leaving me in a constant state of discomfort. The lack of a basic amenity like functional air conditioning made my stay highly unpleasant and disrupted my ability to relax and enjoy my time there.
Furthermore, the advertised amenities in the apartment fell far short of expectations. The property claimed to provide shampoo for guests, but upon arrival, I discovered that the shampoo bottles were almost empty. It was clear that water had been added to dilute the remaining shampoo, which is both unhygienic and deceptive. It is unacceptable for a property to provide substandard amenities and resort to such measures to cut costs.
Overall, my experience at this apartment was extremely negative. The lack of responsiveness from the property management, the absence of a working air conditioning system, and the deceptive practices regarding the provided amenities all contributed to a highly disappointing stay. I would strongly advise against choosing this apartment for your accommodation needs, as it fails to deliver on its promises and exhibits a lack of concern for guest satisfaction.
- Maartje (3/5): Bad customer service, missing bedding and towels. - Nice, spacious apartment with good facilities. The location is very nice. We only had bedding and towels for 2 out of 4 people. I called the reception about this several times but they did not see any possibility to fix this. Two people had to sleep in unmade beds. We were told on the phone that we would get a full refund to compensate for this. However, after our stay, I was only offered a 50% refund on a booking.com virtual card, which is not in agreement with what was discussed on the phone. Hereafter I did not receive a reply anymore. In short, the customer service is just really bad. We found more reviews complaining about missing bedding that were posted after we had booked. Such a shame this keeps happening because the accommodation is located nicely and is very spacious. However, we probably won’t choose smartflats again. I hope the customer service will take a look at the situation and fix it according to the original promises.

- Yan (3/5): Terrible service support. Worst cleaning team. We checked in when the apartment was a mess. - Great location, new apartment 1.The shower doesn’t regulate hot and cold water. Impossible to take shower, which is absolutely weird and the worst point ever. Smartflats support tell every guest that smb will come and fix it but in reality it never happens. The problem remains for several months, we were promised on different levels by the Smartflats team but nothing happened during 7 days of our stay. We even had to address the problem to thé séjour management - been promised help and nothing happened.
2.no WiFI - second or first weird thing about the apartment - make sure you have enough data with you ;) and don’t expect TV - it doesn’t work without internet here.
3. Air conditioning is not working - completely. Stay away of renting the apartment in summer time.

- Themistoklis (1/5): The worst experience i ever had in an apartment - Nothing. They had no working shower for a 7 day stay. They never send a technician. We literally didn’t have a single shower during our stay and we had to leave earlier although we had prepaid All the amount of 1700 euro (of course they never had the dignity to refund us anything). They had scaffolds outside of the property where a piece fell and hurt my father in law. You will never get a single help from the support and they respond a day later with full of lies. We have already contacted with our lawyer. Trust me it is better to stay 15 km outside of Gent than stay there.
- Vincent (1/5): bad experience - Customer service at this place was really bad. All was automated. They couldn't charge my credit card and where unable to rebook after i updated it. I was send from Booking.com to them and back again. They were very unhelpfull (I think mostly unable by the owner(s)), so in the end I had to book another hotel. I will never book here again!
- Fe (10/5): Outstanding apartment in the heart of Ghent! - Exceptional 3br in the heart of downtown ghent. Very modern brand new apartment exactly where you need to be downtown. Grocery story across the street! Id do a month long stay here thats how good it is!
