- Agnieszka (10/5): Exceptional - It was clean and comfy. I missed having a kettle but there was a fridge. A bit far away from the center of London but there is an excellent bus connection, even if it takes about 45 min.

- Karl (2/5): Horrible experience. Smelt, dirty and they let a foreigner into our room who took photos! - We booked two rooms. Room 1 was fine, hot but otherwise fine. Decent size and had enough to facilitate us room 2 was terrible. Small, cramped, dirty and smelt. We had to remove items just to deal with the smell. Fridge had spilt, spoiled milk and foor debris with a stench. Lockers and bathroom were clearly not cleaned with stains and dirt. Back door was used by smokers with butts not cleaned up. Despite daily requests, a cleaner did not appear once in 7 days!

I arrived in London with my sister to stay over night and was reused access because I didn’t have a driving liscense or passport but I did have photo id and of course my bank card he wanted everything transferred via WhatsApp but that wasn’t good enough. I had to get my son to drive to London to get us and go home Nothing

- Amanda (6/5): Eventful - Location was good, few steps away from shops and a nice bar called the Prince of Peckham. Bit of a scary area to say the least. Can't really fault that for the price we paid. Wouldn't roam around after dark though. I'm fairly sure the bed linen wasn't changed from the previous visitor as there was a couple of hairs including a pubic hair when we pulled the sheets back.
The shower was a nightmare the lever to change from waterfall head to shower head was broken and as the door opens inwards you can't twist the knob unless your inside the shower, the water was absolutely boiling so it was a nightmare lol.
There is a smell of damp throughout the accommodation. Very loud outside and through the night along with someone pressing the door bell at 5.45am.
The wheelie bins just outside the door stink.
When we were checking out their was a dog poop on the doorstep covered in flies which was lovely.

- we did not receive the get in info or code, until just after 3PM, almost 4 after we called the booking help line, and they contacted the property, cause the property ignored my calls and messages
- the room was not cleaned, when we complained after an hour they sent someone to clean, but this was way beyond our arreving time, and the cleaning lady informed us that all the towels are in the dryer so we have to wait 4 hours for them
- we could not use the kitchen, since the door was locked
- we could not lock the door, meaning safety was not ensured
- we made complaints all the time through WhatsApp but the property just ignored my calls and messages

- Charlotte (1/5): Not safe - Room was on the ground floor which opened into the garden and did not lock. Complained to the owner who told me not to worry because it was in a safe area. They then suggested I try another room to see if it was empty- I told them it was not as I had just seen other guests enter that room. It did not feel safe for a solo female traveller, so I did not stay here.

We weren't given the correct code to access our keys and when we repeatedly called to ask for help, and when they finally responded they gave us some nonsense story about how it must be because one of the other guests had changed the code. We went round in circles for over an hour with them asking us to repeat the same process over and over again (it was freezing and pouring with rain). I repeatedly asked them to send someone to help which they ignored.
The level of English spoken by the management was simply not proficient enough to communicate.

- Tanja (1/5): Very bad experience, would not recommend - We liked the location We stayed there for one night. We had trouble getting the keys out of the locker, because we received a wrong code at first. The room wasn't very clean and there was no hairdryer in the room, contrary to what was stated in the description. We also couldn't lock the door to the backyard and had to make a makeshift contraption so that it stayed close at all. Even though we were 2 people staying, we were only provided with a single towel.
Also communication with the host was very difficult, as the phone number on booking turned out to be incorrect and even after succesfully establishing contact the host would sometimes refuse to answer our questions.
Overall it was a harrowing experience that we wouldn't want to repeat.

Got the room with a faulty door lock to the backyard, and the owner never cared about it even after multiple complaints and video as well.

- Baydaa (1/5): Scam, scam, scam, pay attention - Nothing, this host is a scammer. Pay attention. Unfortunately that I cannot share videos in this comment. I have several videos to share. When we arrived, the property had left instructions for us in the Booking messages, including the room number, floor, and the code for the key locker where we would find the room key. However, we spent over four hours trying to open the key locker because the code provided was incorrect. The host did not respond to us, either through Booking messages, phone, or WhatsApp. Finally, at 5:00 p.m., he answered and gave us a new code for the key locker, which allowed us to access the room.
Unfortunately, the condition of the room was catastrophic and completely unacceptable (I have attached photos showing the state of the room upon our arrival). The bed was filthy to an inhumane degree, making it unusable. The towels were visibly used, and everything in the room was disgustingly dirty.
When I contacted the host via WhatsApp to complain, he was very rude and he said he will send someone to clean the room after 25 min, even though it was already 6:30 p.m. Then, we have been waiting for more than an hour, no one ever came to clean the room as said.
As a result, we were forced to leave the property and book another place to stay. I then requested a refund, but the host ignored my messages and calls, as well as calls from Booking's customer service when they tried to reach him to asking him the refund. As a result, to this day, I have not received my money back. Because of this reservation, in addition to the stress and nervousness it caused us, we lost the first day of tourism in London, we lost the money we paid for this reservation, and we paid expensive for a new reservation.
It’s important to note that Booking did not take any responsibility to refund the amount, despite the clear evidence and the situation I explained to them and despite all the proof I sent to them, such as photos, videos, chat on WhatsApp. So, if you book at this property, you risk losing your money entirely. The host didn’t even attempt to contact us after everything that happened.

So so hot in the room really uncomfortable and shower dangerously hot couldn’t use it. Watered down soap - really?
- Ethan (1/5): Not good - There was rat poo on the floor, there weren’t even sheets put to cover the bed, behind the bed there was biscuit packets, when I arrived, another 2 people got there at the same time who were staying upstairs. Neither of us could get inside for 30 minutes. The owner was not there, nor was he answering the phone. About 3 hours after I got there, a couple were ringing all the house lines which woke me up, they had the same problem not being able to get in, they said they had showed up in the morning and couldn’t get in so they came back later, this was at around 6-7pm. Not to mention there was a very bad smell in the room and stains on the duvet. I couldn’t even stay for the night there, had to go someone else because it was just too dirty.

Bathroom is tiny, the smallest possible. A big person can't even move. Smallest basin I have ever seen. Room not dedicated as was shown.

Had somebody walk in (who had a key) whilst we were sleeping (mind we were sleeping during the day as we had just gotten off a long international flight).Doors shut very loudly so it was quite noisy.

We had instructions on arrival to get key 6 from the locker when we got there the only key in the locker was 4 , no front door key to get in, knocked use the buzzer for each room no one came,the WhatsApp number given no one responded to, don’t waste your time or money on this, I’ve messaged on booking.com too no response. We had to find alternative accommodation last minute whilst stood on their doorstep as we had a venue to go to. This should be taken off booking.com has to be a scam no one has responded!!

The heating wasn't working always, and even though we asked the staff how can we switch it on, they didnt respond to us. Half of the window blinds weren't working. First, this accomodation was supposed to be in the centre, the Borough, as stated on the Booking webpage. However, the true address, given to us after paying the price, was an hour away. This of course cost us every day additional money on the transport. Second, once we finally arrived, the acoomodation was disgusting. The bedsheets were used after previous guests. Unchanged and crumpled. Used paper tissues etc. When we asked for change, the personel only made the bed without, however, changing the sheets. After our next requests, there was no answer from the host. Third, the bed "for two" is super small, very uncomfortable.

- Nino (4/5): Disappointing - We had place just to sleep. The room was very dirty, with trash everywhere. I tried to get help, but nothing worked. The towels were wet. When I entered the room, I couldn't believe what had happened. I had to sleep in my clothes and was freezing all night. I kept asking the host to clean the room, but I had to explain everything again and again. Finally, they cleaned it the next day, but my first impression was so bad that it stayed with me. It was horrible.

- Marco (6/5): Pleasant - Bed was very clean and confortable, there is a fridge. Floor seemed clean too. There is no humans contacts in any kind of form from the host. No answers to messages, only robot text with instructions. Shower was not so clean where you put your feet. I had to manually lift up the plug in order to let some water to pass trough. It was flowing in the barhroom' floor and the room. I had to use the tovel to dampen and dry the flow. If you use the toilette, you have to literally embrace the sink, if you wash your teeth, you have to smash your face into the sink. Sink is very small but it's too much close to the wc. There were also A LOT of stomps coming from the ceiling, like someone was playing basketball for two hours straight in a small room. Actually, this was even funny. Never heard something like this. - Sophie (6/5): Pleasant - Fairly big spacious room, good shower The bed was filthy (hairs and unidentified black stuff stuck to the quilt, sheets VERY creased), didn't look as if it had even been changed, like someone had been in the room and it hadn't even been cleaned properly. Rubbish left in fridge and empty water bottle next to bed from previous guest plus flannel in tiny bathroom. I wanted to change dates but not one response from owners to approx 6 messages in total, they dont respond, rude. Room was also freezing due to broken radiator cap, couldn't turn it on, not the best experience, felt uncomfortable all night due to dirtiness, total lack of care for new guests.

The room wasn’t that clean—there were stains on the towels, and the bathroom smelled. But since it was cheap, I figured I could deal with it. Opening the room door was super complicated, and the management was a mess—another guest even ended up in our room by mistake. And then came the worst part: after we left, the staff messaged me on WhatsApp saying I’d left my iPad there. Since I’d already left London, I asked if they could send it to me, and they said yes. I kept following up, but they either left me on read or gave me vague answers, and I still haven’t gotten my iPad back after a week! So, avoid this place—even if it’s cheap, the staff’s service and attitude are just awful.

Bathroom wasn’t clean properly, bedding was a bit questionable. It’s not the worst I’ve seen, but even in a budget property sanitising the toilet is a must. Someone left a pack of half eaten grapes in the room that weren’t in the best state. Window blinds weren’t working properly and the whole property smelled damp (mainly the shared kitchen and hallway. - Mercy (5/5): Could be better especially as the hosts do not communicate - The location is good. Easy to get to with a bus and very central location. Nearby there are plenty of shops, supermarkets, and food options - perfect for ordering food Where do I start. My biggest issue is the hosts are so so so so difficult to contact and its so frustrating. I was not given the check in information until the day of - in fact check in was at 3pm and the host sent confirmation around 1pm - I had had this property booked for a month and not even a "Your booking is confirmed", "Thank you for booking with us" message. We needed an early check in but all my queries to the property were ignored and the provided mobile number always went to voice mail. I had to ask booking.com to assist me in contacting the hosts and they even struggled, we never once heard back from the hosts in response to our questions- I think they use a very hands off approach to this hosting thing. In fact on our second day of the stay, a couple arrived at the door thinking I was the host and they were asking how they can access their room as check in time was approaching - unfortunately they had the same fate as I did when booking and had to wait for the host to disclose which room was theirs and how to check in. The poor couple were stood in the rain trying to contact the absent host (I invited them to wait into the hallway away from the rain). Anyways the kitchen was nice and it was clean, the property has multiple locked ensuite rooms with around 6 rooms all laid out the same/very similarly (the picture of the ad is probably not the room you will receive but it may be similar). The bedroom really could've been better, things were broken (eg. toilet seat, and a bedside light hanging), stained or messy. The shower drain didn't empty when showering too (but we cant contact the host to inform them as they don't respond). We had to make do as we were rushing for an event but if I had time I would've contacted booking.com about this room. I didn't feel comfortable in that room, it isn't the worst thing I have seen but it sure is not what they sold the property to be.

The room would have been nice if it had been clean. It was not clean, the light in the bathroom did not work, and the owner did not respond to messages.
I sent multiple messages trying to reach the owner both before arrival and after we had arrived. They finally replied after I called them twice. They did not answer the call but sent us a short text to answer our question. I informed them that the light in the bathroom was broken, to which they did not respond. The bathroom did not have any windows so it was pitch black.
The room was not clean at all. The floor was visibly dirty. The bed sheets looked like they had not been changed between us and the previous guests. The shower didn't drain properly and there were bugs living in there. We were also only given one towel for two people.
Would definitely not stay there again.

- Amina (1/5): The worst stay I’ve ever had. - Nothing There was pubic hair on the sheets, and bed bugs that bit us. The backyard door didn’t close properly. The bathroom smelt really bad. The room was not as advertised and neither was the location. It was said to be located is Southwark but it was in Peckham. The location was shady as well. I contacted booking.com to relocate us but they did not get back to us. It was a terrible experience and I will not be using this website for another booking again. I really hoped you guys would try to compensate. Very disappointing experience.

Terribly experience all together and had to check out after the first night.

- Yul (7/5): Fine stay - The practicality The lack of answer after having sent them a message. There was no soap in the toilets neither.

- Adebayo (9/5): Superb - The location and is very quiet No one to communicate openly with and it's always difficult for customers
