En sous sol , pas de possibilité d aération par les fenêtres ce qui occasionne un air renfermé dans l appartement et tout ce qui peut en découler . Le mobilier a changé et un rafraîchissement peinture dans tout l appartement serait nécessaire( traces de moisissures a plusieurs endroits . Le ménage à notre arrivée n était pas net , nous avons dû refaire le ménage ( salle de bain cuisine , la vaisselle était rangée mais sale ( poêle casserole fourchette ...etc .. )

Es oscuro, muy sucio (exceptuando sábanas y toallas) lleno de tiestos fuera de lugar, un baño inutilizable roto, el jardín inutilizable, el lavavajillas y la campana no funcionan tampoco. Información engañosa en la descripción.
Basura acumulada en la entrada, un olor horrible en el pasillo que se colaba en la vivienda. Necesita una limpieza a fondo urgentemente.

- Hamish (2/5): Mouldy Disappointing Stay. - The host had put a christmas tree up which the kids loved, sadly that was the only positive and masked a LOT of problems. We booked for 8 nights but left after 2 nights because of the mould and smell. We would have left straight away but it was Christmas Eve with 3 children. The range hood, dishwasher and some lights in the bedrooms didn't work making the place very dark. The fridge was rusty with only 1 shelf and it had a garden that you weren't allowed to use. There was also signs outside about the rat problem which was a lovely welcome! The price you pay for this place is expensive for what you get and needs a lot of improvements to be comfortable for a family. I would not recommend staying here if you are wanting a pleasant stay.

The real Christmas tree in the living room was a nice touch as well for our December stay. Location is great, with plenty of cafes, restaurants, etc, plus Kensington Gardens in walking distance, and a tube station very close by as well.

It is in need of a little TLC and if you have some larger guests, some of the facilities might be a bit tricky!

- Andreas Reitler (1/5): Keller Appartement - Nichts Das Appartement war leider im Keller. Davon ist nichts in der Beschreibung gestanden. Es müffelte, und im Zimmer war es feucht. Bei einem WC war der Klodeckel Lose. Die Einrichtung war vom Flohmarkt. Alles im allem eine einzige Katastrophe .
Zusätzlich sind jetzt mittlerweile alle im Krankenstand.
Mir selbst wurde eine Lungenentzündung diagnostiziert.

- ABDULLAH (7/5): لا يوجد خصوصية ولا احترام من صاحب الشقة - الموقع ممتاز جدا قريب منك محطة المترو والكثير من البقالات … الشقة تقع في بدروم الشقة غير امنة قد يدخل عليك صاحب الشقة اثناء غيابك والمشكلة الثانية لا يوجد قفل من الداخل لا عن طريق المفتاح ولا عن طريق ترباس اضطررنا انا ناخذ كل الاشياء الثمنية والمهمة اثناء خروجنا خوفا من السرقة
قام صاحب العقار بالدخول إلى الشقة اثناء غيابنا وعندما سالته انا هناك شخص قام بالدخول انكر ذلك واثبت له ان الشخص قام بإطفاء أنوار الشقة ودخل المطبخ وقام بتحريك الغلاية الكهربائية من مكانها ووجدت اكياس وضعت بأحد الغرف انكر مرة اخرى وانه دخل فقط قبل ان نصل ونعمل دخول المرة الثانية طلب المكنسة الكهربائية وقلت اني موجود بالشقة انتظره ولكن تفاجأت ان احد يقوم بفتح باب الشقة وعندما قمت وفتحت الباب رايت صاحب الشقة ونظرت اليه نظرات استغراب كيف يفعل ذلك كان عليه طرق الباب وليس الدخول عنوه ومن دون استئذان

- Tabitha (5/5): Functional but wouldn’t stay again. - The location was good. The owner didn’t disclose a lot of issues. It’s a basement unit with no ventilation, so it’s incredibly humid and stuffy. The fridge has 1 shelf. There is no shower, just a handheld spray and bathtub. There is no light in one of the bedrooms the bulbs are burnt out.
- kate (2/5): Notting Hill is a lovely area and we would never stay in that unit again. - The location of this property is the only redeeming feature. The word house in the title is the first lie! The unit is a 3 bedroom flat and 1 bedroom cant even be described as that. It is located in the basement of a unit block with no access to air flow, therefore it smells really bad.

We were met by owner who advised us that the boiler was making a loud noise and only way to stop that was by turning hot water off. We advised we were happy with the noise. We then realised the hot water had been turned off so we were unable to get showers in the morning.

A really creatively thought through and beautifully put together apartment design with the solid wood flooring, tiling and interesting art.

- Alena (1/5): Stay away - The pictures on booking.com are adjusted to make the place look brighter and more appealing. I got bitten by bed bugs, all over my body. This was very traumatic and was confirmed by doctor. I contacted the host, he said that the guests staying after us reported the same. He offered partial refund but he never gave it to us. This review was shared with the host prior to posting out of courtesy.

After saying after the first night I wouldn't be stopping there the host agreed to give a full refund but then back tracked and black mailed me into not writing a review with and gave me £700 of the £980 I had paid

The property was spotless and came with everything we needed. We used up all 3 bedrooms and each and every single one of us slept very well and all agreed that the beds were extremely comfortable. There were 5 adults and a 2 year old and we all just loved it. Great base if you are going to be going out and about and also very quiet street but not far from the hustle and bustle if you need it. Couldn’t fault it

The apartment itself was gorgeous—bright, spacious, and beautifully decorated with a blend of modern and classic touches. The attention to detail really made it feel like a home away from home. The living area was perfect for relaxing after a day of sightseeing, and the kitchen was fully equipped for cooking up a festive dinner.
The atmosphere in Notting Hill at Christmas was like something out of a holiday movie, with twinkling lights, wreaths on doors, and the general buzz of seasonal cheer. The apartment was peaceful and private, yet just a short stroll away from all the excitement.
I couldn’t have asked for a better place to stay for a winter weekend in London. Highly recommend it for anyone looking to enjoy a festive escape in one of the city’s most iconic neighborhoods!

Sam replaced a very grotty jug with a new one when asked and attempted to fix the bedroom lights in one bedroom but they only worked once, that room only had a small dim lamp.
Sam offered to replace the glass see through window in the second bathroom that was over the toilet that meant there was no privacy for that bathroom let alone if you were on the toilet. He offered to replace it with frosted glass but we said no not wanting maintenance to be done on our holiday. Shock to walk into & a REAL DISAPPOINTMENT! WAY OVERPRICED for what it is!When booked there were no big neg reviews except it was a basement flat which Sam disputed saying it opened out to a garden.We were so upset &felt soooo let down!
Flat was 2 flights of stairs down from street level.Yes the lounge opened to a small garden that then sloped up to street level but IT IS a basement flat.Were forbidden to use garden due to previous complaints of noise.Lock boxes difficult to find by instructions given but found them further down from the stairs we had gone down.Opened outer door to entry hall to find it lined with mattresses,which in a previous review Sam said was due to neighbours moving but mattresses were still there.Opening door to flat in day,it was dark.Found lights needed to be on all the time.Only light coming through was in living area where there was a glass door to garden.This had no covering for night-time so anyone could look in.We put up a blanket.Bedroom windows had to have curtains pulled because anyone looking down from street would be able to look in.The pictures have been lightened massively to make the place seem bright light airy & new.IT IS NOT!It is damp dark claustrophobic not as big as pictures make it seem.I said this to Sam,he said they were taken 3yrs ago,so why haven't they been updated?2 Bathrooms,1 we couldn't use because it's doors wouldn't close properly & had partly see through glass in them &the room had a see through window over the toilet where outside,a door opened to look right in!2nd, high and slippery bath,toilet lid kept closing as you sat & flimsy button.Main bed had bed bugs which we got bites from.Sam visited once unannounced to get tool from cupboard.Temp set at 23 or its damp,we were too hot so had lowered it to 18,hard to open windows,opened living garden door when weather ok.No ventilation for dryer,clothes spun b4hand.Island bench had big crack in. Plywood joinery.

Do not think recent negative reviews (2) that I saw last week accurately reflect property at all. Tricky to locate property although host did send some photos but keybox not obvious. Not great entry area with mattresses on wall by neighbour properties, garden space was strictly out of bounds Felt a little pricey overall
- Melinda (1/5): BLACK MOLD!! This apartment needs to be taken off booking.com! - The location is perfect. Upon opening the door to main apartment building, there were mattresses lining the walls. When we opened the door to the apartment, it smelled like mildew. Much to my horror, there was black mold covering the ceiling and air vent to the main bathroom. I asked for an immediate refund and Sam said he could “fix it” and that it “does that all the time”. He fixed it with a bottle of spray bought from the store. No mold company came out and cleaned out the mold still in the air vent. Sam said he’d “reimburse us for our troubles for one night”. We have yet to see that reimbursement. He keeps making excuses.
The dishwasher was broken, there is no window covering for the 2nd bathroom which really isn’t a bathroom. You have to sit sideways on the toilet. You cannot use the second shower due to the fact there is no window covering and the steps to the garden are right there. People are outside smoking and have a straight shot in.
As another reviewer stated, the apartment is very damp. It takes forever for the clothes to dry in the dryer it’s so damp. The towels, sheets are dirty and stained. They are not crisp clean white. The counter tops in the bathrooms are ply wood. It’s so, so cheap!
Midway through our stay, Sam asked to enter the apartment. He needed some tools from the closet. We had to arrange a time to let him in. He’s still using the apartment as storage.
On the last 2-3 days this crazy lady upstairs started yelling about our dog. It turns out DOGS ARE NOT ALLOWED!! The advertisement on booking.com CLEARLY states it’s pet friendly! It turns out Sam is NOT THE OWNER of the property!! It’s his ex-partner, Eddies home. This apartment shouldn’t even be rented out!
We were so glad when our stay was over! The only positive about the place was the location! No one should be staying in this apartment in its condition!!
- Glenn (7/5): Good - Location: Very close to transport links and high street. Walking distance to Portobello market. Spacious living area and master bedroom. Decor is a little tired and needs freshening. The apartment smells a little musty, and could benefit from a good deep clean and airing. Plumbing is very noisy. The apartment is situated on the lower ground floor without much natural daylight. Price was quite high considering these shortcomings.

The apartment is charming, unique and interesting.
Sam was extremely communicative and eager to help. There was no WiFi in the property: EXTREMELY important for international travellers not wanting to run up a huge phone bill! Also, the tv didn’t work properly; not a huge issue but it would have been nice to relax at the end of a full day of sightseeing.
