• Rich (10/5): - Besides the bedroom, we had access to a kitchen, living room, and even laundry facilities (for no extra charge). The neighborhood was quiet and well-lit at night. Robert was a great host. He was kind, helpful, and responsive. The bed was only a double, which, for us, is small. But it was comfortable and it worked.

The host was welcoming and gave us good instructions on how to get to the property. When we arrived the kitchen sink did not look clean. This put us off cooking in the kitchen. The carpeted steps weren’t vacuumed and were still in the same state on the day we left.
• William (5/5): Very nice stay except for the problem mentioned above - Good room in a Victorian style house near the Angel There was 1 problem. I had difficulty getting the keys. WhatsApp messages were unanswered. I arrived at 3.00 with my luggage and didn't get the code for the keys till 7.00. Thst's alot of hanging around. I request a refund for this inconvenience.

• Mischa (10/5): Great guest house! - A great place to stay for the price! Ended up having to make the booking last minute but it ended up better than the other place. Lovely host, comfy bed and good location! Communication with host was also great and very informative.

• Tracie-anne (1/5): Bad - Nothing. It was terrible staying there. Its a room in what appears to be a rented out accommodation. The couple who live there were unwelcoming and we felt like we were intruding on their space even though we were hardly there. The shared bathroom was dirty and the entrance and stairs were filthy with old carpet hanging off the stairs in places. Dust everywhere. The room was bare aside a bed table office chair and beanbag. The bedding was all crumpled and unironed, 2 old hard crispy towels chucked on the bed. The light switch in the room operated the couple living there's bedroom light too which we discovered when we asked the guy who lives there why one of the switches had a cover on. He was really rude and abrupt about the switch Really Bad vibes from him ! Total rip off!!
• Sarah (6/5): Good location, but needs a thorough clean - Bed was comfortable, location was good, had easy bus lines to where we wanted to go and a delicious German Bakery nearby. Our room was clean, but the house was not. Dirty floors, grotty kitchen sink, unusable kettle, and bathroom got gross quick with 4 people sharing it. Stairs also felt dangerous. We also had to keep our window open to air it out. In summary, the host needs to hire a cleaner for the whole house, or maintain it himself.

• Susan (10/5): Great location for Sadler’s wells which was the main reason for staying there. Lovely helpful host. Suited our needs for - Location excellent, clean tidy, comfortable, priced well. Nothing to dislike.
• Susanne (4/5): Would not recommend . - Good location for a night out in Islington/ Angel. Dirty carpet, smelly room . On arrival ,the window had been left open, but the smell did not dissipate. The bathtub had not been cleaned , and the owner re-imburse us £10, when I pointed out the above issues. We had not been informed about the tea and coffee making facilities on the floor below. On arrival, the property was not ready, and we had to wait for another hour, until 4pm.

• Donna (6/5): Good location but disappointing - Good location, good value, and when I finally did get hold of the host, they did their best to rectify the issues remotely. -had to collect keys from a shop as host was away on business -difficult to get in touch with host -difficult to open security door -no clear indication of which apartment was the one being let, so I accidentally disturbed the neighbours -no clear indication which room I should stay in -light didn't work in one of the rooms -wet towels on beds -did not realise that the apartment was being rented out to another guest, especially unnerving as a lone female traveller, coming back to find a male guest lying on the sofa in the living room.

• Joseph (10/5): Exceptional - Really central place, it's super convenient to get to everything. The room had a big bed that was comfortable. Shared bathroom was also big. Host was nice and gave some recommendations for restaurants in the area. It was a bit hard to understand the door.
• あ (4/5): Worse than a hostel! - The location of the apartment is its strongest point – it's situated in a nice area, offering easy access to local attractions. The kitchen is well-equipped, which is a positive feature. However, our stay was marred by several issues that made us feel quite uncomfortable. we weren’t given any clear introduction to the house rules or expected formalities, which you’d normally expect as a guest and felt very unwelcome. While the kitchen and washing machine were advertised, the hosts didn’t explain how or when we could use these amenities, leaving us feeling like we were intruding on their personal space. The cleanliness was another major concern. The bathroom was quite dirty, and our room had a damp smell that made it difficult to sleep. When we did use the kitchen, it was in a shockingly poor condition – I've stayed in hostels with cleaner shared kitchens and bathrooms, which are used by far more people daily. Overall, this experience was incredibly disappointing. Next time, I’ll opt for a hostel instead
• Alina (6/5): I was disappointed and upset - It’s a great location, with many good places nearby, and it’s easy to get to other destinations from there. The room was also really warm, and it had a fairly recent renovation. It was a bit complicated to figure out how to open and close the main entrance due to the amount of information, but we managed well thanks to the video instructions. Please improve your cleaning process. The room was very dirty - there was dust, lots of different hair on the floor, and it definitely needed hoovering. The bathroom also needed better cleaning. At night, it was noisy. We heard loud music outside twice during the night, which was very annoying.

• Aramis (1/5): Excuse the mess! WTF? - The host was friendly, and the bed was comfortable. the property is conveniently located to Angel station and was quiet at night. My one star review may seem a little unfair, however given that the host offers a 10% discount for reviewers that leave a 10-star review, then i feel i'm offsetting a corrupted review system. The room and bathroom were dirty, a layer of dust in the bath suggests that cleaning is an occasional rather than a regular occurance, despite all the cleaning products left out dumped by the bath. the stains on the floor in the bedroom probably wont come out unless some effort is put into cleaning. To be asked by the host to "excuse the mess" when first entering doesn't bode well for the stay.

The bathroom was not cleaned properly on the first day of our stay and stayed like this the whole weekend. Sorry to say but the pillowcases were torn
• Chris (8/5): Great spot in Islington, - A great location in Islington, very near to Saddlers Well Theater. There are plenty of great pubs, bars, cafes and restaurants nearby. It's ok so long as you don't mind a shared bathroom. The bed was comfortable. It would be a good place for a small group for a weekend, but you would need to keep noise to a minimum.
• Siu (10/5): Very satisfactory. - The location is very convenient and there are quite a few nice restaurants nearby. Definitely recommend it for short stays. Can not think of any.
• Ana (1/5): Horrible. - Nothing. Would not recommend. The property had too many stairs. When we got to the room, it was dirty looking. We went to explore for the day, when we returned at night, we noticed that the bedsheets were smelling funny, went to take a shower and the bathroom was dirty and had hair all over. When we went to bed we noticed that the mattress was very old and had holes of where people would sleep. We noticed that the sheets were smelling, so we requested the host to change. He gave us a new one and said that the dryer sometimes plays up and doesn’t dry them properly. In my opinion, I would get a dry cleaner so there wouldn’t be this issue. Overall a horrible experience and would not recommend it to anyone

• Suraj (8/5): Great stay, difficult with a car. - Well thought out and stocked stay. Very friendly and supportive but also dedicated host. The extensive locking was a pain, simpler deadlocks would work better with solid doors. Parking was advertised as included but I had to pay out of pocket. Location is a bit sketchy at night and the parking situation does not look safe.
• Iv (4/5): I wish I didnt have the used sheets experience, as I would never go back after this. - I liked that the host's wife was very kind initially and helped me with my bag and that the host cleaned the bath for me and the shower was really good. And the wife also let me cook in the kitchen. The kitchen was big and clean. I had used sheets with someone else's hair, a lot of it, crumbs and cut nails... it was a shock to the system. I have requested a new sheets and the host kept on saying they were changed. Then finally he found a bigger sheet that I could put over and that was clean. The cover smelled really bad and I had to cover myself with my own jacket. I did not sleep well. It is also very noisy if your room is facing the street and the fan was making noises and needed fixing, so it was quite hot as well. There is also the door instructions that sent to you right before your stay and they were pretty overwhelming. I wish I knew all this before I stayed at the property that is why I am making this review.

• Andrea (1/5): Worst experience ever - Location We really don’t understand how it is possible to be a 8.1 at cleanliness and a 8.5 at comfort. We stayed for 2 nights with my parents and partner. The building has 2 floors managed by Robert (the host), the first one is the living room and kitchen you see in the pictures, the furniture is the same as advertised, the cleanliness and organisation have nothing to do with reality. It is nothing except for disgusting. Dirty dishes and multiple kitchen appliances left for to rot in its own dirt after use for days. The rooms and the bathroom are on the second floor. Just see the pictures and videos we have taken and recorded. I am absolutely asking booking for a compensation. Btw, the bedsheets for both bedrooms SMELLED like there weren’t washed in weeks. The stank repulsively of body odour. Leaving the dirty hoover which also hasn’t been emptied since it entered the building outside our bedroom door was not necessary. Rubbish under the bed. Clothes left wet and piled up in the living room during our complete stay. Just an overall lack of care and pride in what could be a spectacular experience of a tradition victorian building. A real shame. Careless and disgusting. A real shame for what was our dream family visit to london. A terrible experience that overshadowed our London visit. From the entrance of the building, it was repulsive. A careless host with absolute zero pride. Finally, please refrain from responding with another typical artificial intelligence response.

• Rebecca (7/5): A good value that saved our concert trip - We enjoyed the proximity to the bus line. It was very easy to get to Finsbury Park. The bed was comfortable and we appreciated that there was an extension cord AND a power adapter in the room. We had brought our own power plugs, but it was very thoughtful to consider that people may not know there are different outlets. We also liked that Robert was extremely communicative/responsive and kind to us. I appreciated the thoughtful ways in which we were treated as guests. We were allowed to come to the property prior to check in and hang out in the living room to get out of the rain. Robert let us know that the sheets were still in the dryer, so our room was not ready because the bed wasn't made up. We were provided bathroom slippers to avoid going barefoot in the shower/bath. Robert moved our groceries in the refrigerator to their own drawer, took a photo and let us know via Whatsapp. As women it was important that we felt secure and safe during our travel, and this property felt safe. Safety was emphasized from the beginning. Our sheets were still in the dryer a half hour before check in, but Robert let us know that upon our early arrival. We decided to explore the area a little and returned about 2 hours after check in. Unfortunately our sheet and duvet cover were still damp when the bed was made up, so the bedding smelled sour. We stripped the bed and hung the duvet cover up to dry by the window. The smell stayed in our clothes 🥺. To be fair, we live in Europe and we know that the combination washer/dryer units do not do a great job at drying things completely. It was pouring rain all day, so getting laundry completely dry by hanging it was going to be a huge challenge. It seems that we stayed during a deep cleaning or transition period for furniture - the living room was in disarray for the duration of our stay. The winder stairs were a challenge because they were not level and one of the hand rails was missing. It impacted me probably more than the usual young, able-bodied guests because I am disabled. There were empty toiletries on the shower shelf, which left no room for our own toiletries. The bathroom sink could have used a wipe down.
• Gyungmin (10/5): Exceptional - Location is quite nice, everything is within 10-20 minutes bike range. There are many good local restaurants and even a small market with exquisite pints.
• Max (10/5): Comfortable and convenient stay - I arrived very late, despite this Robert was still very accommodating to me. The room was bigger than expected with a very big and comfortable bed. My flight got delayed the next day, and Robert was super chill about letting me drop the bags until I had to go. I would have appreciated a bedroom lamp since I like to stay up reading. I got a bit confused with the check-out message since I received the same day as check-in but Rob clarified it to me quite fast.
• Gumenyuk (3/5): I will not recommend this place. - Great location. I normally would never leave bad reviews, but this place does not deserve good words. When we arrived, we couldn't reach the owner since all the phone numbers provided were incorrect. Room was extremely dirty, carpet and walls are covered with stains. Bed sheets are not white ( green and dark gray) and wrinkled .We got only one bath towel for each person for 5 days. Needless to say that nobody was vacuuming the room or empty trash basket. You could potentially use the kitchen, and we used it a couple times to have coffee in the morning and cook supper. But every time you walk in the kitchen, you see dirty dishes and glasses, empty beer bottles , pots in the sink not washed for a couple of days ( left by owner after cooking), crumbles on the countertop and kitchen, full trash basket. Please be aware that you will share bathroom with another customers . There's no clear description about this on the website ( it is stated as a shared bathroom for each unit). Rooms are located in an old building , and be ready to hear everything your neighbors are doing.

• Carey (4/5): Nice location, but there's a catch. - Location was central. The bed was comfortable and the room spacious. The hosts have a very futzy door downstairs that apparently has some locking issues and is prone to not lock properly. They informed me (on the day of) that I would be charged a fee (or evicted!) if the door didn't lock and I couldn't make it lock within 5 minutes. They also stated that they would be available if such a situation occurred. This warning was repeated many times. When I was there, the door had some sort of malfunction. I called the host multiple times and received no answer. Fortunately, he was present in the apartment, but it was extremely stressful given the whole fine/eviction concerns. Had he not been there, it would have been a major concern because the door didn't close properly at all, creating a major security risk. Also the walls were very thin and ... let's say I could hear some fairly obvious intimate moments while I was there. Not a big deal, but it didn't help the already stressful experience.

• Marjorie (10/5): Clean and well presented place in the heart of Angel - The place was very clean and well presented, looks better than the pictures! Robert is really a great host! I arrived very late around 9pm, and he picked me up at Farringdon station and helped me carry all my luggage. I'll be booking this place next time I come to London :)
• Annika (7/5): Great location for great value! - The apartment is located in the heart of Angel. We really enjoyed it! The landlord was really helpful and great in communicating! Be aware that the bed has a footrest - not amazing if you are tall! I have definitely seen cleaner places before.
• Steve (10/5): Comfortable, Clean, Quiet and well located: The offer is basic, but outstanding value for money. - The rooms are ideally located near Angel Station, in a quiet road near Saddlers Wells theatre. 5 minutes walk to the heart of Angel, and only 30 minutes easy walk to Covent Garden. The facilities are spartan - but very clean and comfortable, and excellent value for money. Excellent and friendly communications. Recommended - I will certainly be back.
