Guest Reviews
- mike (10/5): Had everything we needed for our stay in Rome, would highly recommend based on location - The location was perfect, right in the centre close to most popular tourist attractions, close enough to pop back for toilet break and to freshen up The sofa was stained, the bed sheets were stained and didn’t fit properly, general cleanliness of the apartment
- Helena (2/5): Do not book!!! Stayed for 1 month in Feb 2026 - I stayed here for a month Feb-Mar 2026; my advice, do not book this apartment!
The location is excellent, however that’s where the good points end.
The key issues are noted below. All issues were raised with the property owner and check in agent; almost all of my communications these were completely ignored. Of note, the property owner has also ignored all communication from Booking.com also still receiving no response from the property owner regarding the complaints raised. Photographic evidence of the below has all been sent to Booking.com.
As you book with the property vs Booking.com themselves, they are very limited in the support that can be provided. I urge against booking the property without full awareness of key issues below (NB: Key issues, these are not all of the issues).
Key issues:
- Lock to the apartment building does not consistently work: A minimal expectation is to be able to enter and exit the property as you please; within a month, I managed to open the door myself on 3 occasions. This was meant to be a solo trip, and due to this issue plans had to change quickly which caused an exponential increase in unplanned cost.
- Blood stains on duvets. Many other unidentified stains on bedding and pillows.
- No exchange of bedding or towels – it was eventually offered that these could be changed for an additional €40 per week.
- Only one set of bedding provided; no bedding provided for the sofa bed. Resulted in having to share a bed for the duration which was not planned.
- Sheets too small for the bed.
- Sofa bed broken.
- Many items broken and general cleanliness below poor.
- There is no washing machine, despite this being specifically noted on the property information. Local laundrettes charge about €24 per load of washing.
- Ceiling height in many areas in the apartment is a hazard.

- Karen (5/5): Great location but paid far too much - Great location The very steep stairs and low ceilings. Not good for anyone over 5’7”.
Bedding was too small for bed. No quilt cover and stains on pillows.
Towels were awful. Only 1/4 toilet roll. Breadroom dirty with dust.
- Georgeta (5/5): A promising location that almost became z - The location was perfect. The apartment is located in a historical building in a very good position, with two small balconies to Navona Square.
The kitchen was well equipped. The bedroom was charming.
The windows are well insulated, so we could sleep, although the noises of the Navona Square. The access stair to the apartment was very dirty. I consider that this detail is not a component of the historical charm.
We had a big surprise to find stairs inside the apartment - up and down. This could be interesting, but was total nonfunctional and dangerous.
The ceiling has a small height and several vaults, so we risked in each moment to hit the head. It happened several times.
My husband is 1.82 m high.
He could not use the bedroom, because of the steps combined with the small height of the door. So, he slept on the couch in the living room. The night walk until the bathroom, was a provocation.
The extensible bed for our 12 years old child, was a joke. It was already destroyed. He slept after two days with me in the bedroom.
- John (9/5): thoroughly enjoyable! - view of Piazza and locality lock on front door. Tv didn’t work
- Sharon (6/5): the location was brilliant the flat was spacious but needs attention to detail - location location location sofa bed was dirty TV and record player didn’t work hot water ran out quickly and shower tray filled up with water
- Kwok (5/5): Passable - Good Location. Walkable to most of the places of interest. 1. Wifi not working.
2. Electricity was cut off in the middle of every night (without Aircon, Electricity and water heater) during our stay there. Resume back only in the morning around 6am.
3. Message the staff about our problems and wrote in to owner but no response from them.
4. No elevator, the staircase is steep and narrow, those with big and heavy luggages will have a problem going up and down.
5. Part of the apartment especially the kitchen area has lower ceiling which we need to bend our heads when walking past it.
6. Stained bedsheet were given for the sofa bed.
