Although the room looked nice, there was a serious problem with the air conditioning: it was permanently set to warm and there was no way to change it. Although we reported the problem on the first day, nothing changed. We were forced to open the windows to cool down, but this resulted in the room being filled with mosquitoes. There were no screens, and every night was a nightmare. Instead of resting, we spent our nights chasing mosquitoes and sweating. I would definitely not choose it again, nor would I recommend it.

Он был верный...Домофон говорил, что дверь открыта. Но дверь НЕ ОТКРЫВАЛАСЬ. Связи с владельцами до 9 утра небыло. Мы 2 часа стояли на холоде на безлюдной ночной улице, пытаясь открыть ее. В итоге мы пошли искать другой свободный отель, а в октябре в Венеции это сделать очень сложно. И только помощь местного владельца ночного бара , который нам помог и звонил всем знакомым, дало нам возможность переночевать в другом отеле...За деньги конечно. На утро владельцы этих аппартаментов нам написали, просто "извините" и все! А у нас 15 годовщина свадьбы. И дали код от сейфа на улице, где были физические уже ключи от двери...деньги пока ни кто не вернул. Если бы не местные прекрасные люди, мы бы ночевали на улице. В принципе в Венеции с ночным ресепшеном найти отель сложно. Хотите так же? Бронируйте. В целом, если бы не эта ситуация и абсолютное равнодушие к своим клиентам, то аппартаменты отличные.

Dobra lokalizacja Mała lodówka była dostępna, ale nie działa jak wyciągałam kartę i wychodziłam. Klimatyzacja źle działała i przez to wróciłam z chorym gardłem. Warto by było ją serwisować.

• Amelie (9/5): Super séjour ! - Très confortable et propre, et très joli ! C'est super qu'il y ait un mini frigo, c'est pratique. Le quartier est très calme, mais tout de même pas loin des attractions. L'arrivée et le départ autonomes sont bien faits. Les instructions d'accès et pour le séjour sont très pratiques et claires. Belle communication, même à distance. Pas grand chose à redire, pour le prix c'était très bien. Simplement pour le dépot de poubelles (recyclage notamment), difficile de trouver où exactement déposer dans la ville. Malgré les indications de la résidence, certains points de collecte ne semblaient pas exister.
• Dmitrii (7/5): The very mixed impression - The very central location. Our room was with the canal view. The bath is quite good. The room was very clean. I did not like the self check-in. When we came, the hotel door was locked, and we asked for support. The support is online only. They told where to take the backup keys. The online support works only from 9am to 6pm. We arrived at 5pm. If we came later nobody would probably help us. The AC in the room does not work. You must take out the trash yourself.
• N (3/5): Air-con not fit for purpose - The location was very good, handy to San Marco but not noisy or busy. The room was clean and nicely decorated. Air-conditioning units are not fit for purpose and did not bring the temperature in the room below 28 degrees. The response from staff when the issue was raised was disappointing. It would also have been nice to get some fresh towels and extra toilet paper at some point during our four night stay.

• Arthur (8/5): Very good value room for a stay in Venice. - The room was very clean and overall comfortable. My room looked out on a canal. And the location was very convenient to restaurants and other amenities. While I used the air con - I was also able to stay in the room with the windows open. The check-in instructions were very clear and easy to follow. Well, the chairs in the room seemed a little fragile for someone my size. And I didnt really understand the common area - I was expecting coffee to be available to make - but I didn't find any.

Hugely disappointed as that’s why i booked the hotel knowing it was going to be up 30/40 degrees. The nights were unbearable.

From the moment we booked, we were constantly pressured to complete online check-in and pay the city taxes. We received messages warning us that if we didn’t pay by 5 PM, we would not receive the access code and would effectively lose our room. When we arrived, the situation was even worse. The residence was completely empty, there was no electricity, and our room (Room 6) was on the ground floor — dark, isolated, and very scary. As two women travelling alone, we felt unsafe and completely unsupported. We tried calling for help, but the person on the phone was unprofessional — singing and wasting time for over 20 minutes — costing us nearly £100 in international call fees. In the end, we received no support at all, and had to leave the residence, find another hotel at the last minute, and even change our flights to leave Venice earlier because we no longer felt safe. We genuinely feel we were scammed, and we strongly do not recommend this property to anyone. We urge Booking.com to review the credibility of this listing and consider removing it to protect future travellers.

• H&r_from_sandiego (6/5): Pleasant - Location was great and access to the apartment was good. The room was smaller than shown in the picture. For 2 full days (out of 4) there was No Internet. There was No power in the common area kitchen on the first day. Only after complaining, next day staff was fixing problems. With shirt stays such things need to be fixed immediately. Kitchen had a very slow running water (impossible to even collect water for tea or coffee pot). Coffee machine without providing coffee capsules is like no coffee machine at all - might as well remove it. Rules to remove garbage from room with local restrictions on when, where and what can be collected should be left to the cleaning staff. Do not expect guest for few days to spend time to understand all your garbage rules and should provide better ways for guests to separate recyclables (or even provide separate bags).

We also received detailed directions with pictures before our arrival, which was very useful because Venice is a labyrinth :) Everything went smoothly, highly recommended!

The room was not entirely clean with hairs in the bathroom and a musty/ smoky smell in the room. Overall it was ok for a short stay in Venice but we would probably stay elsewhere if we return, a shame because we loved the location!!

Unfortunately the cleanliness was not up to standard with dirty duvet and some mess on the floor, although the staff fixed this the next day. Communication with the staff is only possible until around 6pm, after that any problems need to wait until the morning.

Beds were too hard for me, but some people prefer them. If you prefer harder beds, then it will be 10/10.

Plus the street was quiet enough to have a tight sleep at night. The shared kitchen was not well equipped. Plates were totally missing just as cutlery.

There was no live person to help. Several couples were checking in at the same time and the entry code wouldn’t work. The only communication was a third party service. • Dolores (3/5): I have never had a bad word to say about my many visits to Italy, particularly Venice, but I suppose this is what happen - The location was good. The room wasn’t particularly clean. There were cobwebs in every corner and mold in the bathtub. The sheets were threadbare and there was no staff, therefore no turnover of bath linens. There were cupboards in the common dining area that contained some towels and sheets but I found only small towels so I used the same bath towel for 10 days. Also, it wasn’t clear whether or not we were to avail ourselves of the scant linens in the cupboard. There was no onsite staff to be found. Messages through booking.com went unanswered. When I ran out of toilet paper I found a scrap of paper on a desk in the front hallway and left a note requesting toilet paper. The requested toilet paper did appear at my door but this seems an odd and unpredictable way to communicate with the facility. The kitchenette was also ill-equipped. The description of the facility said there is coffee available but there was not. We bought our own pods and milk. One day there was a sponge in the kitchenette, the next day there was not. It’s not effective to wash cups and plates with minimal soap and some shreds of paper towel. I am not a fussy or precious person but when a facility is depicted as having amenities, I expect them to actually exist.

• Megalos (9/5): Loved the little room on the canal and the proximity to vaporetto and shopping and restaurants - Loved being on the canal and it was close to many things to do and to the vaporetto for transportation and from the airport. THe suggestioons for dinner were really goos alos TV- not much to watch- no movies or english
• Adalat (5/5): Disappointed. - Location was not the best but its was good enough to reach everything under 10 mins of walk. Air conditioning was nice and quickly cooling. Bathtub was also nice. Instead of 1 big mattress, there were 2 separate single mattresses and were sliding constantly, which was pretty annoying. Even though there was a metal shampoo holder installed the wall there were no shampoo there but only 4 small 20ml “hair&body shampoo” for 2 person for 4 days were provided. Not even a separate hand soap for daily hand washing… The host rejected our request for a change of bedsheets and towels with “we don’t make this service”. There was just a small bin in toilet (no bin in room) and it wasn’t emptied for 4 days… The sink was not draining good as well. No sockets for phone charging near beds even tho there were 2 night stands. We had to charge our phones on the socket on floor… One very big night lamp was installed just above the bed and it was equipped with big cool white lamp. It was blinding. Too many mails from host. Heavy bureaucracy.
• Eva (7/5): Convenient location, messy check-in experience - Convenient location and common areas to work from Quite disorganised in communication. They use their own platform to communicate outside of booking.com and whatsapp so you end up receiving texts in different places. At the time of the check-in we had not received the codes required to access the building and room neither via booking.com chat or whatsapp or email. We tried reaching them but were unavailable after 5pm. We ended up finding codes inside the chat function of their own platform (wonderful Italy), which made the whole check-in experience quite stressful.

Difficult to find and it says tea and coffee however this was in a different shared kitchen not in the room. It didn’t matter as this was a base while we were visiting . It was everything we needed. Location amazing.

Pedal of trash bin in bathroom was broken, inside of room was mosquitos, no hand wash liquid or soap, towels were old some spot was inside, toilet was not correctly clean, it was somehow dirty! With that price even more than 150 euro for each night, it was not at all Okey!

One thing I particularly liked was that you couldn't hear much when one person was in the bathroom and the other was in the bedroom so it was easier to shower if someone else was asleep. The staff were also great at communicating and responding to WhatsApp messages. I'd definitely stay again and recommend it to a friend. The Wi-Fi in our room was very weak. Also, for this price, it would be better if guests did not have to remove their trash from the room.

• Claire (10/5): Wonderful stay - The location, quietness, proximity to the Biennale, goods and transportation through waterways A few more ustensiles or kitchen ware and wine bottle opener would have been nice to have
• Elaine (8/5): Very good - The location was very central. The room was spacious. The air conditioning didn't work the first night. It was fixed the next day but later in our stay seemed to work less well.

The area is very pleasant and the description from the owner and how to get to and access the property was excellent. I would surely stay here again There was no iron in the room, which would have been excellent when on a work trip and hangers would have been a huge plus and a big bonus.
