• Tuvshinsaikhan (1/5): Cancelled our booking during peak period . - They not reliable . Our booking was cancelled suddenly and without warning just as the date was approaching. When we contacted them, they gave an unclear explanation about prepayment, which does not justify such an action. It appears the cancellation was made to increase the price and resell the booking during peak season, despite the fact that we had booked two months in advance. This caused major inconvenience and shows poor customer service and lack of transparency

There was problem with the washing basin in toilet. Staff were helpful and fixed it in a short time. The AC in the living room has some problem. Can only be on for a while and soon it has no AC. We did not report to the staff as we usually stay in the room. Also expect will provide bottle water everyday, but only cleaning service

• Álvaro (1/5): SCAM ALERT Beware of This Apartment - A Total Scam! I had a very negative experience renting this apartment through Booking.com, and I want to warn others about being scammed. First, there was a complete lack of information provided. A guy with a card reader who didn't speak English showed up, and the manager communicated only through the Booking chat. They explained absolutely nothing. Upon arrival, there was no bottled water, and all services were extremely limited. I have photos of the apartment; please compare them with the images in the Google listing and draw your own conclusions. The listing claims to be in Zone 1 in Ho Chi Minh City, but it is not. If you plan to take any tours, they won't pick you up because it's not in Zone 1, which is crucial to know. Some establishments in Vietnam charge a 3% commission for card payments, but they charged us 4%, and we were only informed of this once we were already at the apartment. We were charged a deposit of about $40, which we were forced to pay by card. When it was time to check out at 11 AM, we left the apartment, and days later, after inquiring, they claimed someone showed up at 12 PM and since we weren't there, they wouldn't refund the deposit. Supposedly, they can only return the money in cash, even if you paid by card. There is a pool, but from what I understand from other reviews, you are not allowed to access it. I noticed this when I crossed paths with the neighbors, who are not too happy about having tourist apartments in the building. Avoid this place at all costs!
• Joe (3/5): Poor - It's was secure access There's no safe and while they promised to provide it never arrived. The location is not as stated and you are pretty much a 15 taxi drive to anything. The kitchen had 1 cup for 2 people and air fryer that seems to be pointless and wouldn't work. The bathroom design is difficult to use with a system that continually flooded the floor. There's a TV with no channels. The swimming pool which it stated on the facilities we were not allowed access despite numerous requests to organize. The list is endless

Not tempted to return. - • Shop Superette at base of building • Near to Vincom Centre – with Ice Rink, Shops, good Supermarket and other usual Shopping Centre stuff – including a Cinema suite. • People more-often-than-not incapable of communicating in English. (NOT a criticism: merely an observation – and one that made life a little difficult at times. ) • GAB service generally excellent. • Excellent choice and variety of Souvenirs. • Did not feel 'unsafe' at any time. • Military Museum a MUST go-see. • Ditto for Post Office. • There are some relatively decent photo ops if you have an observer's capacity to notice and capture. • Possibly the best thing about Vietnam is its people: currently still affable, curious, courteous, generous, amenable, helpful and as yet not completely spoiled by Tourism and its associated hoi polloi.. Internet service was not at ALL good or efficient. • The Apartment is "serviceable" – in the same way that a Hotel is "serviceable". • However, it was (a) out of the way from the City Centre and required a 15 minute Bike Taxi to get into the Post Office area; (b) it was "soul-less" – just a place to sleep. • The Swimming pool was fine for a 'paddle' but not any good for doing any serious swimming exercise. • GAB services varied in costs considerably from one hour to the next – BUT, anyway, ridiculously cheap by comparison to anywhere not a 3rd World Country 'in development'. • Traffic both 'challenging' and 'intense' :()). • Not really THAT much to do or see: would not recommend more than 3 days in the city. • Mekong River trip – cheap at the price – but not interesting enough to really warrant a day's outing. • CAVEAT: different people have different levels of expectations: perhaps mine are somewhat higher than 'normal': so take the above as ONLY an opinion based on 'someone's' personal experience and by comparison with 92 different countries.

• Thi (4/5): Apartment smaller than advertised with fewer facilities. Mould growing in one of the bedrooms. - Actual apartment very different to that advertised. complained vociferously. Said Id contact Booking.com and was told "ok go ahead', so I did. Booking.com basically said all they could do was send an email and find out what was going on, but perhaps that alone helped cos we got moved to a much better apartment. These guys obviously let out many apartments in the Central Park complex (which is a massive (v nice) development about 4km from the centre, with its on shopping centre/ hospital/ park). I guess its natural they put the best ones on the site but chances are you wont get whats advertised. Apartment not as advertised.
• Marie (1/5): DISAPPOINTED - Location VERY DISAPPOINTED WITH THIS Accommodation! Do not book if you want to be left abandoned once payment has been made with all the conflict! Firstly, This accommodation didn't reflect the image advertised on booking.com page! It was completely different and said the rooms "aircon is broken" and will try help us find another room and did they deliver, NO! Secondly- one of the rooms smelt like cigarette. Owner said it was "cleaning products" when all other rooms smelt fine except for one so he offered to bring a mattress down, bedding etc to help us, but did he do that? NO! We constantly mepssaged for 2 days and we got a reply saying he's on leave and won't able to assist our needs until Jan 1!!!!! With no secondary point of contact, this is so unprofessional! Thirdly, they gave NO extra toilet paper, towels, bath mats in the other bathroom so WE had to source extra resources and buy them ourselves because they DID NOT reply to our messages from day 1 asking for extra towels etc when they said they will deliver! Fourthly, NO COMMUNICATION whatsoever in regard to the use of ammenities eg- access to swimming pool! We asked the security guard about it and said the landlord should be providing these information for us so we have access and did they communicate with us, NO! The only positive about this stay is location and the view on level 39! Other than that, I want to save everyone from booking this accommodation as it's SOOO DISAPPOINTING!!! Waste of money! Don't pay in advance because once you pay, they will leave you abandoned!

The booking had indicated house keeping and cleaning would be conducted daily between hours of 9-5pm however house keeping came after these hours.

• Leyla (3/5): Poor - We stayed in this apartment for three days. This apartment is definitely different from the apartment in the photos here on Booking.com. This apartment is low cost when the apartment in the photos is luxurious. This apartment is on the 2nd floor when the apartment in the photos is much higher floor. The furniture is completely different. It's no doubt that the photos are of a different apartment.
• Smirnova (1/5): Bad - - The owner didn't answer my questions before check-in date. I tried to contact him through messages. On the check-in date (31st of December) after my contless attempts to contact the owner through the phone, Zalo and WhatsApp, he wrote me the message saying that the apartments were not available because of' 'some damage'. He didn't offer any other options and just let us be on the New Year's Eve without accommodation. Booking as well didn't help to solve the problem and didn't offer anything to make up for the situation. Horrible experience.

They should immediately remove all of them as they are looters and provide Nothing like what is in pictures/ promised. No toilet papers even after requesting multiple times Cleaning done only 1 day in 4 nights stay Ants and bed bugs all over the place. Lack of basic amenities in the kitchen, very few utensils. Nobody responds even after asking for help multiple times by calling or messaging. Have been requesting the invoice, but they are not sending it even after checking out 5 days later. They will ask for cash payment, and then that is it. They will vanish! Nobody responds. Beds were old and pathetic, making sounds, no comfort I am giving 1 star only because they gave us the place to stay, which was not the same as in pictures. We got some other apartment for such high costs and not what was displayed on booking.com. They asked please let us know the reason for 1 star before giving us one. Well, we did try to contact you daily, and you provided no response and hence gave you the answer why it is 1 star.
• Harvey (7/5): Good - Phan Dan was very helpful, and helped us with any issues we had Vinhomes reception was unpleasant and unhelpful. We asked for help finding the pool area and were essentially turned away
• Joseph (7/5): Good but not Great - We chose this place as our first stay for a couple nights, for a higher quality place before travelling the country. The location of the property was really nice, convenient with shops, super upmarket. The swimming pool was really nice! The property itself had all the facilities needed and nice balcony view overlooking some of the high rise sky line. The apartment we stayed in wasn't as lavish as what was advertised in the first however many photos attached. I'm sure it was buried in there, but our room we had was smaller, less grand. It also is worth noting that the property we stayed in is no longer as new looking as advertised. A bit of deterioration here and there.
• Alexis (5/5): Passable - Convenient location. Next to a mall, park and public transport Cleanliness of the apartment - there were plaster worms on the walls, spiders and ants.
• Lin (7/5): Acceptable for the price paid - The check-in process was quite smooth - staff dropped me a message via Booking.com on the check-in instructions. The apartment was comfortable for a family of 4 pax (2 adults + 2 children). There's many food choices around the area. House cleaning is available on every alternate night for our booking. The linen was relatively clean, and the towel was clean and fresh. We were told to pay 4% more cause we paid with visa. This was not stated in the booking.com policy. Staff wanted to take a photo of all of our travel documents, which we felt was not necessary. Having said that, we do understand their concerns and hence allowed them to take picture of the passport of the two adults and showed them the passport of the two children. The house was not as clean as expected. There's a stench coming from the kitchen sink and an army of ants on the floor when we first arrived. However, when we informed the staff, he quickly tried to help. The bed in the master bedroom has sunk in, making it uncomfortable. In addition, there's a light in the common bathroom that is flickering. Do note that the actual apartment looks nothing like the picture, not as grand as it seems. Overall, the condition of the house needs upkeeping.

• Kelly (7/5): Safe family village with all amnesties you could need and a pretty cheap trip into Centre of Saigon. - Great location near exceptional landmarks. A little far from District 1 but also very pleasant and relaxed to come back to after day trip into busy city. Inside apartment was not like some of the pictures but had a very comfortable bed and a great view.

• Gena (6/5): Overall the place is so beautiful but disappointed with the service and communication .. - The location is very good close to shops and restaurants .The place was spacious ,clean and comfortable. First the address is different from the website .We both book our airport transfers and they would take us to Landmark 3 not Park 3 .My son who checked in first had the same experience finding hard to locate the property. It took me several messages to contact the host and managed to speak to him but he always says I will ring you back but he never ..The pool was not accessible at all . The kids wanted to soak up during our entire stay -multiple messages sent to host again no answer. Same thing he said he will ring back and no reply from my messages - very dissatisfied.The microwave is not working at all , no coffee mugs , no complimentary tea and coffee .The bathroom /toilet stinks because of the drainage close to the toilet . No face washer available and no spare towels . There was construction happening and can hear hammering and drills every now and then. It could have been a perfect stay if the service is excellent .

They kept saying that they’ll come by multiple times to collect payment, we had to wait on them for hours when they said like 10-15mins and they keep changing the time so they left us waiting for so long. Theres one attempt they made where they came at midnight! I have been also trying to get in touch with them to get my invoice but they have completely ghosted me on all platforms.

• Sasli (1/5): Bad - This is a scam!!!! 0 DO NOT BOOK FROM THIS HOST OR THE PROPERTY!!! very much disappointed!!! All pictures are attached for proof!!! We selected an apartment through booking with nice inages, big green sofa and other amenities, but we got a nother apartment. The host's representative said they encountered a problem with that apartment, so this is what we can give. It was with the river view, but this is surrounded by the buildings. The host said, "I post a lot of images. This apartment is also in it." He didn't even care what the problem was and asked us to check out at night if we dont like the apartment. He has taken the battery of the access control when we reached after our tour in the first day night. All our kids and family was sitting outside until they come. The shower was brocken, very little beds, the sofa is wet, cant sit on it. They didnt clean the apartment.water was kept only in the first day. Flush was not working in the masterbathroom commod. And they didnt care for anything but money. The guy came down to collect the money said he is the owner of the apartment, but after i told him about the issues, and showed my Dad's image with the Cop's Uniform he surrendered and said "im only a worker in Vinhomes PhenDang Residence". He even refuced to tell his name. Even the host did not say his name after asking several times. No discounts offered even after all these issues, so we paid in full as we didnt want to face issues finding other pkaces at that night with the kids. I urged him to give me a receipt, to see that guy was living coupke of blocks bext to our apartment which is 27-12. He said Vinhomes phan dang, then it became vinhomes landmark plus. Anyways the beds were ok thats the only best thing we had. Cutlery, plates, washing machine, plates and microvawe was available. AC was good. I totally do not recommend this apartment or this host as they are very rude and no service is provided!!! We didnt like anything!!!!!
• Rachel (7/5): Good location, pool is not free - The location was great. Ice skating nearby. Big shopping mall next door. Outdoor gym lovely restaurants and coffee shops very close. Nice vibe in the community. Communication is hit and miss. They never responded to our questions about bed setup before we arrived. It was a bit uncomfortable for 6 people. It is advertised as having a pool but you can’t get in without a fingerprint. When we asked the host they said they would come and let us in on 2 occasions and left us waiting hours and never turned up. After, someone told us you can bribe the pool security guard with 50,000Dong every time you want to use it.
