- Sue (2/5): SAD - Location okay Unfortunately, as this is a private villa the 3-contact people were not answering a urgent phone call. We went out to watch 9pm fireworks. There were two swipe cards. We left one in the lights for our return as we were only out for 30mins. When we returned the card didn't work. We couldn't get back in. I had two grandchildren with me. One 2 yrs old. No BOTTLES, NO NAPPIES.
After 4 phone calls 2 text to the contacts. , finally a call from one. This drama started at 9.20PM.
Told that contact was in Newcastle. Couldn't come. Then was going to contact owner put SPARE KEY in a uber. Didn't happen. Meanwhile we sat in the car. The lovely reception staff at Cypress Lakes let us sit there for a while and tried hard to find another room for us as the drama played out. No room. So just before 11pm we decided to head home. A phone call as we were on our way telling us a locksmith was coming. We asked how far away. about 45 mins was the answer. We returned and waited. Arrived about 11.50 pm. Couldn't get in front door. Decided to climb up and try balcony door.
Finally got in around 12 .15.
This was a dreadful experience and should have never happened. Not a great way to start the New Year.
Very stressful for my grandchildren and all of us.
No compensation, An apology at the end. Not good enough. Didn't even offer late check out after all we had gone through.
Downstairs light in toilet not working. Overgrown balcony and no tea towel to dry utensils.
Never again. I have never had such a bad experience with anything I have booked before.

- Raffy (6/5): Pleasant. - Location was good being walking distance to the main reception. Not what I didn't like. I was just expecting more from the place, after it was advertised as "seldom unavailable" or "often taken". No differentiator from villas in the area.
- Selina (5/5): It was ok - The main living area was suitable for the three of us, and the kitchen had all the essentials we needed, including a great-sized fridge. Parking out the front was convenient, and the walking paths allowed us to enjoy watching the kangaroos and other wildlife in the area. The management of the bistro on site was really rude and unwelcoming. Service was slow, and the food was of very poor quality. After the first evening, we chose not to visit the main area again and ate off site whenever we wanted to have a meal. Additionally, the outdoor setting is in poor condition, so we were unable to enjoy the balcony as we had hoped. The beds were uncomfortable.

- Luci (3/5): Poor - Two TVs upstairs didn't work couldn't get any channels, The manager wasn't very accommodating when my daughter was sick and it was taking me a while to leave The cleaners forced their way in when I had two dogs staying there and one is a rescue and I told them that I wasn't 100% and how she would react
- Belinda (9/5): Great location and comfortable and spacious villa. - Location was great. Could walk down to Oaks Cypress Lakes resort restaurant and facilities. Short drive to Hunter Valley gardens and lots of great wineries within 5 minute drive.
The lookout from balcony was lovely down to the bush and lake.
Villa was spacious, comfortable and clean. Kitchen was small but well equipped with utensils etc
Recommend! No BBQ and would be great to have an additional key card.

- Nicola (9/5): Handy location and good size for family/friends group - Great size apartment, clean enough, good facilties and great to have 3 separate toilets! Nice outlook, easy to find and use entry system. Didnt use kitchen but looked well stocked. Great to have fans or AC option in bedrooms. Handy for popular locations in Pokolbin although not walking distance as the area is too spaced out. Would be beneficial if one of the double/Queen beds was able to be separated (particularly as it is twin bases) as it is not always couples sharing a two bed apartment but more often families and siblings who do not want to share beds. A map of the resort would be handy as we had other friends staying and couldnt find them easily. Two key cards would be more useful for a family apartment with people going separate ways. (Some people got home before others and obviously needed the card for the lights but had to wait up to let the others in.)
Tried to confirm check in and info the day before arrival and didnt hear back until the morning of stay.
- James (7/5): Good stay but wouldn't book with a private owner again. - Villa was very convenient and clean. No internet and no access to the main pools. Also, we were onle given one key, so we were in a continuous panic state not to forget it in the room.
