Guest Reviews
- Shirley (10/5): Very welcoming home from home - A lovely stay in a home from home with some lovely touches by the owners who were fantastic in accommodating our slightly later checkout due to a wedding event. Shame we didn't have more time to enjoy them!
A short walk to a local pub for drinks and food the night of arrival although we could easily have cooked or used the takeaway menus.
It's a lovely place, thank you for sharing it. The only very slight point was the possible need for some curtain linings or some such as the bedroom was light very early.
As luddites we couldn't figure out live TV but did manage to watch something at the end of the evening using WiFi :)
- Peter (7/5): - Easy to access places Lots of noisy traffic from the boat yard
- Shelley (9/5): - Had to travel 30 mins to get to a worthwhile location.
- Nicola (9/5): Went to Mill Dam House with a friend & my greyhound for the weekend.it was the hottest May bank holiday on record so - Beautiful little house. Loved the layout & secure garden for my greyhound,. Nothing

- Gill (7/5): Enjoyable stay in a lovely area - We stayed at the cottage for a week, it was straight forward to get into and in a lovely location. The cottage was well equipped with everything you could need for your stay including some complimentary drinks and milk in the fridge. It was clean, beds were reasonably comfortable, smart TV downstairs and in the main bedroom. Free parking just down the road. There are great walks on the doorstep and plenty of places to eat nearby. We really enjoyed our stay here. As others have commented, the sofas aren't comfortable, and unfortunately the garden lets the property down. It's scruffy and neglected, and no comfortable seating to sit out and enjoy the outside space. Also no dustbin available to dispose of rubbish, we were instructed to leave black bags by the back gate which inevitably were pulled apart by animals and we had to clear that up.
- Mark (10/5): Great find, lovely location, easy process - Location, facilities great, clean and quaint, good internet comfy beds Sofa wasn’t very comfortable to sit on.
- Annette-Daniela (8/5): - Das Cottage war sehr schön Die Utensilien in der Küche waren beschränkt. Es müssten mehr Gläser und Salatschüssel zur Verfügung stehen.
- Martin (9/5): -
- Kathryn (7/5): Nice - Master bedroom and garden Glue on towel and unsatisfactory bedding covers
- Emma (10/5): Would highly recommend - Ideal location and owners were amazing lots of quirky features inside Nothing to report
- Victoria (10/5): Delightful - Everything x
- Ross (10/5): Brilliant place would book again - Lovely cottage, with all the amenities you could need! In a nice quiet location just a short walk or drive from St Osyth. Me and my wife stayed here for 3 nights and couldn’t have asked for more. Clear instructions were given from Melanie so checking in was a breeze and some nice treats in the fridge. Will definitely come back. Nothing - perfect
- Suzanne (8/5): - Location Sofas a bit uncomfortable
- Lyn (9/5): Comfortable cosy cottage - Cosy comfortable cottage.
Good facilities and very warm.
Secure garden space for our dogs Road a little noisy
Very windy when we stayed and hole above front door created a loud whistling noise.
A colander would be a useful addition to the kitchen

- Helen (10/5): -
- Carol (8/5): Lovely clean and welcoming cottage - Location was great . Very clean . Nice gesture with welcome items . Easy access . Mattress and bed linen could have been to a higher standard . To make it perfect would have liked a toilet upstairs .
- Lisa (8/5): Lovely property - Lovely clean accommodation in a great location. Welcome drinks in the fridge were a lovely touch. Would recommend.
- Amanda (10/5): -
- Eric uit Dordrecht (7/5): Goed genoeg voor paar nachten - Vlakbij natuur. Knus huisje Uitrusting keuken. Hygiëne. Kwaliteit bed. Dunne gordijnen.
- Derek (6/5): - It was a good location to get to Clacton, bus stop near buy.was given little extra s. Stairs to steep for older people. Garden wants weeding.decking wants cleaning.
- Nikki (8/5): Great little cottage for a couple of nights. Clean, comfortable and convenient. -
- Christine (9/5): It was a lovely and relaxing stay - Location
- Aimee (8/5): -
- Jenna (10/5): - Fantastic cottage with great facilities. We had a lovely stay. Thank you!
- George (10/5): - Ansolute best. Plenty of shampoo and laundry detergent.
- Lisa (10/5): -
- Jonathon (10/5): Exceptional -
- Francesca (9/5): Superb - The cottage was lovely! So clean & cosy.. Lovely little village & in a great location for Clacton & Walton on the Naze. Brilliant if you want to use the inflatable park across the road too!
- Ness (10/5): A lovely cosy cottage. - A lovely cosy cottage that was like home from home. All rooms were really clean and the bed very comfy. We had a lovely 3 night stay and wished we had longer. Our 2 miniture daschunds loved the garden and the llakeside walks.Host Melanie was very helpful and answered all questions we had. The treats left in the fridge on arrival were a nice touch. We had everything we needed during our stay even dishwasher and washing tablets were provided. We were also lucky enough to have a later check out to.Thank you for a wonderful stay, we will definately be returning in the near future. The curtains in the main bedroom were a little thin and let the early morning light in. That is all. It would not stop us staying again.
- Lia (8/5): Perfect location and cosy. - Had everything we needed. Close to where we wanted to go with our dog. Beds were comfortable and spacious. The curtains in the bedroom were a little thin but we managed to put our spare towels up at the window to help.
- Julie (8/5): Lovely cottage in a lovely spot. - Lovely location, tucked away in an interesting area, wonderful walks right on the doorstep. Very clean with comfortable beds. No upstairs loo, but as long as you’re aware it doesn’t matter.
- Laura (9/5): Short but sweet. Comfortable, clean & inviting - Lovely little cottage! Warm, clean, modern & smelt amazing! Nice decor with lots of homely touches, tv's with streaming apps like Netflix in lounge & master bedroom, fully equipped kitchen with dishwasher & washing machine. Bathroom with complimentary shampoo/conditioner/bath wash/bath salts/bubble bath. Beds comfortable & lots of places to hang/store clothes. Dog friendly with a decked/pebbled garden. Parking is literally 30 seconds walk.
Only downsides are stairs to the bedrooms are very steep due to being an old cottage (care needed with young children or people with mobility issues) & curtains in bedroom thin so light comes through early hours but really such small downsides to a lovely home. If you want a clean, warm, comfortable place to stay mill dame lake house is the place for you. Would definitely recommend ☺️
- John (8/5): Sadly, not ready for our arrival, but Mel and her team sorted it all out in a couple of hours. Good effort. - Lovely. Nothing.
- Jarrad (10/5): Exceptional -
- Tony (10/5): 5***** -
- Tracey (8/5): Lovely location, cute cottage, everything you would need for short stay - Lovely location, ideal for dog walks Sofa bed in lounge bit uncomfortable but ok for 1 night
- Charlie (10/5): Wonderful - Clean, cute and great location Nothing
- Stuart (8/5): Great short stay seeing family locally - Location, cleanliness, looks Nothing
- Charlotte (10/5): Exceptional -
- Michelle (8/5): Clean cosy property - would recommend - Very clean and welcoming, the host made sure the property was nice and warm for us when we arrived, which was lovely. A very cute little house My only feedback for improvement would be for the double bed to be a bit more comfortable, maybe a mattress topper to soften the springy mattress. I would recommend this property still
- Chris (7/5): Quaint cottage but several issues disappointed and spoilt the stay - Quaint little cottage, close to St Osyth Priory. Some nice touches including tea, milk and drinks in the fridge. Heaters in every room are efficient and easy to control. The owner is very friendly and very helpful but several issues spoilt our stay. The shower mixer didn't work, although the owner did arrange for a plumber to fix it on a Sunday which was appreciated. All of the crockery in the cupboards was dirty and there were two filthy roasting trays left in the drawer, there weren't any dishwasher tablets. The bedding was old and cheap, the pillows were lumpy foam, the duvets were very thin and there were no mattress covers. The owner has said she will change these items which would make the place so much better. The bedroom doors are made of thin wood, they creak and are noisy to close and the stairs are steep, but these features are part of the character. You cannot park outside the house although the public car park is only c.50m away.
- Denise (9/5): Superb - It is ideally situated for St Osyth Village. Very tidy and clean.
- Keith (9/5): Superb -
- Felicity (10/5): Lovely warm. Cosy house - Perfect property
- Timothy (10/5): Fantastic host, accommodation and location - Local was near the town so excellently situated Nothing
- Claudine (10/5): Great - Nice place very clean It was loverly
- John (10/5): Wonderful. An ideal place to stay in St Osyth. Hope to stay again. - Lovely location, ideal for visiting my mother who lives locally. Spotlessly clean. Peaceful. Beautiful cottage, tastefully decorated, with all the facilities you might need.
Mel and Shane are terrific hosts. They really put themselves out to help us when we had an access problem caused by the previous guest, immediately resolving the issue, and offering compensation for our trouble. Exceptional service, and highly recommended. Nothing.
- Helen (8/5): Very good - Very cosy
- Peter (8/5): We had a lovely overnight family stay. The property was very well presented and was warm and cosy. - The location was lovely overlooking the lake at the front of the house. The property was very cosy and comfortable and the finish on the property was extremely good. The little extras left ie beverages, milk, tea and coffee where a nice touch. The stairs in the cottage are very steep so I would not recommend the property for a person who has difficulty with stairs. There is no shower mat in the bath to ensure slippage was not an issue.
The only place to park was Mill Street Car Park - just down from the cottage - signs in the car park say it is monitored and limited. Owner advised that this is an old sign and it isnt but we felt uncomfortable leaving the car there for this reason.
- Hayley (8/5): Perfect - The size and layout of the property was amazing. It was a perfect little cottage for what we needed. Nothing - everything we needed help with, the host was on the phone to help us
- Eleanor (10/5): Wonderful stay - Super clean and 'homely'. Extras from drinks in the fridge on arrival to beach towels for use at the water park! TV with netflix for the kids and adults alike. Thank you.
- Paul (10/5): Exceptional - Location Like everything
- Fran (10/5): Would definitely book again. - The property was immaculate and had everything that you would need. We were only in it to sleep but could have enjoyed it more if it was more about leisure and less about visiting family.
- Julie (10/5): Lovely cosy place to stay. - Lovely clean cottage with all mod cons. Good location on main road but quiet. Car parking OK .beds comfy.wifi Good. Nice little extras in fridge Nothing
- Abdul (10/5): Excellent host - An excellent host. leave some precious items like milk and drinks in the fridge to save our trip to the local grocery store. The house is perfect and clean. The location is also good in the quiet village. The Aqua water park is in front of the house. Kids loved it. The communication with the host was good and they responded promptly. we are thankful for the host to made our stay memorable in a very nice neat and clean property. I would recommend this property for people visiting Clacton on the sea with family. Nothing.
- Craig (9/5): Superb -
- Ben (10/5): Exceptional -
- Trevor (10/5): Exceptional - My little home from home , love this place
- Victoria (10/5): Perfect 2 night stay with everything you could need. Nice that a few treats were waiting for us in the fridge. - Cute house with everything we needed for a 2 night stay. Nothing. But if you’re tall remember to duck when going through the doors. My husband forgot ;)
- Richard (10/5): The stay was minimum stress, maximum comfort. - The location is beautiful and the amenities at the house are fantastic. I have been using hotels whilst I'm in the area up to now. but this property has shown me there is a way to make my life more comfortable at an affordable price, I ill be returning in the future (if it is available) I can't think of any negatives for the property.
- Paul (8/5): Perfect location while were in the area. The milk was much appreciated - comp drinks too. - No breakfast as we were attending a wedding at The Priory. Being very honest the large bed could be bigger and the mattress could be improved upon - just being honest.
- Darren (10/5): We came to Clacton for family bbq and wanted accommodation nearby - Exactly as listed, lovely and clean. All good
- Christine (10/5): Exceptional - The people were friendly.
Easy to find.
Peaceful Nothing
- Kayleigh-ann (9/5): Superb - It was good, however no sign on the gate as stated on the arrival instructions. so didn't find it right off the bat. Towels where tiny!!! im a regular size and i couldn't wrap it around me.
Scuttering/scraping noise in the ceiling or behind the wall where the TV is. woke up both up each morning.
Main bedroom only has thin curtains, so light comes right in.
- David (7/5): Good - The house was comfortable, well organised and well equipped. The doorway between the sitting room and kitchen/ diner had only about 5’10” clearance which was tricky as one of us was just over 6 foot and bashed their head twice. It needs padding or some warning.
- Jackie (8/5): Very good -
- Kenny (8/5): Very nice - It was very clean and cosy
- Sam (8/5): Very good -
- Louise (1/5): A hazard ⚠️ stairs and steps with no signs which resulted in my mum getting injured. - Clean and great location. A health hazard ⚠️ the stairs were very very steep plus on the ground floor there is 2 steps that blended in with the floor. When we arrived within 5 minutes my mum fell to the floor and hurt herself badly she needed first aid and is bruised. There should have been signs to warn you of these. I would not recommend this cottage for kids or elderly. I am only 43 and struggled up and down the stairs.
- Oliver (7/5): Good -
- Jane (8/5): A lovely little weekend retreat - Very nicely decorated and very clean. Good value for money. In a nice location with nice views and good free parking.
- Seher (9/5): Superb - The cottage was really well equipped. Nice size and very well decorated. Would recommend to anyone for a stay. Wasn't a deal breaker, but could hear quite a bit of traffic on the road at the front of the cottage. This didn't spoil our stay- just an observation.
- Victoria (10/5): Exceptional - Extremely spotless!
- Margaret (8/5): Pretty cottage. Very convenient - Perfect for us for visiting friends & family around the area Nothing
- Janette (10/5): A lovely place to chill out and relax - Very clean and fresh, easy access and able to park nearby. Loads of little extras that make a big difference, dishwasher tabs, washing up liquid, cleaning materials, rubbish sacks, shampoo, conditioner, and body wash if needed etc, etc, plus a lovely welcome pack. Quiet area, very comfy beds. There were no actual dislikes, stairs were a little steep for me being a shortie, plus as lovely as it is and very well furnished the bathroom being downstairs.
- Emma (10/5): Lovely home from home relaxing stay, would return! - The location was perfect, parking was handy. Beds were comfortable. Lovely and quiet and lovely view of the lake. Had everything you needed including welcome drinks and washing up tablets etc Sofa wasn't very comfy, would of been cute to have done abit more with the garden area. Toilet downstairs could be an issue for some people but was okay for us
- Lydia (10/5): Exceptional -
- Trevor (9/5): Relaxing time away from the office in a perfect home - Absolutely superb accommodation , just lovely and free beer too Nothing needs to change
- Ultaf (10/5): Clean and cosy - Very clean and cosy Minor point steps in the garden patio
- Lightfoot (10/5): Exceptional - Fabulous cottage, great facilities very comfortable beds.
- Gillian (9/5): Superb - Lovely cottage, clean, comfortable and well equipped, lovely position with views over lake and 10 minute walk into village. Minor issues - No plug sockets near mirror
No pillow or mattress protectors
- Karen (10/5): Great house - This is a very well decorated house with everything you would need. There were kitchen and bathroom essentials provided which was generous… not to mention wine, beer and coke. The beds and bedding were particularly comfortable which led to a great sleep. There was nothing to dislike.
- Dipak (10/5): A brilliant place, immaculately clean, would happily recommend. - very clean and well equipped
- Terrie (9/5): Really lovely stay, very clean and cosy. - Gorgeous quaint little cottage. Extra little touches, tea, coffee, beer and stuff is a really lovely idea. Could do with another couple of chairs in the garden and maybe a blind on bathroom window. I realise no neighbours overlook, but awkward when sitting in garden and someone using the loo.
- Cheryl (10/5): Exceptional - The cottage was immaculate and the little extra touches were appreciated including milk in fridge which enabled us to make a drink when we arrived late at night ! The location was very pretty. There was nothing not to like !
- Luisa (10/5): Excellent place, relaxing, clean and quiet. Lovely village. Recommended - Location was great. Nice and quiet. Very clean and fresh place. Nice touches with Internet , Netflix and TVs upstairs and downstairs, not to mention the Prosecco in the fridge :-) I’m only saying this because I’m old, having the (only) toilet downstairs made my night time trips a little bit more difficult. This shouldn’t be viewed as a negative comment, just relevant if you have to keep getting up in the night. :-)
- Dawn (10/5): we couldn’t have had a better overnight stay - simply sublime - the location was great and Mel and her husband were phenomenal hosts that really went the extra mile! would highly recommend and definitely be back - the Prosecco & Pepsi’s were a thoughtful touch x nothing at all - actual perfection x
- Anonymous (10/5): Thank you really enjoyed next time we will have longer - Lovely & spotless like going into a new house absolutely thought of everything you could need Nothing
