- Glynis (8/5): Location is walkable into Harrogate centre. - Location was easy to find and accessible. Not far to walk into Harrogate so you didn't need to use the car. Despite a few issues noted in 'didn't like' overall we thoroughly enjoyed our stay. The property was clean and tidy and had everything we needed whilst staying there. The area was good and the house was situated in a quiet road. Very little outside area to sit out, small table and 2 chairs unusable when car parked in specified area. Indoor steps to bedroom/bathroom very steep and narrow. Bedroom floorboards excessively creak. Outdoor steps into the house very steep.
- Stephen (5/5): An OK experience. - A 15 minute walk to Harrogate Town Centre with secure parking. The property is in effect an extension to the Council House Property next door, is a an entrance from the back of it in the street behind. All correspondence etc was through Host & Stay rather than the owners presumably living next door. Presumably the Owners have minimal contact and should really check the property. Neither the two extractor fans in the bathroom and downstairs toilet worked. The sink in the upstairs bathroom drained very slowly which was irritating when using. Needs unblocking. The sofa in living room uncomfortable and the Poang IKEA armchair was a struggle to get out of. The plates did not match and were a mishmash. The floor upstairs creaked badly and ideally need looking at. The headroom on the stairs is low and despite warning strips, my partner pr bashed his head once. The wooden entrance gates were broken. The cost of the property for the week was £498 for the house, £55 service charge and £50 cleaning fee. Prior to arriving there were several annoying upselling emails from Host and Stay advertising a chef to cook for us, which given the accommodation was not appropriate. In the event, we arrived separately due t9 a funeral and it was annoying that Host and Stay did not email the check in info until 4 hours before our arrival time, despite us being told it would be sent the day before. when .i complained, the apology was an apology and a wishy washy customer service response. They were quite happy to send several upselling emails but could not send the check in email when they were supposed to. Our impression was that the property was not much to write home about and adequate.

Overall good value for money. The amount of advertisement messages. Too much from Host & Stay.

The acctual property had everything you needed for your stay, which made it very accomodating. The place itself was clean,
with a very comfortable bed, hot shower and we also found that the wifi was exellent. There was even three pin plug convertor provided for those from abroad.
The host went the extra mile to welcome us for Xmas by way of decorating the place accordingly and gifted us an array of goodies, which was completley unexpected but a lovely touch:)
There was also a fresh carton of milk in the fridge to start us off as well as a box of lovely Yorkshire tea which we appreciated after long journey.
Harrogate town centre itself was beautifully decorated for the season, with many good places to eat and to experience the Xmas chill. As an observation not as criticisim we founded curious that on the eve of arrival we were asked for a payment of 20 pounds, unrefundable, for breakages when it is a usual practise to refund that money if there is no damage done.
Another was asking for a payment of 50 pounds for a mid stay cleaning service when really we believed that the price paid for 17 day stay included a cleaning service at some point. We felt that we have beeen aksed for extra charges after paying the headline price already.
The bathroom itself would benefit with a freshen up and with better lighting.
And lastly for the duration of the 17 day stay there should have been a adequat supply of toilet paper.

- Everatt (10/5): Cosy and comfortable - A very cosy and comfortable place to stay. The Limes is slightly out of the centre of Harrogate, but the area it is in is lovely and peaceful, making it a great place to stay. There wasn't anything that we didn't like about the Limes.

The bed is large and comfy.
The inclusion of Netflix (etc) is useful. The place was hard to find. Google took us to the rear of the property (on County Square) It's not obvious even when you've found the entrance. It's an odd little property squeezed in between a house and a garage, with only a couple fo windows. The frying pans were very tired.
- Jaideep (8/5): A convenient place close to the city centre. - The location of the place was convenient, as the city centre was within walking distance. The parking space is within the premises, so we didnt have to worry about safety. It has a powder room, a kitchenette and a living room on the ground floor and a bed room plus a bathroom cum shower area on the first floor. The stairs to the first floor are a bit sleep and we did find it a bit difficult considering our age. Shouldnt be a problem with younger folks though.

- Hayley (6/5): Great location, property disappointing. - The location was good, ideal for exploring Harrogate and surrounding areas. Off road secure parking a bonus. We had an issue with bathroom light, this was dealt with very efficiently. The boiler flue exhausts in your face whilst using door/ key safe. The property was cold on arrival. Stairs felt home made, head height restriction, short treads and risers, exposed carpet gripper. Generally felt dirty cobwebs above bed, pet hair on furniture, the whole property felt in need of a deep clean and painting. No hand towels in kitchen and downstairs toilet, not enough towels provided, washing machine in property but no drier. One rubbish tea towel, we needed to wash all utensils before use., had to dry tea towel on radiator in order to dry our dishes. No TV in bedroom. Bathroom tap hot/cold plumbed the wrong way. Bathroom basin blocked. Shower curtain used as a blind in bathroom. One disposable cloth and sponge for 4 night stay, no spare bin bags. Additional fee for insurance, this should be included in price or covered by landlord’s insurance. Generally the finish was shoddy, it could be a great property but felt uncared for.
- Jo (8/5): Comfortable property with everything you need and perfectly located. - The location was perfect - just 10 minutes walk from the town centre and from the hotel that our conference was being held at. It was on the edge of a very quiet residential area, so no noise at night, and also felt secure walking back at night. The only real issue was that the property was quite tricky to find. The postcode on the details given is for the house that the property is annexed to, not the property itself, but to access the property you have to follow the directions given (rather than type the postcode into the satnav). The property can't be accessed at the postcode location, as the entrance to the property is actually on a parallel road behind the satnav location - in effect, the back entrance to the satnav location!
One other thing that didn't affect the stay at all, but some of the decor and general appearance was rather 'tired' and in need of a spruce up. If this was freshened up a bit I would have scored it excellent on all counts.

- Timothy (8/5): A very comfortable location for a couple from which to explore Harrogate and the surrounding area. - The Limes is ideally located for exploring Harrogate on foot, if you are prepared to do some walking for a mile or so in pleasant surroundings. We spent several very enjoyable days walking from The Limes into town with easy access provided via pavements and paths to many attractions such as Betty's Tea Rooms and Valley Gardens. Walking is easy and largely level with a few gentle slopes. The Limes is ideal for a couple, being snug and comfortable. Off street, secure parking is also provided on site. The location is ideal for exploring the area around Harrogate and driving a little farther afield. We found several neighbouring towns that were delightful and we particularly liked Knaresborough. Plenty of history and nice countryside to explore. An added bonus was being able to watch Netflix free of charge after a full day walking! We have no negative comments but would emphasise that accommodation is suitable for an individual or a couple and not more than this.

Accommodation central heating took time to heat up even with a temperature adjuster. Could have done with a thick curtain round front door to keep heat in
Did not like having to pay for an insurance policy for £25 against damages or give a £250 refundable deposit!

- Joe (7/5): Good value , reasonable close to the city centre - It was only a fifteen minute walk into Harrogate , passing the railway station on route, which has regular trains into York (40 mins). The property felt like a granny flat attached to the owners property (that’s not a bad thing). Equipped with everything you need, not badly furnished, off street secure parking at the property was a bonus. Overall not bad value for the price 😀 Nothing particularly stuck out that I would say I didn’t like.

- Sally (3/5): Please avoid using Host&Stay at all costs. - Despite the booking.com page saying there were no additional costs, I was forced to pay a deposit to stay in this property of £250. I asked to cancel the booking and they wouldn't and so I had to pay. I received multiple emails pestering about this deposit. The day after the deposit was taken from our account, the account was hacked and £280 was taken from the account, this has never happened before. Please don't support Host&Stay, they are not to be trusted.

The property was secure with onsite parking and an enclosed area in the garden which was ideal for our dog. It had all the facilities we needed at a reasonable price. It was also very quiet. Some of the paintwork looked a little bit tired but nothing to complain about.

Host and Stay were helpful on queries but emails on the security bond were excessive and a £10 charge for leaving a deposit seems unfair. This would not stop me using them again
- Paul (2/5): A tail of cobwebs, mildew and extortion? - I will start with the positives, the kitchen was well stocked with salt, pepper, oil and milk in the fridge. The house needs a deep clean, on the face of it the floors and surfaces have been cleaned, i.e. no dust, with the exception of one of the kitchen cupboards, which had what I want to guess was ketchup. However, the edges not so, the celling’s all had cobwebs, the worst place was the extractor in the bathroom which was almost blocked with debris.
The bed was rickety and the mattress was uncomfortable
On the subject of the bathroom, almost every wall edge has mildew, the area above the shower is the worst and could be considered a health hazard. The curtain at the bathroom window also has mildew.
I booked through booking .com, and expected to pay at the property – Not the case. The managing agents collect well before hand- not really an issue. But this is not the final price you pay you have 3 options
1) Pay a deposit for breakages with a non refundable admin charge
2) Pay for their insurance
3) Cancel
If I could have found somewhere else I would have done number 3
And on the personal data side the use an external company to collect and store your data

- John (8/5): Great location for a Harrogate short-break. - Cosy and comfortable place in a quiet residential street yet within walking distance of both Harrogate town centre and the local football ground - should you want to watch some League 2 football. It's also right by the A59 Skipton road so you can drive out to the Yorkshire Dales without going through town centre. Having a private, secure parking place is invaluable in a town otherwise full of resident disc parking zones. Kitchen has all you need for a self-catering break, while there are a couple of cafes within 5 minutes' walk. En-suite is a decent size and shower was efficient. Additional downstairs loo is a bonus. Bottom of staircase is a well-signed height risk for anyone 6ft tall. The stairs run up from the lounge area and it is much warmer upstairs than down, which may be an issue for winter stays.

- Jackie (10/5): Lovely cute place - The limes was so convenient for everything. We went to the knitting and stitching show in Harrogate. We spent a day in York, Leeds and the Yorkshire dales. So central for all.
The house was clean, comfortable and secure. Can't really say anything bad.
The only downside was as it was dark when we arrived maybe some extra lighting

The property was not clean. When we arrived there were coffee granules on the floor clearly it hadn't been cleaned. Coffee stains down the front of the cupboard door, the cooker looked like it hadn't been cleaned inside for ages and dust webs in the corners of bedroom and toilet with spiders in.

- Elinor (10/5): Perfect location, great value, house clean and tidy, it has everything you need. - We loved our stay at The Limes, it is in a perfect location, the area was quiet and the house had everything we needed for our stay. The bed was really comfy and the house had the added factor of off-street parking. We liked that you could bring your dog. I would recommend this property to my family and friends if they needed anywhere to stay near Harrogate. No dislikes we liked everything about the property and location.
