- Imran (1/5): Worst property you can book on booking.com. - nothing. owners unreachable. called several times within the check in hours, location given was wrong, lockbox code was not provided. absolutely shambles and left stranded close to midnight. took another 2 hours to find an accom as it was payday weekend. avoid avoid avoid. save your money and spend it elsewhere. ive used this site for a long time and this was the first time this has happened to me. worst owner on this site and shouldn't even be allowed to be on this site honestly. awful awful experience.

- A (5/5): infuriating - The apartment itself was nice It was very difficult to find, it took 45 minutes going round incircles on foot in the rain at 845pm. The support mobile was not good enough. I asked to be shown a photo or map but they kept resending the written instructions ( which were not clear) and telling me to read it properly. In the end we had walked passed it numerous times, and that's because the address was different to what had been sent. Another thing was that none of the 3 TV's in the property worked. I sent 5 messages asking for assistance with this but they did not reply. However, when I sent a message asking how much an additional night stay would be they responded immediately but ignoring any messages concerning the TV situation. I agreed to book an additional night if they sorted the TV. Instead they sent a message with details about vacating the property with a line that said we would be charged £50 per hour for every hour over the 10am check out time. This was the worst service I have received from a property via booking.com

The beds were really comfortable
A stylish interior There were no instructions so we didn't have the water turned on - cold showers on day 2!
No dishwasher tablets
No wifi - found router but it wasn't the one on the instructions. No response to request.

It was a triple storey house which my wife found very difficult to climb due to problems with her knee joints Not recommended for old and overweight people. . The WiFi was not working and the owner did not bother to rectify or even to respond despite my repeated phone calls and text messages even till the end of my stay . The location was also far below my expectations . The property operating staff refused to let me enter till I shared all my credit card details including CVV code which was very annoying.

- Lesley (9/5): Very comfortable stay. - Beautifully decorated, clean, modern townhouse very close to shops and Utilita Arena so it was perfect for our stay. It has everything you need including on-suite bathrooms, and a fully equipped kitchen. For some it may be a little tricky to find but host's directions were clear and photos of property helped us to find it straight away. There is a little bit of building work going on around the property but this did not disturb or bother us at all.
Would definitely book again and highly recommend. The only minor things for us were the towels which were on the thin side, I feel they need to be of a better quality but they were clean and perfectly adequate. There was no hairdryer which we were expecting as it was listed. Had we known we would've brought one along.
- Joshua (5/5): Uncomfortable and has maintenance issues. - We booked the apartment for five people utilising the pull out sofa bed that was advertised. The pull out sofa bed is futon style and has zero padding or mattress. It is extremely uncomfortable. The futon was also not made up and no bedding was provided. When we called to ask for bedding the sheet that was provided did not fit the bed and was yellow strained dirty. We were eventually provided with bedding but the bed was so uncomfortable it was impossible to sleep. The bedding on the real beds was covered in fluff and poor quality - we weren't sure it was clean. In the kitchen were only three chairs around the dinning table and two were broken. The two stools at the counter were also not safe to sit on as screws were missing and not tightened. There wasn't enough cutlery. The place was just not well cared for.

- It is walking distance to downtown (around 20 minutes)
- The apartment is a 9 or 10 out of 10, due to the service that does not exist I ranked it down to 7 (see text below) We were hit by a train strike and arrived very late in Birmingham. The instruktion how to get the keys did not work at all.
- The address (or better how to reach the apartment is not described) is simply wrong (to spend 45minutes to find the apartment is not really nice at 3:00am in the morning.
- The provided code for the key box was wrong. Finally with the help from booking.com we could get a spare key we had to pick up at a gas station (around 30 minutes walking distance back and force). There was no help from the tenant.
- The owner of the property could be not reached at all and not a really excuse what happened to us due the not working code.
- Next to the apartment is a construction area. It was not too noisy but if this remains like that ?
