- Kevin (10/5): - Modern, clean and tidy, was 20 min walk to Coop live arena which was ideal for us. Beds comfy, had a great night's sleep. Wouldn't hesitate to book again. Small details. No dishtowel and a wee half pint of milk to utilise the supplied tea/coffee would have been nice.

- Claire (1/5): Sketchy! Avoid - The interior decor was nice. Sketchy! Avoid if your a young woman the area isn’t safe. The location is in an area with a high police presence and racing cars. The neighbours have a young child and you could hear the baby crying through the walls very easily. The key safe was extremely stiff and there was a back kitchen window jammed open! The manager of the property told us we had to check in later than 3 pm as they wasn’t finished cleaning. Then asked for our car registration saying we may be fined?? We checked when we arrived and there are no parking restrictions so we found this very odd! We could not log on the WiFi with any of the passwords given. We could not close the kitchen window at all and with the constant police sirens and baby crying! The back light in the garden kept coming on! We did not feel safe to stay over night we left.
- Samantha (8/5): Was ok for the night. - The house was nice, and modern, and felt homely and well looked after. Unfortunately, the sofa was wet on arrival, so we weren’t able to use it during our stay.
- Kent (5/5): Good stay if you happen to be a Polar Bear in thermals. - The house was very clean and organised - nicely adorned for the Christmas visit. It was ideal for a booking to relax and meet family. We booked last minute and everything went smoothly - Ade responded to questions in good time. It was a good base for a small party to enjoy a short stay. The kitchen was excellent as we made a Christmas meal - everything was clean and spotless. Utensils and equipment was new and functioned perfectly. A good space living room with a good TV. Bathroom was spotless apart from a cracked toilet brush. Large bath with shampoo/body wash hand soap etc. The house was freezing! We contacted Ade and he said to use the thermostats which we did. However . . no effect. There was only one radiator for the living room and it never went higher than tepid in temperature. The whole stay was freezing and it was hard to be comfortable because of the cold. There were no fan heaters to compensate. We ended up eating our Christmas dinner wearing sweatshirts and coats - there was more heat coming from the candles than the radiators. I found it a little difficult to open my presents because my fingers were so cold. Parking is a nightmare - we had two cars but only one 'registered parking ticket' As it was Christmas Day we got away without a parking ticket. What I didn't like either was the 'surprise' DEPOSIT OF £200 demanded AFTER the booking was confirmed. This was not mentioned in the advert on Booking.com - and I think all costs should be up front. The house charge was £145 and the deposit meant another £200 - which potential customers deserve to be aware of when choosing a booking. The fact that it's not mentioned in the advert is quite deliberate and underhand. Plus you have to trust Ade to actually refund it back and not perhaps claim it all because you used too much heating . The couch and two chairs were not very comfortable either. Thankfully the owners left two throws on the chairs to help combat the extreme cold.
In response to the hosts response regarding the stay. He was contacted regarding the heating and just informed us to use the the thermostat. The plates were foil wrapped with food - taken by error and returned despite the host's aggressive attitude. The house was left immaculate as well cleaned up - the burnt item was replaced - we took pictures of how we left the house - no surprise that the host Ade did not show any evidence of a mess! He's not being truthful.

The price was very reasonable The security deposit could have been highlighted upon booking.
We only became aware of it after the date for Free Cancellation had passed so felt somewhat deceived that we then had no option to pay the deposit rather than look for an alternative property.
A follow up message from the Host detailing the security deposit just after the initial booking had been made, would have put our minds at rest rather than a message a few days before the stay date. Whilst I appreciate that Booking.com cannot facilitate the payment of a security deposit, with all the fraud that goes on, it was very worrying to receive a message asking for payment to be made to personal bank account. Saying this, the Host very quickly refunded our deposit after check out and this was appreciated.
The shower could not be used because there was no shower curtain or screen.
- Renate (8/5): Great property near to the Co op Stadium - The house is lovely and in a great location for the co op stadium. It was only a few minutes away by taxi. There are shops nearby for anything that you may need. The property is clean and already decorated for Christmas which was lovely. Tea and coffee were also provided. Ade was really helpful. There was a small issue with the heating but he came round and sorted it out really quickly. There's also a bus stop just across the road which takes you into Piccadilly Gardens and they ran about every 15 mins. I would recommend this property and would book again. N/A

- Cornish (9/5): Great stay in a full house for a concert at the Co-Op live which is basically a 20 minute walk. - Location is perfect for Co-Op live and Etihad. Just a short 20 minute walk along the straight road and your there! Garden needs some work

A clearer timeline and more frequent updates during that process would have made the checkout experience smoother.

Bedrooms well decorated and cosy bathroom was well presented mirror was a nice touch easy access to the property with parking on the front Settee could have have been a little deeper but no a major issue bed a little uncomfortable again not a major issue after spending the day in Manchester

The host was not very responsive when asking questions and only finally replied when I called them and they text back. Just very poor communication with how to check in, especially with the amount you pay I did expect more. The downstairs area isn’t very comfy, sofas not comfy at alll. The deposit you have to pay is extortionate!

- Desire (10/5): Exceptional - The place was absolutely magnificent i loved everything at the property i can definitely booked it again in future Well I may advise every traveller to always check the policy of this property because after paying booking you need to.deposit again£200 for security damage in case but ofcos I understand why but you need to keep an eye on policies of the host which was abit inconvenience to me but other than that overall the place is worthy spending days or night there.

The only negative was that although there was a pull out bed we couldn’t find any bedding/pillows for it, but we made do using the throw blanket off the downstairs sofa and a pillow from one of the double beds

- Sana (8/5): Satisfied with the stay. - Host was accommodating and friendly, also extended checkout time at my request. The price was the most reasonable one I could find in the area. it was easy to check in and check out. Place was reasonably clean and is easy to find on Google maps. Heating facilities and water pressure is great. Comfy sitting area with sofa bed and also there's a little closet upstairs to hang your clothes, with an iron and ironing board. Host also provided a blow dryer which was very useful. Inadequate cleanliness, carpet upstairs wasn't vacuumed, there was a lot of hair on the bed, mattresses very uncomfortable. Some Parking issues that need 24 hours notice for reservation.
