- Yvonne (9/5): Very convenient and clean. Breakfast was well stocked. - The bathroom was Coooooold. We figured out how to reactivate the timer on the towel rail on our second night which helped. For some reason it wasn't working when we arrived. There is no other source of heat in the room and a winter breeze was coming around the blind from the window

- Alison (6/5): It was ok, somewhere to sleep which is all we wanted - Location was fantastic - within walking distance of all amenities A few niggles with the room, it was quite small but ok for the price paid.
The water pressure and temperature in the shower was intermittent.

- wootton (10/5): It was wonderfull - We loved the room it was so easy to get our keys. The instructions were very easy to follow. Breakfast was great. In all we l9ved staying hear and hope to come again in the near future. Thank you very much for a lovely stay. Nothing. Everything was perfect.

- Sharon (5/5): Would not return to Whitby because off the lack off parking long way from property - Location No parking impossible to find park !! When you do it’s a long walk to property with your cases not good at all

- Jackie (9/5): Would happily choose this one again. - Liked just being able to turn up and get keys via box. Pretty much exactly as described and even though it was bank hol weekend we were able to park nearby. The beds are so soft. Glad we were only first floor though! Only downsides were sleeping in the morning.... There are only white blinds so as soon as the sun is up it was difficult to sleep. Should probably have dark curtains. Also noisey neighbours out the back early AM (different property) could hear every word.

- Nathaniel (3/5): 9/10 for the room. 0/10 for the rude hospitality - pay a few more pounds for a friendly host! - Excellent location that is well situated to explore Whitby. Clean room that was to a very high standard. I don’t normally leave bad reviews, but my experience here really warranted one. The host, David, was incredibly rude and patronising when I called him to ask for the key code when what I now realise is the 'pin code' on my confirmation page did not work - this is also due to the fact that no 'instructional' email was sent to me despite being told that it would have been. As soon as I first asked about the code I was bluntly told 'well its worked for the last two years' continuing later on to say that 'you should learn how to use Booking.com before coming' and 'well everyone else hasn't has any issues today so you must be the problem'. I was also repeatedly told that I 'should have read the email', and yet when I checked after the phone call again no such email was sent. His attitude very much set a very bad impression before we had even got to our room.
Whilst the room was nice, the place itself is covered in passive-aggressive signs telling you what not to do – it made the stay feel anything but welcoming, with cameras everywhere checking you don't go against the signs. The so-called 'continental breakfast' was appalling. There were no fresh items provided – no fruit, no bread, or fresh meats. Definitely not what you'd expect from a continental breakfast, and very misleading in the description.
Overall, I’d suggest avoiding this place unless you enjoy being scolded by your host and eating chocolate biscuits for breakfast.

- Lindsey (10/5): Convenient, Cosy and Homely - There doesn’t seem to be many places in Whitby that have 2 single beds. It was in very convenient place too. Continental Breakfast in the hallway fridges and cupboards plus microwave, a good use of space. I loved the property but maybe Im just blind but we struggled up stairs with bags as we didn’t see lift. I seen the door but with it being wooden traditional looking I thought it was an office. Think my friend also thought the same. We used it on last day on check out. Unfortunately we couldn’t find a parking space any of the streets on friday of goth weekend, not sure if maybe some bays can have a reserved sign on the bays with room names. No matter I dropped friend off with luggage at picnic tables in property garden and went back to abbey to park.

The room was perfect for a 2 night stay.
While the table lamp is aesthetically pleasing, maybe a smaller one? So that there is more room for a cup etc.
Overall, a beautiful place to stay will definitely choose The Sandbeck in the future. Noise from other guests late in the evening getting breakfast items for the following day.
- Lynne (8/5): Pleasant stay. - Quiet location. Clean room and bathroom. Basic breakfast. Not enough space in the room to eat breakfast ( fold up chairs and table stored in bathroom which was a bit off-putting)
Could have done with better pillows.
- Patrick (9/5): Lovely place to stay. - Great location. Really nice room,very clean, comfy beds. Breakfast was help yourself which was all supplied in a communal space to take to your room. Very friendly hosts. Would definitely recommend this guest house.

- Miriam (8/5): Great location. - Beds were comfortable. Room clean. Shower good. Basic breakfast which is kept in hallway that you take into your room to eat. The room was a little cramped but was good overall. Prefer breakfast in a dining room with more choice.

Liked having fresh milk for cups of tea etc, having the fridge in hallway. Ample supply of fresh juice too. Pity all rooms don’t afford a sea view. Breakfast quite basic for a continental. Could do with some fruit or individual pastries. Limited cereal choice, some muesli be a nice change

- Ladonia (9/5): Stylish break - Room was clean, well maintained and bathroom was perfect. Bed was super comfy. Was sound of running water outside window, assume it had something to do with scaffolding and building works. ( this was not obvious and caused no problems)

- Fiona (9/5): Lovely, clean and comfortable room - Nice room; great location; very, very, very comfortable bed! Perhaps more fruit-flavoured or even plain yoghurt options for breakfast; caramel/cheesecake/chocolate seem odd for breakfast.
- Beverley (8/5): The Denny room is very clean and comfortable but the loud noise from the plumbing was the only thing that let it down. - The room was very clean and modern. The mattress and pillows were the best I’ve ever slept on in a B&B. My only issue with the room was that all the plumbing from all the other rooms seem to be in our room so it was really noisy when the other rooms in the building turned a tap , flushed toilet or take a shower. I was woken up one morning at 5am by the room above us taking a shower. It is so noisy.

The bathroom had an electric shower and lovely white towels and warm radiator.
There were tea and coffee facilities… Costa Coffee and Yorkshire Tea. Breakfast consisted of cereal and yogurts plus a choice of orange or apple juice. There was scaffolding around the building. It seemed like the property was a working progress. The entrance / hall / stairs and whole experience reminded me of a bedsit property. Although the interior was painted white and the carpets were new, it was a worn building. The bedroom which was really small, was clean, with new carpet and freshly painted walls but it had a terrible smell of foist. The TV didn’t work; no signal. There was a little alcove where a bar was built in to hang your clothes on…… no good for anything other than your shirts as there was a flimsy chest of drawers underneath. The fire door was poorly fitted … no way would that protect you. There was a gap between the door and the frame. Should not pass regulations. There was nowhere to hang your coats.

- Angela (7/5): On the whole clean and comfy for one night but we would not return. - Very clean, bedroom nice and warm, beds soft but comfy. Bathroom freezing, towel rail only source of heating in the bathroom and thermostat was in bedroom but not immediately noticeable nor accessible and no instructions - didn’t want contact owners too early as we’d already had to contact previously as kettle didn’t appear to work.
Button switched on in the up position! (not down as most kettles do)
Also ‘breakfast’ was disappointing and we went elsewhere.
Advertised on booking.com as ‘breakfast included’ - this amounted to just a small selection of 4 cereals in a reception area outside rooms. With milk and juice in a fridge - you could help yourself to for breakfast. Not even continental
No rolls or cheese/ham - very basic - need to highlight this before an email after booking.
Also had we had breakfast there was nowhere to sit and eat in the room only on the beds - no chairs/table in room
However The Royal Hotel round the corner accept non residents for breakfast and was excellent.
Security lights outside would also help for accessibility purposes.
On the whole clean and comfy for one night but we would not return.
Location is higher up the town and not at the lower level - we should have done more research as someone with a visual impairment with steps/stairs being an issue it was not a great spot for us.
