• Michael (1/5): Sewage like damp smelling wet room. Got offered a full refund. Got £35 back. Read the full review. - The location is convienient for those who want to be close to the town centre. It takes roughtly 15-20 minutes to walk to Waverly from that location. The bed in the room was very comfortable. We paid £178 for an overnight for valentines night. We arrived at the property at 3pm which was the time of check in. Our keys were not in this folder with our room number on it. We bumped into a cleaner at the property who apologetically said that our room wasn't ready as she didn't have the chance to start yet. We arrived back at 5pm and there was an overwhelming damp sewage like smell within the room and the carpet from the bed to the bathroom was soaken. I messaged the owner from booking.com and immediately got a phone call from Nizam. He informed me that there was a leak from the radiator in the room the previous night and initially offered a FULL refund for the night regardless whether we stayed or not. Since it was valentines and the costs of other places being extortionate, we decided to accept staying with a full refund. The bed was comfortable but the stay was completely ruined by the room literally reaking of a pungent, fusty damp smell. I got a message from Nizam saying that he has spoken to his father and the father would like to offer us a partial refund without confirming what the amount was. Long story short - the refund was a day late after chasing up a few times and we only received £35 back! I challenged Nizam on why we received £35 back after initially being offered a full refund. He initially wouldn't confirm ever making an offer of a full refund. Tried to justify his partial offer of £35 on a response from chatgpt and then admitted that he should not have offered it without speaking to his father first, who was the owner. It took me about 2 hours of challenging him to finally admit it. I felt that me and my partner were made for fools and I wouldn't recommend staying there. Photos attached for proof.

• Anthony (5/5): A standard family room - Location and private bathroom. With no reception, the management of property were quick to respond to online messages and queries. It was not a luxury room. There were a shortage of mugs and towels. Problem with Tv. Broken extra tv left in room. It was clean and comfortable but unfortunately disappointed. It’s the attention to detail that was sadly lacking with so much potential.

• Singh (10/5): - Everything. Easy access, great location, privacy, helpful staff. I arrived 3 hours early by train, and they allowed me to check in early, thus saving me precious time to go sightseeing etc without having to lug around my luggage. Nothing really.

Sabah çok erken saatte yan binada çok gürültülü bir çalışma oldu. Geç yatıp , erkenden gürültü ile uyandık. Çamaşır makinası yok, mutfağı yok.

We waren niet zeker of we deze mochten gebruiken. Waarschijnlijk wel maar daar had beter over gecommuniceerd mogen worden. Ook over de parking mogelijkheden in de buurt zou duidelijker vermeld mogen worden bij booking. Ik heb daarvoor gebeld naar de huisbaas en wel direct antwoord gekregen.

• Stephanie (6/5): Good location but needs improvements. - Location is walkable to centre of Edinburgh and public transport is close by. Tea/coffee was appreciated. Check in instructions were clear and easy to follow. We contacted the property 24 hours before check-in, asking if it’s possible to leave our bags. We didn’t receive any communication for 21 hours, which was too late. We ended up paying for luggage storage before receiving any information from the accommodation. We were only given bath towels. No hand towels or a bath mat which made showering a bit tricky. We had to use our bath towels after use to dry the floor. Hand soap, shower gel and shampoo was provided, but the bottles (of shower gel and hand-soap) were practically empty. Overall, fine for 1 night but it would be hard to stay longer.

• Miryam (8/5): Nice accomodation for 3, good location and clean - The location, price, amenities, easy chek in and out, space in the room, private bathroom, beds and a lot of storage Electric curtains blinds were not working, so we had to keep them close. In the bathroom there was a sticker on the window to protect the privacy, however it was not properly applied, there were some spots still showing, we had to put towels to feel comfortable. Windows are not double glazing and cant be locked, so we hear everything going on in the street. However, the street is not busy so you'll mostly hear seagulls fighting

All the necessities provided in the room, which was clean and tidy. No staff on site except the cleaning lady (who was very helpful and friendly). Other guests disregarded the no smoking rule in the rooms below, so we had cigarette smoke coming up through our open window. The bathroom is very tiny. Expensive compared with the rest of Scotland, but I guess the price level in Edinburgh is different.

We were worried about the check-in, but the owner sent us all necessary info on how to enter the building and claim the key. Nice location, plenty of things in walking distance We were provided with the towels, sadly no bathing supplies like shower gel and shampoo. The floor was crooked what made me lose balance a couple of times

After speaking to the property owner we then had to wait 1hr for the cleaner to turn up with the key, upon entry to the room there was a strong smell of cigarettes, bed was not very clean with hairs and small stains on the mattress. Not enough towels in the room either would not recommend especially for the price

• Jakub (3/5): Very poor communication with the owner - Location was good Upon arrival, there was no one to get us to our room. We were not informed on the room number or anything. Cleaners were still cleaning our room so we ended up waiting an hour for our room. We couldn't even sit down because the cleaners had their stuff on the chairs in the waiting area. Check-in was from 3pm, I requested to check in early but didn't get any response from the owner so we arrived at 3 but still didn't manage to get the room ready on time. Room was dusty and bathroom poorly cleaned with weird smell and no toiletries even tho it says they provide them. Bed was comfy tho. Overall we wouldn't book this place again.

• Lucie (7/5): Good - The room was very nice, located in a typical Scottish house within walking distance of the city center (25 minutes). Quiet neighborhood with all facilities. When we arrived, there was no one at the reception during the check-in time, and we had to call to get assistance. In the evening, the heating turned off and we couldn't turn it back on, so it was cold during the night. Instead of regular towels, we got one that was very small, and the other resembled more of a bath mat for the shower. We emailed the staff regarding these issues, but we never received a response.

• Daniel (1/5): Terrible owner - The bed only It's a second-floor room without an elevator. The cleaning is poor, and there was a lot of dust. The window doesn't close properly, and it's very cold. You can't adjust the heating to your liking. There's no shower gel or shampoo. They don't even provide toilet paper! The plugs and furniture are broken and damaged. There's a lot of noise from the neighboring rooms and from passing cars. You try to contact the owner through Booking messages, and they don't respond. Terrible communication. Awful! Also, the desk chair kept sliding backward because the floor is uneven, making it impossible to work properly.
