For me, the accommodation is fine, maybe they can improve some small things You need to improve the entrance to the apartment. It is a bit confusing with GOKI, there is no light on it, also the door from the apartment should have a lighted entry system
- Deano (5/5): Look elsewhere. You wont search long far to get much better value for money. - The building is beautiful but is ruined by cheap work/finishing. Location good. Instructions to get key, not clear. Hosts not even in the same country so good luck getting help, all the light fittings are wierd and not sutied to the building, bed lumpy, no TV remote, shower flooded in first two minutes of use, cables of lights on ceiling and walls just hanging loose, not even one tea bag or coffee pouch, no soap in the shower. No parking options given and had to ask, and they sent me to one further away than the best option. Ground floor was noisey from street and door entrance people waling in and out. Obvious a money maker for the owners but no care or pride shown for the guests. For price, not worth the stay.
- Remco (3/5): disappointing for the money paid - location is great. after the front door there is steel gate for which an additional key is needed. This key was missing and me together with two other independent guests couldn't get. We called but no action. In the end I climbed over the steel gate to open the gate from the inside. One of the other rooms had an additional key for this steel gate, but I didn't. Late in the evening now this steel gate was locked as well. So again we had to climb over the gate. But moreover this is dangerous as in case of an emergency I wouldn't have an exit through the front door. Not good. Plus a very squeeky floor.

- Stefano (4/5): Disappointing - The apartment was NOT clean at all !! Dirty floor from the previous guest, the shower was not clean (still some hairs on the floor!). Really disappointed.
- Karen (7/5): Good - Location was great. Apartment was clean. Felt safe. Not enough lighting in the bed area and lamps were not helpful. Internet was extremely slow. The powerboard underneath the shelf that had the microwave needs checking as it did not always work. I asked some more soap for the bathroom as both disp3nsers were empty but none ever arrived. The room seemed smaller than the photos on bookings.com.
- Simone (1/5): Avoid booking any apartment from Smartflats! - AVOID BOOKING ANY APPARTMENT FROM SMARTFLATS! Our apartment was clean to the eye only with empty bins and a bed made up. There where long blonde hairs from previous renters and other stuff on carpet, dust everywhere, water under every sink, all soap dispensers empty, quarter roll toilet paper no back up, kleenex empty, topper on bed 20 cm smaller than bed. So our romantic weekend started with a call to Smartflats for HELP. The only response was... we don't know when we come back to you. So after this unpleasant call we had to go and shop for soap and toiletpaper in the area. They NEVER came back to us during our stay and didn't solve anything during our stay. Only after check out a standard apology text via email, and 15% discount on next time. There will be NO next time. For the last days I reached out every day and the only respons is the same standard email I got the first time. Smartflats is not in the hospitality business. Mistakes can happen, even for 220 euros, as long as it is solved in all reasonableness and you feel heard. Mind you, there are penalties for you as guest when you don't wash your coffee cup in the morning (50 euros!). So any direct compensation for the lack of quality, service, communication and costs we made seems only fair to me. So spare yourself the DISAPPOINTMENT and FRUSTRATION I am still experiencing after this stay.
- Valeri (1/5): A complete dissapointment! Irresponsible owners! This property shouldn't be on booking.com platform! - Actually, we couldn.t get into the property, although it was fully prepaid - we haven't received any codes or links even though the owners promised to send them at least 4 days prior to our arrival, so, we arrived at 4p.m. as required and have been standing in front of the property for 1.30 hours with our suitcases desperately trying to call the telephone from their website to no result!!! NOBODY was answering this telephone. Then with the help of Booking.com assistants we were told to go to another address, not the one we have paid for. The new apartment was in a building undergoing some construction work and the hallway was very dilapidated and dirty, but the codes , they finally sent us, couldn't open this apartment as well. After trying to get into any of the both apartments for more then 3 hours we gave up and thanks God we managed to find a room in a nearby hotel as at this time of the year (July) Maastricht hotels are fully booked due to the famous Andre Rieu's concerts. Although we received a full refund for this booking, nobody can compensate us for our ruined holiday, nerves and disappointment!!!
- Valeriia (2/5): The place is dirty and the personnel shows complete disregard to customers and their needs. - Quite central location, and in principle the building itself looks historic and very beautiful, though completely not taken care of. It was very dirty, there was pack from cigarretes and dirty water and the mop lying in the hall for a week. In my room there were no pillow cases and there were some blood stains on the pillows; the microwave was not cleaned after previous guests and it was covered in white greasy spots; the sink was leaking; the wifi was poorly working; and there were no light in the living room so that after 7:30 when it gets dark outside, it is impossible to work or study. There is no reception, so communication was only possible via phone or messaging and the only thing they tell you is to send photo/video and that they will pass the information to the relevant department. Naturally, no one ever came to fix the sink, bring the pillow cases, or clean the microwave. I was brushing my teeth in the kitchen sink, sleeping on a towel, and never used the microwave. And since I did not have a key, once I got locked inside the building because someone, I guess, closed it with the key from outside. I called the customer service and of course they asked me to send the video of how I cannot open the door and told me that they will communicate it to the relevant department and contact me back as soon as possible (without any further specification of what this "as soon as possible" means. And I had a class starting in 20 minutes. So I had to improvise, I put my hand between the metal door (which was locked) and the wall, reached the key box on the other side, without being able to see the code just by touch introduced the code, opened the box, pulled the key inside and let myself out. My arm hurt for two days due to being squished between the wall and the door as I was trying to open the key box. Even when I ask them for an invoice they first send me the paper which does not look like an invoice at all (no specification that this is an invoice, no company name, featuring some unrecognized signs); only after I point this out do they send me a normal document.

- Mazzone (8/5): Charming getaway at l’Orangerie IV - Staying at Smart flats l'Orangerie IV in Maastricht was an absolute pleasure! The location of the flat was great. Situated in the heart of Maastricht, it was convenient for exploring the city on foot. The building itself offered a picturesque setting, adding to the charm of the stay.Despite being newly opened, I found the room very clean and well equiped. The room was beautifully furnished with brand-new pieces.
The assistance provided was efficient and effective whenever needed. I encountered a minor issue with the wifi, but it was promptly resolved.
In conclusion, if you're looking to visit a beautiful city and enjoy a comfortable stay, I highly recommend Smart flats l'Orangerie IV. Whilst the kitchen corner was quite small to my liking, it was actually very convenient for a this kind of accomodation.
