To ensure a pleasant stay for everyone, we kindly ask you to follow these simple rules:
1. Check-in begins at 15:00 and check-out is at 11:00. Early check-in and late check-out are subject to availability and additional charges. Please note that a late check-in fee of IDR 200,000 applies for arrivals after 8 PM, as our team will need to be specially arranged to welcome you.
2. A safety deposit box is provided in the room. We are not responsible for valuables left unattended. For additional secure storage, please contact us.
3. Use of the swimming pool and all facilities is entirely at your own risk. We are not liable for any accident, injury, loss of life, or property damage within the premises.
4. Drone use requires prior approval due to guest privacy.
5. Pets and durian are strictly prohibited on the property.
6. Quiet hours are from 22:00 – 07:00. Please keep noise to a minimum, especially in outdoor areas.
7. Outside vendors require prior approval. Approved vendors may be subject to a venue fee starting from IDR 500,000. Unauthorized vendors may result in a minimum fine of IDR 1,000,000. If there is any service you require that we do not currently provide, please feel free to let us know your preferences and we will be happy to assist where possible.
8. No parties or events inside the villa. Unauthorized events may incur a minimum penalty of IDR 1,000,000 and may lead to eviction without refund if complaints arise.
9. Smoking is permitted in designated outdoor areas only. Violations will incur a minimum penalty of IDR 1,000,000 per affected area.
10. Commercial photography requires prior approval and must respect the privacy of other guests.
11. Guests are responsible for any damage, stains, fire incidents, or loss of property during the stay. All charges must be settled before check-out.
12. Cooking is allowed in the kitchen area only. Open flames (including BBQ, candles, incense, and fireworks) are strictly prohibited.
13. As Bali is a tropical island, occasional geckos, ants, insects, or other small wildlife may appear despite regular pest control.
14. The parking space is available for up to 2 small cars / 1 large car / multiple motorbikes. Advanced reservation for parking is needed.This property does not accommodate bachelor(ette) or similar parties.

- Nash (10/5): Gorgeous jungle villa - Absolutely gorgeous location which is about an 8 minute grab from the centre of Ubud. The staff were lovely and friendly and after staying in 3 different villas on our Bali trip this one was our favourite. Very equal rooms so everyone is happy and a stunning villa overall. Great communication from staff beforehand which helped to make us feel very reassured. The only slight flaw is that the pool is in the shade for a fair bit of the day which makes it significantly colder then any of the other pools that we had. The pool was so cold you couldn't really stay in it for long and more for a quick cool off.

The swimming pool is a gem where you kids can just play in it but also big enough for adults to swim laps as exercise. The staff is amazing: very polite, pleasant, and ready to help and very quick in responding to us. Once we had problem with 1 of the doors at 11 in the evening and somebody came within 10 minutes. You need a car to go to town but with grab app, our rides always come within 10 minutes. Our regrets is not staying here longer than 3 days. So yes, we will definitely stay here again. Nothing.

- Lee (10/5): Luxurious tranquillity in Ubud - Villa Talun was amazing! The bedrooms are enormous and each one is self contained. There were indoor and outdoor areas to come together- especially the outdoor sunken lounge. The kitchen, dining and lounge area were modern, comfortable and had everything you could need, including views of the pool and the jungle beyond through the floor to ceiling windows. The pool is what it's all about though....over 10metres long and big enough for the kids to play in, or for the adults to relax in and soak in the natural surrounds. While it is a 45 minute walk into Central Ubud, there are several restaurants and small convenience shops close by., and it was easy to get transport on one of the apps like gojek. Being away from the noise and busyness is what it's all about though- perfect!

- Yash (9/5): The Villa Talun: Perfect for Family in Ubud - The Villa was a superb homely feel good property for our group of 2 families with kids. Everyone had enough space and areas to have fun. The pool with the view was just superb!! Nothing specific.. just the bugs here and there but in nature it's going to be there.. can't complaint.
