Communication with host was excellent. The property was a bit tired and could do with some updating but it was clean and comfortable.

- Emma (8/5): A really lovely weekend in a comfy house within easy walking distance of the centre of Edinburgh. - We loved the great owner who was helpful, friendly and quick to respond to any queries we had before or during our stay. The house was spacious and well equipped for our group of eleven adults. The beds and duvets were comfortable and clean. It was lovely to have the communal areas where we could all meet and enjoy each others’ company in the dining room or lounge. This is where a house beats a hotel where we would have each been isolated in our own rooms.
The location of the property is great: half an hour’s easy walk to the centre , or there is a bus stop right outside the house. It’s nice to have an outside courtyard to enjoy during sunny moments too.
The downstairs bedroom with its own toilet and shower right next door was incredibly useful for my 87 year old mother who can no longer manage stairs easily. This was actually the deciding factor in making us choose this property over others.
We were able to make the house lovely and cosy with the central heating and plentiful hot water, which was greatly appreciated.
We also loved the fact that the owner told us he is planning on updating and improving the house in the coming months, as this will make it a really desirable rental property for large groups. The showers were tricky to use and seemed to go from hot to cold without warning. On the last day we found a piece of paper that had swung backwards out of sight in the middle-floor shower telling us that it had broken and was not to be used, which explains why we had particular trouble with that one! I imagine the new owner will update them soon and then it’ll be lovely to have four good, working showers in the house.
Some of the house seemed to need a good clean as we found quite a few bits and pieces on the floor or under beds in the bedrooms that had been left by previous tenants. A good Spring clean would make a big difference here to whether the house feels clean or not.

- Ross (8/5): One night stay with mates - Good price and location Quite dated property. We rented the whole house but if you rented individual rooms you share bathrooms.
- Amp (1/5): Verschrikkelijk vies( echt om te kotsen) onvoldoende benodigdheden, slechte matrassen, niks was goed - Alles maar echt alles was verschrikkelijk!
Dat het een grote bedrijf als booking.com zoiets adviseert met een ook nog 7,8 als cijfer kan absoluut niet waar zijn. Alles was niet alleen vies maar smerig, echt verschrikkelijk!!!
Bedden met matrassen waar je niet normaal kunt slapen, lekkage van de tweede verdieping naar de eerste vierdiping badkamer.
Urine resten in badkamers, en resten van de vorige gasten.
Muis poep in verschillende kamers o.a de keuken.
Een enige grote mes waar je niet eens brood kon snijden, 1 halve pan voor een huis waar je met veel mensen verblijf???Wij konden daar niet koken, door de en niet voldoende benodigdheden maar voornamelijk door de mega viezigheid dat wij daar hadden aangetroffen!
En meneer van het huis vond onze beoordeling niet goed????
De enige hier niet goed is het huis, en huis met veel potentie maar waar hij blijkbaar niet wil investeren.
Toch verbaasd ons ontzettend dat zo'n vreselijk huis nog op de site van booking staat en ook nog met een 7,8 ????ONMOGELIJK!Zie foto's!
Kortom een nachtmerrie van een huis.

In de keuken bijna niks om in te kunnen koken( voor een huis waar 18 mesen kunnen verblijven), geen koffie apparaat, geen föhn, een planfond raam met super smierige hangerige dingen boven het fornuis, echt om te kotsen, kortom echt een verschrikkelijk huis.
Badkamers ruikende naar oude urine, vuilnis van andere gasten nog aanwezig.
Voor de prijs dat het voor het huis betaald moet worden, vonden wij het schandalig slecht!!!
Wij zouden ons geld gewoon terug moeten krijgen!
Ajb, valt niet in de belachelijke leugens dat booking zegt over de accomodatie, Zoek verder!

The trash wasn't taken out and some elements like loose skittles and empty bottles indicated it wasn't cleaned after the last guests. Would highly recommend Loudons restaurant for ANY meal, and Costas coffee shop for a quick coffee and bite, both less than a five minute walk.

- Katherine (7/5): A thoroughly enjoyable stay. We will be back. - The property is well situated for Edinburgh town centre with a bus stop located right outside. There were a mixture of single and double rooms for a group of 12 staying. the house was super clean and the beds were very comfortable. The owners went above and beyond to ensure we had everything we required before and during our stay I would probably say they are the best hosts that I have dealt with. A toaster would have been helpful at breakfast.

- Jessa (8/5): Hen party - We had a fabulous stay here. House is a great size, 4 bathrooms across the 3 floors, plenty of sofas/chairs/glasses/plates etc. Good sized freezer and fridge too. Bedrooms and bathrooms were clean and beds were really comfy. Upstairs bathrooms were in good condition and looked recently updated. Overall, it worked perfectly for our hen party and I would stay here again with a large group. It is around a 10 min walk to get to busy areas and buses stop right outside the house so really easy to get back to Waverley station. The house is a lit bit tired and in need of some maintenance in places. Oven could have done with a good clean. Plug sockets are sparse! Kitchen is well-stocked on glassware/cutlery but limited on pans, no baking trays, no scissors/sharp knives. If you don't plan on cooking a big meal there you'll be fine though!

Owner was very accomodating. Stayed only less than 24hrs in the place. Nothing major to complain. Table itself was perfect but would do better if table cover gets changed but it's not a big deal. It served it's purpose anyway.
- Crichton (7/5): Townhouse review - Rooms were well kept, bedding was made up and comfortable. For a large group of 11 guys it was ideal. Good location. The host was absolutely outstanding. Very accomodating, gave us a later check out as well, couldn't ask for more. For offering so many beds, which attracts large groups like ourselves the kitchen could really do with more fridge and freezer space and cooking utensils.
The only other downside is there were quite a number of ants in the kitchen, we noticed them early upon arrival and not quite sure where they were coming from, but it was a little off-putting.

While bedding, towels and bathrooms were clean, other bits (e.g. second fridge) were not. Some flooring very tired. A toaster would have been nice!
- Alexander (6/5): it was ok but I wouldn’t recommend the place. the beds are small and the matras not so nice. it felt dirty and ants were - we all had a bed. we were with 16 students age 15 and two teachers. cooking was difficult with the pans and one sharp knife that wasn’t sharp. late check out was ambiguous in the messages and we there was no place to leave our luggage when travelling late.
