The restaurant food is really good and always packed with people. The place was cozy, and we had everything we needed in it. Being so close to 5th street, there were some late nights when you could hear the music loud.

• Anita (10/5): Excellent - Ivan and Diego were so nice and supportive. We really enjoyed staying here. The apartman was clean in the center there is a little garden where you can sit out to the table and have your breakfast etc. 5 min walk from ferry station,ADO bus station and 2 minutes from 5th Avenida. Multiple shops and restaurants around,their Romeo Italian restaurant is also great. Walmart like 7 minutes walk. We defenetly want to come back:) None

• Karen (8/5): Great location lovely staff - The team at the hotel and attached restaurant were all lovely and very helpful. Apartment is well set up for a few days stay. Excellent location with a fabulous coffee shop and a great local taco place within metres of the door, and close to the main drag. Others have mentioned the nightclub noise - I stayed 3 nights and this was only an issue on the Saturday night. But unfortunately there is now a building site next door which was noisy during the day.

• Merinos (9/5): Mi visita a Playa del Carmen - La ubicación, tiene muy cerca puntos importantes para mi. Tales como el ADO turistica, la hermosa capilla del Carmen y el muelle del Ferri para trasladarme a la Isla Cozumel. Me sentí como en casa.

Tiene un restaurante, excelente ! Un lugar cercano, pasa música muy fuerte, pero sólo hasta las 12 aprox. No es tan grave.

• Wendy (10/5): Safe clean place with exceptional staff and amazing food at the restaurant - The owner Ivan and his staff go above and beyond to accommodate. Upon any request, someone will come to take care of things immediately. They offered to let me stay in my room 3 hours after checkout because it was available and I needed a place to leave my belongings. The food in the restaurant is absolutely delicious. Nothing - it could not have been better!

• JOHN (9/5): Excellent location close to the Cozumel ferry and ADO bus terminal - You could not find a better host than Ivan, the manager. Excellent communicator, very hard worker, and completely receptive to all our needs. His assistant, Diego, was also super friendly and helped us take our luggage to the ferry station. The room was spotless, featuring a huge king bed and a full kitchen. The restaurant in front, Romeo, was always packed with people raving about the food. The price was a little high but not exorbitant.

• Marie-Andree (10/5): A gem / una joya - I was expecting a guesthouse, but this was really like having your own little apartment in the heart of the downtown! I only stayed a few days so I ended up not cooking, but I could have in the fully equipped kitchen. The room was spacious and comfortable, as well as very quiet and dark at night as it's located in off a courtyard behind a restaurant. The staff was so friendly and welcoming. I enjoyed a meal at the attached Italian restaurant, where service was also exceptional. Tip: if you drive, there is paid parking across the street, but it's a small lot with a valet. Only about 600m away at 10th and 14, there is the Tendenza parking garage that is a much more secure and cheaper self-park option. I live near the Playa, so it is very likely I'll be back, and I intended to stay here again! Esperaba una casa de huéspedes, pero esto fue como tener tu propio depa en pleno centro. Solo me quedé unos días, así que no cociné, pero podría haberlo hecho en la cocina totalmente equipada. La habitación era espaciosa y cómoda, y muy tranquila y oscura por la noche, ya que está ubicada junto a un patio detrás de un restaurante. El personal fue muy amable y acogedor. Disfruté de una comida en el restaurante italiano contiguo, donde el servicio también fue excepcional. Consejo: si vas en carro, hay un estacionamiento de pago al otro lado de la calle, pero es pequeño y con servicio de valet parking. A solo unos 600 m, en la calle 10 con 14, está el estacionamiento Tendenza, una opción de estacionamiento mucho más segura y económica. Vivo cerca de Playa, así que es muy probable que vuelva, ¡y tenía pensado alojarme aquí de nuevo! I did not like the narrow gap between the bathroom vanity and the wall — dropped items would be lost forever. Wi-Fi was spotty, but I’m going to blame TotalPlay (who happens to be my home provider) because I had the modem in my room and rebooting it helped. No me gustaba el estrecho espacio entre el tocador del baño y la pared; si se caían, se perderían para siempre. El wifi iba irregular, pero voy a culpar a TotalPlay (mi proveedor de internet en casa) porque tenía el módem en mi habitación y reiniciarlo ayudó.

• Petra (9/5): Ich habe mich sehr wohl gefühlt und sehr umsorgt, in den zehn Tagen! - Ich fand die Ausstattung sehr gut. Das in der kleinen Küche, alles vorhanden war, was ich brauchte und was fehlte, wurde besorgt im Innenhof zu frühstücken. Dass meine Vorschläge, als solche gesehen wurden und womöglich auch umgesetzt. Das tolle Restaurant was dazugehört.Die Strandnähe(300)m alle Mitarbeiter sehr bemüht waren. Dass mein Apartment, direkt an der Küche war und trotz aller Bemühungen der Mitarbeiter, es nicht aus blieb, dass ich was hörte und natürlich auch die Kühlanlagen, wenn sie angesprungen ist. Wenn man so zentral ist, hört man natürlich auch was von der Party Miley am Wochenende. Aber das ist normal, wenn man sonst kurze Wege haben möchte und wenn es doch mal Unruhe gab, konnte ich es benennen und sie haben versucht Abhilfe zu leisten.

• Carl (8/5): A fantastic location next to a great restaurant. - The location was perfect to reach everything! The bus (ADO) was less than a 7 minute walk, the ferry about 10 minutes, and right in the middle of downtown Playa Del Carmen. The restaurant Rome is literally attached to the domicile, and always serves the most delicious meals. The staff was most helpful and friendly. This is an ideal place to stay. The room was clean and the location very safe. There wasn’t anything I found displeasing about the property.
• Denise (10/5): Wonderful stay! - Just one block from 5th Avenue, although not fancy, this place is truly a gem! Initially, I wasn’t sure as it was located next to a pizza restaurant in a busy area. My trip was last minute and on short notice, I had requested early arrival. Once inside the complex, I felt safe; it was quiet and everything was very clean. I was met by Diego, who was wonderful, carrying and storing my luggage, bringing extra water, connecting the internet cables and offering suggestions; he was so very gracious. If I needed anything, all I had to do was ask. The location was fabulous, close to the beach, the ferry and Fifth Avenue, making it a great stay!

• Daria (9/5): - The property has several rooms sharing a patio. Clean, comfortable, safe, everything new. No issues with AC or internet. Fully functional kitchen with everything necessary for cooking. 2 min walk to touristy spots and the beach. Local spots to eat 3-4 blocks away in the opposite direction. The property is located behind restaurant Romeo. Diego who helped me with check in is possibly the nicest person I've met in my three months in Mexico. All rooms have windows facing onto a patio so privacy may be an issue. Loud music from a bar on the corner (no noise from the restaurant itself what).

Cerca de todo y tranquilo a la vez, personal de 10. Me Tuve que marchar unos días antes por temas personales, y no me pusieron ninguna pega para recuperar los días no utilizados en otra ocasión. Te respetan el día que quieres que hagan la limpieza, previa tu autorización, muy muy contento. Trato con Roberto de 10, y si comes en su propio restaurante un italiano espectacular tienes descuento, y esta justo al lado. Nada a destacar, me encanto

• Yilmaz Emre (9/5): For someone who’s not gonna spend much time in the room can easily comfort ably sta y here. AC, wi-Fi and all the other - It’s quite central and easy to access. It opens up into a small patio where all the other rooms are facing too. Indeed particularly on Friday and Saturday evenings there is loud music going on in the background. If you’re a light sleeper, it might be challenging, though I was fine.

• Steve (10/5): I liked it so much I will stay there again when I come back. - I liked the entire set up. Everything was clean. Bathroom was fresh, Just enough kitchen utensils and bowls to have breakfast. I really like the tile floor The refrigerator was the PERFECT size. Any smaller and it would have been too small.. Internet worked well out in the court yard and even had an outlet so I could keep working 2 plus hours at a time with out worrying about staying charged. Air condition and fan was great. The mirrors were perfect. I also enjoyed the 10% discount for dinner at the restaurant. Excellent food. Staff was very helpful. Especially IVAN A little larger amount of hot water. The hot water heater for the shower was a little small. Not a big deal because I was colder from having gone Scuba Diving. Noise from Corner bar on the weekend went past 2 AM. a noise ordinance to have them tone it down after midnight would help the whole neighborhood.. I just put in my ear plugs. Five of the seven days it was very quiet.
• Osterdahl (9/5): Comfortable - Our room was very nice and well equiped. They had four rooms i a small nice yard, behind the Restaurant Romeo. The entrance was hard to find, but is located between the two parts of the restaurant. (The food we had there was also vey good). The room was surprisingly quiet, considering the very central location. But of course you sometimes hear some music from bars and restaurants. We sometimes had some bad smell from the pipes in the bathroom. Not too bad though.

Ivan is the BEST, friendly, helpful, flexible host we have ever had! :) we felt safe during our stay thanks to him! Also, there is a good Italian restaurant next to the apartment ( Romeo )

• David (8/5): Very good - Ivan, the host, is very friendly and helpful. Readily available by WhatsApp. Located behind an Italian restaurant which makes it quite secure. 10% discount in the restaurant too and the food is very nice. Room has a hot plate, microwave, coffee maker, pots, pans, kitchen utensils, delph and cutlery. Windows have screens for bugs. A two minute walk to 5th avenue and less than ten minutes to the beach. Beach towels also provided which was much appreciated. Pillows were very lumpy and uncomfortable. Some comments have mentioned that it's very quiet given how close it is to 5th avenue, but there is one bar/restaurant around the corner that blares terrible, loud music until the early hours. It didn't stop until 5am on the Saturday night. If one was into late night revelling it's probably the perfect location though. Our particular room didn't get much sunlight which usually wouldn't be a problem but there were some days of rain during our stay - the room could feel a little humid or even damp at times.

• Ariel (7/5): Small, but everything you need for a stay. - Comfortable bed, fridge, hot plate, spacious closets, a small table and chairs, great WiFi connection, soft blanket on the bed, AC worked great. Hot shower with good water pressure. All the basics needed for a stay. Walking distance to shops, restaurants, beach, The room was much smaller than it appeared in the photos. Actually the space was nothing like what I expected based on the photos. There is just enough space to walk around the bed. and use the kitchen. It's basically a little room but equipped with all the functional necessities. There is a big window across from the bed, but it opens to a shared courtyard so there's no privacy if you were to open it or lift up the shade. Note that you need to go through the restaurant in the front in order to access the room.
• Em (6/5): Good if you party at the beach nighclubs all night. Bad if you want to sleep. - Everyone was very helpful, especially the staff at the restaurant which adjoins the apartment. The location is very close to the beach. Easy access in and out of the apartment. Mini-kitchen. WiFi and A/C work well. Lots of closet and counter space. Bed is comfortable. Outside relaxing area. Roomy apartment. Good price. Mold in the shower. Odor in the bathroom and in the apartment in general. Broken fixtures in the shower. Poor water pressure in the kitchen. Super noisy street with nightclub music till 3:00 or 3:30 AM every night.

Everything you need is there and given that the apartment is located close to the busy main tourist street at the beach we heard almost no noise at night. • Jonathan (10/5): Super Nice - The studios/apartments are located inside one of Playa Del Carmen's best Italian restaurants, ideally situated 1 min walk from La Quinta, 5 min from the ADO buses and 10 min from the ferry to Cozumel. The accomodations are brand new and very well secured. Marco and Yvan are very attentive, responsive and super-friendly. The studio is comfortable, the bedding is good, the wi-fi works very well, the kitchen area is complete with cooking hobs and all the necessary utensils, the fridge is large and doesn't make any noise. The bathroom is well laid out, and the shower has a very good hot and cold water pressure. There's a large communal patio full of greenery which allows the different tenants to meet each other, and makes for great encounters. If you're feeling hungry, you can always go to the restaurant to eat in or take your pizza home with you. I had a pleasant stay with Marco and Yvan, and I'd like to thank them for making my vacation in Playa Del Carmen such a success. I'll be back for sure.

Everything you need will be just outside you door. Manager is really nice! It was difficult to find with the GPS and taxi driver did not know where to find. The door is basically located in the Romeo restaurant and is managed by the restaurant manager.
