- Michael (1/5): DO NOT STAY HERE! - The property was booked from 13-16th may. I wasn’t given access to the property until the afternoon of the 14th. No contact from the property except for automated messages. On arrival at the flat it hadn’t even been cleaned with the beds slept in and the place a mess. It’s now the 23rd and the property wont respond and refund me for the night I didn’t stay at the property! Pretty awful. Highly recommend not staying here

- peter (1/5): - Impossible to Nswer this. I couldnt get into the the property as the onwers cleaner took the property key with them. It was very difficult to get in contact with them. I am unable to review the actual property but my families experience was so bad it directly impacted other plans. Over 2 hours later than planned we still had no access to the property and it meant we had to book into a hotel to ensure we could complete the rest of our planned evening. We did everything we could to give them a chance to resolve it but it took too long and we were forced to make other plans.

There was no reply to any attempts at communication, no code sent for the lock box and then an email saying I didn’t turn up! Luckily I had already figured out that this was going to happen and booked elsewhere but according to booking.com I am not entitled to a refund and should contact the host who doesn’t reply to messages anyway! A good location There was a few broken facilities and we could have done with a kettle rather than a coffee machine. Limited resources like toilet roll, tea towel, oven cloth but this is very minor as shop very close

- Ula (1/5): - If I’m being honest, there was very little I liked about the stay. The only positive aspect was the location. However, due to the issues with the flat and the lack of communication, I wasn’t able to enjoy it properly. I had an appointment at 9:30am and had emailed both Booking.com and the host to request a late checkout until 12pm instead of 11am, but I received no response. This meant our stay felt rushed and added to an already upsetting experience. We stayed in this flat on 1st January, and unfortunately the problems started from the moment we arrived.
Although access instructions were sent, there were no clear directions on how to enter the main building. This resulted in us spending around 40 minutes outside in the cold trying to figure out how to get in. We had just completed a five-hour drive with my children, so this was extremely frustrating and exhausting. To make matters worse, I had to call Nick seven times with no answer. He only picked up on the eighth call, which significantly delayed our entry.
Prior to arrival, I had called to ask about parking and was reassured that parking was available. However, it was not mentioned that it costs £44 for more than 12 hours, which felt misleading.
The flat itself is only suitable for two people, not a family. While it is advertised as accommodating more guests, one sofa bed was completely broken, and the other was uncomfortable and impossible to sleep on. When I raised this, I was told to use an inflatable air bed, but there was no space in the flat to set it up, and after a long journey this was completely impractical.
There were also issues with cleanliness and bedding. There was only one extra duvet, despite four of us staying. The duvet did not appear clean, and when I asked about covers, I was directed to a storage area that contained wet towels left by previous guests, which was unhygienic and unpleasant. The kitchen items were in the dishwasher but had not been washed, meaning everything was dirty and unusable.
The only positive aspect of this property is its location. Other than that, it was a very upsetting experience, especially for a family. I paid £262, and honestly, the flat does not justify even half of this price.
I would not recommend this property for families.

I paid around £300 total for two bookings, and both left me stranded. The first had me waiting from 1 PM to 5 PM in the rain and cold, moving from a café to the door, with no code provided. Eventually, I was told to walk 15 minutes to a bar for a key, only to receive an email saying I couldn’t be accommodated. The second place was entirely unfit—broken, incomplete, and inhabitable. By 8 PM, after 6 hours of searching, I ended up in a charity’s international student accommodation.
I demand immediate full compensation for the £300. Place it directly in my wallet balance. I am traveling to London tomorrow and need to book a real, reliable hotel for one night. I will not tolerate a repeat. Make this right now.
- Dinnall (7/5): Treasure Hunt - The area has a great mix of convenience and calm ...close to shops, cafés, and the river, yet still peaceful enough to feel relaxing. Overall, the location was one of the highlights of my stay. It was my first time in London, so navigating to collect the key was a bit confusing. I got lost on the way and, even with Google Maps, had difficulty locating Kestrel House. After walking around for quite some time, a kind man in a nearby car park was finally able to assist me. The place itself is lovely, but I was exhausted by the time I arrived.

Das Apartment ist niemals für 5-6 Personen möglich. Die Ausstattung ist eine Frechheit. Die Betten sind keine Betten, alles ist kaputt oder funktioniert nicht.
Das Badezimmer fiel komplett auseinander die Dusche lief nicht ab und der Eigentümer/Vermieter hat auch nicht geantwortet. Er hat unsere Nachrichten einfach ignoriert.

- Jill (5/5): Has potential to be very good. But … - Good location. The apartment has the potential to be very good. But … Lack of communication from the host Nick. The apartment was advertised as being able to accommodate 6 people with 2 sofa beds in the living room. I assumed these were 2 doubles. We were a family of 4 adults and I wanted to use both of these so just after booking I messaged on Booking.com. No reply. About a week before our stay I read reviews that said the sofa bed was broken and there had been no bedding. I messaged again on Booking.com. No reply. I messaged on the phone number given after booking. No reply. I messaged on the current phone number given on Booking.com. Yes you’ve guessed. No reply.
On the morning of our stay I received a message asking what time I was arriving. I had given this information in the previous 3 messages, but my queries were still not answered. I replied and asked about the sofa beds again. There was no reply until after I received the check in information. It stated “We have two double air mattresses that can be used.” This was very disappointing. It was not what we thought we had booked!
On arrival at the apartment we were further disappointed. It is a beautiful apartment and was clean but hasn’t been looked after by previous guests and the host hasn’t rectified any of the problems. I could list these but it sounds like the previous reviewer has sent a detailed list to the host.
There is absolutely no way we could have used both double air mattresses. There just isn’t the floor space. We struggled for space with 4 adults. You definitely could not accommodate 6 adults and there is only enough mismatched crockery for 4. It certainly wasn’t particularly comfortable for the 2 adults in the living room. Be aware there are no hand towels and the advertised toiletries are one bottle of hand wash.
In the morning we struggled with the hot water. It wasn’t very hot and there wasn’t enough for 4 of us to have a shower. I messaged again before we went out. Nick doesn’t appear to have even read the message so obviously we never got a reply!

One had only one leg the other no legs (they were in a drawer) so impossible to lay out and straighten. The middle section rested on the floor. The other very wobbly with only one leg!
Main bedroom one mirror door wouldn’t budge. Bed had a huge dip in the middle. Curtains and blinds broken. Sink slow to drain. Only shampoo and hand gel when toiletries supposed to be provided. Poor quality towels. Door handle comes off in your hand so difficult to operate. Shower head unable to move as pole comes away.
- Sharon (3/5): London apartment - Close to attractions The bed was so old and very sunken I have a disability and struggled to get out up off the bed once I had sat down, I suffer from a bad back and was in a lot of pain we slept on the sofa the second night but that was not very comfortable.we did not get any sleep. The bed was that bad even my grandchild couldn't sleep in it. Strangely there wasn't a kettle to make a cup of tea, I had to use the only pan with a handle to boil water. The most worrying was the handle on the front door it kept coming off in my hand and not very easy to get back on meaning we couldn't get out of the property, I messaged what I believe is the property manager Cloe, I had been communicating with her since the booking but up to now three days later no reply to my message clearly not bothered now they have my money for all they know we could still be stuck in the apartment. If there was a fire people could be locked inside the apartment. The wardrobe doors are falling off. When we arrived at the property we struggled to get our cases in the hall as there was a big box left there. The second day I had to bring in another big delivery that had been left at the front door, because the janitor was complaining at me to move it saying it could not be left in the hall, the owner clearly knows this as the janitor told me so, they clearly made the order knowing I or someone else staying there would have to bring it in. This left the hall in the apartment very tight. Not very safe at all. This apartment is needing some up grades and repairs starting with a new bed no one could get a night's sleep in the one that's there now. Not sure it would be big enough to sleep the advertised 4 people it's quite small, It's a shame the apartment looks lovely and looks like the photos on the booking until you come to look closer.

- Krisacz (8/5): Great location, but the apartment is a bit tired and worn from frequent use. - The location was excellent – Vauxhall offers great transport connections, with a train station, underground, buses, and even riverboats nearby. Many key places in London are also within walking distance. The main issue was with the sofa – one of them had been broken by previous guests, and unfortunately, we discovered this on our first night. I got in touch with Nick, who suggested using a mattress that was stored under the bed in the bedroom. However, placing the mattress on the floor made it difficult to move around the apartment, so we ended up combining another couch and part of the sofa to create sleeping space. It wasn’t very comfortable.
What I definitely missed were bed sheets – there was nothing provided to cover the sofa, which we used as the third and fourth beds. That felt unhygienic and was a significant downside. Additionally, there were no basic toiletries like soap, but luckily there’s a Tesco nearby, so we were able to sort that out easily.

- Hannah (5/5): Suitable for a night, more so for a couple. - The location was great, check in was smooth and easy. The apartment is more suitable for a couple rather than a family in my opinion. Kitchen has the essential items you need for a stay. After reading reviews we checked there would be extra bedding for the sofa bed and were reassured yes. On arrival there were no spare sheets, only duvet covers. The bedding itself is old and wasn’t very clean. Towels were very small and old too. Sofas not clean and cigarette butts on the balcony when we arrived.

- Laura (8/5): Very good - The location really makes this place incredible. So great to be right next to the river and, travelling with a wheelchair user, this made getting around enjoyable. There isn't a great deal of supplies in the apartment, like soap or dishtowels. Those small things make a difference when you are in a self-catering place. But, these are only small inconveniences that didn't shade the experience much.

- Lynda (5/5): Nice location but find somewhere else to stay if you want to be round the area - Well located with a sideways view of the Thames from the balcony. A nice walk down the Thames from Southbank. No bedding left for sofa beds despite repeated requests for it after reading other reviews. Searched for bedding and perhaps it was in one of the numerous pillowcases stuffed with dirty bedding in the cupboard. Managed to find a duvet cover each to sleep in which led to no sleep. The double bed had a duvet cover for a sheet. Had to ring for the checking in details at 4.20pm.

- Tamunonengiyeofori (4/5): Location good but general stay wasn’t too pleasant - The location of the property was really good. Prior to check in the host was responsive. They told me check in was at 4. I was at the property at 4:20 but I didn’t get instructions for check in until past 4:30pm which meant I had to wait for over 30mins before I got access to the property l. The number provided was unreachable and no one replied to my WhatsApp.
The house was quite clean but had a damp smell like a wet rat. Which put me off. The WiFi was really poor and the only thing I could do was stream YouTube. The hot water shower didn’t work in the morning so my husband and I had to shower lukewarm water.
The apartment is facing the road was it was a bit noisy throughout the night, but I could live with that.
In general it was not too bad but I didn’t love my stay.

- Mohamed (7/5): Fantastic Location for a family stay - Full marks to the location ! Easily accessible via bus/tube and just 30 mins walk from London eye. Really nice apartment with a good view (of the road and Thames from the balcony). We were allowed to drop in the luggage around 12pm, even though the check-in was at 4 pm. Best place to stay with family if you're visiting London. The amenities are sufficient but the microwave was not working. Our stay was booked for two nights with six persons including kids but it seems the cleaning staff who were responsible to leave sufficient sheets/pillows got it wrong and sheets were provided only for the bedroom and not for sofa beds. But the host was responsive even late at night and provided the required items the next morning.
The sofa bed is not suitable for tall people.

- Evelin (6/5): Would not recommend for a families requiring kitchen facilities. - The location is brilliant, close to train and buses We booked the apartment for a family of 5 however it was not equipped with enough towels and pillows which we had to ask. I think that apartment is ideal for one or 2 persons not wishing to use the kitchen for meals. Microwave was not working, no soap for dishwasher, no coffee provided for coffee machine.

- David (6/5): The KESTRAL HOUSE flat isn't bad value, it was clean, but a bit all fur coat and no knickers. - The location was great, superb. The flat itself was great and clean. The shower was good, powerful. The furniture and bed was comfortable. The unacceptable element was actually trying to get in! we were told that the access details, including the specific address, would only be given when the cleaning team had finished on the day itself. We were promised to be told by 4pm, we weren't and this caused some anxiety. make sure your phone is fully charged waiting for the details to be sent! you have to get in touch with them and ask, they don't let you know as a matter of course / courtesy. The cloak and dagger secrecy around the precise address is crazy! for future reference for anyone in the same position, go up the steps and path next to tesco express and then look for 'Kestral House'
The flat was still being cleaned when we got there! the (very friendly, pleasant) lady left in a hurry once we entered.
The issues with the place, other than that, were as follows;
The microwave didn't work, seemed to have been disabled in some way,
the lounge lamp didn't work,
there was no plug for the bath,
there were no tea towels,
two wet dirty cloths were left under the sink (no others available),
old opened food had been left in cupboards, some of it obviously going off / mouldy,
there was mould around the bath seal, underneath the shower,
toilet flush didn't work properly,
toilet lid was loose,
dirty laundry from previous guests had been left in a bag in a cupboard.
